This hotel/B&B was the number one reason that we enjoyed our trip to Zion so much. We arrived in Zion midday and there was zero parking available. We then headed to town to park and again found it difficult to find a spot. We went to Novel House, where we were spending the night, and they allowed us to check in four hours early AND leave our car in their lot. We walked across the road to the shuttle bus stop and enjoyed the rest of the day at Zion. The next day, upon checking out, they allowed us to keep our car there and told us to stop by for the evening lemonade and cookies. They even offered us the use of the bathrooms for clean up. I have never been more welcomed somewhere.

Wow what a find, booked it 10 months before our arrival glad we did the house was full. Ciaran was a super host. He has arrangements with 2 local restaurants for breakfast that comes with the rental. Room was spacious and clean. Ideal location easy walk to shops, restaurants and laundromat. Shuttle to park is a 3 min walk from the Inn. Parking on property.

Location is perfect to visit Zion. Very nice staff, breakfast voucher to restaurants nearby, afternoon snacks. Not all rooms have a fridge, ours didn’t. Decor is not for everyone. Guests need to lock and unlock the front door every time they go in or out, even while loading the car. It is a place with character!

The location right next to a shuttle stop, which takes you to Zion National Park in just a few minutes, is very good. The rooms are very individually themed according to different authors. We stayed in the Jane Austen room, which has an amazing view on the Mountains of Zion NP. It definitely has a lot of charm, even if the decor is on the more old-fashioned end. The owner, who is usually very present for the guests, was not on site, but was very well represented by Marie. She was extremely friendly and gave us great tips for our park visits, e.g. for beautiful trails. We were able to have breakfast with vouchers in two very close cafés and it was also good.

The Kipling room at the Novel House Inn was a great stay. Lovely cosy room with decor associated with Kipling including a 4 poster bed, elephants and wooden carvings. Breakfast at Oscar's was delightful and they were open till 11, making it possible to finish an early morning hike before grabbing a late breakfast. Cookies and lemonade in the afternoon were refreshing after long hikes. The library, sitting room and porch were beautiful for a sit-down. Zion NP entrance is 10 minutes away, making it very convenient and the ideal base for hiking adventures!

A B&B that feels like your best friend's home.! It is located in the heart of Springdale (but away from the commercial area). It is a short (1 min) walk to the shuttle station for Zion national park The host and owner is so warm and accommodating. He gave us all the updates on the hikes and recommendations for places to eat. We were allowed to check in early so we could keep our stuff there and park our rental car, so we could start our Zion adventure ASAP, minus the baggage. Hot water, clean bathroom with all basic amenities. Plush towels, comfortable bed. They also have an evening tea service, which was god sent after our hike in the sun. There is a patio outside with a backdrop of mountains, a beautiful place to watch the sunset. I was traveling with a companion, so they even tried to give us separate beds (one was twin the other a queen bed). My only feedback/grievance was with the breakfast. Breakfast was not available in the house itself, but they provided us with vouchers to nearby cafe. And my issue is more with the cafe we choose than the property itself. The cafe we choose did not cover our espresso coffees (they do cover drip coffee). I would have liked if this was known before I decided to pick the place for my breakfast. Also the coffee at that breakfast place wasn't good (despite me paying for it). Which made me even more disappointed.

Lovely place to stay when you are in Springdale! The whole building is designed with a great love for detail and the owner makes you greatly feel at home. You have an amazing amount of books (and games), the host serves lemonade and cookies in the afternoon and coffee in the morning. There are two breakfast places you can choose from and the B&B is really close to all places including the bus stops that will bring you into Zion. We will definitely be back!

This B&B is amazing! I'm so glad I found it! The owners are so attentive to your needs, but not bothersome at all. Our room was beautifully decorated with many antiques, as is the other common areas. The bed was super comfortable. Vouchers for breakfast at nearby restaurants were greatly appreciated. Highly recommended!!

My husband and I stayed here for the first time last week. We were stopping here to make our way to Colorado the following day. We could've stayed at one of the local popular hotels, such as La Quinta or the Holiday Inn, but who wants any of those stuffy, corporate hotel rooms when you can have this type of custom experience? The owners of the Inn live on the same property and they were always readily available when I called to speak with them. It's called the Novel House Inn because every single room is dedicated to a particular famous author. Therefore, every room is themed in that authors' famous manuscript. We had a room upstairs in honor of Robert Louis Stevenson, who wrote, 'Treasure Island,' so the entire room had little sailors and the author's published works. We loved it because it felt so cozy and it was very clean considering that they do not have a full staff waiting on you hand and foot to maintain the property. I wish we could stayed here longer just to soak in all the little details of the property, including a guest lounge with dining tables and coffee freshly brewed every morning, a library with plenty of books, and a chess set. The owner also provides you with vouchers to a free breakfast(s) at a place called Oscar's Café, which is about a 10 minute walk from the Inn. My husband and I both had our meals and drinks for free. That was the best free breakfast I had ever had!!!!!! The shuttle into Zion National Park is the #5 and it's located right across from the Inn. You have to wear masks on the shuttles; however, it's free to ride them. The ONLY downside is that there is no elevator here. People with physical disabilities, or if they're in a wheelchair, or (frail) elderly, would need to book a room on the first floor. Try not to pack much too for the night because you will be lugging your own suitcases up a flight of stairs.

We stayed at Novel House for a week during our honeymoon, and our experience was nothing short of excellent. Our room (the Brontë room) was very well-equipped, comfortable, and a great place to return to after our outings into Zion. The location is perfect; it's an easy walk to anything in Springdale, and just over a mile to the park entrance itself. We greatly enjoyed breakfasts at Oscar's, and taking advantage of the breakfast voucher each morning meant that we were never without copious leftovers to eat after our hikes. We loved sitting outside in the evenings to take in the sunset and admire our surroundings. Despite all of these great things, however, the best part about our stay was the kindness and generosity of everyone on staff. When we arrived, Jo greeted us warmly when we arrived, gave us lots of great ideas for what to do and see during our time in Springdale, and welcomed us back each afternoon when we came back from the Park. Ciaran kindly ensured we had everything we needed during our stay, and took care that our room was always in tip-top shape. We will absolutely stay at Novel House the next time we're in Zion -- it truly felt like a second home.

The staff here were great, extremely helpful and knowledgeable. The sheets were cotton, which is a plus. The place is comfortable and relaxing. The only downside was no hot water. The plumber was there to fix it but not in time for us. It is really close to the National Park. Breakfast were vouchers with two restaurant options within easy walking distance.

Positively beautiful rooms in a wonderful location near Zion. Cieran, one of the owners, caught me as I was arriving and gave me a tour of all the facilities, letting me know where to go, what to do, and the lesser known hiking spots in the area. The free breakfast vouchers were put to good use for the nights I stayed, and the choices were delicious. Due to COVID, the rooms were only permitted to be entered when I wasn't there, and only if I requested it. As I was only staying two nights, this wasn't necessary. The exterior of the inn was a thing of beauty. Views of the mountainside, with a pair of fountains, garden, and a stone walkway leading to the road down to the local eateries. Parking was simple and comfortable, and I will happily stay here again one day.

I really enjoyed my Saturday to Monday stay at this establishment. Ciaran the innkeeper was super friendly and sincerely interested in making sure we had a great stay and great visit to the park. Lots of little details were noted, like a pen and paper near the shared fridge so guests could label their food to the wide variety of teas available at all times. The room had Direct TV and strong WiFi. Hotel is about halfway through town, within yards of a pizza place and Mexican restaurant. Would stay here again.

Great experience. The home is spotless. It's quiet. The owner and staff are caring and compassionate. You receive breakfast vouchers for Oscar's Cafe which is wonderful. They do their best to get you shuttle tickets for Zion, just ask them the day prior before 5pm.

My first time in Utah and I picked the best place to stay. From the moment I arrived the inn keeper greeted me with the most welcoming welcome. His Irish accent and sweet smile set the tone for a great two day stay. The room was cozy the bathtub comfortable. I enjoyed a great cup of tea and good book from the sitting room to the reading room. My only concern was there was no air conditioning in the room. But we had a ceiling fan and the windows opened to the fresh night air. If you are not looking for those stuffy expensive corporate rooms and want a memory to go with the beautiful views of Zion National Park, this the place. The inn is within walking distance to both free breakfast spots that come with the room and you can walk to the bus stop that takes you right up to the entrance of Zion National Park for free.

Quiet, quaint, friendly and delightful host, the most comfortable bed we have ever slept in, and everything we ever needed. All B&B's or hotels should be this way. Like what everyone else said, the rooms are themed and we were in Jane Austen (beautiful view of Zion), and the location cannot be beat (walking distance to the Zion Visitor Center if you choose to walk) and the shuttle is literally a few steps across the street. Will definitely stay here again if we come back to Zion. Ciaran and family---thank you for all you do and for who you are.

The cutest inn with the most amazing staff and location! It is right in the heart of the local shopping and very close to the free shuttle into Zion. Ciaran, one of the owners, went above and beyond to make my friend and I happy during our stay. Due to Covid, they took extra precautions to ensure cleanliness making sure each room was well cared for and ready for us. They also provided us with breakfast vouchers for two of the local restaurants for breakfast each day we were there. Looking forward to our next trip back to Zion and staying at this amazing B&B!

My trip to Zion National Park was last minute. As soon as I come to reserving hotels I realize the choices of chain hotels are not limited but very expensive. Even Motel 6 would cost an arm and an leg. My usual choice of Hilton property is the same. I figure if I am gong to be hiking 5-6 hours a day, all I need is a bed to crash at night. I checked the Utah.com to get some idea. I stumbled on this one. The location of the B & B is good too, it is in downtown Springdale, the shuttle bus to the park (recommended as parking space is limited), it's bus stop is across the road from the small road to the B & B. It is only like 1 to 2 minutes walk. If you are game, you could walk to the Zion National Park in 20 minutes (that is by pace, I walked it). For one thing, the place is much nicer than it appears on the photos of any website. The room is not large, but very nicely decorated, it has a literature theme in each room. I stayed in the Kipling room, it was romantic. The host is very knowledgeable about anything in the local area. There is free wifi and even amenities, which I don't really expect from some B & B. Breakfast is included but is not on-site. You get a breakfast voucher to eat in a couple of the local cafe, which is great, they are literally stone throw away from the B & B. I read review here some Yelpers are moaning about breakfast not on site, once I check out how far the cafe is from the B & B, I don't have an issue. Breakfast is huge and there are many choices. The host even have brownies, water melon and lemonade from 3 pm (sometimes a bit later) lay out in their dining room every day, so once you are back from your hiking and need to be energized by carbs, there they are for you to indulge. The property has a garden, a fish pond and a gazebo at the back where the guest can enjoy. In the dinning room downstairs there is also a fringe, microwave if you need it. Coffee tea is on another side of the dinning room where B & B guests have access to 24 hours a day. I have a lovely stay and have no problem of recommending it to anyone.

We arrived and were quickly greeted by Kieran, the owner. He was pleasant and showed us around, and kindly answered a few questions about Zion. Then we asked if there was anywhere we could get some Guinness - he joking responded 'Vegas', and then explained that the markets there didn't have a lot to offer. That evening when we returned from a long day of hiking at Angel's Landing, we were blown away to find a 4 pack of cold Guinness by our door! That is one of the coolest things that has ever happened to me at any hotel. The room was very clean, comfortable, and unique - I would take this stay over a chain hotel anytime. Great location close to a shuttle stop, and the vouchers for breakfast were a very short stroll to the street, with 2 locations to choose from. We stayed 2 nights so we got to try both - we liked them both.

This place is absolutely amazing not just because of its cozy at home feel - but also because the host is one of the nicest people I've ever met. It's a family business operated by a lovely couple who lives next door, and out of all the different places I've stayed at before, none have ever felt so cozy and welcoming. There are a large number of rooms at Novel, and I believe each is named and decorated after a famous author. There's a shared dinning room area for all of the guests, which contains plastic utensils, plates, a microwave, water heater, and plenty of tea. The host also brings out cookies and lemonade every night. On top of all that, there's also a shared living room area, equip with tons of books and a lovely fireplace. Since most of the people staying here are going to Zion, the amenities and home feel of Novel really makes for a comfortable stay after a long day of exploring. Not to mention the shuttle that takes you to Zion stops just down the street. I won't go into the specifics of why I think the hosts are lovely people. But one example I can provide is the following: Our trip was originally booked for 2, but a third person decided to come along last minute. Novel's host didn't know this until all three people showed up at his residence, but he not only didn't complain, he offered extra breakfast vouchers, blankets, and pillows in order to make us more comfortable. On our last night there, he even gave us keys to an adjoining room because it was their slow season and some of the rooms were not filled up. I definitely don't think people should book a small room and show up with tons of people, but I do think this example shows just how kind and considerate the hosts of this place are. Even if you don't care about the decor and amenities, come for the people.

The GOOD: Proprietor, Ciaran McShane, personable, helpful and eager to please. Carried our luggage upstairs without being asked. Rooms clean and well-appointed. Excellent location for walking to shops and restaurants. They no longer prepare and serve a breakfast because the demands of there three children require their energies be directed differently. HOWEVER, Mr. McShane and his wife give vouchers to excellent restaurants from which we could order anything off the menu. And we did for three days. There is no bad at this Inn. We will return.

What a lovely and well-run place, only a stone's throw away from Zion National Park! We were utterly impressed with this B&B, where each room is decorated uniquely and classically decorated with antiques! My husband and I couldn't stop raving about it--and all the little touches to make one feel quite at home! Overall, it had a homey feel, with first class amenities. Breakfast is provided via two nearby restaurants. We arrived in Springdale earlier than we needed to and took a chance at coming to the inn, and we were very surprised to find an envelope with our name taped to the front door and a welcome letter and instructions! I couldn't think of a more perfect place to stay. The bed was comfortable, the bathroom well-stocked with toiletries, welcome Godiva chocolates, cookies and lemonade provided in the afternoon, and even a library--unfortunately, we didn't have time to really hang out there as we were out hiking in Zion! If there's anything that needs improvement, it's probably the wifi. It was pretty weak. But other than that, Novel House Inn gets four thumbs up from this couple and we would stay here again when we return to Zion!

We stayed 3 nights in Walt Whitman room on first floor. It was nice and quiet and very clean B&B. Kieran was very nice and welcoming. I Liked the walking proximity to town of Springdale. Enjoyed the complimentary breakfasts (vouchers were given to us), lemonade and delicious cookies were served in the afternoon. It was nice to hang out outside and sit at tables on the clean patio and have a glass of wine in the evening. One of the highlights was while looking out window, i saw 3 deer grazing in the backyard. Refrigerator was available for guests. We were able to label our food/drinks so that was nice. On,y down side was the coffee that was made every morning was way too STRONG. We would return there to stay.

Wow!!!! After a 9 hour drive from Santa Fe in 100 degree weather we were beat. We showed up and were greeted with cold lemonade, a tour of the bed and breakfast which has absolutely everything you could want. Walking distance to everything you could want. I can't say I have ever had a host that took so much time making sure we were happy and set for the night. Have to say we stopped at a store on the way and ask where we could find a bottle of wine. The clerk told us we could only find it in a liquor store and they were all closed. Our host at the B&B said not problem. Just buy a bottle at the cafe and bring the rest home. Now that made the wife happy.

We loved our 3-night stay at the Novel House Inn! It was more of a boutique hotel than a traditional B&B. *Prime* location - "downtown" Springdale, less than a minute away from the shuttle, gear stores, supermarket, gas station, and a bunch of restaurants. It's also close enough to the Park entrance that we actually walked it a couple of times instead of taking the shuttle. Our room was great, spacious and clean and we loved coming back from long days out to hanging out in it. The breakfast vouchers also worked really well for us, because on days when we wanted to hit the Park for long hikes we could eat at 7am, and on the day we had a short morning hike (the Watchman) we came back to eat a great breakfast (at Wildcat Willies - our favorite spot in Springdale) at 10am. Friendly hosts, and nothing more we could have asked for!

Brilliant place in Springdale with super easy access to the park via shuttle or walking the mile to park entrance. Huge thank you to Kieran as we literally phoned in for his last room during a busy Labor Day weekend. Breakfast is off site with a variety of places in the community. Notes: -loads cheaper than your chain hotels -if you have a problem walking 400m for breakfast, you should have stayed in the city -shuttle drop off and pick up is 100m from their location -Kieran is an awesome guy and has loads of great energy Cheers

5 stars are less for Novel House Inn and Cairan. Located few steps away from Downtown Springdale, Novel House Inn offers clean, spacious rooms with a vintage feel. The breakfast at Oscar's cafe is delightful. Most importantly, Cairan is an absolutely gracious host who is always attentive to your needs with a smile on his face. He can go out of the way for his guests. I wouldn't bat an eyelid before booking at Novel House Inn during my next visit to Zion as well! The only downside is wifi connectivity is poor in the rooms, you have to go to the looby to get wifi.

We are some well travelled, road weary people, who are well versed in the ways of airbnbs, chain hotels, and pretty much everything in between both foreign and domestic. This place is just right. Beautiful rooms, without being stuffy or pretentious. Comfortable, well maintained, clean, and charming. The best part, though, is the warm, flexible, accommodating keeper named Kirin, who does all he can to make you feel welcome and at home. Couldn't recommend this place more.

We had a wonderful two night stay at the novel house. Our host was very nice and accommodating, the room (CS Lewis) was beautiful, impeccably clean (no easy task, considering many guests must drag dust back from a day of hiking in Zion), and very comfortable. The breakfasts at two restaurants (less than 3 mins walk) in town were delicious. Access to the park was super easy (the shuttle stops just across the main road through town, and the park is about a mile's walk if you prefer).

Look no further - we won't stay anywhere else in Springdale / Zion. This was our first trip, and the Novel House and the very accommodating host, Ciaran, made it even more special. Each room is decorated along a theme recognizing an author. We were generously upgraded to the Bronte room because I indicated in our reservation that we were celebrating our anniversary. Prices are better than any of the big hotels. Nice and quiet, free WiFi, includes breakfast at a restaurant in town, so you can order what you want off the menu. Lemonade and cookies every afternoon. Wish we could have stayed longer. Rooms are spotless.

I stayed at Novel House Inn with my husband for a couple of night around Memorial Day weekend. We had a very good stay. We checked in very late around 1:00AM as we drove from Vegas the same evening. An envelope with directions and the key was taped at the door. Our room was clean and cozy. In the morning warm beverages are served in the lovely dining room and in the afternoon there are cookies and fresh lemonade for the guests. The house is lovely as well as the owners. It was quiet for the whole time we were there. Another perks: you get a good breakfast included in the price u pay for the rent. You have the choice of two cafe's not even 5 min walking distance from Novel House. The Inn is also super close to Zion. We overall had a very good stay and I would definitely go back. I certainly recommend this place.

My girlfriend an I made our first trip to Zion. Looking for an affordable hotel that had decent accommodations I was originally looking at a Holiday Inn or the Hampton's only to find out that each of those places would cost me about $250/night. Since we were going to be out all day it didn't make sense to spend that much on a place where we would barely spend our time. At the same time I didn't want dirty hotel room, so I ended up finding this little gem. Novel House is unique in the sense that each of the rooms are inspired by an author. Our room was the Walt Whitman room which was wonderful. Our host Cirian was most accommodating giving us a tour of the property and even helping us plan our adventure. The room was very clean and homey. All guests must be 18+ so you don't have to worry about little kids running up and down the hallway. We were able to rest well. We were even provided with two breakfast vouchers for local restaurants which were amazing. The property was located right in the middle of town which made it easy to walk anywhere for dinner or breakfast. The shuttle bus to Zion is literally across the street, we were even able to walk to the park entrance in less than 20 minutes. I highly recommend this business over a commercial crowded Holiday Inn or Hampton Suites. We will definitely visit again!

Like many of the guests we met during our 5 day stay at Novel House, we hope to be returning guests. The rooms are cleverly/charmingly decorated as are the common spaces and everything is extremely clean. Cierin was born to be an Innkeeper with his energy, personality, attention to detail and willingness to be helpful. The location is close to the shuttle and restaurants and shops while still far enough off the main street so it is quiet at night. We highly recommend Novel House Inn.

The Novel House Inn is a bed and no breakfast. They have a large, beautiful dining room but they don't make breakfast. They do give you coupons to a restaurant down the road but it ruins the whole bed and breakfast experience. The room was meh, really hard king bed and a bathroom with a tub but only fits one person. Nothing extraordinary went into the decor.

A very lovely place to stay when visiting Zion Park, set back off the main street, yet still convenient to all the restaurants and shops in town. It's near shuttle stops and once there you can leave your car and shuttle into the park. A very nice system. The rooms are well appointed, tea and coffee are available most of the day and they give you vouchers to 2 nice restaurants for breakfast. Great views of the cliffs from the lovely patio. The hosts are very nice and the lobby is filled with novels - like sitting in a used book shop - you can purchase the books. Would stay here again if in the area.

My wife and stayed for two nights. Wonderful experience. Cairan was a great host. The place was immaculate inside and out. Very quiet, we never heard a noise even though it was full. The bed was so comfortable that I stayed there too long. I would recommend this B&B with two thumbs up.

Considering the exorbitant cost of staying in and around Zion, Novel House was a phenomenal value. The British guy who's the son-in-law of the owners was extremely friendly and helpful. If you like reading, there is a full library, and if you prefer cinematic entertainment, there is a nice movie collection for rent. As a reprieve from a long day of hiking, driving, etc, every afternoon there is tea and cookies in the dining room.
