Specifically booked hotel for location and private parking - onsite parking - parking garage that was advertised as property highlights, as we drove from WA that day - rang in advance to advise we will be a late check in as curtesy - sharing with reception that we have a vehicle with us in advance - responded with that’s fine reception is here 24/7 drive safe. To arrive and be told that there is an extra $30 charge on top of our room booking for parking which was a nightmare with a 4WD when I questioned the charge and asked about their embassy onsite parking I was met with an abrupt “it’s full - I’ll give you pin so you can come and go from carpark - and still charged $30. Then to be told not to park in any spot that says “reserved” which was basically entire first floor. When questioned about easier access to carpark from hotel we were told to have to still walk and just use main entrance. Extremely disappointing. Too tired to argue point after the travel we had in the past 24hrs. Once arrived in our room, stain in carpet, old mould in shower, only two thin average towels to use (ladies who have to wash hair know this is inconvenient) tv has no wifi connected and unable to connect, tv in bedroom tiny (think laptop screen size) and doesn’t even turn on. So glad we paid $200+ for one night, hear sarcasm. Gym is pokey, whole wellness space stinks strongly of chlorine and spa is out of order. Grateful to have a bed and hot shower. But it doesn’t reach any standard that is advertised other then good location. Won’t recommend.

I recently checked into this hotel and my experience so far has been extremely disappointing. The spa bath in my room cannot be used as no plug was provided. When I raised this at reception, I was given another plug which also did not fit. This shows poor attention to detail and a lack of proper service. The in-room phone is also out of order, making it inconvenient and frustrating to contact reception. On top of that, the Wi-Fi is not working, which is unacceptable for a hotel in this price range and adds further inconvenience to my stay. Most importantly, I had requested a room with a view well in advance, two weeks prior to my stay, yet I was given a room facing a wall. This was a key part of my booking request, and it feels as though my preference was completely disregarded. On 02/10/2025 at around 10:30 am, the white lady in charge at the reception was extremely rude and displayed a dismissive attitude when I asked if there was another room available for an upgrade. Her behavior was unprofessional, discourteous, and completely unacceptable for someone in a customer-facing role. Staff dealing with customers should know how to communicate with basic courtesy, including maintaining professionalism, showing respect, and at the very least offering a welcoming smile. The hostility and lack of respect I experienced were clearly discriminatory and gave the impression of racial bias, which is unacceptable in any professional setting. For the price being charged, these issues are unacceptable. The service and facilities provided are well below the standard I expected and what the hotel advertises. I expect management to acknowledge these failings and provide an appropriate resolution. Highly disappointed!!

Just had a weekend getaway and stayed at Oaks. It was very affordable and having a small apartment setup is great. Other hotels force you to sit on a bed if you are indoors but at Oaks you get a small kitchen and loungeroom space which makes it very enjoyable especially if you travel with a couple of family members. Room was clean and spaced out plenty of utensils for a simple cook up.. let's face it, no-one goes on holidays to cook a banquet. Location is close to a tram which gets you to the heart of the city. The construction work didn't bother us at all as we are out all day usually. Definitely a place to check into again when visiting Adelaide.

Great location, but a tired venue in need of attention. Parking however was our biggest nightmare. We booked a car space weeks in advance, but were told there were no spaces available when we arrived, despite the fact that the Oaks carpark looked about half full every time we saw it via the lift. We were told to park in the public car park next door, which was a significant walk, dirty and unsafe. We paid for parking in full upon check in and yet after check out we were charged for another two days of parking. Requests to have this money - which was debited without notice or authorisation from us - refunded are being ignored.

My husband & I had a wonderful wknd away & room on the 17th floor at the Oaks Embassy. We found the staff to be friendly & helpful, especially the lovely man with a beard working on Friday afternoon & Sat (Sorry don't know his name) We were celebrating an anniversary & the lovely staff member looked after us by offering us breakfast vouchers at The Coffee club for each morning of our stay, we really appreciated the kind gesture. We were a little disappointed with the size of the swimming pool, looked much bigger on the website & the spa was not working. The Carparking is also not the best, unfortunately no access from the hotel. You have to either walk up a ramp or steep stairs which isn't great if you have suitcases. Other than those few things we found the Oaks Embassy a great place to stay in a convienent location, we would definetly stay there again.

We were very happy with Oaks Embassy. Stayed for a business conference and stayed an extra day to explore the area. From check-in to departure, everything was fantastic. Staff courteous and helpful, our room was clean and tidy and had everything we needed. Great location to access everything Adelaide has to offer. We would definitely stay again!

Booked an apartment here for around $235 a night and considering this is classed as a "4 star" accommodation I honestly think at this stage is not worth the price. When we first checked in at the hotel the receptionist was extremely helpful and polite (she even gave us a late check out for no extra cost). When we got into the room, the room was a decent size with a in room washing machine and dryer, the bed was so comfortable and the pillows they used were fantastic and with the shower the water pressure was excellent and the heat was great. Now to the downside of the accommodation. First of all the powerpoints in the room (some of them didnt work) we had to charge our phones in the kitchen area, the wifi on the TV did not work, they have a menu for the coffee shop in the room which says to scan QR code for room service (which you can't get), the telephone in the room was not operating either. The information sheet was not helpful in regards to where the rubbish area is, and the staff (apart from the quiet french girl) were not helpful and it seemed like an inconvenience whenever we had a query. This is extremely disappointing considering the potential this place has, the staff need to be more accommodating especially when this is 4 stars. I would say the room is $70 - $80 too much for what we get. Would give this place another go in time I just hope the improvements are made to make it value for money

Visiting from the US, I sure am happy to have selected this hotel for our 2 week stay! The room is quite nice, and the staff split our king bed into two very comfy singles for my son and I. The kitchenette area has everything you need, the sitting area a large TV for viewing, and the washer/dryer is a great addition. We've used the gym, pool and sauna in the AM. My son is a nationally ranked rower in the US, and the rowing machine was a lucky touch! The little breakfast/lunch Cafe is very nice, and I recommend paying the extra for daily breakfast. The coffee latte is excellent! Outside there is plenty to do nearby, with Uni's, museums, the zoo, and much more. Good restaurants are close, as well as shopping. The staff here are uniformly professional, helpful and friendly. This is a great place to stay!

I'm staying here while visiting Adelaide to attend a wedding. The Oaks provides modern self contained service apartments, lounge, fully equipped kitchen, tv, a/c, in 1,2 & 3 bedroom units. Everything is provided for your convenience and comfort and the suites are located right in the downtown area opposite the Adelaide Convention Center. If your traveling with family or friends and need that extra convenience and flexibility you don't get from a regular hotel room this is definitely a good place to stay. Highly recommended.

Had a meeting at the Adelaide convention center. Oaks was across the road. Had breakfast in the coffee club where we had premeeting breakfast in a conference room. Flats had 1,2 or 3 Rooms with kitchen and balcony. There was washing machine and dryer. Reception was pleasant & open. As I arrived after 10 pm. There was the casino 5 minutes down the road. The shopping mall 15 minutes walk away. A good alternative for a family if they don't want a hotel.

I used to work in the restaurant attached to this hotel and many a time my friends have hired rooms for special occasions and birthdays. The Embassy offers secure accommodation in contemporary serviced apartments and is rated 4.5 stars I preference this style of accomodation over a hotel room because you have a little kitchenette for self-catering purposes, as well as a living / dining area which means you can entertain more easily, or just give each other some space. I think the embassy has one two and three bedroom apartments and the penthouse suites are actually really beautiful with great views of Adelaide. The facilities are great too, there is a lap pool, sauna, a couple of treadmills and exercise bikes and a restaurant. The cost of staying here is in the mid range bracket but I've never understood why, I would much rather stay here than in a hotel room but a hotel will cost double the price. This is a great budget option and a huge step up for those who can't quite face a motel or hostel.

I'll agree with another review by Tegan that it is nice to have your own kitchenette. Moreover, the front desk was never anything but very helpful ... however... (a) the little dining room that is attached is way overpriced and under-featured, (b) cleaning in the rooms is sub-standard (one maid likes turning on the dishwasher with no soap, as an example), (c) asking that they vacuum your room is akin to asking someone to shoot Mickey Mouse (why ever would you want do that?), (d) the WiFi SUCKS and is NOT free and ought to be, and (e) the room is WAY overpriced for what you get. Still, it ain't bad and while I have experienced better, I have experienced far, far worse.

We stayed here with our family (two year old and three month old) over six days for a conference in April 2015. As a serviced apartment the place is acceptable, although a bit bare boned and overpriced for adelaide (being next to the convention centre allows them this I suppose). What has completely tainted our experience however is the extra price gouging we have been subjected to on checking out. To extend our checkout by two hours to allow our toddler his nap before the plane set us back $80 because apparently the hotel was fully booked (midweek). I would have assumed that if it was actually fully booked they would have been unable to offer us an extension on our checkout, $80 or not! Additionally there was 1.5% surcharge on payments with a credit card. We tried to pay with a debit card but their machine was unable to accept the payment, displaying a 'system error'. I initially thought this may be a problem on our end but we have since confirmed with out bank that there is no problem with our cards or accounts. After quite a long stay, at relatively premium rates I would have expected some flexibility with these charges. Unfortunately, despite being pleasant enough about it the staff at the desk were all to willing to defer to absent authority (their manager who wasn't available to talk to on any of three occasions) and were incredibly inflexible in their approach to the situation. I would encourage the mangers at the oaks apartments to consider that the extra $80-$100 may not have been worth tainting my experienced with their hotel and generating this negative review. My family and I will certainly stay elsewhere when we return to the conference next year.
