Marquee at Block 37 Apartments

My wife and I have lived at Marquee since January, and we absolutely love it here! The staff is great, maintenance is extremely responsive, and the location is amazing. The apartment itself is very spacious and comfortable. The view from our bedroom and living room is great! Combining that with fantastic amenities such as a full sized gym on the 38th floor, sauna, steam room, and, not to mention, the Block 37 mall right downstairs. I honestly can’t see myself living at another complex after having the Marquee experience. I can’t recommend this place enough!

I lived here for 3 years and loved every second of it. The apartment complex is very up to date with plenty of amenities and the location is great. Maintenance and the concierge team were always very responsive and made my stay very pleasant!

This review is for Gwen at the leasing office. She’s been very helpful, supportive and responsive during our stays for almost 3 years here. Barry and Eric are also wonderful at their front desk job. Thank you! As for the building itself, it has its own issues that ultimately led to our decision to move out (leaky shower, noises, unopened 38th floor hot-tub, unreasonable rent raises…etc); however, this is not the focus of this review.

Lived here for 15 months and was very happy. - great amenities: a pool, 2 hot tubs, a rooftop, fantastic gym, etc. only downside is the gym gets a bit crowded. - apartments are appliances are new enough to rarely need maintenance, and the service team was quick to address any service requests that I did have. - excellent location, great views, and the red and blue lines can be accessed without leaving the building. - I would recommend living here.

Moving was a smooth and easy process. The leasing office was professional and responsive since the first tour. Marquee on Block 37 is in a great location downtown and the amenities are amazing, I definitely recommend living here!

Cordial personnel. Fairly clean despite dog owners letting their dogs urinating in the elevators. Gym area in dire needs of maintenance with a couple of machines representing a safety concern. Concierge team super nice.

Tasha and the concierge team are the first point of contact that set the tone at the Marquee at Block 37th! The welcome home by the concierge's after along day at work or play makes you feel good about your place to call home! The Marquee @ block 37th is the most impressive in terms of the overall design and layout of the apartments! The management team treat you with so much kindness and is always there to support and help you out with anything that you need! If they don’t know the answer right away they will not hesitate to call or message you back to let you know the answer. The maintenance is just as friendly as the management staff and the concierge teams! So respectful of your home and when you need them they will be there for your service needs. If you request them to put on shoe coverings to protect your flooring they will do that for you! I think the Marquee is doing a fantastic job!

I was assisted by Gwen Marcinkenkewciz and she was absolutely amazing to work with. She’s incredibly personable and made me feel heard and understood every step of the way. Her response time over email was impressive—always prompt, thoughtful, and thorough. What really stood out was her ability to grasp exactly what I needed and go above and beyond to make things work in my best interest. Gwen's honesty and transparency gave me total peace of mind throughout the process. She's a true professional with a human touch—I couldn’t have asked for better support in the process. Highly recommend asking for Gwen when inquiring about Marquee.

EXTREMELY BAD SOUNDPROOFING We constantly hear our neighbor "talking" and playing loud music 24/7. We've been awakened by her noises multiple times after 2am. If the floor plan on the website is correct (it would be a scam if it's not), the wall between our bedroom and her apt is only 5-inch thin. The policy has made it extremely hard to control the noise level. My phone is filled with video proofs of her loud noises, and we've contacted the management office at least 40 times in the past SIX MONTHS, but nothing has been improving. If you can't offer proper soundproofings, then at least make a proper policy that can control this situation. We're also not allowed to know what the management have done about this situation due to "privacy issues". The only answer we get is "We're actively addressing this issue." or "We're not able to reach your neighbor." Not even a timeframe of how long this is gonna take. But 6 months is LONG ENOUGH. After countless sleepless nights, we are forced to move our mattress to the living room and sleep there instead. Paying over $2500 rent a month for this kind of living condition is just completely unacceptable. Our apt has also been "flooded" by the washing machine to a point that they need to come in to repair all our kitchen and living room floor, as it's been damaged by the constant flooding. $0 compensation has been received. Not even for the swipers and a few damaged towels! If you're working from home, watch out for this place. Plus, the "bucket boys" are constantly doing their loud drummings just around the block after 10pm and even on weekends! You will hear them no matter how high up you live. Can't call this home if you can't find peace. I'm grateful for the front desks people, (especially Barry) and Gwen from the management who's been constantly on call for checking the noises for us. Would have given them 5 stars. The 1 star is towards the management policy and extremely bad soundproofings. This review is gonna stay here, unless a solution has been offered!

The door persons, Tasha, Barry, and Latrell are AMAZING, they make living in the building whole! Thank you for all you guys do!!

Management of this building is the worst in the city. There's not enough space on here to list all the issues that have taken place in the 5 years I have been here. They will be very friendly when you are looking to rent here don't be fooled , once you are a resident they treat you like a p.o.s.

Awful experience, the office was clueless, process was beyond ridiculous. The carpet was nasty on our floor, college kids slamming doors .. don't rent here .... Better places in the loop

I lived at Marquee at Block 37 for a couple years and moved out recently. The reasons why: 1. Street Noise Is Unbearable If you're sensitive to noise, avoid this building. The location in the heart of the Loop means non-stop noise from street performers, especially drummers. It's so loud that even if you live on a higher floor, you're still going to hear it. During the day, it's a nightmare if you're trying to work from home or just relax. Even evenings don't get much better, with performers carrying on into the night. It's almost like the building amplifies the sound. 2. Safety Concerns After Dark While the building itself feels secure, the area right outside is another story. After dark, I don't feel comfortable walking alone, especially near the Red Line entrance or Randolph Street. There are frequent loiterers around the entrance, and while that comes with living downtown, I feel like management doesn't do enough to ensure residents feel safe. It's an unsettling feeling when you're coming home late. 3. Elevator Problems Are Ridiculous For a building like this, you'd think they'd have reliable elevators. Nope. It's not uncommon for elevators to be out of order or worse--get stuck. I personally got stuck once, and it was not a pleasant experience. Maintenance responds, but it feels like a temporary band-aid instead of fixing the real issue. For the rent prices, this is unacceptable. 4. Amenities Are Often Out of Service The rooftop and pool look great in photos, but half the time, key amenities are unusable. The hot tub has been out of service multiple times, sometimes for weeks on end. Residents are paying a premium for these "luxuries," so it's incredibly frustrating when you can't even use them. I've heard other residents complain about this, too, so it's not just a one-off issue. Also the carpet on every single floor is disgusting. 5. Management Seems to Lack Proactive Solutions While the leasing team was super friendly when I moved in, that friendliness doesn't translate into proactive problem-solving once you're a resident. Noise complaints? They shrug it off as "part of living in the Loop." Safety concerns? No real solutions. Broken amenities? "We're working on it." It's all excuses without much action. Marquee at Block 37 might look nice at first glance, but living here has been a letdown. The noise is unbearable, the elevators are unreliable, and the so-called luxury amenities are often unavailable. If you're someone who values quiet, safety, and consistency, this building will disappoint you. It's just not worth the premium rent they're charging. Do yourself a favor and look elsewhere--you can get a lot more for your money with fewer headaches.

I've lived in downtown highrises for many years, and Marquee for the past twelve months or so. Here's what's similar: the location (I've lived within a few blocks of here the entire time I've been in Chicago), the age of the building (with few exceptions, residential buildings in Chicago are under ten years old, due to decades without new construction), and the amenities (they're quite nice here, but they're also nice in most newer highrises). Here's what's noticeably better, in less than obvious ways that genuinely improve quality of life. The building is deceptively large and has 690 units (despite being only 38 floors tall, it's the width of a city block). I've lived in buildings that were 300 and 500 units. On the one hand, 300 units is a lot of units. On the other hand, it's nearly 400 less than 690. Buildings that have 300 units can't support large maintenance staffs. Buildings that are 690 units can. If you have a problem, and you never know when you will, someone will arrive within a couple of hours, whether it's in the evening, the weekend, or even a holiday. In my previous buildings, I often had to wait days, and if I had a major issue (like an appliance that needed to be replaced), I could be waiting weeks. Marquee has extra appliances in storage and can install a new one within 24 hours. When you're stressed about an issue, having someone come right away to address it is very helpful, unless that person is Angelo (I kid, Angelo is the best). Another nice perk of living in a building with 690 units: if you're willing, and somewhat social, you'll meet all kinds of people here, from all walks of life. I won't name names, but a few residents are reasonably well known, at least in Chicago. I've met many good friends here, including a few I ended up working with in some capacity (if you need a corporate attorney, you might as well work with the one you met playing pool who lives a few floors away). Not all buildings have a neighborhood feel - this one does. Lastly, my experience with the leasing office has been terrific. I met Kyla when I first toured with the building a year ago, and she was helpful from the get go. I happily worked with her again on my renewal. If you're a veteran of Chicago highrises, you know that leasing offices have incredibly high turnover. In the year plus I've been here, only one leasing agent has left, and he was promoted into another building owned by the same management company. (Miles, it has been rumored, has been around for years, possibly since the Punic Wars.) Lastly (I already said this), Daisy is indisputably the best dog in the building, and Nate (also called Nick by people who can't remember his name, including himself) is very tall.

Being new to the US, literally less than a week, it was pure serendipity that led me to Marquee at Block 37. Some friends were showing me around downtown and I saw the building. It struck me as being quite high end so I was really taken aback when I checked and the prices were very reasonable for the central and downtown location. The building and amenity tour sealed my decision and I decided to apply. Not being familiar with the US system, the requirements seemed quite daunting. However, I dealt with two wonderful leasing professionals who made what could be a convoluted process, extremely straightforward. At every step of the way, Kaya and Miles were professional, patient and most importantly understanding. If I could not provide a document they would clearly identify what my options were to move forward and what alternatives would suffice. I could not have asked for more ! The move in was smooth, the facilities are excellent and the location is perfect. Five Stars !!

I recently moved to Chicago from the west coast and am so happy that I found Marquee at Block 37. Miles Wisniewski showed me around, answered all of my questions, and helped to make sure that everything was taken care of before I arrived. All of the staff are very nice and helpful and the location of the complex can't be beat!

We moved in 4 months ago and I have nothing negative to say about the building. Everyone who works here is very sweet, the amenities are all great, the apartment is just what we expected! If we ever have an issue in our apartment, someone has always come to help within the day and been very helpful and efficient. The building is also a 2 minute walk away from most of the El lines which makes going pretty much anywhere super easy. Living here has just been a great experience! For sure do not live here: amenities, maintenance, and management. The amenities they promised are not open (i.e., hot tubs, printers, outer deck on the rooftop), and when I complained I got the response "You pay for rent and utilities-not the amenities." They also banned me from using the service elevator because they retroactively came up with a rule that it's only used for move ins and move outs. Maintenance is bad because even though what you were probably shown during your tour looked nice, everything is always breaking and they're never willing to fix it. I was without heat for 2 weeks in the winter, and the dryer was so broken that it created so much lint over everything that they then charged me to for move out cleaning fees. Also the shower constantly breaks. And finally, management is awful (Wendy Hernandez and Samantha Braun). They lack any accountability for the issues they cause (never giving rent reductions for any of the maintenance failures or closed amenities), do not interact professionally (scheduling a meeting and then not showing up), and egotistically act like they're the boss of you when you're the one paying them the big bucks. Then they lied when I applied to other places saying I had 8/15 of my rent payments being late when in reality I only had 3 late payments. Can't wait to hear their lovely "Thank you for the feedback, we're constantly trying to improve! Give our office a call if you want to discuss any further," which you all know what that means.

I just called on the convertible studio. The girl was less than helpful and kind of rude. She denied that there was a convertible studio where it was separated by the window even though I was looking at it online. She denied it until I gave her the name of it. Then she said, well that isn't available and there's only one of those. I said well when will it be available, she said she didn't know, but it was going to be a while and then I told her it said it would be available soon and she just kind of stuttered. The first thing I told her is, I was not looking until the beginning of March. I feel like all I got was pushback from her even though I was telling her the information she should know. She didn't want to look and find out for me. She was just combative. Not cool And I was ready to sign. They should be more helpful. Please talk to this employee about her people skills.

Had multiple apartments in this building (studio and 2BD/2BA) for almost 6 years total, from about a month after the building opened in 2016, until mid-2022. Would rate 4-4.5 stars overall, as detailed below. 5 stars: - The staff and management (as of mid-2022). I considered moving a few times and always decided to stay because of the wonderful, helpful, friendly, responsive staff. They went above and beyond for me many times, e.g., when I broke bones and needed extra help with my pets, packages, and around the house. In particular, Breanna, Tasha, Darrin, Brittany, and the maintenance team were amazing! One time my smoke alarm battery started chirping, and the maintenance team was in my apartment and replaced it in under 10 minutes from when I called. Also, during my time at the apartment, there were numerous changes in management. Morguard was the best management company of all of them. - Convenience. You don't even have to leave the building to drop off and pick up dry cleaning, packages, or mail. Great amenities for busy professionals. Lots of lawyers, doctors, bankers, and grad students living here. 4 stars: - The facilities. The maintenance team does a great job of keeping common areas clean, but they have their challenges, e.g., residents who leave garbage and boxes in the hallway by the trash room, residents who don't properly sort and dispose of recyclables, etc. There are a few details that could use some touch-ups/upgrades here and there, e.g., stained carpet, but for the most part the building and apartments are kept in great shape. - Space: Coming from NYC, I was amazed at how spacious the apartments were compared to NYC. My 2-bedroom apartment had almost 1,500 square feet and could easily fit a king-sized bed, dresser, and nightstands in the bedroom! Even the studio I had at Marquee was larger than my NYC 1-bedroom apartment. 3 stars: - The location. --Pluses: Centrally located in the Loop, attached to Block 37 (so you can walk from your apartment to the movie theater or to get food in your active wear if you want to, without ever going outside, and you can access the city train system in the basement of the building without going outside). There are incredibly nice views on the 38th floor (including panoramic views of the lake/city) and from many of the apartments. --Minuses: Since the building is across from a theater and attached to Block 37, there are tons of tourists, theater-goers, and people around all the time. Parking anywhere on the street or in the area is a challenge, and basically impossible around showtimes at the theater. You're lucky if delivery people (e.g., DoorDash) can find a parking spot and bring your food up to you. At least half the time, they have to double-park, and leave your food at the front desk on the ground floor, or they ask you to come grab the food from them in their car, and you have to go get the food yourself. There is underground parking for residents and guests. Residents can buy a monthly pass. Guests can pay per day, but it's pretty expensive. - Interior amenities: Not the most expensive, and not the cheapest, either. The units I lived in had GE appliances and those sliding, hollow-wood closet doors on a track. The floors seemed to be wood-looking vinyl but looked nice. The floor-to-ceiling windows were nice. AC/heat worked pretty well. - Quiet/noise. The soundproofing isn't the best and isn't the worst. Pre-pandemic, there were frequently parades/protests up and down State Street. When I lived on the side of the building closer to State Street, I'd hear quite a lot of noise from those parades/protests. When I moved to the side of the building closer to Dearborn, instead of parades, I'd hear protests outside the government buildings near Marquee. (And with everything going on in the world now, there are lots of different protests happening all the time.) Also, if you live on the side of the building closer to Dearborn, from mid-November through late December you'll hear pretty consistent, loud, and unavoidable music and noise from Christkindlmarket. Inside the building, it depends on the location of your apartment and how large it is, whether you'll hear your neighbor's barking dog or loud music. When Marquee is quiet, it's very quiet. When Marquee is loud, it can get pretty loud. - Price: Not the most expensive space in the area, and not the cheapest, either (for a place with similar size and amenities). - The dog run. The maintenance team tries to keep this clean and safe to use in the winter, but unfortunately a number of residents don't pick up after their dogs, and the dog run can get pretty icy/dangerous in winter (the ground is coated concrete or something like it). - Other: It seems like the hot tubs and pool are closed/broken more often than not. The light from the neon theater sign is very bright particularly if your apartment is near there and you're trying to sleep.

WARNING: Do not move in here at all costs. Management is one of the most unorganized and careless individuals that I know. I had problems with them from the moment I moved in. I signed a lease for a unit on the 37th floor and a few days before move in date they told me there was a leakage (in a new building which makes no sense) in my unit so they gave me another temporary unit and did not offer to cover move-in costs since I had to move twice. I ended up staying at the unit I did not sign up for. The amenities in this building break often and it takes months or even years to repair. A good example is the rooftop hot tub which I only used a couple times since it was broken for over a year and my lease was for 15 months. The steam room also breaks often and sometimes takes months to repair. The building is not kept clean. There are dirty walls and stained carpets all over every hallway. Airbnb is popular in this building. Anyone can rent some of their units and the people that use Airbnb are often rude, dirty and careless. Package room is open from 12-8 only so if you work early morning and come late night forget about getting your package. Also, if you ever need to extend your lease they will purposely extend it a few days even if you move out before so that they can charge you extra for the days that you were not there ($500 charge for me). They will even disconnect your cable and electricity without notice which can cause you to lose a lot of money if you are a business owner like myself. Bad experience and over priced. Does not help that state street is really loud, so expect the bucket boys to entertain you all year around. I would rather live in Gary Indiana to be honest.

I moved to Marquee with my wife and my son a month ago, and this place has impressed me. The building itself (along with the amenities) and the apartment are pretty awesome and so is the unbeatable location. However, my favorite part has been the people - right from Sasha, Darren and others at the front desk to Claire at the mail station. Everyone is amazing. As I moved as part of corporate rental, I didn't have a chance to deal with the management directly. But everyone who I've interacted with so far has been nice

I lived on the 9th floor of the Marquee for a full year and loved everything about it. The gym is enormous with a breathtaking view and a nice variety of equipment. The management was helpful and efficient. Our apartment felt spacious, 2br/2bath, with an open layout living room/kitchen/dining room. We had a view of the theatre district from our floor to ceiling corner windows. Upon move-in, we got assistance with decor from Denise Ziya, a decorator in Chicago, and she made the place beautiful. Major bonus is that the Marquee is connected to Block 37 Shopping Center, so you can access shops, food, (even Macy's!) without ever stepping outside if it's snowing. Great location. Close to transportation, food, shopping, and cultural events.

I really enjoyed my stay at this building. The door people were all very friendly and responsive and the building was kept up nicely. I always slept well too and I felt very safe!

My daughter recently filled an application to rent an apartment at Marquee Block 37. She was asked for a guarantor. I completed the guarantor application, including income info etc. However, then their system asked me to link my bank account electronically for "income verification." I proposed that since such electronic linking is a security concern, can I provide copies of paystubs to confirm income. This was not accepted by the management office and they proceeded to cancel the application. On top of that they refused to refund the application fee. BE VERY CAREFUL WITH SUCH BUSINESS PRACTICE WHERE A BUSINESS ASKS YOU TO LINK YOUR BANK ACCOUNT TO THEIR SYSTEM. In this day and age of cyber security breaches, this is an awful business practice. I encourage Marquee Block 37 management to wake up and reconsider this business practice. In the meantime, we will not touch their apartment consideration with a ten foot pole.

The maintenance staff are great, the reason for the 3 star review is the roof top pool. If you read through the reviews, you can see that the rooftop hot tub (pictured in marketing collateral) has been broken for years. They tell you it "is being worked in and should open soon", but there hasn't been any movement on it for the 3 months I've been here, and it is the one thing the management doesn't respond to in any review. I have emailed, called, and talked to management, and it's always some excuse. Don't believe that they are fixing it, they are making no effort to do so, but they will tell everyone looking to lease that they are

I've lived in a lot of buildings over the years and Marquee is top 5. The location speaks for itself. They definately knew what they were doing to capitalize on the location. The rooftop/top floor is wonderful and has views for miles. There is a huge hot tub for nice summer nights. While you are downtown, you feel like you are in a quiet serenity when you are up there. It really is the best spot of the building. The new door staff is great. They are willing to help you with whatever you need. Tasha is so friendly and greets me by name when I come home. Darrin is quick to help get the door or grab a luggage cart when I have a lot of bags. He is always "yes sir, no sir." I've had a few issues with packages but they have always been helpful in trying to find them. I know they get a lot of boxes and the seller can always replace them so it's not a huge deal. I think I've only had one they couldn't find which ended up at another building due to a misdelivery.

The management team handling this building is extremely unprofessional. I moved in March of 2021, my neighbors upstairs were constantly fighting and listened to their domestic violence for an entire year. In addition, these neighbors floated my bathroom twice!. I reached out to management so many times very politely and they did not do anything and what it is sad is that they are agreeing with that kind of behavior! In May of these year, I decided to reach out to upper management and it was worst. They do not follow up with things making residents wait for a response. I reached out to Laura Collins in July 12th and today is October 25th and she only reached out because I went to the office for a follow up! They changed the property manager Amy Pflueger, also who I reached out on October 19th and no response. These people do not value your time and it is unacceptable how they handle different situations. I am a good resident and appreciate the concierge, mail and maintenance personnel. Even having all those situation, I never changed who I am, and provided small gifts during Xmas to everyone. Because I have been extremely nice, they are not taking me seriously and it is very disrespectful! I would honestly give 0 stars. Horrible experience living at Marquee.

What I have to say is that here is no safety at all in this apartment. I have been here around 1 year, and elevator scared me over 3 times just 1 year: 1st: All elevators down to the 4th floor and doors opened simultaneously; 2nd: There are 5 elevators in total, I don't know what happened on that time, but my neighbour told me 3 of elevators shut down suddenly, even many of residents wrote letter to the lease office, they just said sorry and then happened again; 3rd: Just what I met inside the elevator, the video tells everything. BTW， I am not only one who stuck in the elevator, I have to call the 911 to help me get out from here...furthermore, whatever T-mobil and ATT, both of them don't work because no signal at all in this apartment...what ironically. ( I post the video in YOUTUBE https://youtu.be/xrufr96AhWo) After that if you write the email to the leasing office, guess what, they just response "sorry, we will fix it" , and then it happened again and again... I saw over hundred of people and child get in and out in this apartment daily, and i really don't know what is meaning of human life to this apartment and company.

Marquee was one of my favorite residences in Chicago. The apartments are high quality finishes, great views and an incredible location. The amenities are unparalleled - two hot tubs (the rooftop one is absolutely incredible) multiple terraces and fire pits, plenty of work spaces and areas for entertaining. The gym is also one of the better I've seen for an on-site building gym and has enough to get a complete workout regularly in. The maintenance staff is fantastic and responds quickly to any need and the pet facilities were extremely convenient (plus it's a very pet friendly building, but still makes accommodations like separate floors and elevators for the non-canine lovers). Enough good can't be said said about the front desk staff. They are INCREDIBLE and absolutely MADE my experience at Marquee feel like coming home as opposed to just a place to live. Always remembered your name, there to help, went out of their way to help in anyway they could. If only the leasing office was as accommodating or took a page from the front desks playbook. While my leasing agent was fantastic and I did have some positive interactions with the leasing office, they were sadly the only blemish on my experience here. One time I was basically accused of lying over short term parking passes that were highlighted to me when I signed my lease (after acting like she had no idea what I was talking about). Another time they tried to insultingly explain to me the terrace was closed due to icy conditions despite it being 50+ degrees and it being very clear they wanted to close them because it was St. Patrick's Day. I'm in my mid thirties and am paying nearly $3k a month to live somewhere FOR these amenities, it's insulting to be treated that way. My only other complaint is that the pool was kept WAY too hot in the summertime - practically hot tub temperatures - but still a great area and a place to chill anytime of day. The residents are all very nice and an eclectic bunch - mostly working professionals ranging from mid 20s to mid 40s. Can be a bit clingy/cliquey with each other, but no obnoxious parties or any nonsense. The access to everything right within the building is something you won't find anywhere else. Being able to go to the movies, dinner, shopping and right within your building is so unique and something you get used to and quickly spoiled by. Overall, a great place to live and an INCREDIBLE location.

I've lived in Marquee for almost a year and I'm quite happy w the apartment. I am rating 4 stars because there are more pros than cons however I'll mention both sides so you know what you are signing up for. Pros: There are excellent amenities; gym, mail service, dry cleaning.. etc. Staffs are very kind and efficient. I've requested services a couple times and they came in to take a look within a day or two. Considering the size of our apartment, i think that's very quick response from the crew. Cons: Why are there so many airbnbs in the building??? (Is it even legal?) I think there are at least 4-5 units that are mainly airbnb-ing. I noticed one time that the front desk ppl weren't even checking IDs of these ppl. I just want more securities were present at the building. One more thing would be just getting in and out of uber is very difficult since our building doesn't have any loading dock or driveway. Our entrance is in the middle of a very busy street and my uber is always late because they can easily miss and pass the building and have to circle around to be back. Overall, it's a nice building and friendly neighbors. Oh, we also have the cutest dogs in the building. Lol

I just arrived to Chicago from Dallas with many issues to be resolved. Michael took care of everything: the parking spot ( I changed my mind last minute), packages - I forgot the unit number), and freight elevator changes because of issies with the moving company. All along, he answered all corresponden es immediately. So professional! The apt was ready to go; I had only seen a pic, and I was thrilled to walk into a very cute, well-maintained apartment. Lived in Marquee Block 37 since July 2017. This is a wonderful place to live in downtown Chicago. It is close to everything. Both red and blue lines stopped inside the building. The building is great, with a fantastic gym and all other amenities. I love the people working there, especially the staff who maintain the building and at the front desk. Highly recommended.

Our company manager put us in Block 37. First impression... front doorman was very friendly...the apartment was huge and clean. All the amenities seem to be updated. Kitchen is nice and stocked with pots, pans and cooking utensils. Dishwasher and garbage disposal. Bathroom is big and clean. So far so good! Close to lots of shopping and restaurants. Wish they would've given some more paper towel, toilet paper and garbage bags.

Marquee is in the perfect location with everything nearby. I previously lived here for two years but moved out due to management issues, so once I found out they were under new management by Morguard, I could not wait to move back because I really missed the location. So far, living here again has been great and already so much better than my previous experience. I have no complaints so far, and the staff is so kind, and maintenance responds to requests very quickly. Also, I love my new apartment layout, so I'm thrilled to be back.

I have lived at the Marquee for over a year. I love my apartment and the staff at the Marquee are wonderful. The office staff is top notched and have done everything during the pandemic to keep us safe and informed. The staff working in the lobby are friendly and welcoming each time you enter and exit the building and they do everything possible to assist you when needed. They go above and beyond expectations to make sure you are happy at the Marquee. Darrin and Tasha, you are both amazing. The Marquee has the best maintenance staff there is. Any issue that may arise, they are right there to assist 24 hours a day. The amenities are great. The Marquee has it all. I highly recommend it.

We lived here for 4 years and really enjoyed our time there. Before finding Marquee we visited over 30 apartment buildings in the downtown Chicago area. Marquee was hands down the winner. You won't find a more convenient location to live being in the heart of the city. Marquee sits on top of the block 37 shopping mall so residents have close access to restaurants, grocery stores, blue/red lines, millennium park and the pedway. The 360 degree views from the rooftop are majestic. The amenities are awesome including a boutique gym, pool, bbq, 2 hot tubs and sauna. The building's maintenance staff are top notch and often responded to requests within the hour. The building also has an in building laundry service through Tide which is super convenient. The leasing staff and front desk staff are friendly and helpful. Overall its a 9.5/10. Can't really ask for anything more in an apartment building.

Maquee is an amazing place to live! The building is new and beautiful, apartments are beautiful and location is world class. You can walk to trains, Macy's, restaurants and even a state of the art movie theater without going outside. I have a priceless view from my window, the Picasso st atue. THE MANAGEMENT AND STAFF ARE HELPFUL AND SUPER FRIENDLY.

Don't let these reviews fool you. Marquee is a great place to live. Yes, there are younger residents (early 20's), however they tend to live on the lower levels (6-11). The building is filled mostly young and older professionals, some with children. The noise is not an issue at all. Its a apartment building, so you're bound to hear your neighbors at some point. Besides that, the pool and amenities are great. The roof top hot tub is great at night. They have a lot of happy hours and events that are stocked with free booze and food. The gym is big and located on the top floor. They also have personal trainers that come every day and teach classes (they kicked my ass). Overall, great building. Never had any problems.

Update after moving in. I have to say that Lynn and the whole leasing office is super helpful and responsive! They are extremely nice and the environment is the best among many apts I know. The mail room is up to date, integrated with Amazon hub, very clean, organized and you will get email notifications when your packages arrive! The gym at 38th floor and night view is unbelievable and hard to beat! What impressed me most is that I had trouble installing internet with AT&T as ATT won't install it until next week, and it was Lynn who contacted with them and pushed them to make it happen!! HUGE thanks to Lynn!!

My favorite place I've ever lived! The amenities are INCREDIBLE, all the apartments are modern with high end finishes, the door staff and maintenance staff are extremely friendly and helpful, and indoor access to the mall/CTA make it a one of a kind building. I cannot say enough good things about this building!

Management is extremely unpleasant and not flexible. Not worth the headache. You'll get better bang for your buck elsewhere with better views and amenities. Just finished my year lease and personally I believe it was overpriced and managment is just money hungry. Managment has horrible ethics and values, especially Samantha, Breanna, and Wendy. They value money over safety of their residents. Wish I could rate negative stars. Hopefully this helps another potential renter. Thanks

Real talk, I never write reviews and I know all apartment management kind of sucks. But this is the worst apartment management I have ever encountered. They see residents as just $ signs. It's a big yikes, management is just plain manipulative. I won't bore you with the details of my personal struggles with them. Save yourselves.

My stay has been exceptional!! Management is very nice and responsive. The building is clean and well kept, and shopping/entertainment is just feet away! If it wasn't for our new home purchase, I'd still be renting here. Gonna miss this place

Marquee's package management is disastrous. I never get my package on the same day any more, because it takes more than one day to log packages in the system, and even when they are logged in and you go to pick, some packages cannot be found. I've seen this happening to many tenants while I wait in line to pick up packages. The amenities in this building is good, that is if they are not broken and you are actually using them. The roof top hot tub - the only thing I use - was closed down for a long time this summer. Hallway walls and carpet are always dirty, and never dealt with. Washer is et up to fill up halfway, could only fit a small load and doesn't clean properly. These are something that could easily be fixed, unlike sound proof and cheap finish problem others have mentioned, so please act on it. The building has elevator safety issue. I have experienced three different elevators stopping between floors, weird change of speed when there was no request for stop, and stopping several inches higher or lower than the floor when elevator opened.

This building deserves 5 stars through and through! The location is perfect for someone that would like to live in the bustling and busy city. Its a haven for shoppers and foodies as well! Its also a dog friendly building with no weight limit. Yet, I would not recommend anyone that owns an exercise demanding breed, since pedestrian traffic makes dog walks very stressful. The dog run is a great advantage for busy dog owners and the residents keep it very clean and pick up after themselves. On slower days like Sunday, I truly enjoyed long walks to the Millennium Park and the river walk. In the morning, I enjoyed going to Pret A Manger through the mall exit (sometimes in pajamas lol), having lunch at the Dearborn and grabbing a Freshii salad and a bottle of wine for dinner at Walgreens. This is all within 2 blocks! The management team has been helpful in so many ways including a parking issue I had and we resolved it within 3 days. Any questions or concerns you may have, they care and they listen. The cleaning guys are awesome as well. They always have a really good and upbeat attitude and they are friendly to the residents and to other staff members. The overall energy is very welcoming. You never feel alone in this location. In my opinion, extroverts will enjoy living here but true introverts will be a bit overwhelmed. Most residents are a bit slower paced here in contrast to my old river north building that were young professionals partying 24/7. The following complaint does not affect my 5 star rating and overall positive view of Marquee. However, I felt like this is something that I had to deal with on a day to day basis and hope no one else has to: My dog walker, dog trainer, friends, family and work associates have all complained about a front desk staff member that had a snarky and dictatorial attitude towards them when they visited. It all started with a single complaint about him being rude one time and it all spiraled down from there and these acts persisted on. After my second complaint my guests were unbothered yet his attitude had not ceased towards me. I would get side-eyes, up and down stares and grimaces when I walked passed him in the morning to take my dog out. One day, I had finally had enough and confronted him about both of these issues and he cocked his head to the side, rolled his eyes and spoke back to me in such an aggressive tone, in which another employee had to intervene. I was told he is like that with other staff members which is disheartening. His own faulted marital issues, lust to be of authority and overall cocky attitude has taken its toll on me and it's bittersweet that I wanted out of this building because of this reason only. Update: I forgot to mention that everyone except this person has been amazing working at front desk. I hadn't realized that the post may have mislead someone to judge them as whole but, please don't! They're always smiling and interactive which gives you a good feeling when you are starting and ending the day.

The Marquee at Block 37 is top notch, truly an amazing place to live. Pros: The location is excellent and the building and amenities are absolutely beautiful. I can't say enough about the front desk staff and building security, so friendly and accommodating. They are a joy to see every time I walk my dogs in and out of the building several times per day. I am always greeted with a "good morning/evening" or "how are you" when I come or go. They open the doors for us (meaning my dogs and I) which is totally above and beyond. Also, the maintenance crew keeps the building so clean and fresh. The management (Jessica and Lynn) have always been more than happy to fix any problem that we have encountered. Cons: The only downfall for our family is that there are no dog friendly areas close by. We have to walk to the courthouse across the street and have them pee and poo (pick up in bags) in the flowerbeds. Having 2 medium size dogs (under 30 lbs), we like to go on long walks with them. Due to the vicinity, we have to actually drive to the Montrose dog beach and other dog parks in the area. The dog run at the Marquee is passable, but it is not well kept and smells horrible and is too small, so I would give it the worst part of living in the Marquee. Otherwise, I'd give a 5 star!

For starters the door staff was amazing in the building. I loved my almost 2 years living here because of the ease to get to Ohare. As some one who travels often for work having the blue line and red line in the building were priceless. The apartment was a bit "dorm style". However, for a rental it is very nice. The Management were solid, although I had limited interaction with them. The community was nice, I had little to no interaction with my neighbors. Never had one noise complaint or smoker smell on my floor. However, even on a higher floor, you get some street noise. But it is minimal. The amenities seemed nice; however, I was not around enough to enjoy them. Only negatives I have for the place is the price of the apartments/parking. Secondly, the elevators were a constant struggle. Ultimately this being the reason why I had to move. Having amenities spread out between multiple floors caused much congestion on the elevators, and the price point is a tad bit high for my taste. However, if you can deal with poor elevators, a public garage space for your car, and paying a premium I say do it. The Management, Door staff and location make up for it! I wish I could have stayed longer!

Do not get suckered into leasing at Marquee. The detailed negative reviews previously posted are very accurate, and those who claim 5 stars just have really poor standards (and are most likely on the privileged side of the race fence). I will attempt to make this as concise as possible: 1. No value for money: luxury price, cheap product. The finishings and appliances in the units fall apart after a couple of months (washer/dryers and dishwasher are garbage, do not clean; ac/heat units are always broken and have to be fixed; doors, knobs, windows, bathroom fixtures all might as well be for a dollhouse. 2. Ventilation is the worst!!! In unit, you will smell what your neighbor is cooking. God forbid you'd like to fry an egg, get ready for the smoke alarm to deafen you. While they claim to be a no-smoking building, there is the smell of weed and cigarettes that seep through the halls and into the bathroom and closets. Get ready to spend money on laundry detergent to wash off smells on your clothes. Apparently, we share ducting with the mall and cinema, so that smell of wet carpet in the winter mixed with stale popcorn and butter lingers in the 5th floor and hallways. Prepare ur gasmasks on the days the clean the grease traps too, it's brutal. 3. Management is by far the worst I've experienced. I have lived all over the world, in high-end buildings as well as mid-level apartment complexes and it is only here that I've experienced THREE manager turn-overs in less than one year. The maintenance and front desk staff are fantastic though! Overworked but friendly. Leasing agents and admin personnel are unprofessional, rude, racist, and just plain irritating, to say the least. 4. Too bad the photos of the outdoor amenities don't have a scratch n' sniff option... the firepit/bbq area and pool is beside the "dog run" and it just reeks of dogshit and piss. No amount of hosing that down will rid of that putrid smell. 5. The rooftop... jesus christ, the rooftop. It is the breeding ground for all the wasps and mosquitos in the world. I do not exaggerate when I say that there is like some sort of apocalyptic, swarm of wasps that have taken over that place. No joke, you need full on beekeeper outfit to go out there. 6. Just don't do it. It's the worst.

Let's start with the good things: great location, great views, gym, hot tub, sauna. However, these persisting problem really should be addressed with the rent people are paying here: 1. The building is extremely understaffed. I'm not talking about management office, but mail room, maintenance, and front desk staff. I find them constantly overwhelmed by the amount of tenants in this building. There are almost 30 units per floor! - I can never get my package on time. People pay to get their purchases delivered the same day or the next day, but what is it good for if the building takes more than 24 hrs to enter your package into the system and only then let you claim your package. This building is one of the most expensive apartment buildings in the city, yet it is almost impossible to retrieve packages after 8pm, because the front desk staff has to remain at the front desk, and there is no one else. Please make sure you hire more people to manage packages or find space to build more self service lockers, and have packages delivered to your tenants on time. This is a modern era when people shop everything online! - maintenance team takes longer and longer to respond to requests, because again, there are more and more people moving into the building. - Staff spread gossip in this building. 2. SPIDERS! Arachnophobs be alert! The building is covered in spiders. There are swarms of spiders literally hanging out of your window all the time, and the window at the elevators. Sometimes they find ways to enter your apartment. They were probably gone for a day or two when the building external was being cleaned, but the building need professional pest control to handle this problem. 3. The building is a cellphone signal black hole for some reasons, same for me and my friends using different providers. This is not the fault of the management, but I just want to point this out because it's a huge inconvenience. 4. Concurring other reviews on the cheap finishes. Walls, floor, doors, windows, cabinets, lights, faucets, toilet. Totally not matching the luxury apartment market positioning. They look okay because they are new now, but wait to see in a few years.

I have lived in Marquee for over two years in two units - a convertible and one bedroom. Both faced South with excellent light and exceptional city views. The leasing staff and maintenance team have been responsive and helpful, and the door staff are cordial. Living above Block 37 is also a perk, with convenient access to coffee and the CTA without having to leave the building.

Important things myself and many other residents wish we new before signing: I've lived here for about a year. The size of the apartments are fantastic and there are some great amenities however, cons out weight the positives. 1) You will RARELY get a moment of peace and quiet. This makes being in your apartment *miserable.* From 7am-8pm almost every single day of the year Bucket drummers, xylophonist, saxophonist, singers, electric guitarists and other street performers can be heard LOUD AND CLEAR from most apartments, even ones on floor 30. Unfortunately they were not playing the day I toured. Sometimes it's just one group of performers (which is still incredibly awful), other times like now it's even worse with bucket drummers, a guy playing the same Star Trek line on his trumpet over and over again, and some guitarist hooked up to an amplifier playing the same Christmas rock song ....... blasting your tv and music most of the time is still not enough to drown out the sound. The business center sucks. There is 1 computer. Their used to be 2, but the building is too cheep to replace it. Roomer is someone walked off with it. You'd figure they'd have a good amount of cameras around for safety, but they don't. Often the smell from the dog run across the hall of the business center is extremely strong so you can't enjoy it. Their is a super loud non-stop high pitched buzzing sound that fills the amenity floors most days, which is why you'll never find anyone down there. To add to that.. the management chose this awesome cream machine for Coffee, which also make a loud buzzing sound the majority of the time... there are plenty of machines that make 0 noise, but this is the quality of Marquee. There are TONS of stains all over the furniture on amenity floors. I'm a big fan of dogs, but do not think it's right to allow them in the amenity area in case you have allergies or to help keep it clean. Items in the apartments break a lot. The appliances are bad. Microwave doesn't work half the time. Dish washer doesn't dry the dishes. Washing machine doesn't do a good job at cleaning clothing. Their are no perks of living here in terms of special events like they claim they have for residents. No in-home delivery. Nothing really nice apartments that are less expensive offer. The Decoration of the building is also very poor. I figured the fact the apartments were so large with great amenities would outweigh it looking like a college dorm building, but seeing the above it doesn't. There is no space in the kitchen to store food or cooking items which I overlooked being so taken back at how large the apartment was. This building needs to class up. It has potential but is neglected. Many simple things residents complain about all the time never become fixed.

I just ended my one year lease at Marquee and loved it. Great building with the friendliest staff . Anytime I had issues in my apartment they were quick to respond and remedy the problem. The apartment is perfectly sound-proofed, I never once heard my neighbors which was a major concern of mine. The only time I hear anything is in the bathroom vents, which is very infrequent, so did not bother me at all. All of our neighbors were young professionals and were very nice and courteous. The roof deck is amazing and always has seating available, which was great especially when I had friends and family over. Same goes for the grills on the fifth floor, I never had any issues and never had to wait. Sad to leave (especially the front desk staff, love you guys!!) but had a great year living there.
