Any time again :-) *recommendable* The staff is very helpful, nice and friendly. The rooms are clean and big with an own bathroom, luggage store room, huge main room, tv, fridge, desk and fan. We really liked it. We had some issues with a travel agency and they were helping us to get some money back. That was really amazing :-)

This guest house does not get much love from its owners. Floors are clean enough, but it's old, moldy, dirty, full of old spiderwebs and spiders (probably dead ones but still). Bed is extremely uncomfortable, feels like sleeping on bricks, I couldn't sleep properly for 3 nights. You get a hard pillow and a blanket to sleep in. The fan fell apart when I arrived when I was shown how to use it, it didn't get fixed. No view from "windows". Old broken furniture. It was very hard to find someone who worked there when I needed them. Didn't get fresh towel in 4 days, and I only got 1 when I arrived. I actually checked out one day before I had planned, because I got depressed staying there. I didn't see any of the breakfast which was on a poster outside the guest house, I ate at the restaurant on the other side of the street which I recommend :) What was good about this place: Warm shower with good pressure, fridge and location :) The lady working there was informative.

I loved the location near the old city wall. The owner and her neighbors were all extremely helpful and kind to us during our stay, I feel we became good friends with them. We will definitely return here the next time we are in Chiang Mai, and I would recommend this place. Nothing but courtesy and respect!

We stayed there for 4 nights. Pakinai is in a grubby part of the old city, The narrow streets and neighbouring buildings are quite littered and dusty. The rooms are supposed to be equipped with a fridge but only some rooms have a working fridge, others none. Only two out of the four downlights in the ceiling were working, so its not possible to even read a newspaper.||The rooms are very spartan and every time one takes a shower the whole bathroom is wet as there is no shower curtain or cubicle. However, the place is clean and just across the road one can buy good coffee for 350 baht. The beans are freshly ground for every cup.||Good for travellers on a tight budget, but if you can afford it do find some better lodging.

If you're looking for something clean, quiet, and close to the center of town, this is a great spot. ||||The owner is an older Thai woman who was friendly and allowed me to park my bicycle inside her locked gates a night, which I thought was sweet. She also assisted me in finding a nice day of trekking the next day I arrived. ||||Place was clean, though not the most aesthetically pleasing to the eye. It has your basic essentials covered. ||||I had wanted to extend another night at Green Tiger, but they were full for the night, so I found this place as a walk-in. ||||Fresh clean towels, and floors were cleaned when I got there. Sheets and bedding were clean, though not so sure about the TOP QUILT/BED SPREAD. ||||For what I needed it for (place to sleep) while exploring Chiang Mai during the day, it worked out perfectly!||||WIFI is also included. ||||Not the fanciest place to stay, though you get a private room for 350 bhat a night, close to town. ||||It's on the same street as the infamous "ZOE IN YELLOW", which you will discover is surrounded by a slew of bars/clubs, music and good fun. Open every night of the week, which is convenient for those that are looking for fun night life in Chaing Mai.||*** Zoe's is about a 10 minute walk heading towards the night market.

There are so many things that make me regret booking this place, but the main reason is the unattentive lady at the reception. |The beds are totally hard, when you sit or lay on it feels like a piece of concret instead of a mattress and for us tourists that spend all day walking around, we need a good bed to rest and this guest house can’t provide one. When I asked the lady to change rooms because of the hard bed, she said they are all the same and the only different bed would be available in 5 days, when I’m not in there anymore. |When I asked about the tv remote that wasn’t working, she said she was going to do something about it but has never done anything. |The worst situation happened one early morning when the tour I booked didn’t show up and I asked her if she could call them to know what was going on, I pointed to the two telephone sets but she replied they couldn’t make calls. I asked her if she had another phone I could use, but apart from not being helpful, she lied. Twice. First when she said she didn’t have a phone with her, and second when, few minutes later, she said she had called the tour company and they were on their way to the guest house. I waited and waited and nothing, so I decided to go to a shop nearby and buy a sim card. I called the tour company and they said they forgot to pick me up, proving that she lied when she said she called them. If I had believed in that evil woman, I would have been waiting the whole day at the guest house!|Very poor service, that lady is not willing to help the customers, which is her duty as an owner of a place that offer a service! In my five days at this place, I didn’t have a room service, unfortunately I just noticed the small piece of paper whith a message “room service at request” on my last day, so no rubbish collected, no new rolls of toilet paper, no cleaning. I checked out one day before I suppose to and I haven’t been asked why or how was my stay, the lady couldn’t be bother! |Don’t spend your money in a place where you won’t feel welcome and you can’t have any help when you most need it. Chiang Mai has zillions of hotels, guest houses, hostels.. it won’t be hard to find a good place to stay.

The pictures online are very misleading!! We came during the cold season and we were so uncomfortable, to hot! The bed was like sleeping on bricks. We never saw any staff, except the lady who checked us in and she wasn’t the friendliest from the start. We stayed 3 days and never got our room clean, no new towels ever. We would have asked but the one lady we never saw but twice. I wouldn’t stay here again for free! Do not waste your time or money! The only positive was location!!

We walked into this guesthouse late in the evening, the man (Kai) behind the desk was more than helpful and directed us with anything we needed. We ended up staying for 4 nights because the location suited us, it was clean and cool (opt for an air-con room). It's is one of the few places that we've stayed that has no mosquitoes! It was a relief and easy to sleep in.
