SEE FOR YOURSELF‼️First of all the units Are not cleaned up/Fixed up before you move in. So I would take that into consideration. I moved in. I found several dead roaches around my unit. Alicia In the office told me that they would fix all of the broken things in My unit they never gotten to any of it ,as I have brought up a numerous amount of times to them, and simply no action. Just keep in mind what they are telling you Most likely is not true to as I’ve been told my broken things in my unit will be fixed But they never did 14 months in. Definitely roach infested

It's a good apartment for the price. The staff cares and the grounds crew do a good job making sure things look nice. Whenever I've had a service request or question, the issue is addressed promptly. The office staff and maintenance crew are all friendly and care about making sure this apartment complex is a nice place to live.

I lived olive tree for over a year. Olivtree is a good place to call Home. Reason gets 2 starts review because my lease was up in about 2 months When I sent an email to olivetree.pm@westwood-apartments.com about releasing my apartment for another year. The next day I get a letter on my door from the office stating they were not going to renew my lease and that I had to be out on the day my lease ends and that I was not allowed on the property after my lease is up, I find it very unprofessional. They won't tell me the reason why I can't renew I've always paid rent on time except one late payment which I paid full amount with fine within two days from notice received on my door (It happened because I was very busy those days and forget rent due date). I never had any problems or even complained about things when I should have. Unfortunately, I have to move out next month, because they refusing to renew my lease without giving any reason.

Martin was my leading rep. Made me very confident that I would get approved. Even saying word for word “ if you have poor credit it will result in a higher security deposit” I have never been evicted, don’t owe any rental company’s and simply just have “too few accounts” due to being young with minimal credit is what the denial letter stated. Given the fact that the leasing is WELL aware of the rental requirements and I was still strongly encouraged to apply I would say to steer clear of this complex because they just want the application money. Read the reviews carefully as well. Lots of cops in and out of complex as well as complaints of roaches. I am very disappointed in my leasing process. Applied and was denied within 30 minutes without even getting a call. They are truly not looking for your best interest

Bad quality of life and they need to condemn this apartments. They’ve been there since the 90s infested with roaches and people getting sick. My son live there and my daughter lived there really need help at those apartments and investing them to get cleared of the roaches did not help. They need to condemn the building, condemn the building.!!!

I was so happy to find this place last year. The price is very affordable, it's clean, and I feel safe living here. I love walking my little dog and meeting other nice people walking their dogs too. We have a nice gym, laundry room, and pools. I have been here a year and am signing for a longer lease this time. The staff are so friendly and helpful. I definitely recommend living here :)

lived at Olive Tree Apartments from January 2020 to May 2025. In fact, I liked it enough that I renewed my lease for another term that would have taken me through 2026--but life changes, so I bought out the remainder and moved a little early. The good stuff Friendly, responsive staff. Everyone was kind and helpful, and I worked most often with Ashley and Raphael, who always made sure things got handled quickly. Clean, well-kept property. Management stays on top of landscaping and common areas, and they hold tenants to the same standard. Fair rent. Prices stayed competitive with (or better than) other complexes in the neighborhood. Positive move-out surprise. I'd read reviews saying deposits were rarely returned, so I expected to owe something after the lease buy-out. Instead, I just got notice that my full deposit is coming back--pleasantly shocked! A couple of hiccups Early pest issue. The building had roaches when I first moved in, but management fogged every unit and the problem was gone for over a year, right up to my move-out. Catalytic-converter theft. Someone stole mine once. That can happen anywhere in the city and wasn't the complex's fault, but it's worth noting for truck owners. Bottom line My five years at Olive Tree were overwhelmingly positive. The apartments are reasonably priced, the grounds are clean, and the team treats residents well. If you're looking on this side of town, Olive Tree is definitely worth a tour. Thanks to the whole Olive Tree crew for making it a great place to live!

I've been living in the Olive Tree Apartments for a few years. I enjoy my stay here plus I feel safe. The property is well kept which is a high expectation on my list for apartment living. I've communicated with most of the staff and all has been very friendly. I must say when I first moved into this complex I mostly spoke to Ashley. She has always been extremely helpful and I really appreciate her for that. If anyone is looking for a place to call home start here. Rose W.

If you're thinking of living here, be prepared to be taken advantage of when you move out. They will hold you responsible for made up charges and you'll have to pay hundreds or even thousands of dollars for what should be considered reasonable wear and tear. I thank the team member that adviced me to take pictures of my unit before leaving, thanks to him I was able to dispute over $2,000 in completely made up damages. The dishonesty and lack of transparency from management is shocking and the mediocre apartments are not worth it.

Has roaches and is outdated. We lived here for a few months and I cried almost everyday. I tried everything to get rid of the roaches from traps to bombing right before we moved out we ended up buying raid and having to spray them. We had to throw out our couch when we moved homes and buy all new furniture. I'm so glad we moved before we had our baby

Do not move here! If i could rate this place 0 stars i would! Roach infested buildings, lazy maintenance, broken air conditioning kept leaking, eventually the air conditioning broke down and still kept leaking after replacing the old motor. the units are old and outdated! The community is not safe due to high crime, gun shots at night and homelessness in community roaming around. Security isn't serious about their job at this apartment complex, and most of all staff doesn't care about residents when it comes to their deposit or even about the rental space when it comes to living. Over priced housing per the square foot. There is basically no dining room in your kitchen to sit a family of 4 or 2. This unit was a nightmare to live in for 12 months! This place needs to be torn down and stripped. I had to call pest control every week! Trust me i was killing roaches every day! Fridge was so outdated it even broke down and emergency maintenance took more than 5 hours to respond and replace fridge, i did loose food. Worst living space for anyone! This place should be prohibited for renting a space like this! Shame on you OlIve Tree apartments and staff.

I have liked living here so far maybe not so much some of the neighbors they can be very mean, but Alicia in the front office is very helpful and willing to answer any questions that I have and respond fast to me with all my concerns. She's also able to help me out with transferring to a new apartment fairly quickly.

Thank you Olive tree for giving us the best experience for our first Apartment together for my husband and I! We got married in 2021 and moved to AZ from CA to try something different. & Olive Tree was our safe place to call home! We were scared at first, but with the last two years we lived there we didn't have any problems.Every time we had a problem regarding maintenance they were there that same day to fix it & get it out of the way. We appreciate all the hard work they provided. Our neighbors were very quiet, location was quiet, yea there was days where it'll be a little loud in the parking lot but it wasn't an everyday day thing which was perfectly fine for us. The area was very calming at night and we felt very safe. I recommend these Apartments, not all apartments are going to be horrible until you give it a try & find out yourself! Thank you Olive tree staff for making us feel like home.

This place is like a jail with a little leniency. But at least jail doesn't have cockroaches. Beside that, their regulations and rules are worse than HOA and for no reason. The apartments are extremely small and after 3 months of trying to get the cockroaches out, they are still not gone, I've had to throw out over $2000 worth of furniture, then I get a letter saying they are not going to continue our rental agreement. They will tow your car for any reason they want. All this disrespect for one of their quietest and more respectful tenants.

Overall, I had a good experience in my 2 years of living at this complex. The office staff was always nice and helpful. Maintenance was great. The 2 or 3 times I had issues, they were fixed promptly. My biggest issues was the roaches and unfortunately some of my neighbors. At one point I had my laundry stolen from the dryer, BUT the office helped me get it back. The apartment was small, but it worked for me, living alone. I loved my 2 balconies also.

I lived at the Olive Tree apartments back in 2021. My air conditioning went out multiple times and it took them over 24hrs to fix it. It's also not in a safe area and there were homeless people and there were also gunshots NIGHTLY. The doors are also made of glass which makes no sense as it is such a bad area. They also charged me for numerous things like fecal issues from an animal which I never had an animal in my apartment. I absolutely DO NOT recommend living here. Whatever you do, DO NOT move here even if you're trying to save a penny. Not worth it.

Shady, shady, shady. My SO lived here and after months of roach infestation that couldn't be fixed by spraying (had to move furniture multiple times to do so), they finally moved out. Olive Tree tried to take the costs for spraying out of his security deposit... let that sink in. This is just one example of how badly this place is managed and their lack of care for their tenants. Not sure whether to believe me? Sign a lease and find out for yourself.

Here are some do's and don'ts to living at Olive Tree Apartments. DO make the managers/maintenance do a walk through with you prior to moving in and ask that they lift the carpet to ensure there is no staining underneath. I didn't lift up the carpet because, who does that? But I got hit with covering the cost of new carpet for pet urine stains despite the fact I didn't have a dog and my cat doesn't have health or behavioral issues. Also my giant area rug that covered about 90% of the living room is still to this day, stain free. The carpet couldn't have possibly been messed up when the water heater burst flooding my bathroom and bedroom? No. Or when it rained from my AC vent every monsoon season for a month straight because of the extra humidity in the air? Nope, that wasn't it either. Is was my imaginary dog and imaginary spraying cat. DON'T dye your hair red or use pink hair products otherwise they will require you to pay to have the tub resurfaced at $190 bucks a pop! It's in the lease. DON'T use a mat at the bottom of the tub to keep from slipping. The mat will mess up the resurface job and you will be charged $190 bucks a pop! It's in the lease. DO ask if you have a resurfaced tub because they don't verbally volunteer that info and upon move in it looks like a regular tub so you wouldn't mark it down as an issue on your checklist. DO mark every single little thing you see wrong on the checklist. It will benefit you in the end. DON'T leave any evidence that you were living in a 40 year old building and can't control how others around you lived. I lived a pretty clean existence but had roach motels because no matter how clean you are, you will always have the occasional roach in an old apartment building. But I left a few motels behind and got hit with $135.00 in pest control fees. Something they do in between every tenant anyway!! DO take pictures/videos of your place before, after and even during as things happen. I say that but I have video of it raining from the A/C vent causing water damage but I'm still paying for carpet so do what you want. DON'T.... Just don't! Olive Tree Apartments/Westwood Residential initially charged me about $1400.00, that includes $350 in deposits, and I got them down to about $900.00. I'll admit that I do owe them a few hundred for a few items I was too tired to move out myself. But the rest is a classic example of big business throwing the cost to the little guy. Renter Beware.

DON'T MOVE IN HERE!!! The rent is cheap for a reason people! The customer service is great until there is an issue and then they disappear and the only way to contact anyone is in-person during office hours. There is not an existing email address even for residents so just pray nothing goes wrong if you rent here. Laundry facilities, pools, and unit appliances will consistently break and the "maintenance" is paint and duct tape resolutions. Me and my bf have also been walking toward my unit and had a tv and furniture thrown down top floor units (separate occasions). Overall, DO NOT RECOMMEND! Just get a roommate instead of looking here for cheap rent.

Not sure where to start with this. First off, a lot of the residents here are trashy, playing loud music, extreme weed smell, domestic disputes ect. It's horrible, had my car vandalised with the word "hoe" written on it. It was so unsafe even saw a neighbour waving his gun around threatening someone. Had to call the cops way to many times here. Cockroach infestations like crazy. The quality of the apartment is so horrible I'm not sure why they allow it to still be the original 80s style especially for 1k now. One word: Hell, please do not move in. I was actually depressed living here. You feel like you live in a little box and with people constantly stomping above you. You can hear EVERYTHING. Along with mold growing in the bathroom. I can't get over how abhorred the qualty is, like they let a teenager build the place. The complex is charging me 160 for wear and tear so they are clearly unreasonable and don't care about the law being=Can't charge tenants for wear and tear. Please stay away you deserve better!! *Picture is the counter after move out that's supposedly beyond wear and tear along with painted over wasp nest. btw I have lived here for almost 3 years

DO NOT LIVE HERE. I lived her for 2 years. It was just me living there. There were several issues with the A/C, Dish Washer, Roaches, and Refrigerator. On all these issues they took too long to fix them. They gave several excuses as to why. I had to throw away food more than once because they were doing "easy" repairs. That did not fix the issue with the refrigerator. Also, I was without a/c for almost 3 weeks. Again, did minor repairs. They put a new thermostat which was not the issue. Come to fine out the Compressor of the A/C was out. At the time of move out, I was sent a request to pay several things. They charged me to clean the carpet, paint the entire apartment and "resurfacing of the Counter Tops" In total over $400. That is aside from me paying 11 days to be able to stay in compliance with the rent being paid on time. The office staff is not helpful nor friendly. The manger is never in and when they are, They do not help in anyway.

Be careful of these people, they will tell one thing and do the opposite. They will lie by mouth and by email. Their policy is to tag a 24 hr. Notice on vehicles . Watch how you park, I have parked in same space for some time , only for about 3 hrs. Then I move off it property. Without warning my vehicle was towed, within 3hrs of being parked. They said they didn't know who it belong to. Lie. They said it has been there constantly. Lie, the last 6 1/2 months it was in the quartzsite in the desert. I would give a negative. Star if I coud.

Highly recommend this place! I lived here for almost a year and had no issues at all!!! The leasing crew is AMAZING from answering the phones professionally, and in person. All my questions and concerns were addressed perfectly! And maintenance omg where to start they're beyond 5 stars! I see them every morning cleaning, picking up trash and driving around the go-carts. They're on time with fixing any issues i had, which was tops 3 things and they did get the work done. Also there is one maintenance person I see early in the morning cleaning picking up trash and making the area nice he is the definition of hard work! S/O to him! Noise level isn't too bad all I hear is kids running around lol sadly I will be moving due to work wish I could stay but I will recommend this place to others! Thank you Olive tree for all you do!

Moved in months ago making comments now after slowly noticing things. Upon move in we noticed the carpet wasn't cleaned well, still had a mostly smoked joint on the floor of the bigger bedroom... REALLY?! C'mon now at least vacuum the floor well. Another note is that there was paint splatter all over the apartment along the edges of the wall. I've worked several years in construction so I know what a rushed/ lazy job looks like. Even the counter top in the restroom. Cabinets are all so old and most have chipped at the corners from over use or previous tenants' pets i'm guessing. The drawers also don't even pull out straight all the way because the railing that holds it is old too. They also lazily painted over the inside of the drawers and underneath the sink of the kitchen. Same can be said for the restroom sink. The most upsetting thing is that my dog ran out of the house! It was a really windy night and I had initially assumed it was my fault that I had not closes the door properly. Wrong! I found out a couple of days later that the door did not work properly because of the door latch not doing its job. No matter how hard I push the door closed, with the right amount of force, it'll just open up again without having to turn the knob. I fixed it myself because I didn't want to waste my time asking management, and now it's working properly. Lost my dog for about an hour and am so grateful for all my kind neighbors in the complex for helping me. Now i'm sure this isn't true for every apartment so please don't make the mistake that I did and TOUR your apartment before accepting one. Unlike what I did, I didn't have any time to come in and take a tour during hours because at the time I had been working the only hours they were available.

just now Amela is very unprofessional and incompetent and states she doesnt know how to do her job when i ask her to fix my pest problem. When attempted to address the issue in person the receptionist Jessica refused to consult her manager until the next business day per Amelas orders. All I wanted was my pest control issue resolved instead it escalated and after a google review all i recived was a notice of a termination of my lease. She needs to be replaced or retrained. Amela then decides to comment on my google review and STILL has not addressed my pest problem and clarify if my lease is terminated. On top of everything the incompetent manager is charging me 76.75 for nonprep when the pest guy came at 7:50am when pest control hours are from 9-5 shes unlawful deciving justifying the charges for her personal gain charging me a fee after multiple email attempts to dispute charge

They don't even deserve a star but I would give because the apartment I live in for vacation with my parent had water leak from above and after many weeks did they took action and move us to a different unit. But that was only the good thing I found here! There are more cons to bring! First, roaches are everywhere! No matter how much pest control they have, it don't ever work after my parents live there for 8 years already! Plus, some people in the community or even staff are sketchy! My dad's bike was stolen while on the second floor and then my dad's muffler also got stolen! It was a car he had longer than living in that apartment! None of these stolen things were ever found! How can I be feeling safe here let alone the staff. And now, they are increasing my parents unit without reason. They didn't even upgrade our apartment or let us move to a different apartment to deserve that increase rent. Likely to recommend? In my dreams, I tell you be careful living here. My parents had any patience but for new people. You're just waisting your money!

The leasing agent Rafael, was extremely helpful with my process of moving and moving out. He helped me answer all of my questions and concerns, as far as maintenance goes it is terrible how they do there job, I had to call several times because of my toilet not flushing was never really fixed, but every-time they would come in to fix something it would be a mess.

ABSOLUTE BS HERE !! I swear you can't do anything without forgetting fined here ! There is a sheet they give out saying what you can and can't have on your patio but have an "other" option so they literally can write anything there to fine you! Meanwhile the way they "fix and prepare" apartments for new residents is supposed to be right. They paint over the issues on all the doors so it's loud as hell open and closing doors because they get stuck. Hardly clean and the apartments smell like smoke when you move in. Also they don't understand how to process you paperwork when you move in so our apartment wasn't even ready when we moved in cause one woman didn't do her job after we confirmed it with her 3 TIMES !!

Awful apartments don't move here. They will find a way to charge you fines. And they want to charge you for the cleaning even tho you clean up the apartment when your done with it. The staff sucks as well not a least bit understanding. This is not the place to live. The units are super small too. Definitely not worth your money go somewhere else.

Absolutely the worst!! Do not move here!! People don't even pick up their dog poop. The apartments are roach infested. The security is a joke. They have glass pane doors and no gates. My apartment got broken into and all they told me is to call the police and call my insurance. Run away from this place

This was my first apartment a few years ago, and i didn't really have any problems. A month before my lease was up though, my apartment got partially flooded from the people upstairs who apparently left a clogged toilet running. Well the water soaked into my walls and ceiling, which then soaked all the way down to the first floor neighbor. Long story short the office manager let me gout out of my lease with out any problems.

If I could give zero stars I would. Read the reviews and listen to the reviews. I did not and lost money in the process. I thought the negative reviews were maybe tenants that got charged at move out and did not agree or something along those lines. I should have seen the red flag when the availability list was an entire page long. The second red flag was the absolute disconnect in communication. No one calls back, no one emails back, no communication, sporadic at best. We did everything we were supposed to do, paid hundreds of dollars to secure a unit and then coincidentally, our leasing agent "was on vacation" with no back up and our application expired because we passed the 6 days that they can hold a unit, over a weekend to boot when they are not even open. We finally got someone on the phone today, after leaving 5 or so voicemails and sending multiple emails today, to find out that they released our unit back to the availability list and if we were still interested, we could reapply, pay the application fee again times two because there are two applicants (at $75 a person) and pay the $100 administrative fee again today and reapply. Today was our 6th day that they use to release. So they conveniently are "not available" to respond to any inquiries we had during the 6 days, only to tell us on our 6th that we need to reapply and there is nothing they can do. Nothing! I absolutely would not recommend this place at all. It's a scam to make money off potential tenants. Maybe because they cannot fill their units so they have to find income someway? Do not fall prey to what they pretend to be a top notch complex. They do not communicate, and they only want your money. Maybe it is a blessing in disguise based on the other reviews I read that I did not listen to before apply. Our floor plan deposit, paid at the time of application but will not refund via electronic payment. I have to wait 21 business days for a paper check to be sent in the mail out of state. Very poor customer service.

At first when we had moved in the staff was very nice and it was very easy process but once we moved in a couple months later our place was infested with roaches we tried to get rid of them ourselves ! Then it came to moving out and we had put a very high deposit down and i was so surprised that we had put more than 1000 down and only received 200 back! I understand the carpet of course I get that but they charged us 500 for 3 little scratches on the kitchen countertops that is normal wear and tear In a KITCHEN ! We were very cautious when living there because we knew we had a high deposit and wanted to receive that money back instead of working with us they basically screwed us over because we are young and they seen we had more than enough deposit down so they tried to take advantage and take as much as they possibly could with small minor minor damages! I would not recommend living there!

I have lived in Olive Tree for almost two years. The community is nice. And the office staff is okay. There are some I prefer to deal with. Anyway. Apartments are nice and well done. You have to remember they are like 30 year old buildings. We love that on the second floor I have a front and back balcony. When things need fixing or replaced maintenance is here in a timely matter. We love it here.

They are ridiculous strict here. You cant decorate patios or use them at storage . They charge big on fines and will fine you for notices and for situations repeatedly. The grass is basically a field of dog poop. They have terrible appliances. Theyre infested with roaches and theres trash everywhere.

You're gonna have good and bad reviews everywhere you go. For me, this is an affordable complex that my husband and I have been at since 2015. I will say that I quite enjoy living here. It's usually pretty quiet- even on weekends near my apartment unit, and it's right next to GCC. The staff in the office have always been accommodating and friendly to me, and I've always had any maintenance problems fixed within a timely manner (Sal, the maintenance guy is awesome) always pet friendly and all around nice property. Also, I like that security walks around at night. Never had a bad experience here. It's great of you're young like my husband and I who are just setting up our lives!

06/25/2020 The management and staff here is unbelievably and I mean unbelievably horrible. Like they do not have any compassion for any one but themselves. When it comes to customer service... they have never even heard of that term in their life before. They are just the rudest people. Literally cut you off anytime you speak and just simply do not care of any of their residents. They simply care of the money. They never place themselves in other people's shoes or ask "what else could I have done to help that resident out". Like to them it simply does not matter and they simply do not care. Not only that, but they do the minimal requirements that their job asks them to do. Like you can seriously be asking them a question and they will simply throw Covid-19 as an excuse to do anything. Like just plain and simple any resident at any apartment complex, would appreciate the fact of being given a Move out Inspection upon request. Like that is the least they can do. Like they would of regardless gone into the apartment and done a check on the "damages" afterwards. Now this was different when the associate Rafael told me no, but when the Manager Amela Eaglin simply agreed with the fact that her associate did a good job on simply denying me a move out inspection. Her response was simply they are not required to do so. Just simply not going to happen. Like are kidding me? With that move out inspection many problems and hostile conversation could of been avoided beforehand. If they would of simply spoke to you about any damages beforehand. They could of simply provided me with a list of damages before my lease expired and from that point it is up to the resident to either 1. fix it or 2. hire a 3rd party to come fix it. Not only that but the manager had the audacity to say that the move out inspection would have done nothing and I would have been in the SAME situation I Am now. That is where I lost it and simply did not bother to argue back and forth with this childish lady. Because I deadass do not understand her logic towards the idea of how not doing a move out inspection is more beneficial to her company than doing one in the first place. Like I just do not understand her logic or her sense of knowledge. Like here I'm being a responsible person who is concerned about her move out date, and me being the responsible person I'm trying to make sure that I'm doing everything in my power to make sure that I leave the apartment clean and good to go. But now tell me how a Manager who claims has done this rodeo plenty of times and expects the resident to know everything she knows . How the hell em I supposed to know what she is looking for when it comes to damages? Like fine she wants to deny me an inspection along with her lazy associates then fine. But why not make sure that I at least have a list of requirements that I must follow in order to make sure I'm leaving the apartment up to their standards. Oh wait! I know why!!! Because IT SIMPLY IS NOT THEIR FUKING JOB TO DO SO! Like SORRY Karen for simply being concerned of the fact if I'm going to be charged for any damages I COULD OF SIMPLY ------- TOOK CARE OF in the first place. Yet SHE KEEPS INSISTING THAT IT WOULD OF NOT HELPED ME IN ANY WAY. Like how are you going to tell me it would of not helped me , if we never gave it a ------- shot karen! That just makes NO SENSE. I guess its just a argument against someone who simply could not give a ---- about anyone but her ignorant self. Do not even bother bringing up any dispute claims to this lady or to anyone in this company because they will simply do the minimal and say no to everything you ask for. And her response is simply ughh I'm not an expert in those topics so I wouldn't know, and I leave it to the experts. LIKE WHAT? Okay girl, like the company you use is literally not the only ------- company out there. and aren't you like the MANAGER!! or something? You should make yourself a little more aware of what is happening since you claim you've been doing this for YEARSSS. Like I've worked in customer service my whole life. Let me tell you these people are not the people you want to give your money to or negotiate business with. It's all about the money. Like as if their cheapass fixes they do with their "professionals" even do a good job. These apartments are always falling apart, BECAUSE they use cheap unreliable materials. You will literally have to be calling maintenance every 2-3 months for something new.

This was my first apartment. I rented a 1 bedroom on the 3rd floor right in from of the pool. My neighbors were super loud and everyone is standoff-ish. I had one tenant threaten to stab me in the parking lot. Management did nothing and she ended up keying my car a week later. Management did nothing once again. Decided to move out once my lease was up because I never felt safe there. I cleaned the apartment thoroughly and they charged me $175 for "carpet cleaning" when I know for a fact they just tear the carpet out and replace it. (Was told by maintenance) Also has a problem with roaches, silverfish bugs and mice in my walls. I do not recommend this apartment for anyone. Just spend the extra $50 on rent somewhere else.

It is what it is, but it isn't all that. Probably one of the better looking properties in the Glendale area and by that I mean it doesn't look like an old motel turned into an apartment complex. The office staff is pretty friendly but they can take their time tending to you. Kinda turns me off and I'm glad they offer month to month leasing because lately things have become a little sketchy after hours. Which brings me to the security. These so called guards are worthless and scared of their own shadows. Things I'm pretty grateful for are the two laundry rooms(working ac inside would be nice), workout center, media/computer room(working computers with updated systems please...), two pools and jacuzzis, tennis courts, basketball court, lots of parking(better handicap parking and ramps would work as well), convenient office hours and a working maintenance crew. I'm pretty sure there is much more I could include, but I have to remember every community has it's good as well as it's bad. I'm just happy to have a place to live.

This apartment complex is pretty bad. They have ants all over outside and we had ants inside when we first moved in. The pest control they have come on Friday is a joke. The cockroaches are the size of a small child's hand. I've had swarms of bees on my back balcony three times in a year even though we have had them removed. There is this horrible black mold / dust that gets on everything no matter how many times you clean. Everything is chipped, the paper on the cabinets is peeling, the outlets don't work and both sinks leak horribly. Never got anything fixed after they said they would do so. They also upped the rent even though this place isn't worth $498 a month, probably not even worth $350 besides the fact it's right next to the college. The other tenants are horribly noisy till 2am, leave trash and dog poop everywhere and pee in the pool. I've seen my next door neighbors evicted four times and upstairs neighbors three times because every one of them so far has been so loud someone always ends up calling the police. During the cooler months you can here a lot of gun shots and police cars at night which is unnerving. Cars get vandalized sometimes and there are little jerk skater kids in the parking lot trying to break into people's cars that the office has never done anything about. The only reason I didn't give this place a one star is that one of the office employees, Cody, has always been really sweet and as helpful as he can be. And I'm sure it could be a little worse... Maybe...

Saw the best example of restraint from the ladies and gents of Olive Tree today. They were changing all our air filters and they were approached by a large mob of people. These residents were absolutely awful towards them because they told some kids to stop standing in tables. These people decided to create a very hateful and racially charged atmosphere. The problems here are these awful residents and not the staff. I could not believe what I was seeing and the abuse the staff took and was able to walk away gracefully from such an awful group of people that need to educate themselves and their kids.

If I could give no stars I would. Do. Not. Move. Here. Let's start with the office. The only helpful person up there who has any sort of good customer service training is Maria. Everyone else is rude and zero help. I had noice complaints about my neighbors son throwing things against walls and screaming at the top of his lungs and lord knows if they ever spoke to them. When I moved in I never received paperwork to fill out about the state my apartment was in upon receiving my keys. Which has now costed me since I have moved out. When I signed my lease I was under the impression I would have a microwave in unit as well but I was wrong and had to buy one. Also upon moving in the stove had been left on by the previous tenants or the lady who cleans the apartments for move in and my friend burnt her hand on it. While living here there was a series of break ins to apartments and cars, a shooting, and loads of drug deals. One of my friends who I convinced to move here because the price was lower than most places had her apartment broken into as well. There is also NO assigned parking. It's a complete free for all. So if you work late like I do you end up parking five buildings away from yours and walking. People smoke pot by the pool excessively and in front of children, I have even seen two younger adults smoke a joint at the table by the grill. They promise 24 hour security is on premise but I only ever saw that twice. The maintenance guys are pretty rude as well but I feel like that's mostly due to poor treatment as I heard how the people in the office spoke to them before. Things in the apartment break constantly. Also GLASS front doors. Whoever thought of that was an idiot. After the shooting and the break ins it became very apparent to me that someone could easily break in if they really wanted too. I also had an ESA who I was happy to give their paperwork to my doctor for. After my doctor had reviewed the paper she said she legally couldn't fill it out because olive tree wanted me labeled as disabled. After telling them my doctor wouldn't fill it out and giving them her reason they told me to "find a doctor who will". Not wanting to be labeled disabled I never did and proceed to pay for pet rent my whole year living here. 150 non refundable and 150 refundable plus 25 a month. When I moved out I spent multiple days deep cleaning my apartment which I already kept pretty clean. When I went to turn in my keys I asked for a walk through and was told the woman who does that is only there during weekdays. Which would have been nice to know when deciding with the office what day to move out two months prior. The main pool by the office was closed for most of the summer it seems and eventually after it opened they started closing the other pool off and on sometimes for weeks at a time with no notice and no reason. They did a lot of renovations to the pools and office while I was there as well. They also installed a key pad and fob system on all the pools, laundry facilities and the gym that they make you pay extra for even though it should be included in the rent. All those improvements and they couldn't number their parking spaces and assign them. My mailbox got broken into with in the first few days of my living there and after asking for it to be fixed because it wouldn't close they claim they did but it hanged off its hinges for the rest of my stay. This is a terrible place to live. As well as over priced for having no inunit laundry.

If I could give them 0 stars or even negative ratings, I would. I lived here for 3 years and it was horrible. Each time you renew your lease, they bump up the rent like 10%. It started off at like $375/month, but the rent slowly increased to like almost $600/month. A large number of people don't even pick up their dog poop. Besides being roach-infested, the security is a joke. The doors are made up of small window panes. During my 3rd year there, my apartment got broken into from the patio door while I was working overnight. I called the police and filed a report. Then I walked into the office and told them what happened. They said there's nothing they can do except replace the broken window pane. Lucky everyone is required to buy renters insurance before anyone can move in. I had to file a claim on my renters insurance. Stay away from here!!

I had, had a decent time at olive tree apartments for the year I was there. I lived on the 3rd floor and I really didn't have any big issues, there was noise but as is expected of such a big complex. We needed maintenance once for the sink plumbing but they showed up and fixed it promptly. I lived there with my boyfriend we are both over 28 years old and we live a calm and busy life. We don't have children and we don't have pets. Come January our lease was up and decided to look elsewhere because we wanted a bigger place. So we gave our months notice but then decided to stay one more month because we hadn't found a place yet. We ended up vacating by the end of February. We left the apartment clean. We vacuumed and cleaned as best we could. We turned in the keys and we continued on our merry way. Fast forward to a couple of days later and we are hit with a $700.07 bill! They kept our deposit and still charged us $449.51 more! What's even worse is that they charged me for a unauthorized pet because "there was a pet odor" When I do not own a pet!!!! I tried calling but to no avail. I also had .56 balance at move out. I don't know how that was possible since we called to make sure of what amount we had to pay, but then again that always seemed to happen when we asked how much the rent was each month ( we had to call each month because they always changed the answers and we were stuck going back and forth more money orders) I have worked so hard to build my credit up and I cannot afford to have this bill in collections so I will pay. But please be aware that they charge you for things such as "touch up paint" and they charge you $306.60 for "an odor" and $178.85 for carpet cleaning with pet treatment (for a pet you don't have), but like I said we literally had a couple of stains on the carpet which happens when you place a dining table on it! I had an ok experience until this happened. As many people had tried to warn me, yet I had to find out for myself. There where also roaches here and there, we kept clean so nothing major. I really don't understand such drastic charges for what was literally a calm and clean living space. I'm very disappointed at how they turned out. When I called to inquire about the bill staff was rude and not helpful at all. First saying they "knew because there was an odor" then calling back and saying they called the carpet cleaning company to pull up the carpet after they charged me to spot clean it!?? This was recent as of 03/07/2017. When I told her she was absolutely no help she laughed. very unprofessional.

Not a good complex, people leave dogs outside all day and night long and bark all the time. So dirty, dog poop and trash everywhere! Always homeless people digging in trash cans or walking around. Cars bumping loud music at all hours of the night. Doesn't feel safe people selling drugs in the community. A broken car port that hasn't been fixed in months that crashed down on many cars. They close the back gate at night to prevent people from "coming in" but that literally doesn't stop these crackheads. Now let me get started on the apartment it's self. Maintenance is useless yes they come in a timely manor but the problem does not get fixed, my AC has been leaking for 2 months now they stated they fixed it and never did and it is due to condensation. Bullshit! I had to put a trash to collect the water and it is filled every night. The paint over everything! They even painted over a roach in my cabinet...Bathroom and tube mold is falling apart, closet doors are not functioning can't properly close and open them. I do not recommend anyone to live here. Not to mention they're increasing the rent from 850 to 1100. Definitely not worth the price. Go somewhere else! Horrible complex, so dirty and disgusting and always stinks.
