ONCE (Upon a Time) Boutique Home

We had the best stay at Once! Great facilities! We were very impressed by the very thoughtful touches from the welcome refreshments, in-room snacks, free bike rental, to the inclusion of small desserts in our breakfast. The highlight would be the incredible support from the staff. From before our check in up to check out, the staff were wonderful. We had an incident where one of the bikes we wanted to use was making really loud noises when rode, so we returned it. As we were walking in the nearby park, the staff actually fixed the issue and chased us with the bike. It was never a big dea to me, but I found it very thoughtful for them to do that. I had the best morning because of that, we biked around and it was fun!! The breakfast is also wonderful. You have a few choices to select from. I had the american breakfast and it was delicious :)) If I go back to Chiang Mai again, I'll be sure to stay at Once

The hotel is beautifully decorated and ideally located on walking distance from the old town. The room is very spacious, with a comfortable bed and good airco. The staff is super friendly, helpful, and easy to communicate with. And the breakfast is simply amazing! In short: everything was just perfect, which makes it easy to relax and just enjoy your holiday. ||Though the breakfast was truly amazing, we were curious what a Thai breakfast prepared by them would have tasted like :).

It was a very good time to stay Chiangmai. There are so kind and good people. (staffs and the owner of the hotel) I’ll remember this hotel so long time, and If I come back Chiangmai, I’ll visit here again. Thanks to all of staffs make a good time at Chiangmai.

Very disappointing!! I had booked a room and even received a confirmation email, but just two days before my trip, the hotel suddenly canceled my reservation — claiming it was due to an “internal system error.” I booked directly through the official website, thinking it would be more trustworthy — but clearly, it’s not! This hotel is completely unreliable!! What’s worse, I checked on Booking.com and saw that they are still selling the same room for that date. When I booked on the official website last week, the price was 1,800 THB, but now Booking.com is selling it for 3,000 THB. So obviously, the hotel canceled my confirmed booking without reason, just to resell the room at a higher price! This last-minute cancellation has caused a huge problem for my trip — especially since it was for my first night’s stay, and I had already filled in all my travel information (TDA) with that address. Now I have to redo everything. To all future guests: be careful — this hotel might cancel your reservation without warning!

Location is in the eyes of the beholder but if you want a quiet place in the old city that's still close to the ring road around the old wall/moat and yet not too far from shopping and entertainment. Very nice service and good breakfast. The room was spacious and comfortable but lacking minor details. No shower curtain mean the floor outside will get wet no matter how careful you are. Toilet paper is mounted too far back so that it is hard to reach and easy for the roll to fall to the floor in the process, getting wet after a shower. Their is only one towel rack for 2 people and no rack for a hand towel or hooks for clothing. A nice touch is the provided bath robes and the good price.

With 6 rooms, this is an intimate and charming guesthouse in the old city, near the Saen Pung Gate. The back street area is quiet although within walking distance to many Chiang Mai attractions. The rooms are spacious, comfortable and clean. The staff are exceptionally friendly and helpful. As has been mentioned by many people, the breakfast is wonderful, individually prepared with care, and substantial. The cost is quite modest, making this "boutique home" excellent value.

This place offers the best hospitality! The great breakfast and comfortable rooms made for a truly relaxing stay. Its prime location is perfect for exploring, and the borrowable bikes were a huge bonus. We had an absolutely wonderful time here and would highly recommend it!

Pro: prime location, friendly staff, free bike rental so easy access to different places in old town! Amazing breakfast! Con: noise from vehicle, noise from hallway, noise from insect. There’re ear plugs in the room so the hotel is very aware of this, why not enhance sound proof works? The motorbike sounds like rolling over my head even after midnight as if the window doesn’t exist. Noise from hallway too as the door isn’t sound proof. Would be literally perfect if the room is newer and more sound proof.
