Avoid Luxe at all costs — and do not rely on the misleading & fake positive reviews. I’ve never written a review before, but after living at Luxe for five years (since the year it opened), I felt compelled to share my experience. It’s clear many of the glowing reviews are not reflective of the reality. When Luxe opened under its original management, it was a great place to live. Unfortunately, after the property was sold, the building began to decline significantly. Below are the recurring issues I personally experienced in the years leading up to my move-out. Noise & Safety Issues: The walls are extremely thin — you can hear everything your neighbors say or do. I witnessed multiple violent domestic disputes between residents. Many fob entry points remain broken or damaged for months or even years, compromising safety. Garage doors break frequently and often go un-repaired for months. Compromising safety. The package room door has been broken for nearly a year, and I had several packages stolen with no resolution. Elevators previously had cameras, but they were repeatedly tampered with and removed. Onsite security was replaced with “virtual security,” which is equivalent to having no security at all. I was followed into the garage by another car one night, called virtual security, and nothing was done. There are consistently non-residents/homeless individuals finding a way into the building and testing door handles to see if doors are left unlocked (perhaps due to all of the broken exterior door locks). Maintenance & Code Concerns: Significant water damage and mold issues throughout the building. One of my units repeatedly smelled of water damage during rain or snow melt. Water damage behind my microwave caused electrical issues, and maintenance dismissed it because the wall was “dry” at the moment they checked. Flooding occurs in the garage elevator lobbies whenever it rains or snow melts, with water pouring from the ceiling and seams around the elevator. This has gone on for years. Elevators often stop working during these episodes, and visible rust has formed. Management’s “solution” was to place heat lamps in the lobby — a likely code violation. Water pressure has been unreliable for the past year, even after management claimed it was resolved. A broken fire extinguisher box has remained unfixed for over a year (another likely code violation). The fire alarm system has malfunctioned since the building opened. It frequently goes off without cause, to the point that many residents ignore it. It has also been pulled by residents in the middle of the night. Cleanliness & Building Conditions: The dog park turf is never maintained and constantly smells. There were cases of dogs getting Parvo from it. Residents often do not clean up after their dogs, and hallways regularly smell like sewage and defecation. At one point, management put Glade plug-ins in the hallways to mask the odor. Management & Operational Issues: Management became extremely difficult to work with in recent years. I had to correct mistakes on my rent bill nearly every month due to errors or overcharges. Emergency maintenance is essentially nonfunctional. When the electronic lock system removed access to my unit one evening/morning, I could not lock my door. Emergency maintenance took an hour to respond, replaced a battery without communicating, and left without fixing the issue. I missed a flight the morning it occured because I couldn’t secure my apartment, costing me $500 to move my flight. Management offered no resolution and stated they could not assist until the office reopened. Unfortunately, this is only a fraction of the issues and apparent code violations happening at Luxe. The plummeting unit prices speaks volumes for an only 5 year old building. I truly hope the building improves, but based on my experience, I would warn anyone considering living here to look elsewhere.

Love it here but there are some cons: Move in was a pain. They basically said “here’s the keys, good luck”. Numerous attempts to get working keys and then our garage key didn’t work and they couldn’t get working ones for days. Unfortunately, the building is shifting and it’s only 5 years old or so. Significant water damage around shower. Lots of damage to apartment and had to ask for it to be repaired. Should have been repaired before move in, the unit was vacant for weeks. Paint cracked, baseboards are uneven. Lots of cosmetic issues. Shower doors suck, shower def needs to be renovated. When I inquired about getting it done, they said that’s just how it is. The sealant around the shower is very dirty and discolored. Our floor has chunks missing. The baseboards in the kitchen are super super gross, warped and bubbly. I wasn’t really gonna write a review but I looked at the prices they’re asking for right now, $500-$700 more than my rate. It’s insane, my rate is too high for the quality apartment I was promised vs what I got. Don’t get me wrong, this place is nice but they aren’t 100% honest. Our ceiling is super thin yet they advertise premium construction. I have good and bad feelings about this place. I don’t want to move bc despite the sub-premium construction and lack of repairing my unit, it’s still pretty nice. I’m just worried about renewal and if they’re going to price me out of here. Greystar itself is in 2 lawsuits I believe, so hopefully those get resolved in favor of residents. I won’t tell people not to live here but definitely don’t pay the prices they’re asking for. You can find the same apartments but better for $400-$800 less. Edit: guest parking is $15 which is nuts. That’s gotta change. It was not disclosed to us at any point between touring and signing. I really like living here but they gotta get it together and get with the times. Hopefully in a year they’ll understand that these apartments are nice but not luxury and will price them accordingly. Other buildings in the area don’t cost nearly as much and offer the same if not more, and solid floors. Edit (update on shower area) 7/7/25: My shower began flooding out the bottom so I brought it up with the building manager who took it very seriously. Maintenance left my doors open, giving my cats unrestricted access to the wet caulk - knowing I was at work. I was told earlier that they’d come in the morning after I call them, not an hour after the phone call. Hopefully they’ll fix the baseboards and make the bathroom look like the one I was advertised and signed for. It’s very frustrating paying luxury prices for a building that claims “premium construction materials”. I have been exploring legal solutions to either decrease my rent to match the quality apartment I received, or at the very least, have my apartment fixed to the quality I’m paying for. The desire to renew here is fading. Edit(9/5/2025): the whole fiasco regarding my shower didn’t get resolved. It took weeks of back and forth, numerous requests to redo the poor work, me getting gaslit, maintenance “forgetting about us” when we had scheduled times for them to be there and then getting mad at us because of their poor planning, etc. The list goes on. To say the lease, this has been handled super unprofessionally and terribly. The “finished” work didn’t hold up and the new baseboards have started staining and warping after a few weeks. They’ll do anything but lower my rent. They just let Kylie go, the only leasing manager who seemed to care about the residents. I spoke to Karissa today regarding 3 tenants parking like garbage, taking up multiple spots, holding spots for others and then asked about our parking contract with park m. It seems like parkm, elite towing, and our management all have different understandings of the parking contracts with eachother. Shoulda read the reviews before moving here. I kick myself everyday for moving here. I’ve also noted 3 lease violations on their part, and 2 Colorado statute violations.

I lived at the Luxe at Mile High for 2+ years. When I moved into the building in August 2023, the building was great! The amenities were in perfect condition, there was a great sense of community, the residents were overall respectful, and the management team was very responsive/attentive. Since Grey Star took over the building last year, the state and safety of the building has declined tremendously. The building is not located in the safest neighborhood - the building entrances and garage doors are constantly broken for prolonged periods of time allowing anyone to access the building and parking garage. Cars are broken into regularly and it's not unusual to see folks that don't live in the building roaming the halls or sleeping in the common areas. Packages are stolen from the package room constantly and management will do nothing about it. I ended up having most of my packages delivered to a friend's house because I was losing so much money from stolen packages. For it being such a new building, it's surprising how often there are major maintenance issues - broken doors, broken elevators, broken gym equipment, hot tub issues, leaks, malfunctioning fire alarms, water pressure issues, etc. Residents are very irresponsible when it comes to picking up after pets. The dog park is usually filthy. Pets will often urinate in or around the elevators and the owners just leave it. I have also witnessed several physical altercations among residents over the past year. The management team in the leasing office completely changed over about 2 months ago. The new team is utterly unresponsive. When attempting to coordinate my move-out, I received zero responses to 3 emails sent over the course of 1 month. It's impossible to get someone on the phone now - no matter which directory option you choose, you are asked to leave a voicemail but will never receive a return phone call. I moved out of building 6 weeks ago and still haven't been able to speak with someone regarding the move-out. It's honestly really sad how much the building has declined. I am aware of several tenants being asked to sign NDAs within the past 6 months to stop them from publicly sharing their reviews. Without that, I'm confident the overall score of the building would be much lower.

My favorite complex I have ever lived at! Greatest living experience. On-site management (shoutout to Nicole) are amazing. Maintenance team answers requests same day. The leasing office isn't a mess like most other places because things are always running smoothly here! Because things are smooth, everyone in the Luxe community is happy and in a good mood. -Best apt management with action-oriented staff -Very dog friendly -Friendly neighbors -Amenities are top notch (and amenity areas are always clean) -Amazing location for city life and quick, quick access to mountains (1hour 10 minutes to keystone) -Gym is way better than most apt fitness centers -Proximity to Edgewater public market, Sloan's Lake, highlands, and downtown a huge plus

The apartments are clean and upscale, maintenance was always prompt, and they really nailed the amenities, not one complaint about this place.

I was interested in seeing this complex. But not a single person reached out. I went on a saturday which they are apparently closed, but google said they are open. No big deal. I left a voicemail expressing my interest and about the hours listed. No reply back. I then called back during the week and sent an inquiry via zillow. Still no reply. So who knows what the apts look like, since no one reached out. Pretty unprofessional if you ask me.

Absolutely the Worst Living Experience – Avoid at All Costs I’ve lived in this apartment complex for only three months, and I can confidently say it has been the worst housing experience I’ve ever had. The level of neglect, lack of communication, and total disregard for tenant well-being is unacceptable. Despite multiple service requests and attempts to get issues resolved, management has failed to follow through on even the most basic responsibilities. Some of the ongoing problems include: A hole in our ceiling that remains unrepaired A non-functional master bathroom with a zero-entry shower I require for medical reasons (I am an amputee) Mold growth in the unit Broken washer and dryer A patio door that does not lock, compromising security No water pressure and no hot water These are just the most critical issues — there are more. This is not just about poor management; it’s about basic safety and habitability. I will be seeking legal counsel, filing a complaint with the Better Business Bureau, and reporting this property to local news outlets in Denver. Tenants deserve safe, livable housing, and this complex is failing on every front. If you're considering moving here, don’t. You will regret it. I will also be sharing photo evidence and documentation of all communication (or lack thereof) to support these claims. This property must be held accountable.

Update on Ongoing Issues – June 2, 2025 This apartment complex has been experiencing a major plumbing issue for the past six days. Management issued a single communication regarding the problem four days ago — meaning there has been zero follow-up or updates in the last two days. Currently: Water pressure is critically low. It takes approximately 73 seconds to fill a standard 8oz cup. Toilets are no longer flushing properly in multiple apartments and shared/public restrooms. Elevator 3 has been out of service for three days, with no timeline or update provided. Based on past patterns, it will likely remain inoperable for at least another week. This is not an isolated incident. Management consistently fails to inform residents in a timely or responsible manner when building-wide issues arise. Communication is reactive, delayed, and often non-existent. July 2024 Review Recommendation: Do not move here. Residents deserve functioning basic utilities and honest, proactive communication — this building fails on both fronts.. Like every apartment building, it seems great from a tour perspective. After living here for 1.5 years, you notice things at a different level. Here are the negatives that I have seen during my time here: -Weekly dog pee or poo in the hallways, elevator lobbies, staircases, and elevators -One garage door entry/exit being broken for 3+ months -Hot tub not working on multiple occasions during the winter months and taking a week to fix at times -Broken cardio equipment in the gym; specifically, a Treadmill that is still broken after six weeks. - Entry points not properly functioning and therefore making you walk around the building to a door that hopefully works. - Little kids running around the hallways and pool area at all hours -Large group gatherings of 30+ people with only one resident who actually lives here -Multiple Evictions posted on apartment doors of residents(shows you the type of people that live here) -Packages being stolen from the package room, also an overflow of packages that just make the room hard to even walk in/find your package. All in all, do NOT move here. It is not worth the headache. Two more building are being built in a .05 proximity of this place, I would move to one of those or even closer to Sloans. Update on my review(8/27/2024): -Treadmill is still broken after 11 weeks. -Large gate by the pool has been broken for 4 weeks. No communication on when to expect this to be fixed. -Homeless man was riding the elevator at 4am a few weeks back and then ran into the garage. 24/7 security did not answer. 8/27/24 updated: We actually do not have 24/7 security. The security company they hired only works night shifts. I called the other day in regards to a homeless man sleeping outside one of the main entrances. The individual who answered for the security company informed me they were not scheduled to come back to Luxe til 6pm. I found the homeless man sleeping from 8am-9am on Monday, Aug 26th. Went to the office to talk about it when they opened and they told me they would look at the cameras. Did not expect to hear from them, but would have been nice regardless since I was the one that found him. -Still, do NOT live here

Don't you think it's interesting that this building has been leasing apartments for over three years but there are only three reviews? I'm sure they've managed to get rid of any negative reviews. Drove by there recently and the garage doors are AGAIN broken and blocked by cones. This is a constant problem with this building and never seems to get resolved.

I have had such a great leasing experience here! I have yet to move in, but Nick at the leasing office has been the most helpful leasing agent I have met on my apartment search (and I have toured LOTS of places). I will update my review after move in, however I have no doubt this is going to be such a great place to live!!

Great complex! I've been there about six months now and really enjoy everything about it. The ladies in the office are so nice too, Lidija was so kind and helpful today when I had a question about my rent!
