I wanted to take a moment and share that I have lived in South Florida for 20 years now and this is By far one of the most amazing properties that I have lived at. Stephen and the management office are very accommodating and prompt. Jason and the entire maintenance team go above and beyond to keep the grounds and common areas pristine. There are 2 beautiful pools , nice walking paths , cookout area’s and more !!!! I would definitely recommend this great property to Family and friends! I've been living at Oasis Delray Beach Apartments for over three months now, and I finally feel ready to share my experience. From the very beginning, the front desk staff, Leandro and Stephen, have been incredibly attentive—not just during the leasing process, but even after I moved in. They’ve consistently been helpful and kind. I can't forget to mention Sheryl, who recently helped me out with an issue I had. She was quick to respond and resolved the problem with my dryer in no time. The community here is truly friendly. Everyone is welcoming and always ready to lend a hand. The amenities are fantastic, and the staff really go above and beyond. Just the other day, technician Jason even helped me dispose of large cardboard boxes from my furniture using a golf cart, such a thoughtful gesture that really made my day. I waited three months to write this review because I wanted to share my honest experience after settling in, and I can now confidently say that I highly recommend this community. The staff and residents really feel like a big family.

I just relocated from New Jersey to Florida and had to do the whole process remotely. While I had done a tour on business, all other things had to be done through phone email and mail. I was very nervous about the whole process and having not seen my actual apartment. I cannot thank Leandro enough, he is seriously amazing. He took care of everything, sent me pictures of my apartment, helped me with all the paperwork, worked with me on every step of the process. He even remembered two months after the initial tour to follow up and let me know one was available! His quick responses and helpful nature made a stressful move a breeze. Seriously cannot thank him enough for providing me peace of mind. I was also very pleasantly surprised with the community once I arrived, it’s quiet and beautiful. Everyone is friendly and I’ve been very happy with my decision to move.

I was a resident here for two years and it was the most miserable living experience I've ever had. Where do I begin... Well, the front gate never worked which was annoying because cars and apartments were constantly getting broken into. My neighbor awoke to some homeless dude standing over her bed watching her sleep. So you better be packing here if you want to sleep sound at night. They have no regard for their tenants well being and will be quick to try and luck extra money from you. After my first year living there, they raised my rent $500. Fine, whatever, I paid it. Then they raised my rent the next year by another $500! So in a span of 366 days my rent was now $1000 more. The greed is disgusting. Oh! And the most screwed up thing they did was start to rent out units for AIR B&B's!! WITHOUT NOTIFYING ANY RESIDENTS!! So the nice, safe, gated community I was renting from became a party destination where loud noise and theft skyrocketed. Highmark Reality also doesn't stand behind their word. Because of their ridiculous (and should be illegal) rent hikes, they made me decide if I was going to pay the increase or move out in only 2 weeks! I had one weekend in between to have time to figure out my situation as I work full time. I told them I wasn't going to be able to give an answer in that short of time and that I will gladly provide a 30 day notice, which I did. They refused to work with me after everything and charged me an additional months rent even though we were in the middle of a pandemic. I was a good tenant, paid my rent, took care of the place, and was quiet. They don't care. They want your money. Eventually after talking to corporate, they decided to remove the charge and we all went on our way...so I thought. Guess what! They didn't stand behind their word and sent it to collections. So two years after moving out here we are. I am still dealing with this leech of a company. Beware of this place.

I looked at over a dozen apartment complexes in the area, and couldn't be more pleased with my decision. Security gate always works, private parking, and just a very peaceful and nice community. The grounds are well maintained and there are always maintenance about for your needs. Oasis is truly its own 'oasis' in Delray... and only takes me ten minutes to get downtown.

I love this place! I have lived here just over a year and still love it. The office staff is helpful and happy. The pool is clean and relaxing. The best part is that there is a dog park right by my place at the community!

The community is always pristine. The Manager walks around the property every day helping her maintenance team pick up the grounds. They have done a lot of updates including painting the buildings, renovating the pool, the fitness center and clubhouse. The maintenance team always responds quickly to any repair issues. The location is great as it's easy access to I-95 and the Turnpike. I love living here.

Going on year 2, gates always broke. People leave trash everywhere. Volleyball court is not tilled. People speed through parking lot, if you have little kids I would be concerned. They rent out to air b n b so randoms are on property. Apartment/townhome break ins happen as well as vehicle break ins. My truck got broke in twice. I'm sure there's more but that's the main issues. A woman got beat by her drunk boyfriend and people live out of their car in the parking lot. People speed through the parking lot almost hitting little kids. Management is charging 2500 to new and renewal clients for non luxury apartment. They installed smart locks so they can charge you 30 a month for the convenience

If you plan on living a regular life, have friends over or have problem that you think management will resolve, THIS IS NOT THE PLACE. The walls are so thin that if you speak to someone in your home, your neighbors will here you and complain to management or bang on the walls. I can't have company over due to this. And management comes looking and investigating any little thing they can bust you on. Basically, I feel like I'm in prison. After moving out of these apartments, my roommates and I are now receiving calls from collections because they never conveyed that we had a balance for moving out. They told us we had one day after notification to pay or be reported since Oasis decides not to tell us and let the balance sit for 2 months. Thee worst place to live , by far!

I would have loved to give the Oasis and it's staff a 5-star review until 6/7/19. I have never given a bad review. We moved in June 2018 and lived there for a year with no complaints. The dog park and lake are wonderful additions to the neighborhood. The maintenance team and Florence were always pleasant and took the time to say hello unlike others in the office. The day we moved in, we placed our area rug and couch onto the vinyl flooring and did not move it until the day we moved out, which caused a mess. By pulling the rug up, this poorly installed flooring got stuck to the rug and this occurred. We are great tenants and have a perfect rental history. We have never had issues, not even at Oasis until they slapped us with a $700 new flooring fee because "they had never seen anything like this." I would gladly pay the fee if we purposefully tore up the floor, but this was simply lifting the rug to clean the whole apartment. This is absurd for a resident to have to pay for improperly installed flooring (how is thin crappy flooring that much anyway?) When we moved in, I had noted that there were cracks in the floor and as time went on I noticed some pieces were not even connected to the walls due to the installation process. Anyway, good luck renting with Oasis!

Compared to where I used to live this place is a dream. Move in was easy, parking can sometimes be a hassle as we have a townhouse with only one spot and we are in a building where the additional parking is pretty far. The only thing I can complain about is there is no pathway from where my buildings are to where the additional parking is and I've fallen twice. Aside from that the complex is clean, the apartment is beautiful, and all my neighbors are friendly.

I have been a resident of Oasis for almost three years. When I first moved in, it was called Archstone. They have changed management, but I never had a problem with either ownership group. Suzanne has been one of the property managers the entire time I've lived here, and that consistency has certainly helped. Any time I have put in a maintenance request, it's usually taken care of within 24 hours. The residents are generally friendly and/or normal (let's be honest, this is Florida, so much like the rest of this state you're always doomed to have to put up with a small percentage of people that make you question why they're allowed to roam free on earth), and they have a few mixer events throughout the year so that the residents can get to know each other. You can play sand volleyball (I did that once, but I'm 5'7", so that didn't end well), they have a gym, and a swimming pool. I'm not a huge amenities guy, so I can't say I take advantage of them, but they're there if you like that kind of thing. The location is close enough to the beach that you can get there in about 12 minutes or so. If you're new to Delray, Atlantic and Military is almost the dividing line between the retiree crowd and the young professionals, so this complex is right on the border. You can easily get to both the Turnpike and I-95, and you're halfway between Downtown Delray and the Delray Marketplace. The Boys and The Girls farmers markets are nearby, and it's not a far drive to tee off at Polo Trace Golf Course. I would say the only thing that I don't like is the parking situation. It seems like between 8pm and midnight there's no parking directly in front of my building. Once everyone's visitors leave, the parking opens up again. Overall, Oasis is nicer than the complexes I've lived in while in Atlanta, Chicago, and Gainesville. The place is clean, it's affordable, it's generally quiet (although that's just luck of the draw on getting good neighbors), and people tend to stay here for more than just one year. If I've convinced you to move here, just tell Suzanne that I recommended you because I think I get a discount on my rent for a referral, and you might get a free ice cream if you ask the rental office. In fact, I would suggest you base your rental decisions entirely on just the free ice cream thing.

My wife, infant son and I have lived here for two years, with very few problems. In fact, we just renewed our lease two weeks ago. But last Saturday night (three days after re-signing our lease) I was assaulted -- literally, PHYSICALLY ASSAULTED -- in a dark section of the complex while I was walking my dogs. The other person was walking his dogs, apparently had some sort of history with my dogs (completely unbeknownst to me), started screaming at my dogs and me, and eventually just started swinging at me, punching me in the head, jaw, neck and back before I fought him off. So how did the front office at Oasis handle it? Well, I'm told that because there were no witnesses and the police can't do anything, Oasis can't do anything either. I was told by the community manager -- who did nothing to try to remedy the situation and was literally a no-show when we finally decided to meet in person -- we (me and my attacker) could either both be kicked out of the community, we could meet to shake hands and agree to get along, or we could just try to avoid each other. No consideration whatsoever for expelling my attacker from the community. Guess I just have to suck it up. So now I'm living literally 50 yards from him. And I'm looking over my shoulder every time I leave my apartment. Sound like a great, safe place to live where the people who run the community take care of their loyal renters? STAY FAR, FAR, FAR AWAY from this place and all Pinnacle properties.

Absolute trash. If you want to feel safe and at home in your apartment Oasis is NOT the place. After living there for only 2 months a random lady knocked on my door pretending to be a cable provider and continued to ask me questions like if I was going to be home later or who lived here with me. Maybe if the gate worked like it was supposed to and actually wrapped around the whole community preventing people from just walking on foot around the gate this wouldn't have happened. But instead the gate was broken about 8 out of the 9 months I lived there. When I filed a police report on the "cable provider" the police officer herself told me things like this happen all the time here. She wasn't kidding because there was one or more police cars in that complex every other day! If I could give them 0 stars I would. Save your money and move anywhere else but here!

This place is a freaking dump and management are rude. I lived here for a year and have witnessed enough nonsense. For example residents will place their garbage around the dumpster instead of placing inside. I have told management to do something about it they have done jackshhh. I live over by the gym/pool and their are kids from outside of the neighborhood who hangout every night around the pool area leaving all of their trash behind. Now for the worst part I have complained about my water pressure and hot water nothing done. You cannot do 1 load of laundry and shower at the same time your shower will be cold in 2 minutes. I asked why they said it was their way of saving water but we pay for it anyway lol makes plenty of sense. For the water pressure it takes about 3 flushes to get a piece of toilet paper down the toilet yeah pretty embarrassing if you take a shh and have company over. I left a review because I was upset and the manger called me harassing me about it. It's a smoking free neighborhood but residents still smoke on the grounds. If you own dogs get prepared to pay a 500 pet deposit and an extra $50 a month for each. They charge me $100 for my 2 dogs what a ripoff. 1 star from me can not wait to move the heck out. They also boot your car in your own driveway and the tow company is based in ft laud. Normally takes them atleast an 1 hr to get to you making you late for whatever you have to do. Please do your research before coming here. It's really nice here, but the management makes you feel like your in prison, not a pleasant experience at all.

I have lived in Delray Beach and the surrounding areas for 10+ years now. Oasis Delray Beach is by far the best community I have leased at; and I have been here 3 1/2 years (and have no intention of leaving). Both the office and maintenance staff are very courteous and professional. Any time I have had a problem in my unit, Florence, Suzanne, & Sebastian treat me like I am one of their family (especially Florence) to ensure that my needs are met. And I cannot forget to thank Walter and the rest of his maintenance team for their hard work. If you are looking to rent in Delray Beach I highly recommend this community.

Although I loved living here, I have to give an update about my move-out to be transparent. Everything went smoothly and the staff is as courteous as they've always been but the one thing that really bugged me was the $120 cleaning fee. I've leased at many places before and just like this one, leaving your apartment super clean when you leave is a must so you don't get charged. As always, I steam cleaned the carpet, completely sanitized the place and spent hours cleaning it from top to bottom. When I went in to turn in my keys, they basically told me that although it's not mandatory for me to elect the move out cleaning service they advise me to because if not I'll get billed for everything separately... but if I elect the service, I only get billed the $120 since it's a prepaid package. I've never been "forced" (and I used that term loosely) to elect any type of cleaning especially when I leave the apartment epically clean... I mean, I even cleaned base boards and the whole 9. Considering that moving is expensive as-is, communities should really take these "mandatory" or at least seemingly mandatory fees into consideration and if you are going to stick tenants with the bill no matter how well they clean the dwelling, at least remove the language in the contract that says we have to clean it. I certainly wouldn't have spent time cleaning it like I did only to get stuck with the cleaning fee anyway. It just doesn't make any sense... but like I said - I loved my unit, the community itself was always clean, quiet and well kept. Neighbors were nice, etc. Just be conscious and clear of the move-out charges so you can adequately prepare.

I have lived here for two years. My rent is almost 2k a month for a 2/2 townhouse. The gate has been broken for 3 months. The garbage compacter is constantly broken. There is always garbage everywhere. They pretty much have done away with recycling because I guess it's too inconvenient for them. People move in. And move out. The turn around is like nothing I've ever seen because people are so dissatisfied. They people in the leasing office are impossible to reason with. They are smug and lazy. They don't care about anything and it shows. They constantly harass you about dumb crap. Constant emails. Constant letter on you're door. They are legally in violation of you're right to "quiet enjoyment". Now recently they have began booting cars!! Even though the letters they had initially sent out said "register all guests". I recently saw a neighbors car booted in her driveway!!! Avoid this place unless you like overpriced garbage and to be treated like crap.

This place is horrible! I had a friend who lived here and had a horrible experience. Notices after notices on the doors whenever i went over. Crazy neighbor who was always bringing in strange men into her apartment every single time i was over. I always had a problem getting into the neighborhood when the gate WAS working. I had called one time to ask for help with the gate to get through and i was hung up on. I had even witnessed someone not being able to get through the gate so he parked in front of the leasing center and walked right through the gate into the neighborhood at 11:00 PM. My car had been booted because i was not singed into the online website. The girl at the front office Susanne was the rudest person i think i have ever met in my life. She was constantly on her golf cart driving around doing absolutely nothing but checking cars and peoples doors. I feel bad for people who live in this neighborhood. I have warned many people not to live here and told many people not to even go l check it out. Trash bags were always everywhere laying by the trash compactor. Being a guest in this community i wouldnt give these people a dime of my money.
