The staff at check in were pleasant. The location is walkable to some things but feels a bit unsafe. The beds were sound and the smart tv and air con worked (although one was missing a remote). It’s a budget hotel so I had low expectations. However as soon as we entered the lifts I realised from the dirty stained carpet and smell of rubbish that I’d made a poor choice. The corridors smelt worse however the room was musty but tolerable. The bed sheets were clean luckily but that was about it. The carpets felt grubby like i didn’t want to walk barefoot on them. Furniture was damaged and stained. Curtains looked dirty. The bathroom was mouldy. The dishwasher did not work. Couches felt too dirty to sit on, luckily we had blankets to use. Beds had synthetic blankets. Pillows were in bad shape. I feel like I need to decontaminate myself and all my luggage after checking out. The accommodation is suitable perhaps for young people or those who have lower standards of cleanliness. I haven’t stayed in a Mantra for years, maybe this is what they’re like now? Lesson learned!

This was one of the most disappointing experience at an Accor Hotel I ever had. Reviews stating it's outdated and there is a lack in services, but that is common and most of the time it is not that bad. In this case it is. Check-in was understaffed and very slow. It seemed staff were either relatively new or untrained which added to the time it took. Throughout the stay staff interactions were difficult and we felt that we were a bother to them, especially when asking for things and get told to "get it yourself". No priority desk for Accor members, but they did acknowledge the status. Of the three lifts only 2 worked - if you pressed the button hard enough and repeatedly. At peak times it can take 20mins to get a lift. That is also because housekeeping uses the same lifts, blocking it even at check-out times. We had a 2 bdr apartment on the 6th floor. The hall had a very unpleasant smell throughout the stay..mostly dampness. The room door didn't fall shut on it's own (which is a requirement under fire safety protection). The room was very spacious, but showed its age. The taps and towel rails in the bathrooms were a bit lose so we handled them with care. Water pressure was low and temperature was either cold or hot, couldn't mix it right. The kitchen was poorly equipped, we had to ask for a second bowl and laundry liquid. There were stains over chairs, curtains and walls. Dust piling up in corners and along the skirtboards. The rooms had not a lot of wardrobe space. Beds very surprisingly comfortable though. The complementary WiFi was shaky on day 1 and then dropped out completely so that we couldn't even use the smart tv. Reception gave us access to the staff WiFi but that was also unreliable so we gave up. The pool is on the 8th floor and is undercover but the roof is retractable. There are steep stairs to get up to which could be a hazard for kids and less mobile people. There is gym equipment available poolside and a small outdoor area with beautiful views over Perth. The location is good with lots of bus routes passing by, access to the River shore and eateries around. However, for the price one can get a better hotel with better service in the city. Needless to say that I won't return unless it gets an upgrade.

The hallway had a disgusting smell to it like old water damage, when we asked a man he said really what smell, All we could do is laugh. We did notice floor 4 had a humidifier right near the elevator, also the cleaners would spray a different air freshner daily go try to hide the smell.The room was full of bugs, when we first got into it like little flies but were drain bugs I'd say, we bought fly spray to erratic the problem. The dryer door fell off whilst we were there, the manager that came up said I must have pulled on it too hard, no I said look at it its very old and in a bad way, we have photo's to prove it. The maintenance man came the next day to fix and put another door on but it didn't work properly from then on as the door didn't have the proper cover on it. The Kitchen had no egg flipper so we bought one, didn't leave it there bought it home. The fry pan was that old and was useless. Someone needs to wipe out the kitchen draws as there disgusting and we would wash everything before use. Bathroom, the bottles of body wash, shampoo, conditioner were like water in the shower, very watered down, we used the body wash from the sink in the shower, the shower had mould in the grout just above head height. The toilet seat was lose and was the not the correct toilet seat for the toilet it was the wrong fit so would move around. We don't normally have a rant about where we stay but I think this property deserves it. I hope you either fix the problems or upgrade the rooms. Definitely would not stay here again and could not recommend it to anyone.

Hotel was in a good area with easy access in and out of the city. The hotel is aging and during a week long stay there were a few maintenance issues. One of the 3 elevators was out of order all week. The aircon in my room had a small leak, after maintenance ‘repaired’, it had a larger leak so I stopped using it. The shower had a constant drip and the toilet had poor water pressure, requiring multiple flushes each time it was used. The garage entry and exits are very narrow as are all the carparks. One night we had trouble getting one of the two working lifts to come down to the garage level. It was 9:30pm and it look a good five minutes for the lift to open. When it finally did there were 2 young boys, about 8 years old, inside and they had every button lit up and had clearly been playing in the lifts for some time. They tried to stop us from entering the lift and were trying to push us out with stories about accidentally pushing buttons. I escorted them up to the reception to the night manager who didn’t seem to care that unescorted children were running amok in the lifts. He wasn’t even sure they were guests of the hotel. The hotel has signs on each room door with rules for the hotel. One of which clearly states that children must be supervised at all times. All of these things are minor and individually would have been fine but cumulatively they were a disappointment for what was otherwise a good sized, well laid out room in a good location.

My partner and I loved the experience we had at Mantra on Hay! The staff were very approachable and friendly, view on balcony was stunning, the food at the restaurant below was absolutely amazing, and the hotel had plenty of Ubers awaiting close by, as well as, the locality of hotel was within walking distance to a lot of attractions. The room we were in was nice and spacious and we received no issues with room or service throughout our stay. We were a little loud one night due to returning from a festival & Casino a little intoxicated and staff were completely understanding, as they only had concerns for other guests experiences (which is admirable and understandable of them as for when the roles can potentially be reversed for me in future). Would recommend to anyone looking to a receive an above and beyond guest service. I’ve only stayed in Perth 3x times at Accor Hotels and Mantra on Hay top them all for me! They are awesome!

The hotel was cheap which is great if you're on a budget but it's definitely not somewhere I would recommend. The staff were lovely, the interior cosmetically was not great, the hotel had some strange odours to it which might be linkable to water damage throughout (I did hear one lady complain that her room was flooding due to an AC leaking) The hotel had 3 lifts 1 was out of order and the other 2 seemed to be extremely slow and almost always went to every floor via the basement 🤷🏾 The pool area was under maintained, sheltered, hot and shared the space with a small gym (1 treadmill out of service) The pool was cloudy and had a scum mark ring above the water line. The pool itself is good for kids ranging from 0.9 - 1.2m deep. We were lucky to be upgraded on arrival and my kids loved it, if you want a cheap get away or just need to stay in the city but don't need luxuries then this is your go to but if you're hoping for something nice maybe a romantic night out pay a bit more and go somewhere else because this won't impress. Some good things: Close to the river Multiple deli/grocery shops nearby Great kebab shop over the road Restaurant downstairs Close to bottle shop It's a bit of a rougher area of the city so people watching can be fun Can uber eats/door dash food Sorry Mantra

We are currently staying in Room 521. We booked this hotel because we trusted the Accor brand, but looking back, we should have trusted the other TripAdvisor reviewers instead.||||To be fair, the room is spacious, and the location is very convenient, with easy access to shops, restaurants, and transportation. There are also some staff who genuinely try to help, especially the lady during the afternoon shift, and I truly appreciate her kindness and effort.||||However, despite these positives, our overall experience has been a serious disappointment.||||Before our arrival, we raised concerns via email about cleanliness and hygiene standards, as we had read mixed reviews online. A staff member named Dani personally responded and promised that everything would be up to Accor standards. Unfortunately, that has not been the case.||||Cleanliness:||It’s clear that the housekeeping team tried to clean, but the utensils provided in the room were not properly washed and had to be recleaned by ourselves before use.||||Toilets:||The toilet leaks occasionally, and we have video evidence available upon request. This is simply unacceptable for a property under the Accor Group.||||Hot Water:||The hot water in the bathroom is unstable, switching on and off unpredictably. When reported, a staff member named Ben told us that we were just “unlucky.” Hot water should never depend on luck — even homeless shelters in Australia provide consistent access to hot baths. It’s absurd that paying guests must “try their luck” for a shower.||||Service:||Ben’s attitude was dismissive and unaccommodating. When I attempted to raise these issues politely, he replied that if I wished to report him to management, I could go ahead. That kind of response is unprofessional and disappointing.||||Housekeeping:||We requested new towels as the old ones never dried properly (possibly due to poor ventilation). The first time, the old towels weren’t taken away; the second time, we received dirty replacements.||||When we asked about trash disposal, we were told to inform reception. We did — repeatedly — but nothing happened. Eventually, we had to empty the trash ourselves and request new liners.||||For a property under the Accor brand, these issues, from cleanliness and maintenance to service quality and attitude - FALL far BELOW expectations.||||This hotel has great potential thanks to its space and location, but until management takes immediate action to restore proper Accor standards, I cannot recommend staying here.

The property has a pool which upon enquiry was not advised this was unsuitable for guest with disabilities, despite booking a disabled room. 10 steps upto the pool level and a deep drop onto the first step. Total disappointment, as we very rarely get away and thought i had a nice break planned, due to lack of mobility ended up stuck in our room. To add to all this we had maintenance attend a few issues, then gave up with others. Sliding door did not slide No flyscreen Single chair on balcony with broken leg Dryer filter drops off Watery soap in shower, bottles fall from dispenser Toaster broken Stain on chair 1 lift out of order Overall feeling of grubiness No hand towels just facecloths and bath towels. Boxing Day female AM staff was lovely, doing her best but clearly not enough staff. Christmas Day check in, staff i felt didn't want to hear my concerns. I suggested we get a partial refund as the facilities i booked were not access able to me. The reply was you can get a refund but must check out now (very helpful). Very tired, understaffed sums it up. Such a shame, we were looking forward to a few days away.

Positives: - Sweet, kind and caring housekeeping staff - front desk staff knowledgeable of Perth and Western Australia. - proximity to the CBD, local parks and Swan River Negatives: - Cockroaches - moldy and dusty rooms - noise from rooms rented weekly for large parties We arrived to find our room infested with cockroaches. I went to speak with reception (discreetly, as there were others checking in at the time) about the issue. And suffered a slew of embarrassing explanations and evasions ranging from being patronizingly told that one needs must understand that in Australia there are cockroaches everywhere (a. we are aware of the presence of cockroaches all over the inhabitable portions of our planet and b. we had already lived and worked in four other cities, including staying in a Mantra in Brisbane - a far more humid and cockroach friendly environment - and had not had to share any of these accommodations with cockroaches) to outright denial of the issue. One receptionist suggested the room simply be sprayed with insecticide. We have a one year old infant and didn't think this an appropriate solution. We were asked to wait while the receptionists worked to find us another room. After several hours we were called and told we could move as another room had been prepared. We walked in to this new room to a cloud of insecticide. They had obviously just bombed the room. When we balked at this and asked for an alternative solution we were told that the smell was from the previous tenants perfume. Mind you the smell was equally powerful in all sections of the apartment and this was a large two-bedroom, two bathroom unit. We refused the unit and were told we'd have to wait until the next day before something else opened up. The following late afternoon we received a call that another room was made available. This room was cockroach and insecticide free. Unfortunately, the bedroom had mold all around the window, wall beneath the window, window curtains, floorboard and carpet directly under the window. It took two separate deep cleanings to remove the mold. The apartment smelled as a result but we found that if we left the air conditioning unit run (not the most environmentally friendly solution) it alleviated the problem to some extent. In general, the apartment was not in the best condition. Overall rating, two stars for "meh, I've seen better".
