First of all, Shauna is amazing. This is our second time living here at Palm Village and we’re so thankful to have come back. From the very beginning of reaching out to inquire about availability to move in Shauna was on top of everything! Her response time to any issues that come up is very quick and always with a solution. We understand she’s very busy and yet makes everything a priority. We can’t stress how important that is to us. We greatly appreciate her. Palm Village hasn’t changed one bit. Still a well kept complex, Very family friendly and a great place to live.

Our experience at Palm Village was honestly amazing. Shauna is the kindest, most hard working property manager I’ve ever met. My husband and I communicated with her about some road bumps in our move-out process, nervous about what might happen, but she was graceful and understanding. We had to relocate due to work, but we definitely enjoyed our time there. Everyone is friendly, and environment is quiet. We felt safe also coming home late at night. The whole experience was truly a diamond in the rough We will miss this place dearly.

Ive lived here a little over 2 months now and living here at Palm Village has been such a great experience. Neighbors are friendly very quiet . Our property manager Shauna is amazing, never hesitates to help and very quick with responses she is very welcoming. She shows she truly cares about her tenants. Dave , is always on property and is very quick with fixes , keeps our homes to perfection ! 10/10 would recommend this complex !

We have lived at Palm Village for a little over three years now and absolutely love it here, the neighbors are all very friendly and the location itself is excellent! The Property Manager Shauna is always so nice, professional, helpful and attentive. You can tell she genuinely cares about her property and the tenants who live here! Palm Village is a clean and comfortable environment, it is always beautifully landscaped and any maintenance needs are always handled professionally and quickly! The pool is continuously cleaned and well maintained! I would absolutely recommend this apartment/townhome complex to anyone looking – it’s a great community to live in!

The property manager shauna was so amazing throughout the entire process of trying to get my beautiful family moved in to one of their beautiful townhomes. Her communication was nothing short of excellent even after informing her of losing my job and couldn’t take the apartment after her Communication stayed the same and she was very understanding stating “I’m so sorry to hear that and that everything will okay Andrew life happens that she would love for us to apply again when I'm finically stabled” I would give her 10 starts if possible

We lived here for about 3 years. It's a good place to live. The management on site is very caring and responsive. Maintenance requests were always handled within 24 hours, sometimes even sooner. Cannon Management, the overhead company, is less nice. They pushed rent raises regularly. It isn't the fault of management on site. But Cannon made this property go from affordable and reasonable to always worrying if we could afford to stay six months later. Potential tenants be advised that this is a tobacco smoking community. We don't smoke and our apartment always smelled like it. It just comes with the neighborhood. Otherwise, it's quiet and peaceful. A wonderful shared pool. Really great on site management.

Great place to live!!!! My family and I have lived here for over 3 years and we love it!!!! The complex is kept up, clean and the property manager is very helpful!!! She's always on top of everything on the property and individual units!!! I couldn't be happier calling Palm Village home!!!

Beautiful apartments and overall had great customer service! Had onsite help when I needed it. On top of the nice, clean pool. Very impressed, amazing location and nicely renovated apartments!

If I could give this place a negative rating I would. Lived here for 3 years in 2 different units. Management is sadly a prop for higher management and have their hands tied. Everything is "Mickey moused" when it comes to fixing things. They hire and fire maintenance men like it's going out of style. After several crimes committed in this complex, we requested cameras be installed to keep the tenants safe and that didn't happen. I also had reported a gas leak multiple times to management with no action taken....so I called and reported it myself (they found 2 leaks & red tagged them). I also had them come out to inspect our countertops because they seem to leach a scent and flavor into our hot foods when using paper plates....and after I caught the manager shaking her head "no" to the handyman acknowledging any type of scent....I knew I was living in a shady complex with shady people. Come to find out, there is NO INTERIOR INSPECTION IN REDLANDS which is why management companies like Canon Management aren't held accountable for what they do and can get away with what they do. The only way to hold them accountable is by taking them to small claims court. I would not recommend living in this place to anyone. Definition of slumlords is the case here so steer clear and spend your money elsewhere!

BEWARE! Nice town homes, nice location, etc., but the landlord will find a way to bite you in the behind! From the day I met her (Late July), she communicated with me terribly and gave me the option of moving in on August 15th, which I took... Two days later she calls me and tells me if I don't move in on the 1st of August she will be giving my apartment to someone else. Over the time I was there, miscommunication was a common theme. Talking to the neighbors and other tenants I realized I wasn't the only person that was having these types of issues with her. After living in the apartment for 10 months, I move out and she keeps my $300 deposit and then charges me over $100 on TOP of that because of a few smudges on the wall from my couches and "cleaning" (painting was $250, Cleaning $110. carpet clean $55, etc.). Literally absurd. The apartment was in absolutely reasonable condition. There are a lot of great apartments in the area around the U of R so do yourself a favor and pick a different one!!

These are nice apartments (hence the two stars) but the land lady gave my roommate and I a very hard time moving out. As is apparent from the other review on here, this land lady likes to stick it to you hard if you have any sort of wear and tear in the apartment and let me be clear they are not completely new when you first move in either. We we're charged an exorbitant amount for some scratches that we were not even aware of. I am still skeptical that we were even the ones to cause the scratches. The money i should have received back from my deposit went right into fixing these "scratches," and apparently with the special paint they used they had to repaint the entire thing.. what a waste. Apart from this rip off, It is difficult to communicate with the land lord. The office was closed often in the afternoon during the week when it should have been open. If and when you did get a chance to walk in to speak to the land lady she would be playing games like bejeweled on her computer. the times this happened she seemed annoyed with the that I tore her away from such an invigorating experience. There was also the case of her sending a letter to my roommate and I with a refund for our last several weeks in our apartment, she did this in a not so subtle effort to get us to move out sooner and it made things pretty awkward. We had told her very clearly we did not plan on moving out because of school but this letter was still found wedged in our door. We were good tenets but still got treated rather poorly I thought. We did not throw parties, play music, or cause a ruckus in general but it was an awkward and unpleasant experience living with this land lord for no cause of our own. When our lease was finally up it was a relief to leave that apartment complex and never see our land lord again. DO NOT underestimate the effect this unpleasant land lord can have on your living experience here. chances are you'll see her everyday b/c the place is so small and she'll make you feel like you just want to run inside your apartment. With a lot of other decent options in Redlands like Country Wood and even Citrus, I would recommend to avoid Palm Village.
