Excellent place to stay. The building and rooms are classic and beautiful, the location is decent, and Irene was friendly, welcoming, and very accommodating. She is quite chatty and interesting and has great recommendations about things to see and directions to take—I usually just look up everything online myself but found her input even better than Google Maps/review websites. Highly recommended.

A lovely bed and breakfast! We were welcomed by Irene, the owner, who runs this place and ensures you have everything you need. The rooms are nicely decorated with the basic necessities being covered. They are en suite although they have been made so manually - there is a small part of the room carved out, and the bathrooms are tiny - I mean tiny! But there’s a shower, a toilet and a sink - all you might need. The bed was comfortable and made daily, which surprised us! The only downside is that it was quite small: for my partner shows 1.85 - he could touch the end of the bed with his feet. But the mattress was excellent and the sheets soft and pleasant. The place is on a quiet street so you get great sleep. It is a little far from the city center, with about a 30-40 minute walk into town or a 15 minute bus ride. The walk is very pleasant though so we walked daily. There is also breakfast served: it’s quite basic but enough to fill you for the day ahead. Overall would stay again!

What can I say that hasn’t already been said! I love my stay at No. 45! Irene is a GREAT host! No ifs, no buts! It’s a very comfortable and exceptionally adequate B&B. If you want a fancy hotel book that! Irene is so lovely and always makes sure you’re comfortable so much so she moved me into a bigger room once it was available at no additional cost! I walked everywhere but there are quite a few buses that run near the B&B. I would stay here again for sure. Thanks Irene!

Excellent host makes you feel very welcome. Enjoyed the continental breakfast with yogurts, strawberries, cereals ,ham/cheese cucumber toms.. toast /croissants, orange juice , coffee/tea.|Room was nicely decorated very clean and nice biscuits refilled daily .. Easy access to City by bus . £5 daily ticket and you can jump on off when you like .|Our host was amazing even made us some Tablet (fudge) to you and me .|Well worth a stay!

A total of 8-10 buses go to this location. Very calm and quite area. Loved the cleanliness and also enjoyed the breakfast. As we had to leave early for a tour, an early breakfast was arranged for us, which was very sweet of the owner. Will visit again when in Edinburgh. Also had an ensuite bathroom.

Stayed here for 4 Nights whilst visiting Edinburgh for the Fringe Festival. I stayed in the single bed room, it was very cosy with a desk, wardrobe and a TV. Nice view of the Bowling Green from the Window and the bed was very comfy!||Irene was a wonderful host, very friendly and welcoming. The single room does not have an En Suite but a Private Bathroom down the hall with a shower included. The Breakfast in the morning is brilliant too, you are very well looked after - (Cereal, Tea or Coffee, Toast, Fruit Cocktail, Yoghurt, Cheese, Salami and a pastry!!) Highly Recommend and coming again next year for sure!!
