If you're staying below floor 10, you'll prob hear highway noise, and they view is pretty bad. Yes, you can see plenty of water, but also a big industrial distribution center in front of it.
Rooms are moderately maintained, the toilet water looked dirty/unflushed but after several flushes, it's just very murky toilet water. There was trash in the trash bin when I first came in. They have toothbrushes but no lotion or anything else. Phone doesn't work. Windows kinda dirty. Small bottled water asks for a donation of $1, cans of local beverages in the mini fridge didn't have a price or any sign that said free.
They gave me a room on 7/F that wasn't maintained very well, and loudish from the highway, so I asked for a change. They gave me a change on the last night of stay, made a big deal about it, left a "remark" on my room file and told me to go back next day 12-2 pm, but not too early otherwise they may not have a room. I go back next day around 2 pm, and a different reception gentlement said they thought I didn't want the room switch since I didn't go to reception at 12 pm. That guy made a big reaction, then told me to go back to my room and pack and that someone will be up with a new key in 10 minutes. I waited 20-30 minutes in the room, no one showed up. And since the phone didn't work, I go back to reception to ask. It was a new crew, and they also gave me a reaction, found the new card on the desk, gave it to me, as if that was the plan all along. I told them I waited for 20-30 min upstairs. At one of the larger hotels, they would've comped something for the mistake, esp for loyalty members.
Near bus and tram if you know how to take it, but the HKU subway stop isn't that close. The entrance is somewhat close but it's still a bit of a walk once you get in, it's a "far" exit. Also, prefer airport trip to/from Kowloon (it's closer) vs hk island.
All in all, this is a good low cost, somewhat value/luxury stay, but def not anywhere near the mainstream stays at Marriotts, Icons, Shangri-La's when their pricing is normal (e.g., not holiday weekend for China, when all the mainlanders travel to Hong Kong).
Generally, good choice if the usual good choices are overpriced or out of rooms due to holidays, but prob wouldn't stay again because maintenance, location, and staff training aren't as good as the alternatives.
