First In: Life House, South of Fifth

"Why book? Life House, South of Fifth is designed to be somewhat discreet, almost like a private beach villa. The 1930s-era manor that houses the 26-room hotel blends in well with the other low-rise buildings that line SoFi's calm streets, where you'll find locals out for a stroll, low-key surfers heading to the ocean, and some of Miami's best restaurants. The laid-back vibe is a far cry from over-touristed Ocean Drive's towering hotels and boisterous bars to the north. Set the scene Stepping into the hotel, travelers will find the lobby is designed to feel like an intimate living room, with a charming seating area, communal dining table, and a cement bar accented wood paneling and stained glass. The atmosphere is warm with an aesthetic that's part artist retreat, part surfer hideaway. There's no front desk, only a credenza with two tablets where travelers can use Life House's signature software to check themselves in and encode their own key cards. It's an easy and simple process that bolsters the overall feeling that you're in a guest house or a friend's home instead of a hotel. There are always plenty of staff on hand to assist with check-in, handle any luggage, or offer complimentary citrus-infused water. Although it's not directly on the beach—that's around the corner, about a three-minute walk away—Life House has plenty of outdoor space where travelers can relax. The backstory This is the fourth hotel from Life House, a tech-savvy brand from Rami Zeidan whose background at top luxury hotel brands around the world helped him envision Life House, which he launched in 2017. Channeling a sense of place, the hotel pulls in influence from the local scene wherever it opens, be it Denver or Nantucket, its two other locations (Life House has a second Miami property in Little Havana). The rooms Upstairs, there's a variety of room layouts for all types of travelers. Two of the rooms feature Life House's custom-made full-size quadruple bunkbeds for group travel. All of the beds are fitted with Revival New York linens and are extremely comfortable. Rooms are also stocked with Le Labo bath products and small vintage fridges full of minibar amenities. Doubles start at $225 per night. Food and drink The property's bar and restaurant, Pretty Swell, is compact but packs a culinary punch. With an emphasis on fresh vegetables and fruits, the menu spotlights healthy but satisfying dishes. Make sure to try the shrimp ceviche and the spicy ricotta toast with dates and honey. Wash it all down with a craft cocktail—I recommend the Mahalo, a mix of mezcal, lime, jalapeno agave, and orange Curacao. As an extra beachy touch, any cocktail can be ordered over shaved ice, essentially a sno-cone dome of finely grated ice that the bartenders press by hand using a vintage, hand-cranked wheel. Down the line, Life House does plan to start offering beach baskets with lunch and cocktails packed up picnic-style for guests to grab on their way out to the ocean. The neighborhood/area South of Fifth is the low end of South Beach and the vibe here swings refreshingly less splashy, though of course with all the access to anywhere you want to stroll to on prime South Beach. The hotel does its part to bring the community in, too. Its front patio is essentially an outdoor living room, where visitors can order from the hotel's full menu. There's also a courtyard bar out back, dubbed ‘the laneway’ full of cafe-style two-top tables. The outdoor spaces have been designed for locals to use as well. The laneway area, specifically, was designed as a potential date spot for SoFi residents. Before the property's launch, Life House even had a special preview event for residents of the neighborhood. The service cheery and approachable, with both the concierges and restaurant staff going the extra mile to help you with your bags or recommend the right cocktail. For families Though the vibe skews young adult, families can take over the bunk rooms fairly comfortably. Anything left to mention? At the beach, there's no designated area for Life House guests. But this isn't an issue as SoFi's stretch of beach is rarely thronged with tourists. The hotel provides beach towels, but guests will have to secure any other gear on their own." - Jessica Puckett

I stayed at Life House for a week with my boyfriend, and I absolutely enjoyed our stay! I loved the sofa in the porch surrounded by greenery and the cozy vibes of the lobby. I was initially worried about the moisture and smell mentioned in other reviews, but they didn’t seem to be an issue during my stay. The room was also spacious and nice. The hotel's location is excellent; we sometimes wanted to go to the beach at night , and it was only a five-minute walk. The front desk staff were also very friendly.

I have to preface this by saying that the service once I entered the door was absolutely outstanding and top notch. The americano that was made for us in the morning was fantastic also. However! People have said there was musty moldy smells in the rooms, and I wrote a lot of those comments off when booking because Florida is a humid place and if you have an older building it’s to be expected. But when we arrived the overwhelming smell of ammonia and cleaning products was incredible. We stayed here one night before a cruise and all of our clothes and bags reeked the whole time. I’m not even exaggerating. I wouldn’t recommend staying here if you get migraine triggers or are sensitive to smells. Maybe we had a bad room who knows. We were in 110 first floor in the back of the hotel. But I wouldn’t stay here again.

Our stay at Life House, South of Fifth, felt like living in a scene from Harry Potter—specifically, the one where he lived under the stairs! We've stayed in small rooms before, even in Tokyo, but nothing quite like this. The room was incredibly tiny, with the bed so close to the bathroom that it felt like we were sleeping right next to the toilet. Despite the small size, there were some notable positives. The hotel was very quiet, and the pillows were exceptionally comfortable and soft. The staff were friendly and helpful, which made our stay more pleasant. The room was clean, and the location of the hotel is good, being not far from the beach. Overall, while the room size was a bit of a shock, the friendly staff, cleanliness, and great location made our stay memorable.

The room I got was pretty good. It was a fair price compared to all the other hotels around the area. The room I got was a family sweet and consisted of a separate room that had a full bed in it and then another room that had two bunk beds with both the bunk beds being full size. You have one bathroom and two sinks and a single shower. You could definitely have a family of six fitting in here with no problem or come with your friends and split the beds and the closet space. The only thing I did not like about the hotel was the location. It is in the middle of a line of other buildings and kind of hard to tell apart. The parking situation is horrendous I believe you can get valet parking at a price of $50 for the night and they take your car to a place I am not so sure about. I ended up finding a public parking area and paid $40 cash or if you don't have cash, $60 credit card for 24 hours. The parking lot was a minute walk from the hotel. Overall a good place, would I stay here again, it depends.

Overall we had a nice stay. The staff member who was there the 3 days we were was very friendly. The bunks were cozy and unique and bigger than I expected! However, the room was very small and was a tight space for 4 adults but we made it work. My biggest complaint is the parking situation. I did not see anywhere that it disclosed that there is NO hotel parking. You have to either run a meter for the duration of your stay (crazy money) or find an off site parking lot to pay to park. That's what we did which was cheaper but we had to walk a couple blocks. But great location and walking distance to the beach and restaurants.

Summary: Do not stay at Life House, South of Fifth. *Everything smells horrible (lobby, room, towels, wicker funiture because it absorbs moisture and is growing mold) *AC vents are only 6ft high and is visible how filthy they are *Room was extremely humid, very uncomfortable, smelled wet and moldy *Room was not functional being impractical. Owner is focused on design, not comfort *Public parking or $50 per day w/ the hotel *no TV in the room Details: Read the reviews as they are consistent. We stayed 2 nights and the place is too much of a “vibe” that it’s impractical and very uncomfortable. The place is super nice look wise HOWEVER, the air freshener is so strong you’ll realize they are trying to cover the nasty smell of mildew throughout the entire place. Our room had 4 bunk beds and the room was not functional. No TV, no chairs, no place to set your luggage, the room was extremely humid that our beach clothes never dried in the room. We ran the bathroom fan all 2 nights we were there and everything is so wet that as you lay in bed, you feel cold, wet, and sticky. The “front desk” said to crank the AC or set it to the “Dehumidifier” setting and mentioned all the rooms feel the same. The entire facility to too dark as in, their “look” is very dimmed lighting. No parking. They offer $50 per night or find a spot on the street (public parking) you need to pay for. No complimentary coffee (not an issue, just a very common staple in a hotel/motel). The only nice thing is that it’s walking distance from everything but still, not worth the stay.

The bar and restaurant not being open should have been made clear. The coffee bar apparently was open on the weekend, but you have to pay. We knew the room was going to be small, but it’s even smaller than you think. Rooms are very bare bones and tiny. No amenities, no fridge, no tv, not a useful standing closet, and no lounging space. Just the bed, bathroom, and sink. Would not recommend for a group of girls who are trying to get ready. The bedding and pillows were nice. The included lotion soap, shampoo, conditioners were high quality. Very good location, offered towels for the beach. Common areas are nice, but not as nice as the website would lead you to believe. Carpet was dirty and disgusting and the floors were very uneven. Front desk staff were very kind and helpful. You can text them if you wanted. However, the concierge doesn’t even have a desk. Easy to hear your neighbors or anyone in the hallway. The entire hotel smells damp, moldy, and muggy even though they clean. Because of the general humidity nothing ever dried. Your towel and swimsuit would be wet the next day. However, they easily exchanged our towels. It seems like the company has given up on this location because they are building a new one ten minutes up the road.

The words “diamond in the rough” apply. For that boutique hotel that leaves behind a commercial and repetitious feel, Life House offers simple refinement, elegance and sophistication, without any pretentiousness. The absence of room service and valet parking may lower the hotel rating, but the caliber of the room is far superior to what it’s expected of a 3-star hotel. This largely prompts it to overlooked when, in practice, it delivers an incredible value. Danny and Sergio were terrific!!!

I recommend your next stay here. On Collins Street, less than 5 minutes away from the beach. Staff is super nice. Accommodates big families with their bunk beds and extra room. Bunk beds are nice and super comfortable.

Loved staying here! So close to the beach! Great location! The front desk people are so nice and I felt like they were my friends at the end of the trip! Le labo soaps were an incredible touch. I loved the cucumber water in the lobby as well. Danny and jack and the other younger house manager were so nice and professional. The aesthetic was great as well! I loved how on the bunk beds they all had outlets and shelf's for your phone!
