The Best Hotels in Santorini

"A splinter of land detached from Santorini by a volcanic eruption in 1613 BC, Thirassia has somehow escaped everyone’s attention. Very few visitors bother to visit this breakaway island. Even fewer get to stay at Perivolas Hideaway, a magnificent villa resurrected from the ruins of a pumice mine. Invisible from afar, the red-and-black stone house appears like a floating mirage as you approach by speedboat. (The only other way to reach it is by helicopter.) The sea is framed in every arched window, and the barely there but ever-ready staff are a dream, but it’s the roof terrace that steals the show. At dusk, Santorini turns blue-black across the caldera, villages sparkling like fairy lights strung along the clifftops. —Rachel Howard" - Lauren Burvill

Perivolas Lifestyle Houses

"Give us a bit of context. What's this place all about?A complete original and unlike any of the dozens of imitators that have sprouted all over Santorini. A smoldering volcano sends ripples across the still, blue expanse of sea, sculpted white houses seem to tumble off sheer, reddish-black cliffs. Yachts drift into the distance. As you step through a small wooden gate, and zigzag down grey steps lined with bright red and hot pink geraniums and bordered by black volcanic boulders, everything else fades into a dazzled silence. So how did this place establish itself as the original? While almost every other hotelier on Santorini has opened one hotel after another, the Psychas family have stayed true to their original intentions: to transform some 300-year-old stables and fisherman’s shacks into a simple, intimate, quiet place where family, friends, and friends of friends could get away. Costis, the builder (and sailor/surfer) in the family, has carved out a few more extra special suites from the rock-face over the years, but there are still only 20-something rooms. And they’re much bigger than most of the cramped, musty ‘cave rooms’ on Santorini. They have no plans to expand. Perivolas is still very much a family business, who take everything extremely personally in the best possible way. Naturally, they would never namecheck any of the celebrities who have stayed at Perivolas, but they range from starchitects to Hollywood stars to supermodels. What are the rooms like?Apart from wifi, everything is pared down to the absolute essentials. Every surface has been hand-finished. The brushed concrete floors have cracks and scars that feel soothing under bare feet. Simple wooden cabinets and closets recall the unfussy furniture on yachts, perfectly right for a Greek island setting. The bare interiors are jazzed up with a couple of oversized cushions in daring fuchsia and mauve, a trio of vintage, blue glass carafes, a sprig of bougainvillea… but there’s nothing else to distract the eye from those views. All rooms have a slightly different view and a very personal touch. Sounds lovely. If we're in need of a little pit stop before venturing out on a day of touristing, are the on-site food options worthwhile? Breakfast is simple, with Greek yogurt and honey, of course, finely diced fruit, cereals; the à la carte options—courgette and feta omelette, scrambled eggs with cherry tomatoes, detox juices—are unfailingly excellent. In 2018, the Psychas family poached a young sous chef, Theodoros Kakoulis, from one of the best restaurants on Santorini and let him go wild in the kitchen: luscious octopus softened in sweet Vinsanto wine, delicate pink red mullet with orzo, saffron and samphire, yogurt swirled with white chocolate, honey, oats, thyme, and lime. How's the service? While Costis and Maria-Eirini orchestrate proceedings behind the scenes, crisp, fresh-faced Sandrine is front-of-house. Reception feels more like a family parlor. The staff are young, low-key, dressed in an informal uniform of sand-colored linen trousers and sneakers for dashing up and down the sheer steps that connect the rooms and suites. Who are you likely to see milling about the lobby or in the dining room?Zen-seekers. Page Six-haters. People who value privacy over showmanship. Of course, you care about climate change, you’re plugged into the international design scene, you work out on holidays. But right now, you just want to lie in the sun with The New Yorker, Mulatu Astatke, Bill Evans, and Nina Simone on your headphones. What is the surrounding area like? While downtown Oia’s narrow lanes get completely clogged up during the summer, this end of town is remarkably peaceful. Most day-trippers don’t bother coming this way as there are no shops, restaurants, or bars at this end of the village. Any tips for how to make our stay even more enjoyable?Book well in advance for a massage on your terrace or in the small, simple spa—a calm, light-filled treatment room with a steam room, sauna, and jet shower downstairs. Gentle but firm, the therapists have an almost intuitive ability to work out your kinks. A smart new gym and grey lap pool are across the street. We're optimists—we figure you're into this place, otherwise you wouldn't recommend it—but do you have any constructive criticism?Service is unfailingly friendly, but the young staff sometimes feels slightly out of their depth. So if we're planning to visit Santorini, why should we opt for Perivolas? The only problem with staying at Perivolas is that you’ll hardly see anything of Santorini, as the place has a magnetic pull that makes it hard to leave." - Rachel Howard

15 Over-the-Top Honeymoon Suites, From Maui to Puglia

"There are plenty of Santorini hotels with incredible views—the most desirable places to stay balance on the rim of a 1,000-foot cliff. But none have the spare, ethereal bone structure of Perivolas. Suites are sculpted from brushed concrete, pressed into arched doorways and barreled ceilings, like secluded grottos where you and your newly-minted spouse can hide away. At the hushed restaurant beside a pool, the chef cures, smokes, and ferments local ingredients into unfussy dishes; at a small, soulful spa, the space streams with light. While the rest of Santorini bustles with tourists, Perivolas is unhurried, unflashy, and yes, unspoiled." - Alex Erdekian

Our experience was wonderful from start to finish. This is the ONLY semi ADULTS-ONLY (16 years or older) suite in Oia. Pros: 1. The staff and communication were exceptional — Christina, Maria and George at the front desk responded promptly to every question, even 6 months before our stay, and helped arrange a seamless private airport transfer. 2. The location is ideal: set at the quiet end of Oia, eight-minute walk from the main market. The hotel offers breathtaking views of the Aegean Sea and features stunning minimalist, luxurious design that feels like a piece of art. 3. Our Deluxe Suite with rooftop Jacuzzi was spacious, beautifully designed, and offered spectacular views. Housekeeping was twice daily. The Jacuzzi was always warm. The separate bedroom layout provided great privacy. 4. Great amenities — two large pools, a public hot tub, a well-equipped gym, and an excellent complimentary breakfast. 5. The pricing was also very reasonable for such a high-end spacious property, offering great value compared to other nearby 5 star hotels. Cons: Like most caldera hotels, there are many stairs and no elevators, so it may not suit guests with mobility issues. Also, the minibar isn’t complimentary, which wasn’t entirely clear at check-in, leading to a surprise bill at checkout.

Our stay at Perivolas was magical. From the moment we were picked up at the airport we felt welcomed & valued . Our room was very comfortable & charming.... the view from our private patio was spectacular....and the staff were warm & accommodating. It was located far enough from Oia to be peaceful & private but close enough to not take long to walk into town. The meal we had was wonderful....the presentation of each course creative & beautiful....clearly the chef & staff take a great deal of pride in their craft. The included breakfast was equally delicious & beautifully prepared. We thank the Perivolas staff for helping to make our stay romantic & completely memorable.

Perivolas was amazing. The staff, room, food and property were everything we could want. The views were incredible and we really felt like we were in a special place. The location in Oia was perfect. You could walk to the restaurants and shops but relax in a private luxurious setting. Everyone we came in contact made us feel welcome and greeted us with a smile. I will recommend this property to anyone going to Santorini

Perivolas is by far the BEST place in Oia. From the moment they pick you up at the airport, continuing all throughout your stay, you feel like you are being taken care of, pampered and treated like royalty. The staff are genuinely kind and attentive, helping to make every detail special. The individual houses are breathtaking and allow you to soak in the peaceful beauty all around, with open views that are jaw-dropping. Breakfast is wonderful, and the dinner landscape and evening courses shine. A unexpected bonus was the quaint pathway that leads directly into Oia, close enough for convenience and yet far enough for privacy. Everything TRULY was AMAZING! ! If you are searching for the perfect place, look no further, you won't be disappointed!

I cannot say enough good things about our recent stay at Perivolas. We were celebrating a couple big milestones during our Greece vacation (anniversary, birthday) and so we wanted to splurge a little on the hotel. Upon arrival, we were notified by the host that we were upgraded to a suite. What? Amazing!!! This was literally the most beautiful place I have ever stayed. From the views of the Caldera and Oia, to the landscaping in the hotel, the cave design of the rooms, delicious food (we ate every breakfast there!) and the immaculate service we received from all the staff, start to finish. I can't imagine having a better experience. It was to the point where we didn't even want to explore the island...we just wanted to stay at the hotel! We took full advantage of the wonderful infinity pool, I had a 60 minute massage, and we also did the Perivolas Experience dinner on a private patio. Very thoughtful and creative preparation of the food - everything was delicious, and many locally-sourced items. It all felt like a dream. Upon arrival back home, my friends and family asked me what was the best part of our trip. My answer was immediate - Perivolas! The entire stay was magical, and it's the only place I will ever stay, if (when!) I go back to Santorini. 10000 out of 10 stars!

HEAVEN ON EARTH. Every moment on this property was a dream. The rooms, staff, food, amenities and of course, the VIEWS! Best sunset and Oia view you will get anywhere, hands down. It is such a pleasure to be a 5 minute walk away from the madness of Oia to enter your own private, quiet paradise. We also loved the gym, steam, sauna.. the breakfast was incredible…I could go on and on. This property is the absolute BEST in Oia. I would never stay anywhere else!!

Perivolas Hotel is truly unforgettable. From the moment we arrived, we felt completely taken care of. The rooms are beautiful, simple yet elegant, and waking up to that view of the caldera is something I’ll never forget. The staff were warm, welcoming, and genuinely seemed happy to help with anything we needed.||The location is perfect—quiet and peaceful, but still easy to get to restaurants and local spots. Sitting by the pool with the sea stretching out in front of you is pure magic. Everything felt effortless and special, and it’s clear they pay attention to every little detail.||If you’re looking for a place that feels like a hidden piece of Santorini heaven, this is it. I can’t recommend it enough.
