"A splinter of land detached from Santorini by a volcanic eruption in 1613 BC, Thirassia has somehow escaped everyone’s attention. Very few visitors bother to visit this breakaway island. Even fewer get to stay at Perivolas Hideaway, a magnificent villa resurrected from the ruins of a pumice mine. Invisible from afar, the red-and-black stone house appears like a floating mirage as you approach by speedboat. (The only other way to reach it is by helicopter.) The sea is framed in every arched window, and the barely there but ever-ready staff are a dream, but it’s the roof terrace that steals the show. "Give us a bit of context. What's this place all about?A complete original and unlike any of the dozens of imitators that have sprouted all over Santorini. A smoldering volcano sends ripples across the still, blue expanse of sea, sculpted white houses seem to tumble off sheer, reddish-black cliffs. Yachts drift into the distance. As you step through a small wooden gate, and zigzag down grey steps lined with bright red and hot pink geraniums and bordered by black volcanic boulders, everything else fades into a dazzled silence. So how did this place establish itself as the original?While almost every other hotelier on Santorini has opened one hotel after another, the Psychas family have stayed true to their original intentions: to transform some 300-year-old stables and fisherman’s shacks into a simple, intimate, quiet place where family, friends, and friends of friends could get away. Costis, the builder (and sailor/surfer) in the family, has carved out a few more extra special suites from the rock-face over the years, but there are still only 20-something rooms. And they’re much bigger than most of the cramped, musty ‘cave rooms’ on Santorini. They have no plans to expand. Perivolas is still very much a family business, who take everything extremely personally in the best possible way. Naturally, they would never namecheck any of the celebrities who have stayed at Perivolas, but they range from starchitects to Hollywood stars to supermodels. What are the rooms like?Apart from wifi, everything is pared down to the absolute essentials. Every surface has been hand-finished. The brushed concrete floors have cracks and scars that feel soothing under bare feet. Simple wooden cabinets and closets recall the unfussy furniture on yachts, perfectly right for a Greek island setting. The bare interiors are jazzed up with a couple of oversized cushions in daring fuchsia and mauve, a trio of vintage, blue glass carafes, a sprig of bougainvillea… but there’s nothing else to distract the eye from those views. All rooms have a slightly different view and a very personal touch. Sounds lovely. If we're in need of a little pit stop before venturing out on a day of touristing, are the on-site food options worthwhile? Breakfast is simple, with Greek yogurt and honey, of course, finely diced fruit, cereals; the à la carte options—courgette and feta omelette, scrambled eggs with cherry tomatoes, detox juices—are unfailingly excellent. In 2018, the Psychas family poached a young sous chef, Theodoros Kakoulis, from one of the best restaurants on Santorini and let him go wild in the kitchen: luscious octopus softened in sweet Vinsanto wine, delicate pink red mullet with orzo, saffron and samphire, yogurt swirled with white chocolate, honey, oats, thyme, and lime. How's the service?While Costis and Maria-Eirini orchestrate proceedings behind the scenes, crisp, fresh-faced Sandrine is front-of-house. Reception feels more like a family parlor. The staff are young, low-key, dressed in an informal uniform of sand-colored linen trousers and sneakers for dashing up and down the sheer steps that connect the rooms and suites. Who are you likely to see milling about the lobby or in the dining room?Zen-seekers. Page Six-haters. People who value privacy over showmanship. Of course, you care about climate change, you’re plugged into the international design scene, you work out on holidays. But right now, you just want to lie in the sun with The New Yorker, Mulatu Astatke, Bill Evans, and Nina Simone on your headphones. What is the surrounding area like?While downtown Oia’s narrow lanes get completely clogged up during the summer, this end of town is remarkably peaceful. Most day-trippers don’t bother coming this way as there are no shops, restaurants, or bars at this end of the village. Any tips for how to make our stay even more enjoyable?Book well in advance for a massage on your terrace or in the small, simple spa—a calm, light-filled treatment room with a steam room, sauna, and jet shower downstairs. Gentle but firm, the therapists have an almost intuitive ability to work out your kinks. A smart new gym and grey lap pool are across the street. We're optimists—we figure you're into this place, otherwise you wouldn't recommend it—but do you have any constructive criticism?Service is unfailingly friendly, but the young staff sometimes feels slightly out of their depth. So if we're planning to visit Santorini, why should we opt for Perivolas?The only problem with staying at Perivolas is that you’ll hardly see anything of Santorini, as the place has a magnetic pull that makes it hard to leave." - Rachel Howard

"There are plenty of Santorini hotels with incredible views—the most desirable places to stay balance on the rim of a 1,000-foot cliff. But none have the spare, ethereal bone structure of Perivolas. The Perivolas probably has the best view in all of Oia - whether staring out at the water from breakfast; or the pool overlooking the water and caldera; or even the rooms that also have a spectacular view perched up on the cliffs. My wife and I kept saying "we never want to leave". The room was also stunning in a cave-like atmosphere. Spacious too. We had breakfast at the hotel every morning and found everything delicious - especially the Greek yogurt. Finally, we need to mention the service. The staff are amazing and attentive, and will help you with whatever you need. They have a service where you can email them questions, and they are immediately responsive. They made all of our restaurant reservations. Last comment - we really like the location of the hotel. It is at the very beginning of Oia, so very quiet, but then a short five minute walk into the action and restaurants. It is our dream to come back with our kids one day. Thank you Georges and the rest of the amazing staff for an unforgettable trip.

The view of the infinity pool is breathtaking, best ever in Greece. The hotel staff is extremely kind, polite and the rooms were super clean, comfortable and recluse. The proximity to Oia and the view of the sunset over Oia are unbeatable as a location. We had one of our best break in years. You must try the prawn salad and the fish crudite for lunch.

Perivolas is an absolutely wonderful hotel – everything is so beautiful and peaceful. The staff are exceptionally skilled and genuinely pleasant. The cave-style room was the loveliest I have ever stayed in – and thank you so much for the unexpected upgrade. The pool is delightful, and breakfast was outstanding – the perfect balance, not too much and not too little, but so delicious. I would love to return again soon!

The view from our room was absolutely stunning, especially during sunset—it made for a truly memorable and picturesque experience. We were pleasantly surprised with a free room upgrade, which added an extra touch of luxury to our stay. The complimentary airport transfer was a great convenience and much appreciated. Truly, one of the best hotels in Oia! The location of the hotel is ideal as it is located out of the very crowded touristy area, but have an amazing view of the Caldera. You truly feel like you are in someone’s home or at the Hotel Bella Donna from Mamma Mia. The staff is impeccable. The food was absolutely delicious! Our room was quaint and luxurious at the same time. It truly made our time in Greece remarkable and very memorable. We had an early morning flight and they arranged for their shuttle to take us to the airport and even provided us with a breakfast for the plane. If you are coming to Santorini, I highly recommend this hotel.!

Perivolas is located in a quiet location a short walk from the chaos of Oia. Its stunning views, friendly and helpful staff, charmingly bright and luxurious, yet simple, cave-like rooms with private terraces, fine dining, infinity pool and beautiful gardens make this a gem. The adjacent large and well-equipped gym and lap pool are top-notch. ||We stayed three nights and found it hard to leave. After enjoying a fine dining experience on the pool deck our first night, we ate the next two nights on our terrace, watching the sunset and the lights of Oia on the caldera.  ||Perivolas is understated elegance. We had a magical stay.

The absolute perfect Santorini experience from check in to check out. Everyone there makes you feel at home with a warmth that has been lost in most travel these days. My wife and I agreed that we will never stay anywhere else again! The team is amazing (Maria, Christine, George, Julia and the entire dining team) only to be outshined by the views, the dining and the natural beauty of the property.

We visited 25 years ago and have been dreaming of it ever since. If anything it’s gotten even better. Fantastic, friendly staff. The restaurant is amazing. Views can’t be beat. New lap pool and gym are very nice.
