Excellent hotel to use as a base. You are close to everything here. It has parking and easy access to the main attractions (Chichen Itza, Xcaret, etc.). The staff is very friendly and the apartment is very good and equipped with everything you need, even if you want to have a light meal. The pool is directly adjacent to your balcony. There might be a bit of outside noise in the morning, but overall very good value for money.

I didn't have a good experience this time. I've been coming to LiveTulum for 6 to 8 years now, and it used to be wonderful. It was clean and inviting; now, not so much. In my room, 'R9', this is what happened... The floors were dirty and coming apart in places... the dirty flooring was coming unglued and dangerous a few times. They are not fixing things that get old or used - they are letting the place go. In my 5-6 days there, housekeeping came in 1 time. I was very disappointed in LiveTulum and will not return.|From the dirty (inside and outside) refrigerator, sink area, to the television that didn't work at all, I've had enough. There are some wonderful, clean hotels on the same block that are spotless and priced the same or less! |The good: Some of the staff are wonderful! (some don't seem to care). |The short of it... they don't care anymore, and neither do I. It really rubbed me the wrong way. They know it. Some hotels on the same street are priced the same, but they are spotless! I'm done.

Good hotel for a decent price. Great location to walk down the street to various eating options, as well as being a block away from the road that takes you down to the beach. Leo, the desk guy, was attentive and gave us some good advice. A few small annoying things to deal with though. The night check in guy speaks no English so when we arrived at the hotel after a long travel (16+ hours with flight delays) it’s just not something we wanted to navigate. You are also not allowed to flush toilet paper down the toilet so you had to put it in a garbage can which made the bathroom smell all of the time and just feel gross No hot water unless you run the water for 20+ minutes before your shower

I love LiveTulum. The front reception folks are always helpful with recommendations for restaurants and other things. The rooms are spotless, and some have a swimming pool attached; however, you pay more for those. The area is the best! Great food everywhere you go. Prices fluctuate depending on the time of year. I think you'll love it!

Tulum Trip Recap – Quick, Quirky, and Totally Worth It||||We flew into the new Tulum airport and wow—what a beautiful and smooth experience! It was fast, organized, and honestly a dream compared to Cancun airport. Reality check, though: there’s no cheap way into Tulum Centro from the airport. It’s about a 40-minute drive, and you're looking at $100–$150 USD for a taxi or private transfer. There’s an ADO bus option for around $30 per person, but we opted for convenience this time.||||Now, onto the hotel: we stayed at Live Tulum, which I couldn’t find a ton of info on beforehand, but at just $67 CAD per night for a Royal Swim Out room, we took a chance—and I’m glad we did! We weren’t in town for beach time, just two nights in Tulum Centro to explore and unwind.||||The location was perfect—super walkable. We hit up Super Akí for the essentials: limes, vodka, and Soda (priorities!). Then it was back to the room and straight into the pool. The temperature was perfect and it felt super private, though we still got to chat with a few fellow guests.||||The room itself was surprisingly big! A full kitchen, living space, and a comfy bedroom area. It had a cute, artsy vibe and felt homey. That said, it could’ve used a little extra cleaning love. Nothing nasty—just small things like some dust and a few dead bugs in the light fixtures. Same with the pool—totally usable, but maybe not getting daily spa treatment. All in all, for the price and location, Live Tulum was a great little find. A few quirks here and there, but it definitely added some charm to the trip.

This is a really lovely small hotel, only minutes from downtown Tulum’s main strip & a huge Chedraui supermarket which came in handy. The rooms are very aesthetically pleasing, & we found it super cosy too. The staff are friendly & willing to answer any questions. The hotel itself could use some maintenance, especially around the pool area which was pretty dirty & covered in moss on the poolside. Furthermore, the curtains in our room were covered in mould, so they definitely need replacing. There is a bath, but no tap to fill the bath with, only a shower which takes forever & isn’t very hot. It would be nice to have more than 3 tea bags provided, especially when there are 2 people staying in the room. Other than this, we would definitely stay again.

We loved the layout of the rooms. We had a full kitchen with lots of cabinets a counter and a breakfast nook for 4. Also included was an up-to-date bathroom with room, a large living room with a comfy large couch and a TV on wall with remotes. Then a beautiful bedroom with lots of storage and drawers. Right off the bedroom were sliders to a swimming pool! Bedroom to swimming pool was amazing! The pool water was warm but not bathwater warm. Really chill place and quiet.

I loved this place! Would I stay again? Definitely, yes! Price for the week was great. Ezekiel is super nice and friendly. Location is good. However, I read in a previous comment they have bike rentals in the property, but they do not. They do have bike rentals in the corner on both sides tho.

Lovely boutique hotel located in the heart of Tulum! I visited during Covid and stayed here for 4 nights with absolutely no issues. LiveTulum is located in a great spot in Tulum, the hotel is literally 1 block away from the main road where all the restaurants, cafes, bars and chilled local spots are. Also, you can rent a bike from the hotel and make your way around town and the beach. Or take a cab like I did or do a lot of walking. There is a pool in the hotel that lights ups in the night, very fancy and enjoyable. My room was spacious and clean. Simple and joyful. Each room comes with a balcony which is lovely. There is a TV in the room but no cable...however you can bring your USB port and plug it in. They also have an AC but if you open the balcony door you can enjoy the breeze that's what I did. Also they have a mini fridge and a safety box. I'd recommend going to the Super Aki market which is a block away and get snacks from there and stack up your fridge since restaurants closes at 10PM because of Covid's curfew. I'd love to stay here again in the future. Awesome place and the folks at the front desk were really nice.

My fiance and I spent 5 days over the Christmas holiday in Tulum in celebration of our engagement and fell in love with this small hotel. Everything was perfect: the aesthetic, location, landscaping, staff, breakfast, room cleanings, and the pool. We read reviews on Yelp and Trip Advisor and were still blown away by the service! You can tell it's privately owned and cared for. Front desk is staffed all the time and employs the nicest people (sorry I can't remember the names but the morning lady and evening guy were fantastic). There is even an enthusiastic English-speaking "concierge" named Wendy who is around during breakfast and can help those who do not know Spanish find things to do around Tulum! Breakfast was hot, plentiful, and very good. Fresh tropical fruit, OJ, juices, coffee, eggs, beans, rice, pancakes, assorted breads, cereals, butter, jam....you get the picture. You also get to sit in a nice little breakfast spot among their beautiful landscaping. There are a number of different rooms styles. Daily housekeeping was FANTASTIC! Some have a kitchenette and some do not. Shower heads were a little worn but had GREAT water pressure. My fiance didn't like the shower but I liked it. Some will like the large waterfall spray-type shower and some won't. Drain was slow in our room as well. Make sure you confirm your room type. It's a little confusing on the website about what you will get. We were happy with our 3rd floor suite but wish we had a swim-up. Bottom floor rooms have a swim-up entrance from the pool. You can ask to upgrade at any time if you want if they have space. Our price for the entire stay was very fair. Make sure you tip the breakfast and cleaning staff. They wholly deserve it. As other reviews have said the hotel provides free bikes and bike locks during your trip which only requires a refundable deposit to use. The location of LiveTulum was perfect to bike down to the beaches (bike trail!) and around downtown. Very close to grocery and pharmacy stores. There was even an ATM outside for quick withdrawals before a night out. A lot of people seem to be complaining about the construction. It is true, they are building a large hotel behind the property and it got noisy during the day. Tulum is seeing a lot of growth overall and there is construction everywhere. It did get noisy during the day. However, it's not during quiet hours and why would you want to sit in your room all day anyway!?! The owner can't control the noise and we didn't feel duped or anything. It was great to see how much construction was going on, Tulum is going to be very different in a few years. We will be back! I booked a room for 4 nights here with my fiancé and we have nothing but great reviews! The place was very clean, modern and aesthetically pleasing. Breakfast was being served from 8-10:30 am. This location is nestled by the infamous Taqueria Honorio making the place very accessible. Most nights my fiancé and I were able to get dinner in less than 5-10 mins without feeling any sign of danger. Plenty of yummy locations around here too! Check in is at 3pm, however we were able to arrive a little early and were able to sit by the pool which is very nice, my fiancé even took a nap! The pool was very clean and in the morning you really do feel that tropical breeze and vibe. If you are in need to travel to other parts (the ruins are very near) the people at the front desk are very helpful and kind! They were extremely accommodating and helped find local gems. When my fiancé and I needed to print out are tickets for one of the water parks nearby (Xel-ha), they had no problem doing so and also helped his our way going to there. Everyone here was very kind, and would always greet you. I had an amazing time here and I would come back anytime! Thank you Live Tulum. Edit: they also sometimes have movie nights where you can watch movies from your balcony by the pool.

To start Ezequiel was very attentive and informative The check in was easy. Our room had everything we needed, nice and spacious. The decor was very relaxing. I liked that the location is close to everything it's one street down from the main highway and close to the city center. We felt very comfortable walking around the area.

My experience at Live Tulum was less than pleasant. Although Booking.com gave the impression that each room had a kitchenette and a separate bathroom, we got a room with no separate enclosed bathroom and no kitchenette. The walls are super thin and have doors adjoining each other so the noise from neighbors is quite unpleasant at night. People are thumping and cooking late into the night. You can hear everything. The facilities inside the room are underwhelming. For example in any other hotel where you pay $250 a night you would get a trash can, racks where you can hang your towels, a box of tissues by the sink, hair dryer, glasses for washing out your mouth by the sink. Not here. The plumbing is an insult. Only hot water came out of the taps. At $250 a night that burns. We were asked to put down a $100 deposit for towels and for the remote control in the room. That's just in bad taste. They only placed one bar of soap in the room. Even the $69 Econolodge will do better. Location wise, it's not on the beach. It is walking distance from cosy eateries and taquerias in the town of Tulum. The other good thing about this spot is bike rentals are free and included in the hotel room. So book your bike ahead of time and head down to the ruins of Tulum early to beat the crowds. One other positive: the wifi works in the rooms as well as lobby. I'm sure this doesn't happen every day but while we were there the circuit breaker burned and the Internet went down. The breakfast is decent but it is not served until 8:30 a.m. in the morning. That's late if you need to make morning Plans. This is annoying. The pool is nice looking and there's no jacuzzi. If the incredibly nice and hardworking Jesus at the front desk wasn't so sweet, I'd write some other negative impressions. Of all the places we stayed in Mexico I found this to be the least likeable. The other visitors were mostly Europeans. We heard another guest complain that the doors between adjoining suites could not be locked.

This place was great. I think the management read that review from 4 years ago and made the necessary changes. Breakfast is from 8-10am with a very personable lady from Canada helping facilitate it. What uses to be pass throughs from room to room are now shelves (fixed to the wall so they cant be removed) blocking one room from the other. We had a room on the first floor that walked out to the pool, I cannot even begin to describe how swanky that felt. The pool was great, someone cleaned it every morning and even after a big rain storm blew through. Only thing I *WISH* it has was more hooks or drying rack for hanging wet items. It's a small thing, and it would make a big difference. *there was a short clothes line by the shower but we needed more drying real estate with wet towels, swimsuits, and other items.

Stayed for 5 nights in June 2017 and loved it. Location was great-walking to downtown and a quick bike ride to the beach. 24 hour "pharmacy" down the street. Breakfast was coffee, juices, fruit, bagels, cereals... suffice. It was served from 8:30-1030am. Free bike rental was awesome! Loved the safe with great lock :) I stayed solo so the shower privacy was not a problem. Room was very clean!!! I do wish the room door had a better lock. It was just a push button lock with glass that could easily be broken. Paid about $80 USD per night with taxes via Hotwire.com.... great deal!!! I would stay there again.

This hotel just opened and had no reviews on Yelp so I thought I should write something about it. My parents and I rented the jacuzzi suite with direct access to the pool from our room. It had a queen bed and a sofa bed, which was very descent and didn't give me any back pains. It was a nice mini condo equipped with a mini kitchen, dining table, new fridge, stove, coffee machine, microwave, pans, cups and plates. /Overall/ - Hotel is very well located Only a few block from the center of Tulum, 10 min by foot and a 60 peso-cab ride to the beach or 25 min walk. - Pharmacy is a 1 minute walk from the hotel - Supermarkets (San Francisco and Chedraui) are 5 minutes away walking - Wifi works perfectly - The hotel personel from Argentina was very nice and reactive to our needs - Breakfast is simple but nice Apple & orange juice, cereal, fresh fruits, scrambled eggs, toast and black refried beans with coffee and a variety of tea Finally - what struck me the most having lived in Mexico and travelled the country near beach town - was the CLEANLINESS of the room. Our towels were changed everyday and the cleaning lady really paid a great attention to detail. Commentaire en FRANCAIS: Je susi française et vais donc écrire quelques mots en Français. Cet hotel vient d'ouvrir et ai tenu par des Argentins. Le personnel est très amical sans être envahissant. En résumé, la chose qui m'a le plus marqué a été l'extrème PROPRETÉ du lieu. Nos serviettes étaient changées quotidiennement et la femme de ménage faisait son travail très consciencieusement. /Point Positifs/ - L'hotel est idéallement situé A quelques minutes à pied seulement du centre de Tulum, à une course de taxi pour 60 pesos des plages de sable blanc ou à 25 minutes de marche de celles-ci. - Pharmacie à 1 minute de marche - Supermarchés (San Francisco et Chedraui) à 5 minutes de marche - Wifi très rapide - Petit déjeuner simple mais correct Jus de pomme et orange, céréales, fruits frais, oeufs brouillés, toasts et haricots noirs aux oignons, café et variété de thés.

Stayed here in December, had an amazing time. They have free bikes that you can borrow! Affordable and cute. The security at the front was friendly, the people at reception were friendly too. We rented a car and parked it in their parking lot. We felt safe in the area. We walked/biked for restaurants. However, I have to agree with the rest of the comments on the showers, the water was usually either too hot or too cold. But besides that we had a good time, I would stay here again!

LiveTulum is magical. We had the swim up room & not one detail was overlooked it was stunning. The staff & lovely morning breakfast were beyond wonderful. The location of this hotel is perfect so close to the bank, grocery store, shopping, restaurants such a quaint main town street. Also 7 minutes in a cab to Tulum beach, 30 minute collectivo to Akumal Bay to swim with sea turtles on the beach, 20 minutes to Xel Ha. I traveled with my 11yr old daughter, we fell in love with Tulum. So grateful to this gem of a hotel for providing us with the vacation of our dreams!xo

We absolutely loved this hotel. It's beautifully decorated and the staff was helpful and friendly. The rooms were very comfortable and cool. It's located near the town and beach bike path. They had many options for breakfast. The hotel employs an English speaking person in case some of their guest don't know Spanish. She is very delightful and made our experience more pleasant. I would highly recommend coming to Tulum and staying here. One thing to note, they have different room options so make sure you select the one you want. Some options have access to a private pool and kitchens.

Perfect Hotel Highly recommend if your looking for a great value, have kids and/or appreciate a quiet place in Tulum. Hotel staff is super amazing. Ridiculously friendly and accommodating. Allowed us to check in early. Room was exactly as advertised, extremely clean and air conditioning was ice cold. Included breakfast was simple and delicious. Dedicated breakfast staff made sure you had everything you needed. Pool was beautiful and a great place to meet other guests. Cartoon played at night in pool area. ATM at front entrance. Security at night. This hotel is close to everything you want to do in the city. I recommend hitting the grocery store on the way in and stocking up.

I felt compelled to write a review to counteract the 1 star review left on this place. Just stayed here for 6 nights with no complaints. Everything is new, clean, and decorated nicely. Was a steal at $80/night during the low season of May. Though I haven't been to other hotels in Tulum, many others in town looked a bit rough and worn down and the places at the beach started at twice the rate here. Pool was lovely and warm and has jacuzzi portions turned on in the evening. Was a pleasant experience

Very clean and hospitable. My wife and I decided to stay here for our postponed honeymoon, this would also be my first time traveling international. Mexico can be rough however the staff and decor make this place feel like home. The location is ideal as it is between town and the beach making it easy to enjoy both. I recommend first floor rooms as they have private access to the pool. Also my wife and I cannot thank Ivan enough for all the help with directions and places he recommended, good help is hard to find however he is one of those helpful gems who genuinely cares for customers. If we find our selfs in the area again we will be staying here. Thank you Ivan and to the entire staff of Live Tulum!

This place was excellent. The bad review below is silly. We actually paid more to sleep in a non-airconditioned "cabana" near the beach before staying here, and we were pleasantly surprised. The concierge is a great source of information, and he gave us several excellent recommendations for lunch and dinner and also things to do. The free breakfast was excellent, and the concierge even went out of his way to put aside breakfast for us when we left earlier than breakfast was served (on the day of check out). I highly recommend this hotel. Also, it has a very cute style. As for no privacy in the bathroom. This seems to be the trend of hotels in Mexico. Live Tulum has a private toilet with a closing door, and the shower has a curtain for privacy (though a tiny bit see through). Currently we are staying in a 4 star hotel in Campeche that is also excellent, and the toilet and shower are pretty open. This has been the case in almost all our hotels during 10 days of touring the Yucatan.
