"Puerto Rico’s newest hotel is nestled in a historic building dating back to 1838. Opened in January 2021, Palacio Provincial beckons with breezy french doors that open to Juliet balconies overlooking the candy-colored streets of Old San Juan. A rooftop pool with charming views invites guests to pair a paperback with a chilled mojito, while the open-air courtyard calls you to a candlelit dinner at the Consular Restaurant and Bar."

Palacio Provincial — Hotel Review | Condé Nast Traveler

"Why book? Travelers who want to be immersed into the historic center of San Juan find this new boutique a polished, well-located option. Business travelers courting the cryptorati like its proximity to headquarters of players in bitcoin, NFTs etc. Set the scene Guests realize they are stepping into an architectural gem from the minute they enter into the marble-floored lobby with an elaborately tiled, wood-banistered staircase at its center. These are indeed historic digs, lovingly preserved and sparingly modernized. Tall, beamed ceilings beg for “looking up” while arched galleries hint that there’s much more to explore, each corridor leading to lovely niches where one might take tea or read in front of a trickling fountain. A sunny courtyard serves as the centerpiece for dining, drinking and lounging. The backstory It’s no surprise that this new opening comes from the same hotel group that runs the historic El Convento around the corner, with an adroit blending of old and new world design. Juliet balconies, checkerboard floors, spacious showers and small accents of color complement a pleasingly minimalist and modernist décor. Food and drink Brunch at Consular Restaurant and Bar is a highlight, with menu items such as pancake tacos with scrambled eggs, smoked salmon and avocado, and a Mallorca sandwich, a local specialty dressed up with avocado mousse, eggs, tomato, lettuce and fried sweet potato. The cocktail menu does not disappoint either, with creations such as a pink mojito with watermelon, rum, lime and mint. Lunch and dinner focus on crowd-pleasers like pizza, churrasco and roast chicken. The spa No spa. The neighborhood/area Every highlight of the Old City lies within walking distance, from the Cathedral de San Juan to the historic forts of El Morro and San Cristobal along with an abundance of shops, bars, and restaurants. My husband and I stayed here for our honeymoon and loved it! The staff is very friendly and warm. When we arrived one of the front desk staff noticed that we were staying for our honeymoon and we came back to our room to a surprise complimentary bottle of champagne. We both thought it was a really nice gesture from guest services. Also, we loved the location! It was walking distance from mostly everything we wanted to do. The views of old San Juan from the rooftop pool and bar are amazing. We also want to thank the staff Carla, Keanna, and Aaron from the Consular for their attentiveness and professionalism! We are already planning our next trip back and would definitely recommend staying here to anyone.

This hotel was so amazing. From the outside it looks like an old building but the blend of the old and new made it perfect. The rooms are lovely - with high ceilings, comfortable beds and a great shower. We ate the the restaurant a lot - and always had great service and food. I love the two free champagnes every day and the Rose happy hour! The rooftop bar has a nice view. My only complaint is the small gym - but everything was in good working order. Also there is no guest laundry, but you are allowed to use the guest laundry at the sister hotel - El Convento. I'd stay here again.

Google
Our stay at the Palacio was wonderful. First, the location is excellent. 10 minute walk to every hot spot in Old San Juan. Being next to Balsica was extra special when on the roof top with a unique view of the Basilica patina. Having a pool in the city with a great roof top bar was very cool. The only bad part is it was hard to leave and explore the city because you just want to chill by the pool. The rooms were very chic and especially loved the French doors we had on two walls to open to the bustle of the city. The staff was helpful and friendly. Every evening starting with the daily complimentary rose.

Absolutely the best place to stay in a prime location of Old San Juan. * The staff here is what makes the entire experience. ALL of the front desk staff and the servers at breakfast were absolutely wonderful! I could not have been treated better, thank you so much. The room was spectacular, with high ceilings, a gorgeous bathroom, and an extremely comfortable and well made bed. If you are a Hilton Honors member then you know not all properties live up to the name. This one does. Also, my room had huge windows with spectacular morning sun There is a great roof top patio and bar with a small pool and a stunning sunset. Again, The server (Attiana) was very attentive and extremely nice. It is an adult only property and genteel is the word. Open air with the charming quality of old San Juan with modern finishes made for an all around wonderful experience. I cannot wait to return! Thank you.

Place is spotless. Staffs is attentive. Rooms layout is intuitive with plenty of electric outlets , individual lamps for reading. Water pressure is higher either excellent hot water. Is in the heart of old San Juan. Rooftop bar is great and the infinity pools are great. Restaurant (I tried breakfast ) was excellent. Coffee was well served and not expensive. I will stay here again.

From the check-in to 5pm sunset rose on the rooftop, Palacio Provincial was a 5-star experience. Clean, well-appointed rooms and prime location in Viejo San Juan. The breakfast was delicious (I had avocado toast) and the coffee was strong. Complimentary champagne is a nice touch. I was able to walk to El Morro and Pigeon Park from Palacio Provincial. I can't wait to return and stay here again!! And Juan Ramon's service was fantastic.

If you’re looking for the perfect blend of historic charm, exceptional service, and pet-friendly hospitality, look no further than this gem in Old San Juan. From the moment we arrived, we were greeted with warm smiles and genuine hospitality that made us—and our dog Teddy — feel completely at home.||The hotel itself is a beautifully preserved piece of history, with colonial architecture, cozy courtyards, and vintage details that transport you back in time, all while offering modern comforts. Every corner has character, and it’s clear that great care has gone into maintaining the building’s unique charm.||One of the biggest highlights was how truly dog-friendly the hotel is. Our pup was not just tolerated—he was welcomed. The staff even knew his name and allowed us into the community spaces including the courtyard dining area where we had breakfast with our pup each morning. It made our stay so much more enjoyable knowing he was as comfortable as we were.||The service throughout our stay was outstanding. When we had a few hiccups with our room, the manager Andrea was gracious and accommodating making sure to move us to an even better room. We can’t thank he enough for her professionalism and loveliness!|From the front desk to the housekeeping team, every staff member was courteous, attentive, and eager to assist. Housekeeping deserves a special shout-out—especially Nancy - she is gold! Our room was impeccably clean every day, which is no small feat in a historic property.||This hotel is the kind of place that stays with you long after you’ve checked out. We can’t wait to return. Whether you’re traveling with a furry friend or simply looking for a special experience in the heart of Old San Juan, this hotel is an absolute must.

When they say Puerto Rico is beautiful, let’s start with the people! |We had the most wonderful experience at Palacio Provincial. I travel a lot with my friends, my family or for work, and my experiences have always been ok. But this is the first time i am leaving a review about how excellent my experience was. We even learned the names of the people who took care of us. Thank you Carla, Diego, Aaron, Rene, and many others who were so kind, attentive, sweet, present, articulate. Whomever is hiring these young people is picking the best of the best! The hotel is nice, Clean, central in Old San Juan. The restaurant food is good, especially the appetizers. Loved the cocktails. Loved the pool. I highly recommend this place!

Yelp
I had the BEST experience here. The staff is incredibly friendly and helpful. Made us feel at home immediately. Room was very nice even on ground floor felt very safe. Would 100% recommend staying here if you are looking to explore old San Juan. It is walking distance from just about everything you could possibly need!

Yelp
Great hotel in the heart of Old San Juan. Close to everything and the staff was so friendly and helpful. The rooms weren't huge but everything was comfortable. Loved the rooftop pool and hot tub. The staff provided lots of complimentary waters and let us store our baggage when we had a gap between check out and our next flight. Would definitely stay again!

Yelp
In the heart of old San Juan w/good location. However, much prefer the Caribe Hilton! Their location is not as desirable but a much better experience. The Palacio doesn't have an enclosed eating area. When it rains, which is a lot, these 2 areas are wet. The food is OK. Hotel service is poor. We had no hair dryer & the desk said "Oh, our bad. I'll send one." An hour later we gave up & went to dinner with less than attractive hair! Even told the housekeeping employee when she brought towels but she didn't do anything either! We made sure the desk knew what happened when we checked out so we would not be held responsible for the missing dryer! The only bright spot in our stay was the attentive bar/restaurant staff. You do get a card for 15% off food which u can use multiple times. Would not return.

Yelp
I had booked a stay at El Convento and was relocated here when they overbooked. This property is adults only and small, and we rarely ran into other guests, except at the pool. The property overall is clean and has a lot of seating options throughout (a game/reading room, tables/chairs throughout, the courtyard, etc), so it's a nice little refuge from the busyness of Old San Juan. It's conveniently located right off the Plaza de Armas, so everything in Old San Juan is close by. The layout of some of the rooms was confusing. In order to access our room, we had to open a door off the main corridor which listed three rooms. Within the next space, there was one labeled room and then a second door, so it seemed like only two rooms were there. But we had to enter through the second door which then led to another space where you could access two rooms. If someone booked a suite or connecting room (not sure if that's an option) that might make sense, but it wasn't explained to us and we were nervous we would be walking into someone else's room. Also, the doors stuck and had to be shoved open using a shoulder. A major con was that our shower leaked. As in, would flood the bathroom every time because the seal at the bottom of the door was broken. So we would try to take short showers to avoid having to mop the whole bathroom since the drain wasn't fast enough and the seal didn't work. Housekeeping was seemingly nonexistent. We left one day and came back around 3pm and housekeeping hadn't made it to our room yet. By the time they made it to our room, we didn't want to leave again, so we just accepted fresh towels. However, we were disturbed a little bit later because the housekeeper had put her phone in the stack of towels that she had handed to us. There are a lot of benefits to staying at this property and overall, it was nice. However, they still have some kinks to work out (doors sticking, showers flooding, housekeeping, etc). Once they do, it would be a really lovely property to return to.

Yelp
Absolutely loved this hotel. It was super conveniently located so that we could walk to most of the sights, bars, and restaurants we wanted to see. The rooftop pool was so relaxing, and had beautiful views overlooking the city. The bed was super comfortable and the rooms were spacious. The A/C worked really well despite visiting in the midst of the summer, and the hotel staff were really friendly. I did find some glass that someone smashed in the pool, and they were quick to respond and clean it up. One thing I will say is that the walls are a little thin, so you can hear a lot of what's happening outside. But it was a really wonderful little oasis within the city.

Yelp
Adults only. Minus one star because it doesn't seem necessary. We have a 15 year old who dine in the courtyard restaurant just fine. After 10 days of local food we took a break on their pizza that baked right in front of us. Sunset pizza is amazing good. Food is reasonably priced but not tiny little fran desert. That's how they make money because it doesn't list on menu and no one ask about the price. The whole hotel is really nice. All staff are really sweet and made us feel welcome. We are at bnb nearby and visit them often to cool down. Really quiet place Best view of rooftop bar in Old San Juan.

Yelp
The hotel itself and the amenities were beautiful. Probably the most unique hotel I've stayed in. The location is literally perfect, but difficult to maneuver if you're driving yourself due to street closures/one way streets and a lot of people. We didn't have or need a car and we walked a few blocks to the water when we did need to call an uber! The staff was so so friendly, stored our luggage when we arrived early and when we checked out. The 4 stars is because this place is quite expensive for what you get, and the actual room was not all that clean or updated.

Yelp
High ratings purely on my experience sitting in this lovely courtyard on a hot sunny day the place is nice and breezy, we ordered drinks and food to share - Sunset Pizza and organic salad, he ordered a Medalla and me Red Sangria.

Yelp
It is such an awesome boutique hotel. Love the fact it is adults only, and the rooms are amazing. We stayed in the Chancellor suite. Wow, what a room! 24/7 pool and a great restaurant/bar. In the middle of the city so close to EVERYTHING.

Yelp
adult only, infinity pool, restaurant and bar inside the hotel with amazing views, right in the heart of old san juan (literally in front of the Cathedral) minutes away from Raíces (check out my review on them!!) and amazing gelato shops! paid about 190 a night for 2 adults and it was well worth it.

Baharan K.

Yelp
Beautiful hotel! Rooms are nicely air conditioned, beautiful high ceilings and modern. The hotel has a resort-vibe when you're in the hallways and a super cute rooftop pool.

Yelp
We booked this hotel in February. Now that we are checking in on 6.21.2021 they let us know that the hotel is no longer kid friendly and my child can't hang out at the Pool area, because they changed their policy in May. If you changed your policies send a email allowing future clients to know to make proper arrangements. If I booked this with time in advance is to enjoy my family time and invest our vacation money on our family the best way possible. I believe that the night is $250+ but we wanted to stay around this area since we have family in old San Juan. I was lost of words when the front desk staff told me this, so I told myself just relax and enjoy your last days of vacation. We go into our room and it seem like it had never been cleaned, the bed wasn't made and the bathroom didn't even have soap. When we told the front desk attendant she just said "oh! I know what happened been completely oblivious of the situation without any explanation of the lack of customer service she gave us a new room. They say that the view on the third floor is amazing but this place is Anti- Children so they will take your money for you to stay here but the service is very poor. I just wish my money was better spend at a place my child could enjoy as a family.

Yelp
Beautiful place. Room was great, high ceilings, very roomy. Love the courtyard and rooftop pool.

Yelp
This place is so beautiful! Every corner is a photo opp...courtyard, pool, bar, even the lobby! The rooms do not disappoint either; very clean and spacious. At the end of the day, the staff is really what made our stay stand out, and we will not hesitate to return on our next trip to PR. We had the pleasure of meeting Dori on our first night at the bar, and she immediately became our fav part of PR! She gave us a bunch of delicious recommendations and had us laughing all night! Every time we saw her after that, it was like seeing an old friend! Then on our last night we had an issue with our room (noisy neighbors) and we called the front desk to ask about it. In seconds, Andrea came to our room, assessed the situation, and offered another accommodation. We ended up in an upgraded room, two glasses of champagne (even offered us a bottle), and a late check out. Having stayed out many name brand hotels, we can definitively stat that the hospitality of the staff, and facilities are nothing short of world class. THANK YOU DORI & ANDREA FOR A GREAT STAY!

Yelp
Palacio Provincial is a new hotel that is located in the historic former diplomatic mission and overlooks the Plaza de Armas right in the heart of Old San Juan. It combines historical elegance with modern conviniences by offering Aveda toiletries, top of the line finishes, a roof top infinity pool and comfortable bedding. The staff is very friendly and really tries to make sure that guest have the best experience. I also really enjoyed cocktails and a continental breakfast at their restaurant. I had a wonderful time during my two night stay at Palacio Provincial and would highly recommend it to anyone looking to stay in Old Town San Juan.

Katie K.

Yelp
Just checked in and already disappointed. I specifically requested on the reservation to not be on the 1st floor due to noise. We are on the first floor street level across from the bar that is located across the street. When I asked if there were other room options available not on the first floor the person checking us in didn't really seem to care and just said no. We came here to relax after a meeting at another hotel on the island and it's like the bar is in our room.

Maria G.

Yelp
I loved this hotel- it is the right size to cater to their guest. I highly recommended it on so many levels clean- love the design, it has old feels with a modern twist infinite pool - gym - and I had passes to a private beach the Foods and bar are excellent The staff was warm and courteous and they have a game room with books It is close to all the tourist attractions. I would re commend it

Yelp
This hotel is an excellent experience. My partner and I stayed here last weekend. The staff was attentive even before arriving, calling to ask if we had any needs or preferences. When we arrived, we stayed in the Emissary. It was spacious, traditional Old San Juan vibes with modern touches. Those details, maintaining the classic ambiance of Viejo San Juan, with clean, modern, minimal details is very enjoyable. We ate in the restaurant twice. Both experiences were delicious. I had the octopus and my partner had chicken from the main course menu one day and pizza and ceviche the next day. Very good both times. We spent time on the rooftop pool where we ordered Prosecco and laid out. The rooftop was comfortable for families, couples, solo travelers. Throughout our stay, the staff at the hotel was very attentive, very kind, and diligent about checking in to make sure we were enjoying ourselves. The space is right in the heart of San Juan next to Plaza de Armas with great coffee, grocery store, pharmacy and outdoor space. The hotel is also next to Calle Cristo where there is plenty of shopping. There is so much to do within walking distance this hotel is an excellent find. We highly recommend staying here and are looking forward to going back soon.

Yelp
I'm in PR for a few days and have some work to do while here. My current hotel had inadequate wi-if, so I happened upon Palacio Provincial and let me tell you, WOW. I now have a go-to spot in San Juan. When I called the hotel to check on the Wi-Fi I was lucky enough to run into Claudia at the front desk. She took the time to do a speed test on the Wi-Fi which was about 30 MB per second. That works for me! I stay at hotels sometimes 80 nights per year or more. It's not often you run into somebody who would take the time to address needs like that. Hotel management, she deserves a raise! The hotel is updated, clean, spacious, gorgeous, comfy beds and more. The location is ideal. My highest recommendation for this hotel and staff. I hesitate to share this gem:)

Yelp
Nothing like the pictures, dirty, smelled old, loud, old mattresses and pillows. They wouldn't help. Checked out after our first night

Yelp
Great stay in the heart of Old San Juan. You can walk everywhere from Palacio Provincial. Room was very clean, and spacious. Housekeeping will provide you with clean towels everyday and will pick up all trash and dirty towels. Rooftop pool was very nice (you do need a reservation for it due to Covid). Andréa at front desk was suck a great help modifying our booking, ask for her and she will be very accommodating. Overall great stay.

Yelp
I'll start by sharing that the hotel is gorgeous and in the heart of Old San Juan. Overall the staff was kind enough. Here were a few unexpected items: It seems every single room is listed as having a Juliette Balcony, which is incredibly misleading. Some of the rooms don't even get natural sunlight because they face other buildings in the city. That's completely fine, but I'd encourage the hotel to just be honest and not mislead people with half-truths. When I tried to speak with the front desk about the confusion, the staff member quickly cut me off with what seemed like a rehearsed speech about the balcony. They must have this problem often given they sell one thing, but you arrive to another. Our room in particular had a window that faced a concrete wall and was on the first floor, opening up to the hallway/courtyard. The room itself was spacious but had fake outlets for some reason, and a couple of the lamps were broken. The noise was killer. A few other reviews state there is no soundproofing and that's an understatement. We could hear the guests in the room next to ours clear as day while they spoke at a normal volume. Very odd. Overall, it was fine for a night but I wouldn't return given the lack of privacy and misleading language the hotel uses.

Vonmarie M.

Yelp
Great location, very good service, nice pool and bar. The room was comfortable and beautifully decorated. They have umbrellas and bicycles that you can use. An overall good experience.

Shaun L.

Yelp
Other than location this hotel was very disappointing. Problem #1) The locks on the doors to open the windows were all broken, kept spinning and wouldn't unlock. Problem #2) We were told towels for the pool were in the gym area, however when we went to the pool there were no towels. Problem #3) I had to call the front desk with my cell phone because the phone in our room was broken. Problem #4) As we were getting ready to check out my girlfriend found a ROACH in the bathroom. Considering we paid $300 for just one night I didn't expect to have any issues. When I asked if we could receive a discount or partial refund I was told it was "too late" because they already checked us out. They said if I stay in San Juan again to give them a call and they could give me a discount next time but I doubt I would stay here again anyway.
