This place has several advantages and serious disadvantages according to the needs. Advantages: 1. Excellent location at Gärtnerplatz just minutes walk to Marienplatz and Viktualienmarkt. 2. Surrounded by a vast array of cafes, restaurants, individual retailers and small convenience shops. 3. The hotel is nicely and tastefully restored and offers simple yet necessary amenities for uncomplicated expectations. 4. There is a parking lot and this is gold in such an area. Disadvantages: 1. If you stay at any of the rooms located at the side of the Klenzestrasse you will not be able to sleet: too loud, even with closed windows! 2. The heat during summertime in Munich is unbearable. The rooms don’t have any cooling system or a simple ventilator. If you open the windows at night to cool the room a little bit, the noise will not let you sleep. 3. The windows do not have shades to darken the room and the street lights are very bright. Hence, be prepared to bring along earplugs and eye shades. Elsewise, there is no chance to catch some sleep. 4. The service lady personifies all what it means to be unfriendly. She was completely out of tone about changes and reasonable wishes (i.e. split a bill or serve breakfast earlier). It seems that she was covering for someone else, nevertheless it is the attention to detail and cordial manners that make a place special. She was very rude. 4. The door of parking lot is mostly blocked by other cars and if you arrive late at night there is no way to find out where to park your car. 5. Don’t expect cordial service. Unfortunately this a place that confuses nice ambiance with friendliness. It is not cheap, but the behaviour was.

This is a great place in a nice part of Munich. It's pretty easy to get to from the airport because it's right by an U-bahn station, and you can arrive as late as 10pm because the owner has a deal with the cafe on the ground floor to hold room keys. Rooms are simple, but the bed was firm. The shower was pretty big by European standards, and there are a ton of channels on a reasonably-sized LCD TV. The wireless didn't really work in the room, but it worked fine in the common area near all the rooms. Andrea the owner was really helpful, and speaks English perfectly. Will definitely be back if we return to Munich.

I found this place after browsing Lonely Planet's Munich selections and decided it sounded quirky enough to check out. I was aware that their reception desk closed after a certain time and was a bit stressed initially that I wouldn't make it in time. Lo and behold, my flight was severely delayed leaving LAX and by the time I arrived in Munich, I had only one hour until the cutoff when Cafe Pini would also close (they have an agreement to hold keys for late arrivals with the B&B). When I arrived at the hotel, I was so relieved that Cafe Pini had indeed held my key and reservation for me! Anyway, the room was quirky indeed and I loved the layout of the rooms. It's a very small property (I want to say there are only 5 rooms total), but the breakfast room was very nice and there was a decent selection of things to eat. However, I want to give a major shoutout to the staff - I wish I'd gotten their names, as they went above and beyond with suggestions of things to see and do in Munich, as well as getting to the airport. Bravo!

- NO ONE ASKED FOR IMPFPASS/ TEST. The place is on the second floor of a moldy old building, no elevator, no many windows When I arrived (19:00) there was no staff in the "hotel" that felt actually looks a molded shared apartment... I got an envelope from the Café downstairs, in which there was no mentioning of the wifi/ password. I tried to text the number given for emergency cases, didn't get any response. I would sum it up with this place being a tired, stinky-unaired space. I really regretted the choice.

Zimmer war relativ groß ggü den anderen Doppelzimmer, funktionell und sauber. Das Bett/ Matratze war gut. WC und Dusche einfach und jeden Tag sauber. Zur Straße gelegen wird es bei schönem Wetter bis in den Morgenstunden recht laut durch die naheliegenden Lokalitäten mit Aussen-Gastronomie. Zur Hofseite wird es wahrscheinlich sehr ruhig sein. Die zentrale Lage punktet hier. Sehr gute Verkehrsverbindungen zu U-Bahn und Tram (< 100 m). Qualitativ gutes Frühstück mit Ei und Marmelade. Nach Rücksprache und Wunsch mit leckeren Schinken und Camembert. Wer gerne mit der Bodumkanne gepressten Kaffee mag, ist hier genau richtig. Geschmackssache. Keine Gutschrift für abbestelltes Frühstück für den nächsten (Sonntag) Tag, da wir um 6.30 Uhr schon zu einer gebuchten Tour mussten. Rücksprache der Servicekraft mit der Inhaberin war wohl nicht erfolgreich. Parkplätze auf geschlossenen Innenhof sehr gut und günstig.
