What a hidden GEM!!! Th staff was wonderful, they were very helpful n always w a smile. I loved th room, it’s just what i vision an old Japanese room use to look like. Restaurant was beautiful, it had lil dining rooms upstairs…. Th morning breakfast was good, gotta try th Japanese breakfast. I would definitely come bac n stay. Well worth th price. Th room is big enough for 3, but if it’s 3 then ur space is limited for ur luggage. Also, if u end up hvin to hv th upstairs used as a bed room, make sure ur ask for a thinker mattress. If u use th outdoor bath, b aware of th mosquitoes

I struggled with whether to rate this property 2 or 3 stars. Like the previous reviewer, I do not understand the glowing reviews this property receives, but I also came away from our one-night stay with the distinct impression that we received markedly different treatment than other guests. For starters, every other guest I saw checking in was escorted into the second-floor lounge for a leisurely check-in. We were told to sit on the couch that sits just inside the entrance and were hurriedly checked in. It almost seemed like most guests at this property were younger couples and they didn't know what to do with an adult father and son pair...||Anyway, the "townhouses" are very pretty, my son's favorite room we stayed in on our Japan trip. But I understand others' criticisms of the room's impracticality (maybe its an over-50 thing?). Not only were the stairs very steep but the walls were covered with a sharp stucco-like material, so if rubbed against the wall on your way up/down, you scraped yourself. I did appreciate the huge bathroom and outdoor soaking tub, as well as the complimentary mini-fridge of cold drinks.||The neighborhood this hotel is in is not very convenient to other Kyoto sights, not easy to reach by subway (though accessible by bus) and frankly just not a very pretty area. The photos of the "Tsubaki St" itself are very strategically angled and hide that from other angles you are looking at the parking lot that fronts the hotel and aesthetically unappealing neighboring buildings.||Most problematically of all, I found the service (or lack thereof) downright unwelcoming. Apart from meals and check-in/out, I don't think I saw a staff member, let alone was approached by one or checked in on. We booked the later seating for the in-house Wagyu dinner, and apart from one younger couple who left shortly after we arrived, we were the only people there. We were then rushed through our very expensive dinner very abruptly. The promised "late night snack" egg sando simply never arrived, even though my son waited up for it! To be fair, service at breakfast the next morning was markedly better, where our server was friendly and tried to offer advice about what to do/see, even with limited English.||Bottom line is that while staying here for one night was undoubtedly a unique experience, it was not remotely worth the top-tier money charged for room itself or for the Wagyu dinner.

Beautiful rooms and atmosphere, comfortable and spacious. The semi open air bath attached to the room was just divine. |Had a delicious traditional Japanese breakfast as part of our stay which I can’t recommend enough. |The staff are incredibly friendly and helpful. In particular, our attendant Kohga was very sweet and thoughtful - I have a penchant for plum wine which he brought to our room for us. Later in the evening when delivering a snack, he also gave us some plum flavoured sweets and a lovely, personal, handwritten note wishing us the best on our trip. Just a very thoughtful and above and beyond level of attention and kindness - thank you Kohga and Nazuna generally for a lovely stay.

My husband and I had a good stay, but wouldn't recommend the hotel. The location is convenient, near a train station, and despite the cramped urban setting, the building interior is beautiful with well-designed rooms. The bedroom, bathroom, and outdoor space were exceptional. However, the lack of windows and limited natural light throughout the property made many areas feel dark and constricting, even though it works for privacy in the outdoor bath. The snack room, though lovely, only offered candy for food and the coffee was bad. Breakfast too was a letdown. I've stayed in many hotels across Japan, and this one ranked near the bottom. There were no real food choices, the menu was strange and not very good (though the colorful jams were cute), and I had to repeatedly ask for “no pork” at every meal until I gave up. While the hotel offered many “free” perks (e.g., drinks in the fridge, a substantial arrival gift, candy and alcohol in the snack room), it was difficult to access them regularly. The candy was usually empty. They discouraged room cleaning (and presumably refills). The promised nightly egg sandwiches were never delivered without request, and the tea ceremony required too much advance notice/limited hours to be practical. We had to leave early on our last day, but the breakfast hours (8-9:30am) didn’t accommodate us, and the front desk refused to issue a refund, offering a pathetic to-go breakfast instead. While we enjoyed some aspects of our stay, it wasn’t worth the cost, and we’d look elsewhere in the future.

I would not recommend this place and cannot begin to understand the favorable reviews. Overall mediocre and not worth even $300 a night. Room sleeping arrangements were terrible. Up a flight of steep stairs to the 2nd floor where there is a tight fit generally and 2 mattresses on the floor. Beyhond difficult to figure out the thermostat control and how to shut off the thermostat light at night. Going to the bathroom at night meant getting off the mattress, stepping down a stair, and then going down the steep stairs to a very tight bathroom. Beyond idiotic and the perfect setup for breaking one's neck. . Breakfasts were ok but not in the same league as other hotel venues in Japan. One morning they had great difficulty serving me eggs that were actually warm. We are not fat or unfit. Not even 4 different taxi drivers could readily find this place and the location is far removed from anything of interest in Kyoto. This place "sounds" great but is anything but. There are many better choices out there.

Room was pristine and had wonderful setup for the bath. Soft bed with luxury linens. We loved the jinbei pajamas. Having the lounge open 24 hours was so helpful. Staff were generous and considerate. We loved staying here. Our only recommendation would be to provide another small table in the entry or more hooks just to avoid the need to store/place things on the second floor.

We stayed here for two nights and from the moment we stepped into lobby we were impressed. The staff were friendly and accommodating. The room we stayed in was two floors with an outdoor private onsen. The space was clean, comfortable and beautiful. There were many amenities (including a midnight snack) and the staff really go out of their way to help with anything. I would definitely recommend this place!

Although this hotel gave an opportunity for good photo ops. The location isn’t great, the rooms are good but, lack of windows and sunlights makes the room very muggy which gives opportunity for bed bugs and insects. Also rooms don’t have any space to open luggage. Very cramped. Breakfast is ok and, you can choose between western and japanese, but if you have any dietary restrictions, it will get difficult. Also breakfast time slot needs to be picked in advance. The lounge is good to sit and relax but would appreciate if there’s some snacks other than nuts and mochi. I felt it was way overpriced for the experience . The entire street of rooms is a really cool set up and they also gave us a gift at check in which was cool.
