This Boutique hotel was absolutely beautiful. I love that it was walking distance to many different food options and a very cute cafe right across the street. The room was spacious for me and my mom and the bathroom was also nice and big. Breakfast was included in my reservation I thought it would be similar to like a holiday in express but it was so much more. Pedro was such joy to be around. He made me an omelette everyday we went to the rooftop, which is super cute, He also always offered to make me something else a fruit salad or a special juice. He was extremely attentive and funny. The front desk staff were always very pleasant and helpful. I would recommend staying at Maria Condesa. I also recommend you book your airport transfer with the hotel and even book your tours with the same cab company. I used Ulysses as a driver and he took us to see the pyramids ...private tour for a reasonable price.

Let me start by saying that the entrance to the hotel is not well marked so we weren't exactly sure if we had arrived at the right place. In fact, the taxi driver got out of the car to verify with the woman at the front desk before removing our luggage from the trunk.|The location of the hotel is on a street of apartment buildings and restaurants. In fact, we had plenty of dining options within a short walk of the hotel. Due to the hotel's dining area being renovated, breakfast was supposed to be delivered to our rooms, but we opted to go out for breakfast instead as Mexico City seems to be a breakfast town.|As for the hotel itself, it's a bit shabby in that the rooms have seen better days. And I don't know why hotel room designers do this but the bathroom had a very shallow sink with a full-size faucet so that anytime you used the sink, you would end up flooding the countertop due to the water splashing out of the shallow sink. Also, the pressure in the shower was not that great because the showerhead needs to be either replaced or scrubbed clean. It felt like only 10 of the showerhead holes had water coming out of them. The towels were frayed and dingy and need to be replaced, however, with that said, they provided washcloths. |The other thing that bugged me was that the TV remote was missing. I asked at the front desk for help with this but was told that I would have to turn the TV off and on manually by hitting the power button on the TV. My friend stayed in another room and her remote control's batteries needed to be replaced and another friend in another room said that the deadbolt on her door wasn't functioning. There's no attention to details at this place which is why I won't stay here on my next visit.

We booked a room with a sauna that didn’t work. We were told they attempted to fix it, but needed to replace a piece inside the machinery. They were not able to fix the issue during our stay, and when asked about refunding the amount we paid specifically for the sauna - the client services desk became incredibly sketchy. They ended up charging me twice for the stay, and would not answer calls and texts about a refund.

Nice little hotel in the middle of a great neighborhood. Only problem we had was the TV and mini fridge were not working. We were in room 102. If noise bothers you, ask for a room on the upper floors. There is a great robust bar scene on the ground floor.

A pleasant hotel and a nice large room in a fine location. Unfortunately they are reconstructing the rooftop terrace, which is directly above our room. The noise is appalling, starts early and goes late. Check that it’s done before you come.

Maria Condesa complimented our 6-day trip well. I'll break it down by the positives and negatives but note, it was truly a positive experience.|Positives: spacious room, elevator, complimentary breakfast, location, ac, room fridge, shower water pressure & rooftop terrace.|Negatives: hard mattress, noise from neighboring bars (not too bad), noise from the lobby (stayed on 100 level floor / one floor above), difficulty in changing rooms, low water pressure from the toilet, and odd position for the toilet paper dispenser.|All in all, a good stay. Condesa was out favorite neighborhood after walking through the Centro, Roma, and Polanco. We did visit the Coyoacan neighborhood (Frida Museum) which we loved! In fact, we would stay there for a few days on a future trip.|Come prepared with your itinerary, use Uber everywhere (try during non-peak driving times), and get ready to walk!|One more note, your dollar doesn't go as far as it used to but no complaints.|Cheers,|Ed

Perfect location, beds and linens are extremely cosy. Windows are very nice and soundproof. Hallways smelled a little bad at times and the free breakfast was a little underwhelming but overall a pleasant stay.

For "the good," the location in the Condesa area is great. Relatively quiet street, and walking distance to lots of cool little restaurants, bars, parks, etc. The entire building would vibrate like an earthquake was happening if a heavy truck passed by though, which was.... interesting. It's a little farther afar to walk to the historical district and such, but doable if you have your walking shoes! The bed was comfortable and didn't seem too horribly worn out, and the gentleman/chef who took our daily breakfast orders was cheerful every morning (more on this later). The cleaning lady was also very nice and did a good job daily. We were dutifully provided with 3 bottles of drinking water every day, which was nice (you can ask for more if you need). There is a small fridge in the room and a standard in-room safe in the closet. They provide a Nespresso machine and two pods daily. Sadly, the good stuff stops there. First of all, this may have been "4-star" once upon a time, but in 2025, it is no longer nearly a "4-star" quality hotel. The rooms are a little tired, the bathrooms are VERY worn (rusted out plumbing fixtures, non-working lights, threadbare towels, etc.). Our shower had a slightly open window (it could not be budged, it was stuck open) to a utility area in the back where the HVAC units lived, and I could hear and smell the pigeons that were roosting back there and doing what pigeons do. An odd twist was that the hot water supply to our sink was turned off at the under-sink valve for some reason and we only had cold water tap... it seemed to work after I turned it back on (nothing exploded or leaked). One thing to note in CDMX -- it seems like in general, their toilets/sewer system cannot handle toilet paper and everyone has a sign that says to put all TP into the garbage can next to the toilet. YMMV. The front desk staff really really really needs better hospitality training, aside from the language barrier (none of them seemed to speak much English at all, which is generally OK, since we are visiting their country after all -- bring your Google Translate). None of them throughout our stay really seemed interested in actually doing the job as a hotel front-end staff. E.g. we tried to do an early check-in due to Orbitz status on the reservation and the lady couldn't care less -- and basically insisted there would be a surcharge for doing so. We asked her if she could at least text us if the room became available sooner than 3pm check-in time and she basically refused and simply gave us the front desk email and WhatsApp address to contact them throughout the day on our own to ask. These are very basic requests of a hotel front end staff and it just left a bad vibe. Amenities on this property are basic at best. Lobby is tiny with basically minimal seating. At the time of our stay (March 2025) the on-site restaurant was closed for repairs/renovation, so the daily breakfast was ONLY available via a phone call every morning for room service from ~8-11am. The breakfast menu was basically coffee, fruit (sliced fresh pineapple and papaya) or orange juice, and had basically 4 choices for the main: 1) eggs with ham/bacon and toast, 2) chilequiles, 3) quesadilla, or 4) pancakes). 1) was passable, eggs were cooked to order any style, but make sure to ask for butter/jam if you want it or your toast will come dry. 2) was the worst choice... literally tortilla chips with green salsa on them and a drizzle of crema (that's it). 3) was basically #1 scrambled with cheese and put into two tortillas and passable -- one morning the cook did call back and say he ran out of cheese, which was interesting. 4) was pretty basic if you just want a couple of fluffy pancakes and syrup -- sadly he burnt one to a crisp, but only on one side. For the money paid (~$100 USD/night due to current exchange rate), and if you go in expecting a 2-star (maybe 3-star) level property (and definitely not a "4-star" as-advertised), it will get the job done if you just need a place to sleep.

This is a cute small hotel that has great rooms for a good price. The location can be beat and the staff is really nice. There's a cute restaurant/bar on the first floor and the free breakfast is served on the rooftop! We have always splurged and gotten the room with the sauna in it and boy is it worth it! Such a great way to end the night.

Great location in a cool part of Condesa. Really comfortable bed and good shower. Bottled water every day. Really pleasant staff. Breakfast was ok, just not much variety. But a nice rooftop space. All in all, more of a 3-4 star. Certainly not a 5.

I had an approved review that vanished from this hotel. But I stayed here a few weeks ago and the water completely shut off the last night and didn't come back on until after we left. They tell you they will offer a discount but then never follow through. It sounds like water problems have been an issue for this hotel for some time. I would stay somewhere else.

Hotel became uninhabitable when they ran out of water for 12+ hrs (no bathroom, shower, etc.) - had to find another place to stay early in the am and never received a $350 refund from the hotel. Sounds like they haven't been maintaining their hot water tank properly, as they told me they experienced the same issue 2 months earlier. You can stay in a much nicer place for 1/3 of the price in this neighborhood. This hotel was tacky, the shower sucked, breakfast sucked, and the a/c didn't really work. I regret staying here.

I cannot imagine a better place to stay in Mexico City: lovely neighborhood, staff that treats you like family, lovely comfortable rooms, fantastic daily breakfast on the rooftop terrace. Thank you Mar, Angel, Grace and Victor for taking such good care of us. Many places within walking distance and everything else an easy inexpensive Uber ride away. Great hotel pick up and drop off as well!

In A Nutshell: -Hotel Maria Condesa is a fantastic boutique hotel in the perfect location in La Condesa. -The check in was easy & the people who work there are very nice, especially Marbeth. -I enjoyed the free breakfast on the rooftop restaurant. -The room was pretty spacious, I like how the bathroom is down a small hallway near the door away from the bed in it's own little nook. -The shower was a rain shower & that always feels good. -The fridge was fully stocked w/ water, juices & beer, which were all free & restocked daily. -The windows open all the way & they are the original Craftsman type windows w/ latch. -There is also a restaurant/bar downstairs next to the reception, but I never had a chance to eat there, but plenty of people did while sitting outside along the sidewalk. -The area is very, very quiet w/ two barbershops close by along w/ a drycleaning/laundry shop & a Indian restaurant across the street. -There were a couple convenience stores & a bank to exchange money not too far way. -This place is walkable to all sorts of parks & restaurants. Overall, this was an excellent hotel in the perfect location. Uber's and shuttles had no issue finding this spot.

I visited Mexico City for business and my boss had suggested staying in Condessa because it's a neighborhood that we could safely walk around. The reviews on Yelp, Hotels.com and TripAdvisor looked good, as did the pictures. As we drove over from the airport, I had no idea what to expect. It was evening and we were entering a quiet, dark neighborhood. Then appeared our hotel. A quaint little place, with a restaurant, and friendly staff that was anxiously awaiting our arrival. We quickly checked in, were handed welcome beverages, and given some restaurant recommendations. The rooms were great! Spacious and clean. Everything that I would have wanted was there. Bottled water, Nespresso pods, a rain showerhead... if only I had more time to lounge in the room! There's only 16 rooms in the hotel, and 4 rooms to a floor, so it was quiet and personable.

Good location, very clean rooms, staff was polite and courteous. Valet was excellent and attentive and alike the cleaning staff was detail and thorough and cleaned the rooms well. The room was very quiet and had double panel locking type windows that silenced the noise along with the black out curtains that sealed the room for a dark evening. The bar was good and very easy to seat and relax. The breakfast was included and was simple and good, very standard. But the wait staff was excellent and made every effort to provide good service. We will return and of staying at several other hotels in the area, this hotel provide the best size room and more importantly was very quiet and clean. Thank you for an enjoyable stay at your Hotel.

Absolutely adorable. There are not a lot of great options in the boutique neighborhoods, but this is one of them. Check-in was great, with fresh lemonade-mocktails to enjoy. The room was just okay, pretty small and kind of cold. We borrowed a space heater from the front desk and we were fine. We barely heard any street noise at all. Try the alkaline water, extra $3 but it's worth it - delicious. Bring your own water bottle, they have great filtered water on the first floor. Breakfast is included on the top floor terrace which is absolutely charming. A lot of options from oatmeal to enchiladas, fresh fruit, and more. The location is pretty good, walking distance to Polanco, Roma, and Chapultepec Park. Tons of restaurants and bars in the area as well.

Very nice employees at reception, there's usually someone who knows english, and they're there all night. Free coffee, apples all day (though the apples didn't look very fresh or inviting). If your cab is dropping you off, it's hard to see "Maria Condesa," which is on a small sign by the door and on the welcome mat. They're connected to the Mezcal Bar at the corner - you'll definitely notice that. Good location, a hip and upscale area, walking distance to lots of cute restaurants and boutiques. The area is quiet in the mornings, a lot of businesses are closed. Compared to the fairly cramped lobby and first floor, the room is very spacious, as is the bathroom and shower. You get a little ziploc with a few chocolate-covered raisins in it. We had a "king" but it was actually two twins pushed together, at slightly different heights. They were also very short beds - I'm 5'5" and if I didn't have my pillow pushed right up against the headboard, my feet were dangling off the bed. The shower is one of those fancy over-the-head raindrop ones, but it's a pain to deal with. There are separate hot and cold water nozzles. And you have to reach your arm through the water to adjust it. The hot water takes a while to heat up. The water comes down in very small drizzles (rather than nice plump raindrops) and go off in every direction, so if you're standing there waiting for the water to warm up and reaching your arm through to turn the nozzles, there's no avoiding getting cold (or getting hit by extremely hot water as is likely to happen). This was so frustrating that I made sure my boyfriend showered immediately after me so he wouldn't have to deal with all that. You can also leave your bags with reception on your last day after checking out; I felt safe leaving my laptop etc there, but kept my Passport on me while walking around the city.

We really enjoyed our stay here! The staff was very friendly and our room was clean and large. They even greeted us with margaritas! We enjoyed the included breakfast on the cute rooftop terrace. The neighborhood was full of quaint restaurants and shops, we felt like we got a glimpse of what it is to be a local. Some of the higher end restaurants in the Condesa neighborhood are less than a mile away, a quick Uber/taxi ride. We would definitely stay here again!

THIS IS A FANTASTIC LITTLE HOTEL. The room I had was really a nice size, clean and quiet with double windows and dark blackout drapes. The bathroom was huge and the rainhead shower was awesome with tons of hot water and great water pressure. The gratis breakfast on the rooftop was great! Yogurt and granola, fresh fruit, assorted main courses, orange juice, coffee, toast, etc. The people who work there are great as well. It's well within walking distances of all the sights. The only negative things are that you can get a $15 cab ride from the airport instead of the $40.00 the hotel charges and various street vendors with megaphones go up and down the street a few times per day/night which to me was very annoying but not the fault of the hotel. Also, some great restaurants and tacos nearby. I would highly, highly recommend this hotel.

I stayed at this little hotel for Memorial Day weekend with my boyfriend. We loved it! The room was comfortable and the hotel staff was very accommodating. They have a nice little rooftop with breakfast included in the reservation. The area is to die for, Condesa has great food and lovely walking streets. It's close to Hipodromo and Roma, which we walked to easily for brunch and shopping. You have to take the short walk to Lardo, it's the best!

I wish I could have given this hotel higher marks, given the great location, layout of the room and friendliness of the lobby staff. Unfortunately, it went downhill from there. The WI-FI access was terrible - very slow and would drop completely every five minutes, requiring us to log off then back on again. Our room was right next to the maid's closet and they were in and out of there most of the day and into the night. The noise was so bad, it sounded as if they were banging around and talking nonstop in our room. We left for the day and came back seven hours later (around 4PM) and our room hadn't been touched. They acted as if they were just about to clean it, but we said no as we just wanted to rest after being out all day. We also asked for a pretty simple laundry service and they told us they couldn't have it until between 6-8PM, which was too bad as we wanted some of those clothes to wear out to dinner that night. We came back from dinner at 9:30PM and the clothes still had not arrived. We inquired about this and the staff said it would be here in 20 minutes. Then they put me on with the manager, who told me the same thing. They called again in 5 minutes to say it would be 20 minutes. All the while, the banging outside our door continued until my wife asked them to please be quiet. Not a great experience.
