We had an absolutely wonderful stay at the Newport Beach Hotel & Suites the weekend after Thanksgiving! The location is unbeatable, with stunning views of the beach and easy access to Newport’s charming attractions. Our room was spotless, spacious, and equipped with all the comforts we could ask for. The staff was exceptionally welcoming and went above and beyond to ensure our visit was perfect. We highly recommend this hotel to anyone visiting Newport, whether for a relaxing getaway or a holiday retreat. We’ll definitely be back for another visit soon!

We chose this hotel because it was close to the cliff walk and had great amenities. The hot tub were cold and unusable while we were there. We told the desk about them multiple times, but they were never fixed. The continental breakfast was extremely basic and lacked in quality. The rooms, however, were excellent, and the beds were wonderful! The staff was very nice, and they served a variety of beverage options in the lobby. Infused water, good coffee, and lemonade. Unfortunately, because we couldn't enjoy the amenities like we wanted, I don't think it was worth the VERY expensive rate. The manager did offer a very small discount but not enough to make it right. This hotel, while close to the cliff walk, is very far from the heart of Newport activities and is not within walkable distance. We will probably not be repeat customers. There are too many other options available.

I stay at this property anytime I visit Newport. You just can't beat the value with the rooms, prices, and location during off peak season. Although I experienced issues with the WiFi and the roof deck jacuzzi that were not resolved, there's something to be said about genuine, friendly service. Kristin, at the front desk, was a delightful part of my experience --both upon arrival and departure. You can tell that she truly cares about her guests and the role she plays in making sure their experience is pleasant. I greatly appreciate that level of service, especially in a day and age where it isn't frequently found.

Very pleasant experience checking in and checking out. One bedroom suite was the perfect size. The room was very clean and updated. Bed was comfortable. Jacuzzi tub worked perfectly. Great view from our windows and Juliet balcony doors. Even the continental breakfast hit the spot (we knew it wasn’t a full breakfast). The staff were very friendly. I wish we could have stayed longer. Would return and recommend!

This hotel was great! My fiance and I only stayed for one night but it exceeded our expectations. The room was very clean, the location was like 6 minutes away from everything, and we even got greeted with M&M cookies when we checked in! When looking online you really can’t go off our pictures but this place was spotless and beautiful! This was our first time in Newport and definitely will not be the last…. & we definitely will be staying at Newport Beach Hotel again!

Fantastic stay! I thoroughly enjoyed my stay at the Newport Beach Hotel & Suites. Carmen was very kind and made the best chocolate cookies. The hot cookies and fresh juice were an added bonus to staying at this hotel. Everyone was extremely friendly and helpful. Fall is an excellent time to visit Newport. Parking around the area was free because it was off-season. The Cliff walk is 0.7 miles away from the hotel and 9 minutes without traffic to downtown Newport. I would highly recommend staying here if you plan to visit Newport Rhode Island.

The Newport Beach Hotel is a good hotel located across the street from the beach. The rooms appear to have been fairly recently renovated. The staff were personable and friendly. I imagine that when the hotel is full that ear plugs are probably needed in order to get a restful night's sleep. That's due to it's location and the way that sounds carries in the hall. Otherwise for the area at this time of the year it's one of the most reasonably priced hotels in that area relatively speaking.

We only stayed for one night and our experience at Newport Beach Hotel & Suites was amazing!! It was super easy to book and check in, plus the staff was so welcoming and kind — just what we needed after a long day of travel. The room was comfortable and was very clean. Would definitely recommend and will come back again!

Can't believe I've been to Newport and had not been here before. Most likely because this is not in Newport proper, but down the hill in Middletown, RI which borders the line near Easton and 1st and 2nd beaches. This is a cool nook of hotels and restaurants right on the beach and though I was here for a wedding in January, I'm sure this is quite the hotspot in the summer. This hotel has two buildings and one main building which faces the beach and the busy main road and another behind it that is the second building which faces beach or a sort of harbor. The parking here is in the second building parking lot and is either exposed or in tight spaces under the building. The hotel is very old and is on the historic registry, main building lobby is small, restaurant and function rooms off the lobby, and small front registration desk. The hallways and common areas are a maze here and you can easily get lost. The rooms in this hotel look somewhat redone, however the walls are dated, and the set up in the rooms seems cramped and is odd. The exposed sprinkler system in the rooms is weird and the only thing that looks updated are the bathrooms. The beds at least are comfortable, there are no closets, just a sort of small rack to hang clothes on. The showers in the bathroom have very little pressure and are tight. For the off season rates here, you would think we were in season since it's still pretty pricey. I've only stayed in downtown Newport at the Viking and a few others and those rates I can see being high, this one, I'm scratching my head why it's so high in January. Still, the staff here was helpful and friendly and it wasn't a bad location and faced the water and Cliff Walk which was nice. However not sure I'd stay here again unless I was hitting the beach areas of Newport. Its pricey and the location is not ideal if your looking to be close to Newport attractions, unless you want to hike up the hill to Cliff Walk.

The location of this hotel is unbeatable. It's near dining options, the cliff walk, and the beach. The front staff are incredibly friendly and made check in easy and smooth. However with the cost of accommodations, I was very disappointed in what they offer. The "breakfast" was nothing more than cold cereal, oatmeal with no hot water available, couple of granola bars and fruit, and English muffins and bagels. Very lackluster for a $600 a night stay! The other really disappointing part was the room itself. The beds were very comfortable, and there were plenty of linens. The bathroom was so tiny. The shower had no shelf, it was very weird. Where do you put your shampoo and body wash? The finally strange thing about this room is that there are no chairs. There is no where to sit other than the beds! A small table with chairs would have really been a game changer for our two night stay. Overall, would we come back? Yes. Would we upgrade to ocean view for extra money? Never again. Go back and research what "luxury" means, and offer your guests more.

I booked a standard room at Newport beach hotel through priceline. I paid $1672.53 for 3 nights in July 2024 (26-29th). When we got there they gave me a "run of a house" room. The room was in attic and hardly fit a Full size bed! It was a servant room but this hotel has the audacity to charge people for giving them a servant room. It was a triangular room which one side was 3 feet wide and one side 7 feet long with view of the chimneys. I called front desk right away and they told me they do not have any standard room left. I said I want check out and I want a refund. The Hotel manager (Alex Mola) agreed to refund me because it was their fault. We checked out on 27th 9 AM. It is August 24th now and I have not received any refund. They did not refund me for the nights that we were not there and they did not refund me for the difference between the standard room and the mouse hole that they gave me. So book this hotel if you have money to throw away and be insulted while doing that.

Where to even start.. this was by far the worst hotel I've ever stayed in. A local motel or sleeping in our vehicle would have been better in all honesty. We got there and was told we could not check in and to come back in 45 min. So we went to town and came back 1.5 hrs later which was almost 5pm. We still couldn't check in. Check in supposed to be at 4pm! Their explanation was well you got a big room so it's not ready yet. So apparently the better room you stay in the later the check in. We sat in the lobby for another 30-45 min before finally being able to check in. The room was good sized but overall the hotel is not as advertised online. This is by far not a resort nor 4star hotel. The tiny pool was in a tiny room which is so hot it's miserable to even swim. It overlooks grass not the water. The rooftop was laughable and not at all like the photos online. We ended up leaving and not using the amenities and just going to the beach across the street. The real issue came at night as we witnessed not one but two people be attacked downstairs in the front parking lot (right across from lobby) the guy was beating up the lady as she screamed bloody murder. The hotel did nothing, If it wasn't for the guests in the hotel coming down to help I'm sure the guy would have hurt her worse. After that we went to grab food and as we were coming back a creepy guy with a mask on (yes a mask!!) walking around the parking lot with something in his hands going to the vehicles trying to open them. We ended up calling the front desk as we were scared to get out of our car. The front desk said they had numerous complaints about it so wasn't just us. After these two incidents we were terrified to stay here and couldn't sleep but tried to make due. About 3 hours later the same guy came back and tried to break into the lobby I guess to get the girl he attacked earlier. Cops came and it was hard to sleep or even try to sleep after that. We told the front desk the next morning and they could have cared less. We are beyond pissed we paid 600 a night for a hotel that is worse then the red roof inn or local motel. If you have kids or are a solo traveler I would definitely not stay here as it's not safe at all!!! The hotel did nothing to compensate us so we will be trying to dispute this charge as this was an absolute nightmare.

Nice view but don't waste your money! No closet space , can not hang clothes up. Rooms are sma and uncomfortable, no table or chairs. Restaurant and bar closed, so no food available. First and last time coming here.

We stayed here during the xmas holiday , we had a lovely stay and gorgeous views! This hotel felt very homey and not corporate, which we love. Frank made our accommodations perfect and love his positive energy. We came to see the mansions but he also recommended some other places to see before we left town. Definitely would recommend to stay here! They go the extra mile!

Historic. Antique. We should all know by now those are code words hotels use for small and crappy but somehow we fell for it. Their website is very misleading. Check the reviews for the truth. We paid $900 for 2 nights thinking we were getting a suite. Instead we got a room advertised as two queen beds. That's a lie they are full size beds. There was barely two feet of clearance around them. We thought we had a kitchen but only had a mini fridge. The building is old and crooked and walls are paper thin. At 10:30 pm we woke up to the room next to us using the bathroom. Sounded like they were peeing on our heads. We heard EVERY word they said. EVERY drawer they opened. While in our room something was shaking the entire building. The room doesn't have curtains so you are up with the sun. The pillows on the bed arent even full size. They are 12x12 squares inside cases. The pool and hot tubs aren't even in the same building. You have to cross the street. All 3 were FULL of sand. The ceiling falling apart in the pool room. The chemical smell so strong it burned our eyes. The pool not clear. The overall ambience is not bright. It's old and dingy. The restaurant was closed without warning. Yes it's right across from a very nice beach. They do have chairs for you to use but nothing to lay on. The elevator jumps and stops and makes you think you'll die. The only nice thing was friendliness of the staff. We left after one night though. It was miserable. For that amount of money we expected. MUCH more.

The room was fine but they didn't provide linens for the fold out so we had to go to the lobby at 11pm because nobody was answering the phone.

Not great. Kind of run down and has a very old feel to it. Several pieces of furniture were falling apart. We found bolts on the floor. Several chairs were falling apart. The door to the dryer did not close properly. The property needs updating and much better maintenance. Staff were pleasant. Across the street from several local decent eateries. Overall, needs some work.

We stayed here from Sunday till Thursday. We were in the older building. It was a good location. Walking distance to a few eateries, beach. Because of the covid. Things were different. No room turnovers, if you needed toiletries or towels, the front desk would supply you. Which I guess was ok, to a point. I think for a 1 night stay, ok, but we stayed 4 nights. We needed to put our dirty towels and garbage in the hallway. Funny thing is these hotels are not discounting you in any way for not providing you the service. Lol The place was spotless. The room was comfortable. We always ck the comfort of the bed. It was great. Pillows were the size of postage stamps, and mushy, but we had plenty. They had 2 nice robes for us. Ac was nice and cold. We had a refrigerator and a microwave. Coffee pot, but we didn't use that. The room was equipped with a safe, iron and blow dryer. One thing that I must comment on, a little tacky. They charged $12.00 per day for the car. Just roll that in the price of the daily rate. Lol. They had an abandoned restaurant in the lobby. I heard it's been closed way before covid. Like for about a year and a half. I think they should get that up and running and at least do a breakfast thing there. Too many people running out early for coffee etc. just a thought! Otherwise, the hotel was immaculate! One constructive criticism.... the Ac in our room was right next to the bed. Should have been under the other window, or flip the bed around. Blowing on us. Had to put a chair with clothes on it to block.

It was just ok. Older hotel make sure if your reservation states "water view" and you want the ocean view make sure you tell them. One side of hotel is water view of a pond. I should have checked that out first. The swans in pond were nice but I thought I was getting an ocean view. You have to cross the street to get to beach which isn't a big deal. It's a quiet area about a 10 Minute drive to center of Newport. Beach is small but nice. Most of the "public" Beaches require you are a resident of RI to get in. The room was ok- big, separate kitchen/living area but dated. The bathroom had mold on ceiling and around tub. Hot tub area on roof was nice, clean. All in all, just ok.

My family travels to Newport yearly for a tennis tournament my husband works with! We have two children and we stay for a little over 2 weeks. The location is perfect. You can walk to the beach, Flos Clam Shack, etc. The tournament had requested a room with two queen beds but after reading online, I realized it was going to be pretty tight in there for 2 weeks with the kids and all our gear. I just happened to call the hotel to see if they could accommodate a bigger room and Donna was so understanding and jumped through hoops to accommodate us! When we arrived at the hotel, we were greeted by Donna who then informed me that she was able to move some things around and confirm us in a larger room that day! The staff went above and beyond for us and we could not be more appreciative. The staff is extremely friendly and accommodating. One of the staff members even went to Rusty's next door to get ketchup for my daughter! The hotel restaurant and bar are fun to pop in and grab drinks or a snack. Anything we needed, they were there and happy to help. The hotel is clean and well-maintained with beautiful views. We had our best vacation yet and that was due to the staff at Newport Beach Hotel & Suites. See you this summer!

Horrible Room My partner and I booked a stay approximately a month out to arrive to a room no where near the size or quality of those pictured on the website. A bed had been shoved into a room so small the bathroom and closet doors could no longer open fully, only one nightstand could fit into the space leaving the other side of the bed pushed up against the fridge/microwave. Additionally the shower stall was approximately 2x2 and no dresser/ tv stand or any other furniture was present to hold our belongs.

I made a reservation here for my partner and I to enjoy a weekend of peace and quiet - we planned to hole up in our room the whole time, and we chose this hotel because they offered relatively reasonable rates for suites with soaking tubs, seemingly plenty of sunshine from either of the Juliet balconies, waterview rooms on both sides of the property (pond-side or ocean-side) and billed themselves as a "luxury" hotel where we expected to really unwind. From start to finish, the experience unfortunately didn't measure up. We stayed in a king suite, checking in at 5:00p. Despite being one hour after their stated check-in time, the young woman at the front desk told me "my room was ready," which struck me as a little odd (of course it should be ready at that hour) until I overhead another woman at the front desk talking to a mother about how her two-bedroom suite wasn't ready and they didn't know when it would be. The mom and her young children had to wait in the lobby, while the kids whined (understandably). No apology offered from staff. Next, we arrive to the room where we discover that we're on the same floor as the hot tub and in a room (403) that is literally sitting on the deck. As in, we could never leave our curtains open for natural light because if we did that in the living room, people entering/exiting the hot tub could see right in our room and because we had a wooden partition between our room and the rest of the deck (billed a "private" deck for our room, ha) that blocked out much of the natural light anyway. If we left curtains open in the bedroom, anyone on the deck could see directly into our room. This was bad in winter, but would be absolutely HORRIBLE in summer when more people take advantage of the deck. You really feel like you're in a fishbowl in 403 - avoid at all costs, until they decide to charge less for that suite compared to the ones with even a shred of privacy. Also upon arrival in our room, we discover two dirty bathrobes in a ball on the closet floor, and missing bath towels. It really made us wonder if anyone had cleaned the room at all, but the kitchen and bathroom surfaces seemed okay, so I assume someone at least did something. When we called the front desk (from our cell phone, because the room phones didn't work) we got no apology from staff. They just picked up the dirty laundry when we left it outside our door and left a trash bag with clean linens in its place. We decided to take advantage of the roof top hot tub and were looking forward to having it to ourselves given Covid protocols. Some problems there, too, though, as there is no buffer time between parties in the hot tub to allow for clean up, which means there was paper trash and room keys all around the hot tub, no dry place to store towels or robes (so cold!), and dirty towels in a heap on the one table just inside the door. The lack of buffer time also meant that it's up to guests to nudge the previous hot tubbers out at the right time (no social distancing here, and few masks because of the water), especially because there isn't any place to put a phone to monitor the time and no clocks. I was grateful for the dark so I could pretend it was cleaner than it was - constant stream of kids and long-haired people in and out, which is understandable but also. . . yuck. The suite as a whole is dark and cheap feeling (laminate floors, poor sound dampening, Days Inn vibes). Not luxurious if that's what you're really going for. And the front desk staff both seemed like teenagers who were doing their best to get by, but weren't really equipped to be the face of a hotel that doesn't seem to have its sh*t together behind the scenes. I'd give this place fewer stars, but the tub was NICE - big and clean - and the bed was comfortable and well appointed. (Though the hot tub didn't have curtains and a light from the deck shown in all night. Windows are frosted, given there wouldn't be any privacy in the bath from the deck otherwise.) All in all, not great and not quite the retreat we had in mind, even for the price. They need to be more realistic about what they're offering and provide better service and cleanliness all around.

We were originally at the Travelodge in Middletown, walked in, and the room was so bad we knew we had to leave immediately. I called the Holiday Inn down the road and the girl told me about how Newport Beach Hotel had an opening, and did I want it. I told her yes, here's my credit card info, I'll be there in 15 minutes. Since it's Memorial Day weekend, the street by the hotel was incredibly busy and chaotic, but the staff who were running the parking lot Saturday were very fast, efficient, and friendly. We walked into the hotel and the staff inside were very nice and understanding and sympathetic to our plight, and couldn't believe the photos I showed them of our room at the Travelodge. The price of the room here was less than what I would have paid there, and it was a completely different experience. Spotlessly clean room, we had a view overlooking the beach, and the bathroom was fabulous. The only thing we noticed about the shared bathroom is that there wasn't an inner room door bolt, which would be nice. I know it's a higher end hotel, but still, that little bit of added security is always nice. The Starbucks coffee they serve in the lobby was very very good, and not standard hotel coffee. We loved snagging Andes mints from the lobby whenever we came and went as well. We can't wait to come back and stay again, and even longer this time. The king bed was fantastic, and it was like sleeping on a cloud. My boyfriend and I agreed that this was the most comfortable hotel bed we have both ever slept on, and were tempted to ask who they get their mattresses from, because we want to go and buy one for our house. I would give them a 10 star rating here if I could.

Our stay started poorly and didn't get better. Four of us traveled to Rhode Island for a memorial. We're all first responders. We walked into the reception to check in and were the only ones in the lobby. We were not greeted with a "hello" but rather a "where are you from" demanding to see our negative Covid tests. We explained that we weren't aware we'd need these, had not been asked for them the previous day staying in Rhode Island. As we'd been vaccinated and could show proof, the receptionist let us stay. We investigated RI.gov afterwards and noted that our state was not on the list; further we met two exceptions. We confronted the receptionist and he stated he did not know our state wasn't on the list of "high risk" as the previous shift hadn't printed one. He did have computer access and was able to find the information while we were there. Further, we explained that we met two different exemptions. That evening, I noted the fire alarm panel was in "trouble". Told the receptionist and he was incredibly dismissive. That night, my husband and I noted the thermostat in our room wasn't working but the base heater was putting out significant heat despite being down at 58 degrees. My husband and I opened the window (outdoor temp 17 degrees) and were still overly warm. Made sleeping difficult to say the least. The next day, our friends found pubic hair on the washcloths as they were getting ready to use them. We confronted the manager with our concerns. He said he wasn't the normal manager and would have the regular one contact us the next day. Now, a week later, we haven't heard anything. Frustrated with the experience. Unfriendly, unclean, never go back there!

Staying at this hotel for the Newport Jazz Festival nearby and it is definitely not worth the $465 a night for this room. The standard Queen room we paid for was tiny (I don't mind) and poorly maintained. The light fixtures are missing their covers, the shower floor is dingy, and the door has to be slammed hard to be closed. I've stayed in places that were worse, but not for this much money. If they charged prices that were commensurate with the quality of their rooms, all this could be overlooked- but for almost $500 a night I had to say something. On the plus side, it's about 1500 feet from the beach and AC is fantastic.

Just so you know ... -"Spa" closed -Room missing dishwasher detergent, wash cloths, conditioner. -Showers cold both days. -HVAC ran hot n cold, so room was uncomfortably cool, plus unexpectedly noisy. -tub is not easy to get in & out of, would not recommend for older people for sure. (Our friend staying same weekend found brown stained, dirty sheets-eeeew) Would have discussed some with front desk but clerks were decidedly unhelpful. If you have another choice, I'd suggest choosing otherwise- there are many other options in the area! 2 1/2 stars

I had a lovely time staying at this hotel. The front desk attendant, Orlando, was friendly and accommodating. I asked for restaurant & sightseeing suggestions, and he provided a list of places. We got a room facing the beach, and it was perfect. The room was clean, spacious, & quiet. The hotel has a nice outdoor jacuzzi with a deck, as well as an indoor pool & jacuzzi... all open til 11pm. We were in walking distance to a few restaurants & convenient stores. Also, a 10 min walk to the entrance of the Cliff Walk, and a 5-10 min drive to downtown Newport. A perfect area to stay.

My wife and I have stayed at this hotel a few times, and our experiences are generally good. The old building has a great view of the ocean and second beach, while the new building has a jacuzzi and fire pit on the roof, overlooking the pond. This is not a five-star hotel, but it has some really good qualities, the best of which is the view and the fact that it's not in all the hubbub and traffic of Newport Harbor. And the price us reasonable, although they have started to charge for parking.

Overall the hotel was ok but the management staff are horrible! The day after we checked in for a 5 day stay for our daughter's wedding week, the elevator in the suite building broke. My handicap mother couldn't access the suite that was booked for her and my sister's family so she had to get a room in the historic building. This rooms in building are not built for wheelchairs so it was difficult to maneuver. These things happen; it's no one's fault but the manager expected us to pay for the additional room on top of the suite we paid for! I had to see management multiple times and flat out refuse to pay for the extra room. I actually expected a discount on the room that was booked but they never stepped up. There we're at least 15 rooms booked for the wedding. No one even tried to apologize for our inconvenience or the fact that my 86 year old mother missed wedding related activities in the suite building because the elevator was broke. I had a corner 2 room suite that sleeps 6. There were 3 drinking glasses, 2 wine glasses, a dirty pan and no cooking utensils. We bought a pan and spatula so we could cook breakfast. I would never stay here again or at any of this group's properties. They do not care about their customers at all.

Not a great experience for the money. The hotel bar is closed, hot tub out of order, ice machine out of order, the hot coffee station doesn't even have real cream or milk. I'm not sure what you get for the money. Rooms are small and cramped and we were in another building away from pool and roof desk, requiring us to go out in the cold with our bathing suits if we wanted to use it. This hotel is outdated and didn't have enough amenities to justify the crazy per night rate. We thought we were Getting 4-5 star and it was more like 2. Wouldn't go again.

We were looking for a quick, overnight getaway without spending a bundle and this place delivered. The location is perfect - right by the water but just away from the hustle and bustle of the commercial waterfront area. There are two buildings - we stayed in the older (built in 1940). The newer suites are just across the narrow street and that's also where the parking, as well as the pool and hot tubs, are located. Check-in was a breeze and the staff was pleasant. Our room was on the third floor. It was a single queen bed, which was the smallest queen size bed we've ever seen. But it was very comfy with a pillow top mattress and ample pillows, so we managed just fine. The granite and marble was very nice, especially in the spacious bathroom, which included a full sized tub. We did have a refrigerator, microwave and coffee maker in the room as well. The layout/floor plan was a bit odd. The television was mounted on the wall beside the bed instead of at the foot, like usual. But we didn't come to watch TV, so no biggie. What we did enjoy most was the rooftop hot tub and fire pit. Even though we had to venture across the street, it was easy wearing our hotel issued, thick, terry bathrobes. The view was nice, the fire was lit and the water was hot. After a few moments alone, we were joined by six or seven women who were on a girls' weekend. They were lots of fun and, luckily, the hot tub was large enough to accommodate all of us, plus another guest who arrived later. In the morning, there was hot Starbucks coffee in the lobby, ending our getaway on a positive note!

WORST HOTEL IVE EVER STAYED AT!!! First of all, the rooms were not as they described but ok, it is what it is. I don't even know where to begin. LONG story short, we realized in the middle of the night that our room was INFESTED WITH ANTS. I kept feeling something on my leg so I woke-up, turned the lights on and saw ants all over the ceiling, bed, and WALLS. We immediately all gathered our things and went down to the front desk to complain (at 3am mind you). The front desk agent was nowhere to be found .. we literally searched the hotel grounds front and back. Eventually my fed-up cousin opened the 'employees only' door (after incessantly calling out, "Hello?" "Anybody here?" mind you) and found her with her headphones on listening to RAP MUSIC completely unaware of our presence. She then unapologetically asked if we'd like a room on the next floor; completely delirious from a lack of sleep and shock of having red ants practically crawling up my pajamas we accepted and moved on to the next room. We inspected the new room as well as we could and went to sleep... only to wakeup the next morning to ants all over our new beds as well. WORST OF ALL when we went to tell the manager (Alex), he accused us of lying in the most condescending asinine tone thats ever been directed towards me (no apology). He then asks us to walk him to the room so he can see it. Room service ofcourse conveniently changed the sheets before we got there so again he insinuated that we were lying. It wasn't until we revealed that we took a video of the off-putting affair that he offered the slightest semblance of human empathy. Still, despite the AWFUL experience 'condescending Alex' refused any sort of refund or even a basic half-witted apology. I'm not kidding when I tell you Roz (from Monsters Inc) has more charm then this Wiesel. Btw as a side note ... the lady next to us complained about the same thing and was met with the same resistance. HORRIBLE hotel with an even more miserable manager running it (into the ground). P.S This hotel would make a great episode for Gordon Ramsay's Hotel Hell. -- not joking.

This is a bit of an odd review because my family and I haven't stayed there yet. But I felt I should give compliments when they are deserved. I have walked the property and dealt with the staff and they have been so accommodating throughout a wedding event postponement due to Covid and then eventual cancellation due to the continuing travel restrictions. Carol V, the Regional Sales Director handled everything so well in rescheduling and changing dates, to make everything work. The hotel is very nice, renovated, and in a great location for the beach and all the Newport activities. - Bernie

Found an incredible deal online - loved the rooftop whirlpool and deck. During the off season is the time to come here. It's centrally located- right by the water, close walk to Cliff Walk, short drive to the mansions. Staff was very friendly, room was well appointed and comfortable. Fridge was mid size - as opposed to the mini size many hotels use- I appreciated that. Lovely views and beachside area is very cute. Walking distance to restaurants, coffee shop, and wine/liquor store. For some reason, the hotel occasionally shakes (??) Couldn't quite figure it out, happened a few times. Made us laugh- maybe a really intense washing machine was near us?

I enjoyed my stay at this hotel. After Labor Day, rates were much more affordable than at the height of summer. Staff was very friendly and gave us a free upgrade to an ocean view room in the historic building. The view was great and the air conditioning was definitely chilly for those who like that. The pool and jacuzzi are located across the street in the newer building and were nice and relaxing - not too crowded. My only complaint was that the building mysteriously started shaking out of nowhere which was a bit odd -- also, the pop-up cafe was closed during our time there.

Worst hotel with no customer service. We booked because the website showed a rooftop deck and indoor pool. Well that is in a building across the street. Then we requested two beds and upon check in were notified they only had one bed available. In the middle of the night a window fell on the bed. They in no way accomadated us. This place was miserable.

Great location but it felt dated. The pictures make it look a lot nicer than it really is. Our suite was right next to the stairway to the pool so we could hear everything: kids screaming and running. We could also hear guests walking around upstairs and out in the hall. The TV in our room wasn't hooked up properly so it was not working and my husband had to reconfigure the connections to make it work. The wifi was awful, constantly disconnecting. We had to use our hotspots if we needed the internet. The staff, at least, was friendly.

Wow, what a nice surprise this place was. I read the reviews which were just ok or pretty good so I wasn't expecting much, but it turned out to be really quite nice. The room was recently remodeled and was beautiful. The location is very good, right by the ocean with plenty of free parking. The young lady, Alana, at the front desk was really wonderful, she was very welcoming and friendly which was super after a three-hour drive. She was very helpful and informative and had me checked in after just a few minutes. As a frequent business traveler to the area, I was really quite impressed with the whole experience. This is going to be my new go-to place.

I am kinda surprised by all the negative reviews.My fiance and I come here nearly every year for a winter getaway. The prices are great this time of year. We have stayed in the suite building and the historic building and do prefer the suite building as it is newer and more spacious. But the historic building is fine if you don't need a lot of space.My only complaint is that I wish they had their restaurant at least partially open. Even sandwiches and drinks would be great. Some evenings it would be nice to hole up in our room and have food brought to us :) Pleasant staff, clean spacious rooms, and lovely view. Will of course return soon.

We stayed in room 403 and there was a party going on in the rooms around us and on the deck outside our doors.  We stayed at the hotel to enjoy the area but we could not go out on the deck or open the windows because there was so much noise, smoke, and marijuana in the air.  Even with everything shut it was coming in the room and causing me to feel nauseous.  Before we checked in I confirmed the rooms were smoke free as I have an allergy to smoke.  At around midnight we started hearing bangs outside and we realized they were throwing seashells and they were hitting the deck and windows of our room. They were also yelling and it was a scary situation.  At this point I called down to the front desk and they said they would take care of it.  Unfortunately, the noise carried on  throughout the night and we got very little sleep. It was finally quiet in the morning so we planned to sleep a little late.  Much to our surprise the maid barged into our room without knocking at 9 am and scared us half to death and ended any relaxing that was happening. Management doesn't care and says they took care of the issue, which they did not. They show no interest in resolving the issue. I would not recommend staying here.

Have been here before with no issues, not this time Room not ready until 7 pm, unacceptable no towels , could not use pool despite signing up in advance because of COvID family with kids in pool would not leave despite being our time went inside hotel to tell front desk and could not find anyone and when told acted like it was no big deal so my boys didn't get any pool time and other family were allowed to stay and no one said anything to them understaffed will not be returning

We booked this hotel on hotels.com as the reviews, views, and rates were good (+ bonus of free parking). The beach is less than a minute walk and the hotel is very close to the start of the Cliff Walk, both of which were key selling points for us. The room was smaller but clean and cozy and had all amenities. If I could change anything it would be that our small window was an ocean view (instead of it facing toward another wall).

Stayed here last night. The room was very small the toilet paper holder was broken and in the floor. Shower was awful. When leaving went to get a coffee but the coffee holder was emptied. Ask if there was more company they said we will get more in a half hour. This was at 9am. Will not be back. The only nice thing Thebes was comfortable.

Double charged us for the room .so make sure to review your receipt. the pool spa gym are extremely small. The hotel smelled of carpet freshener.the elevator takes for ever and that too is old and jolts you around. The only thing nice was location and view of beach across the street.

Stayed here for the weekend of my 40th Birthday Girls Getaway! Got a suite in the new bldg, rooms were huge, place was nice. Hated that the Pool/Rooftop Jacuzzi shut down at 11pm. I mean who seriously is done partying at 11pm... The parking lot was an obstacle and not conveinent and the elevator from the parking lot was SLOW... But those things are all minor! There was NO restaurant and NO room service or much for food.. Which kinda made us going out all the time a necessity! Not sure if I would come back right away, it was nice but for the price we paid I would expect more amenities and other little luxuries!

Newport Rhode Island is exactly everything you imagine it to be. Classic New England old world money town, with numerous bays and harbors, glorious mansions of mini castle style and size. Wonderfully fresh seafood, hearty stews and soups, with fried crustaceans of every kind. It's a small town, jam packed with history and local culture. I really loved it. This past November was my first visit and hopefully will not be my last. It's relaxing charm and ease lend to a more gentle time of embracing nature and disconnecting from busy work schedules. I booked my room through Hotels.com and was my favorite lodging experience times ten in my 8 day East Coast excursion. Arriving later than I had anticipated, I called earlier to their front desk to confirm my reservation. Even in winter, one can lose a room, so why chance it. The very friendly lady reassured me all was well, my reservation was solid. I now inquired into parking after several nightmare scenarios earlier in my trip. Luckily, there was ample, open, and included parking just steps from the main building. Hercules. Hercules. Oh indeedy. It's the small things that make me happy. I stroll into their lobby and just feel so happy. There are serene beach pictures, complimentary infused water with fruit, soft lightening, and a well maintained interior. It's so inviting and after a long drive as well as feeling home sick, I was ready to fill a smidge hugged by warm and gracious surroundings. Almost like home. Traveling is great, but can take its toll. After a very easy check in, the front desk associate asked if an ocean view was important. Kinda right. We were right across the Atlantic Ocean. She says it's pretty quiet, not too many visitors, so I am going to put you in a suite is that OK. Oh honey. Sign me up. ***This is key*** Whomever is nice to the receptionist checking you in will usually score a great deal, and I landed a whale of a set up!! Tipped her $5, because honestly she didn't have to do that. But she saw how tired and disheveled I was; I mentioned needing a hot bubble bath. And my double suite did not disappoint. Walked across the street. Put the ever so efficient parking pass in my rental car so there were no worries of being towed. Emptied my car and swiped the electronic key to gain access to the separate lodging & elevators. A couple floors up. Nice hallways with clean carpet, more serene beach nautical photos. I opened my room door and collapsed on the living room couch. WOW. There was a fully stocked kitchen, with a microwave, dishwasher, silverware, glasses, soap, stove/oven, refrigerator and more. In the living room a big screen TV, two big picture windows, a dining table, couch, side tables, and stackable washer /dryer. OMG!! The master bedroom was big. The Master Bathroom was HUGE!! A tile shower and jet jacuzzi bathtub called my name. The complimentary toiletries were Tree Tea high quality products and were just divine. On the other side of the suite was a second bedroom with bath. My suite could of easily slept 6 grown adults with more space for kids if need be. I was so blown away. My receptionist was too generous. So, I put on my shoes and went across the walk way to their main building and tipped her an additional $10. I needed to wash my clothes and there was the equipment to do so in the comfort of my room. Which saved me valuable time, it was a long day at this point, exhaustion was kicking in majorly. After a light snack I took one of my most luxurious and bubbly baths I had in a long while. Oh la la. Pampering is a real treat. There was plenty of room to hang up and store my belongings. And liked the convenience of multiple outlets to charge my cell phones in every room The bed was comfortable with high quality linens. Everything was clean and in good condition. Only one little ding. A throw pillow on the couch was ripped. But I just mentioned it on the check out form, so it could be mended. This hotel does not provide breakfast. However, there are several places right down the street though, so it's not a big deal. Most probably cook their own meals with a fully stocked kitchen. I really felt so lucky. At high season, I am sure my room probably was major moo la la. I paid no where near that for a winter rate. ***Off season travel destinations can really be the bees knees***. So timing and manners serve us well. There is also a lovely rooftop spa and lounge with views of the Northwest inlet, Easton pond. An indoor pool and gym were on lower levels. Other guests were quiet. Hardly even saw others as they checked out. Lovely memories for sure in Newport.

First of all, they charge $12 to park on site, there is not even a chair in the room, Were not informed that there are stairs in the hallway leading to the room which is an issue for my wife's medical condition. Finally, there is a parade of ants in the room. This is a 3rd floor room. When I asked at the desk, I was told there was nothing they could do tonight. As I am typing this an ant is crawling across the laptop screen. The room does include a fridge and microwave, but there is no table. The bed doesn't even face the tv. Just arrived from 3 nights at a Holiday Inn Express which was much nicer

Purposefully booked there bc figured I rather pay more in a nice hotel and be outside Newport then stay in a small b&b. IT IS NOT as nice as the pics. We called to ask for towels three times before we got them. Asked for a cot and then gave us a crib. It's just not great for the price. Stay in Newport. The woman at the front desk was like "you're lucky you didn't have to switch rooms" (for some reason w a wedding hotel block we had to make two separate reservations instead of just one). Like as if she was doing us a favor by not making us switch our room. She then referred to the room as its code name, asking us which room we got, like "hey so you're in the HBK12???" or something. Idk it was really all very weird. Why would I know the hotel room code? The only nice and pleasant person was a front desk guy named Jackson. And the rooms seemed fairly clean. Oh and zero water pressure. Had to get my hair washed at a salon both nights.

I've stayed here three times. The hotel is nice, the staff is friendly, but DO NOT GO IN THE POOL OR HOT TUBS. We stayed a couple of months ago and both our swimsuits were completely ruined by chlorine - elastic gone, no color whatsoever left in the suits. We let the front desk know, and I figured, no big deal, sometimes these things happen. But last night we braved the pool again when we stayed with our kids, and as a result ruined SIX swimsuits! The kids are covered in rashes, and one long-haired brunette child has about four inches of blond-green hair now. If you DO decide to stay here, you'll want to be in the suites building. It's across the street from the lobby, the rooms are (obviously) much nicer, and it's the same building as the pool/hot tubs. But seriously don't go in the pool.

I was placed in a room attached to the elevator and I had already read about the thin walls. I then asked to be moved away from the elevator to which I was told they were sold out. It was just the beginning of check-in time I knew there was no chance there weren't any rooms left the rest of the day. After telling me no other rooms were available one miraculously was suddenly available (after I had to complain again), not only for myself but three other couples/families who checked in while I waited...so I was clearly lied to. There is so much dust or mold in the room, and coming from the AC vents, I woke up in the middle of the night sick and have been sick ever since. Worst hotel experience in a long time from the way I was treated to the room itself.

We booked our stay here for three nights through Priceline. I called the week before our arrival to confirm our reservation and was told we would be in a queen room in the historic building. Based on other reviews, I was concerned about what our room would be like. When we arrived, we were lucky enough to be told that we were upgraded to the suites side. The suite was awesome - it had a full kitchen setup including pots, pans, dishes, and utensils. It had a full fridge and freezer along with a washer and dryer unit. The bedroom was great as well. The bed was very comfortable and we were able to easily control the temperature in the suite. The only reason I chose 4 stars is because of the housekeeping. There were dings and dents in the room and the walls were dirty in some spots. I didn't call the front desk because small things like this don't make or break my vacation. During our three night stay, housekeeping only cleaned our room once. And by cleaned, I mean changed the towels and made the bed. Our privacy sign was lit at times, but it just seemed like they never really got around to our room. Again, this wasn't something that I would complain about to the hotel unless our stay was longer. Considering that we got a room with a value that was twice the cost of what we paid, I didn't want to be a complainer. We loved the bathroom - very nice tub, shower, and marble. The location to Newport was great, and an uber for one way from the hotel was about 5-6 dollars. I would definitely stay here again on the suites side and recommend it to anyone visiting the Newport area.

I stayed in the suites section of the hotel, which after reading reviews must be the newer section of the hotel and the place was awesome! The Master Bedroom with en suite bathroom was beautiful. The shower/jetted tub was huge and nicely done in marble. The view from the room was incredible even in March. The second bedroom was nice and the pull out couch option was great as well. The deck area is beautiful! We went up to the rooftop hot tub and it did not disappoint. It was actually snowing that night so the steam from the hot tub made it impossible to even get a glimpse of the ocean, but it was great even without the view. The area with the fireplace was nice, but we certainly weren't getting out of the hot tub in the snow to go check it out further. The people before us were using it to roast marshmallows though which is a neat bonus. The parking lot was tight, but I get that it is prime real estate over there so not a ton of space available for parking. It is kind of weird how the front desk is across the street, but I guess when they added the addition it would be silly to have two front desks. Moral of the story, if you stay here stay in the new suites across the street. They were clean, modern, and spacious.

Fantastic view! Our car broke down after the Newport Boat Show & thank goodness they had a room for us! We stayed in a corner unit luxury suite and the front desk woman gave us an amazing rate! Best views, huge rooms, gorgeous bathrooms, fuzzy bathrobes.... Perfect place! Thank you!

Tried to charge me a smoking fee because they smelled weed coming from my room. Called me and woke me up at 930 pm while I was in bed. Said they wanted to search my room it was hotel policy. I told them to fuck off. There were two weddings staying at the hotel that weekend. I will never stay here again. Black mold around the windows in our tiny room. Felt like the police were going to kick in my door and do a search the entire night. I'll pass! Prob a great hotel if your about to die and you use a walker.

We booked for a 2 bedroom suite in the Historic building but we were upgraded to the new building. Wow, what a great room. Spacious 2 bedroom, with king beds, 2 full baths, huge living room, kitchen with a full sized refrigerator, dishwasher, washer/dryer, stove, and great views. Outdoor jacuzzi was great, even with 35 degree weather. Sofa bed was only okay (mattress was a tad thin) and parking spaces were a little on the sparse side, though.
