The location is absolutely beautiful, but ended there for us.
Stayed in Villa 6 Ocean front AC bungalow, walking out of your room directly onto the beach was the best part.
The villa was very run down, smelly, the bed was honestly a concrete slab (they did change the mattress, which was very much appreciated and so kind of them. New mattress was a bit softer.)
The bathroom needed a good disinfectant clean. It smelled like urine the first day. And they do not service rooms.
Other people in our group had villa 7 and it was actually better in terms of cleanliness, but the wood holding the shower was so old and rotten that it fell down one night. Thankfully no one was showering at the time, as it would have been a medical situation for sure.
The restaurant was bad in both food taste and service. It's about a 25 minute walk down the beach to the bustling restaurant/bar area of the bay, so ate a few meals at the accomodation restaurant, due to our own laziness, hoping ordering different things it would be better than the last...
The servers were nice enough but in the meals we ate there they got orders wrong every time. Not the end of the world, but it got very frustrating, they need to write orders down.
Traditional food was the worst I'd had in a 2 week trip around Cambodia.
The location was good for us, because it is far from the hustle and bustle. But when there are parties up the beach the bass just echoes with constant boom boom until 0300am. Not the property's fault, just an observation.
I was advised I paid an unusually low price for my stay. Approximately $75AUD per night, but honestly that is the high end of what the villa was worth, in my opinion. It seems like there is new construction going on, a d a few villas with hard walls looked to be newer and in better condition. So maybe they are improving things.
