If you are looking for luxury condo, this ain't it. The building is older (built circa 1993), but seems to be solid concrete construction (for the most part). There are some cracks visible from the outside and the fascade is ready for a full repainting.
The units are larger than most newer buildings with 40sqm is the smallest available. The building also features 60sqm and 80sqm units. Some are renovated and look very nice, others not so much. The sound proofing between units is decent as the units are relatively quiet (unless you are unlucky enough to live next to loud children). If you are lucky enough to stay in the westward facing unit, you may have a beautiful view of Mahanakhon.
The inside premises are adequately maintained for its age as both elevators seem to work well, stairwells, and hallways are all maintained. The hallways are darker during the day since there are no windows and dim lights. The brighter hallway lights come on at night. The cleaning staff do a good job to keep the inside premises clean. The garage appears to be full of vehicles 24/7. The security appears to do their job. There are maintenance staff on premesis 24 hours.
The immediate surrounding features a 7-11 and a decent Thai neighborhood with good street food, laundry mats, barbershops, and other small businesses. It's a 6min walk to the BRT or 20min walk to Chon Nong Si BTS.
There is a good mix of Thais and expats in the building. There is no pool on the premises and a room on the roof with very cheap gym equipment, but overall it's not a bad place to experience real Thai living. I give this property 3.5 out of 5 stars.
