Shocking experience and dangerous conditions – absolutely avoid this place! What a disappointing stay. The rooms were basic and nothing special, but the worst was yet to come. At around 11 PM, we experienced a serious water leak in our room – water was literally pouring over the electrical outlets! This was extremely dangerous, especially since we were traveling with children and a baby. We had to evacuate the room immediately. Yes, we were given a new room, but that’s the bare minimum in such a dangerous situation. We received no apology, no compensation, and no refund. Their excuse? That we paid by credit card. Absolutely unacceptable. Then, during check-out, they offered us a free breakfast. Really? After everything? We were already checking out and leaving. It felt more like an insult than a gesture. This hotel is irresponsible, careless, and clearly not prepared to ensure guest safety. If you care about your family and your well-being: stay far away from this place.

What an absolute dive! Would be better camping. Walls peeling, mould in the bathrooms. The ignorant staff are just something else. The whole place is a building site with noise of building EVERYDAY! The "director" of the place is unbelievably arrogant. Claims he doesn't speak English and refuses to deal with issues. They're more interested in sitting smoking and drinking coffee than actually running the place.

If you want to regret your trip to marrakech go to this place ! If you want to enjoy your trip , dont go to this hotel . Everything is so so so bad , bed bugs , ants , windows and doors that can be open from the outside, no security , uncomfortable beds , staff is so so so bad , 0 education and 0 manners ! If you want to regret your trip to marrakech go to this place .

Perfect accommodation for a family. Rooms are spacious with plenty of storage. Both pools where immaculate and are great for kids of any age. The small pool has a sectioned kids part which is perfect for toddlers. All the staff where always happy to help. The hotel restaurants food was very nice its all reasonably priced with enough of a selection. The rooms where a perfect size for 2 adults 2 children all beds where comfy with fresh linen, towels and a room clean offered daily. We will definitely be back soon.

We loved our stay on Oliva Hotel Condominium Marrakech. The staff are excellent and even though some couldn't speak English we could communicate with Google Translate and they went out of their way to assist us. The rooms are spacious, beds are comfy with a mixture of hard medium and soft pillows. The living room has a door going to the patio which goes to the pool. There are outdoor table.and chairs. However they lack some amenities I would expect as standard. No iron or ironing board in the room. The kitchen area is equipped with basics but no dish washing liquid / soap. There are very few rubbish bins. The wardrobes don't have enough hangers 4 between the two rooms. The location is either 5 star or 1 star depends on what you want. It's outside Marrakech on the road to Casablanca. To get to the Medina or Town Square it takes around 30 mins and 90DHM if you book via the InDrive app. You could walk to the bus stop (10 mins) walk and catch a bus too. Or ask the hotel to shuttle you but it will cost 350DHM. It's very quiet and will take a few years or a decade for Marrakech to expand fully this way. Local amenities are limited. There is a small store selling basic stuff like biscuits tea coffee milk etc. The restaurant is open from 9am to 6pm, breakfast is good, lunch and dinner menus are limited but well cooked and value for money. Would I stay again? Yes but will stop off on route to get the basics of the stay.

It's decent for a quick stop. 🚗💨 Wouldn't book this place if you're looking for a 5-star long relaxing hotel apartment stay. 🚫🏨 The hotel service was great, they tried to accommodate all our needs. 🙏😊 If you book an apartment, bring your own dishwasher soap and pads, lol 😆 They don't supply. 🧼🧽 Needs a lot of room for improvement. 🛠️🚧 Housekeeping is good, they come every day. 👍🧹 The swimming pool is big, but there are a lot of mosquitoes at night, so bring something to repel them in the summer months, they will really sting you at night. 🦟🚫 Not bad, but not great, could be improved. 🤷‍♂️ #HonestReview

Third time staying here. The hotel is clean and the rooms are big and beautiful. Staff is friendly . Everything is nice. The kids' club is always closed. It's a quiet place if you just want to relax and swim you can enjoy here.
