Excellent host makes you feel very welcome. Enjoyed the continental breakfast with yogurts, strawberries, cereals ,ham/cheese cucumber toms.. toast /croissants, orange juice , coffee/tea.|Room was nicely decorated very clean and nice biscuits refilled daily .. Easy access to City by bus . £5 daily ticket and you can jump on off when you like .|Our host was amazing even made us some Tablet (fudge) to you and me .|Well worth a stay!

A total of 8-10 buses go to this location. Very calm and quite area. Loved the cleanliness and also enjoyed the breakfast. As we had to leave early for a tour, an early breakfast was arranged for us, which was very sweet of the owner. Will visit again when in Edinburgh. Also had an ensuite bathroom.

What can I say that hasn’t already been said! I love my stay at No. 45! Irene is a GREAT host! No ifs, no buts! It’s a very comfortable and exceptionally adequate B&B. If you want a fancy hotel book that! Irene is so lovely and always makes sure you’re comfortable so much so she moved me into a bigger room once it was available at no additional cost! I walked everywhere but there are quite a few buses that run near the B&B. I would stay here again for sure. Thanks Irene!

Absolutely everything was lovely at No. 45! We stayed in a family room for 5 nights from 5 August to 10 August, and enjoyed our stay so very much! Edinburgh is a gorgeous city with many things to see and do, and this is the perfect base from which to do everything desired. The guest house is an easy bus or taxi ride to city centre, the accommodations are very comfortable, and the breakfasts are delicious and plentiful. In addition, a nearby mall with a Sainsbury’s was useful.||||I want to make special mention of our hostess and guest house owner, Irene. She did everything possible for us to enjoy our stay, from small touches of refilling biscuits in the room to larger assistance with recommendations, taxi arrangements, and dealing with a returned package issue I had after I was already back in the U.S. She truly is a gem. The younger people in our group (pictured at breakfast in one of the dining rooms at No. 45) pronounced her “The GOAT”, meaning “the Greatest of All Time” for how thoughtful and accommodating she was. I’m much older, but would agree! Choose to stay at No. 45… I’m glad we did and I would love to return someday!

Stayed here for 4 Nights whilst visiting Edinburgh for the Fringe Festival. I stayed in the single bed room, it was very cosy with a desk, wardrobe and a TV. Nice view of the Bowling Green from the Window and the bed was very comfy!||Irene was a wonderful host, very friendly and welcoming. The single room does not have an En Suite but a Private Bathroom down the hall with a shower included. The Breakfast in the morning is brilliant too, you are very well looked after - (Cereal, Tea or Coffee, Toast, Fruit Cocktail, Yoghurt, Cheese, Salami and a pastry!!) Highly Recommend and coming again next year for sure!!

A lovely bed and breakfast! We were welcomed by Irene, the owner, who runs this place and ensures you have everything you need. The rooms are nicely decorated with the basic necessities being covered. They are en suite although they have been made so manually - there is a small part of the room carved out, and the bathrooms are tiny - I mean tiny! But there’s a shower, a toilet and a sink - all you might need. The bed was comfortable and made daily, which surprised us! The only downside is that it was quite small: for my partner shows 1.85 - he could touch the end of the bed with his feet. But the mattress was excellent and the sheets soft and pleasant. The place is on a quiet street so you get great sleep. It is a little far from the city center, with about a 30-40 minute walk into town or a 15 minute bus ride. The walk is very pleasant though so we walked daily. There is also breakfast served: it’s quite basic but enough to fill you for the day ahead. Overall would stay again!

Great place to base ourselves in Edinburgh. ||A short bus journey/pleasant walk from the city centre. Very quiet night’s sleep which is what we were looking for. Breakfast was lovely and Irene couldn’t do enough to make sure we had plenty to eat and drink. ||Room was spacious and had everything we needed. Small en-suite, but again fully equipped. ||We stayed in a family room which was lovely, we weren’t on top of one another there was ample space.||Irene recommended people book direct rather than using a booking site as it is cheaper to do so. ||Would definitely recommend this B&B.

The perfect bnb - friendly and accommodating hosts, clean rooms and good breakfast. Private bathroom across the hall. Warm throughout the night, despite it being -4 degrees outside! Great location so long as you don't mind a bus or walk into town, and perfect if you're visiting the Science campus (King's Campus) of Edinburgh University which is just a 5 minute walk away. Will definitely be staying here again!
