Very pleasant charming hotel. The terrace alone is worth it .Great view of valley to enjoy a drink and /or breakfast .Just a lovely spot. Easy walk to center of the town which is well worth it .Rooms are ok-a bit on the small side

It used to be an Italian villa. Should I say more? Wind your way through the extremely tight streets to park your car outside the wall. Walk through the archway and you step into the courtyard which is absolutely gorgeous, with perfectly trimmed hedges, and a view of the castle and beautiful church in the distance. The lady at the front desk is perfectly nice. Showed us to our room which is quaint, spacious enough, and smelled very nice. Old world Italian feel. Nice Wi-Fi, nice shower. Breakfast in the morning was nice and if weather permits you can have it in the courtyard. 5 minute walk to Ponte delle Torri. 3 minute walk to Piazza Campello and the Spoleto link with the people movers and elevators that easily take you up and down the city. Excellent

Very special place to stay just off main square. Feels like you're staying in a private palace/home with the nicest owner! Super quiet, very comfortable beds, fabulous breakfast in the dining room. Rooftop terrace with great views. Will definitely want to return to this cozy place any time I'm back in the area. Only cautionary note is there isn't an elevator and main area is up two+ long flights of stairs. (Help with luggage is provided!)

This is a beautiful and beautifully maintained inn with a friendly and helpful staff. The breakfast room, lobby (more like a living room really) and patio/garden look out on Monteluco, where the Sacred Wood of St Francis and an ancient but still operating monetary are located. Worth the hike!|The palazzo is in easy walking distance of shopping and dining in Spoleto. Spoleto itself is charming and well situated for day trips and excursions. Note that you may have to wheel your luggage up and back because most cars are not allowed in this upper part of town. |The bed in my room was super comfortable and the bathroom adequate. Not a modern super bath but it had all the essentials. I would return in a heartbeat.

This is a truly beautiful and awesome place to stay. The owners have done a masterful job of restoration, uncovering stunning ceiling murals in the rooms and included furnishings to fit this ancient and luxurious property. From the moment you enter through the arched entry into the garden you feel this is a truly extraordinary property. The view from the garden takes in an ancient cathedral and what was a sacred mountain in ancient Italy. The very charming Manager, Massimo, greeted us and made certain we received a warm welcome. The continental breakfast far surpassed any "continental" breakfast ever experienced in the U.S. This is definitely the place to stay when you visit Spoleto.

After driving up scary, narrow alleys you enter this hotel through the Garden of Eden. We were lucky enough to have free parking at the hotel even though we had booked the paid parking. Once parked, we never moved the car. Massimo, the concierge was very helpful and kind. Our room was tiny, but comfortable. It had screens on the windows (JOY), so you could get air without mosquitoes. Our room did not have a view and overlooked a tiny alley. When people were talking in the alley, it sounded as if they were in our room, but everyone quieted down pretty early. The breakfast was lovely with good cappuccino served in lovely china cups. You could carry your coffee out to the garden and be mesmerized by the view. I loved Spoleto and would definitely use this hotel again.

Definitely one of the top places to stay in Spoleto old town. It is perched high up and it had great views of the valley below. the service is excellent and the rooms were spacious. The breakfast was also good. Note that Google map does not tell you the easy way to get there. In fact from the train station you could walk about 10 minutes and start on a conveyer belt walkways and elevator combination to get to a location close to the hotel. The town has three such system making going uphill quite easy.

Getting to the hotel through the Spoleto street system is a nightmare. If you go down the wrong street you have no way to turn around and may be forced to back up the car for quite a distance. Once you find the hotel, the parking is very limited. The hotel looks good in the online pictures but in reality the furniture in the lobby is quite old and is not really very appealing.|We reserved a two twin bed room. Once we saw the room which was dark, dingy and hadn’t been updated since the 1950’s, we elected to pay a one night penalty (which was insisted upon by the owner) and go stay at another nearby hotel. Wouldn’t recommend.
