Portland Astoria

Portland Astoria is by far the best place I have lived in Portland out of my 5 years here. I’ve been here for 6 months now and I feel so thankful to call this place my home. The location is amazing right on the waterfront, and compared to other areas I’ve lived in, it is a well kept area that I feel comfortable walking around as a single girl. It’s a very walkable area with so much food, bars, events, shopping, ect. nearby. You truly get the “city life” experience living here with where you’re at, the ambiance of the place, and the amazing views you get of Portland. I’ve had very positive experiences here so far between my move in, anytime I’ve needed maintenance assistance, and just my overall happiness living here. The apartments are modern & beautiful and the amenities are incredible (amazing rooftop, gym, yoga room, coffee room / work space, huge courtyard, and there’s constant community events for residents). It’s not the cheapest place you can rent from in Portland, but you are definitely paying for what you get. My experience here is everything I hoped for + more when I wanted to upgrade in my next move. Management here is so wonderful. Jenna helped me at my move-in and she is the kindest and coolest apartment manager I’ve ever had. Never felt like I was trying to be tricked, scammed, or rushed into things and when I was doing my move she helped me get an amazing discount and also gave me really helpful advice on routes to go to pay less move-in costs, whereas other places I’ve lived would have harped on the opportunity to take the extra money. Maelynn, the other leasing manager, is awesome too. They both are always so responsive and helpful- anytime I’ve needed help with something they are always on it right away and I always feel like they prioritize my best interest / experience as a resident. They seem to really care about the community here which I’m super appreciative of. The people I’ve met around here are wonderful too! Overall, I love living here and I would absolutely recommend it to people as a consideration when looking for their next home in the city ❤️

Worst place I've ever lived yet the most expensive. Dog park almost always was gross and there’s no way pissed on astroturf that at MOST was cleaned once a day is safe for dogs. The stairwell furthest east had the same piece of dog poop for over 5 months without being cleaned in 2024 under avenue5. I lived there for two years and while greystar was also terrible they never illegally entered my unit unlike avenue5. Avenue5 claims they “mixed up” keys when they took over and tried to show my unit to someone while i was at home then attempted to blame me for them opening my door. They should not have opened my door point blank period. This happened to other residents too, not just me. The assistant leasing office manager chris is kind and helpful, and when sheri worked in the leasing office she was kind and helpful as well. The walls in this building are very thin i could always hear my next door neighbors baby crying. Additionally the other residents in the building are very snarky. A lady on my floor tried to tell me i didnt live on my floor insinuating that i lived on a much lower floor completely unprompted after i said hello to her in the elevator. Many encounters with neighbors like that. I’ve lived a few places but never had issues with neighbors like that, nor with a building being filthy all the time. The units are pretty and the view is too, though the units are poorly constructed. I wasn't aware i needed glasses when i toured my unit and did not notice until move in that there were holes in the grout in my bathroom, as well as a gap in the wall between my bedroom and living room. Certainly not a luxurious experience like the company claims. Even after all the issues they tries to up my rent every year, even so they had to rent my old unit out at about $200 lower than what they would have raised me to because it’s obvious a 1 bed in this kind of building is not worth $2300. They tried to tell me “market value” of mine was $2900 which is hilarious to me. Realpage pricing is a scam. Maybe if i couldnt hear everything my neighbors did and had a hole free apartment without the permanent stench of dog piss it would be worth $2300 at BEST. Neighbors regularly have dogs off leash in the building too, as well as not picking up if their dog shits or pisses in a hallway or elevator.

* PLEASE SEE ALL VIDEOS & PICTURES* Absolute worst place to live, EVER. If I could leave 0 stars I would. Absolute worst management we’ve ever had to deal with. Rude and absolutely do not care about their tenants. Garage is always broken allowing people to smash windows, front door is broken as well allowing people to just walk in, elevators are unlocked at all hours of the night allowing people to roam the halls freely breaking into apartments and private rooms in the building stealing peoples property. Not to mention they are not vetting all tenants because their occupancy is so low they have tenants living on this property that have started fires in the stairwells & a shooting that occurred. I have never in my life worked with such unprofessional humans and company; referring to Avenue5, Mírela who is the manager on premises, Melissa who is the regional manager. They will add hundreds of dollars to your bill when moving out even when you’ve cleaned and left it in the condition they rented it out to you in. They do not care about your safety (there were multiple BREAK INS while living in the building & they do not feel obligated to even tell you when there is one) We even had the chance to talk to upper management, Melissa, and at first it seemed as if she was concerned and wanted to help and even then we never heard back from her when she specifically said she would. It’s a complete disgrace as to how your company is treating people. This place is very misleading and it’s unfortunate because they promote themselves as a luxury apartment, but nothing about them is luxury. The actual apartments are nice but the standards they hold management and the safety of their building/tenants are the lowest they possibly could be. I’m warning all future residents that this is not a place you want to live & to stay away.

love this building and the whole team! Great amenities too, love that there is a coffee machine for residents! My only suggestion is to add mulch around the trees in front of the building to help with the animal smells!

Portland Astoria is one of my first high-rise apartment living experiences, and I have been lucky enough to experience so much already! From the gorgeous finishes, thoughtful, bright and modern designs, and absolutely stellar views whether admiring Downtown Portland from your window or viewing the skyline and waterfront from the many resident amenities such as the 20th floor sky lounge or the 6th floor resident courtyard, this place is an absolute dream to visit, let alone live at. I have no doubt that my 14 months here will be the best experience I will have treated myself to thus far. Not only have the amenities been a blast to peruse, but the management staff has really done their best to personalize the experience and add in little key pieces to make my start here mean something to me. While I haven't met or corresponded with the manager yet, I have had consistent and positive communication with Paulina and Karla, their two outstanding Leasing Professionals! I'm sure they more than deserve a pay raise for their above and beyond efforts at such a large community, and it was great hearing positive feedback unprovoked about one another in passing during my in person interactions. They have a strong respect for one another both in work ethic and skillsets which is important to highlight in a team environment to uplift and recognize one another! Paulina toured me initially and has helped throughout my time communicating about my move in, in addition to my consistently positive experiences with Karla assisting as well, who has helped take care of several things along the way leading up to my move in. They have worked together seamlessly to continue my positive experience all around! Little things really do matter to cultivate a positive resident experience all the way from first tour to new tenancy. Things such as the complimentary bag of coffee roast, the quick and positive-toned responses via email back from the management team, and last but not least (my personal favorite touch) was the wholesome and sweetly handwritten thank you card welcoming me to the community and congratulating me on this milestone move. Because of small efforts for experiences like these, even this early on in tenancy, I don't feel like just another tenant bringing in money to their community! As an Executive Assistant to the Vice President at a nearby apartment management firm myself, I absolutely love seeing this kind of effort from the management team of where I've chosen to call home. I can't wait to see how the next few months go as I settle in further! :) Thank you Karla, Paulina and the rest of the Portland Astoria team!

The community events have been the recent highlight of living here. I've gotten to know many people in the building because of them! Also, hugely appreciate Chris. He was the best person to work with in any building I've lived at! Thanks for making our time there great ♥️

Passive aggressive management and dog piss, but hey at least there’s a cool rooftop view and a coffee machine that is occasionally serviced! Bonus points for being near the waterfront.

On the cusp of my move out I feel compelled to share just how amazing it has been to live here. The property managers on site and the maintenance crew are second to none. They are so friendly, attentive, responsive, and obviously take pride in trying to make our shared home the best possible. The in-home and shared amenities are all upscale and something you can be proud of calling home/having people over to share. The building is generally very quiet and what limited noise you might hear is just from people chatting as they walk in front of your apartment door. After living elsewhere in Portland this was a very hard spot for me to leave given its comforts. Some parts I really loved: fantastic water pressure, the hottest of hot water for days, ice maker in the fridge, near perfect condition of literally every appliance, the huge windows, the giant spa tub, hanging out in the sky lounge during fireworks and the blues festival (it's like a free front row seat but in a private space), walkable farmers market/Powell's/tons of restaurants/lots of entertainment options, and the loading bay for really large deliveries/move in or move out. Some folks in the building have been annoyed by the broken garage door (it was fixed very quickly and it's HUGE- someone ran in to it so the damage was significant) and the trash buildup during one weekend day. These have been minor inconveniences at worst and both attributable to tenants. Maintenance requests are resolved same day and truly the only reason I'm leaving is to try a new geographic region of the city. I would highly highly recommend this place to anyone considering living in downtown Portland!

Pros: nice building,!beautiful views convenient downtown location. Cons: constant smell of marijuana, even though it is a no smoking building, lack of cleanliness in the common areas, a lot of pets that have constant cleanup issues, lack of security at times with failure of garage door, entry doors from the garage to the building, elevator failures, etc. I lived there for two years and we went without secure garage entry doors for at least 2 1/2 to 3 months. We went from entry doors from the garage to the building that did not work properly for months and believe me when I say if the elevators fail all at the same time, 19 floors is a lot of stairs to climb. Management tried to monitor the smoking situation however, the marijuana smoke is an ongoing issue that is not fixable. People do not adhere to the rules. Don't be fooled by the pretty amenities. This is an expensive apartment building that definitely has some management issues.

No recomiendo para nada este edificio, tienen un sistema pésimo en todos los sentidos. Para empezar fui victima de una golpisa y de acoso sexual por un inquilino que aún le permiten que siga viviendo ahí. No se como permiten que esa persona siga viviendo en ese lugar, es un peligro para toda la comunidad que vive en ese edificio. Tuve una muy mala experiencia en ese edificio, en una ocasión se me descompuso la secadora y nunca me la arreglaron, ni me daban solución, no te dan el mantenimiento necesario, todo está en pésimas condiciones. Tu seguridad en Portland Astoria no vale nada, la puerta de seguridad de la entrada principal jamás funciona, y por si fuera poco, se pierden paquetes a a diario y entra mucha gente que no vive en ese lugar. Te recomiendo que nunca vivas en ese edificio, es el peor que he vivido.

First, Mialynn deserves an award for how great she was from the beginning of our tour to when we signed our lease. She was the ultimate professional and took her time with us, showing us different units and answering our questions. As we have moved in, the care and hospitality haven't stopped, and she is someone we look forward to seeing when we enter the lobby. Chris was fantastic on our move-in day. The office was bustling, and he took the time to help us while helping others and was extremely kind and helpful. Sherry has been tremendous as well and is always smiling and approachable. We had a couple of questions for her within our first week here, and she was quick with [the right] answers to anything we brought up We hadn't met Mirela yet and she saw us approaching the office regarding a question with our mailbox while she was leaving for lunch and came up, introduced ourselves and took care of us real quick. Finally, the maintenance crew are rockstars! So incredibly nice, quick, and efficient. We are LOVING our new apartment, the views, and this community. Our little dog Max loves it here too. We can't thank the staff enough. I would highly recommend anyone live here.

The building boasts a spectacular views from the 20th floor Sky Lounge; however, building management allowed a private event to be booked the opening night of the Rose Festival (May 27, 2022) -- meaning that no residents are allowed to watch the fireworks from the Sky Lounge. Attached is a photo of the barge in front of the building which illustrates the view that will only be afforded to those attending the private event this evening and not to the resident of the Portland Astoria.

If you are thinking to live here, you should reconsider. If you live here already, I recommend you leave and find another property in the city. There are plenty that will provide a better experience and a better value. Example #1: A few weeks ago, a fire started on a lower floor apartment. (we live in #1934). The fire alarm system failed to work properly. Alarms did go off on the first floor and the staff promptly evacuated the building. They did not go off on any of the other floors. The staff left the building while all residents on the upper floors were left without even knowing there was a fire. When we complained after learning of the fire, the property manager, Carolyn Ciolkosz, laughed at us. I am not exaggerating. She laughed. We escalated the issue to the regional property manager and reported the issue to the fire department as well. Shortly after our escalation, the building underwent full testing. I suspect that this would not have happened unless we complained. Example #2: Recently, my partner Melissa was charged by another dog, off-leash, while the other dog and owner were exiting our resident dog-park. Despite signs stating the rules to keep dogs on a leash while exiting and entering the dog park, the owner has repeated left his dogs off-leash. When we complained of the incident to property management staff, my partner received a cease and desist letter (see attached). They threatened to evict us instead of the owner who was not obeying rules. I suspect this was retaliation due to our previous complaints regarding the fire alarm system. Summary, this is how you can be expect to be treated at the Portland Astoria. Btw, we pay $5185 a month, not a small amount.

I would absolutely recommend anyone who is looking into living here choose anywhere else. The leasing staff is awful, and the people in the apartment are awful. And if the off leash dog walking area is what draws you to this apartment it is the biggest red flag. A woman ripped my dogs collar off and then chucked it at my face. And when I went to tell the apartment staff about it because I was going to call the police because I had just been assaulted they told me that they wouldn't be releasing any information because they had to protect the residence, and I was also reprimanded for interrupting their conference call when I had just been assaulted in the apartment by another resident. Also the dog washing area doesn't drain so it becomes a nasty cesspool and it never gets cleaned so it's always just full of caked nasty dog hair.

BEST APARTMENT HOME AND ROCKSTAR TEAM!!! If you are searching for luxury, modern, sleek urban living at downtown PDX, you should just stop here and start making calls to the leasing office. I am fascinated by the office team's dedication and willingness to go above and beyond to ensure resident's best experience. I am a resident at Portland Astoria, I recently moved from Phoenix to Portland due to a job change. As you can imagine, moving from other part of the country with everything else going on in the world (COVID, delivery delays, labor force shortages and so on...) a bit of hassle, but the offices crew made everything come together nicely. They have done following fantastic works prior and during my move-in day. 1. Always answering my questions with professionalism and excellent sense of customer service via phone or email. 2. Prior my move-in day, Mark and Nathan from the office took 2 individual virtual tours on 3-5 different floor plans/units with me via Facetime to make sure I have a full picture of the community and the amenities here. 3. Prior my move-in day, since I was in Arizona, Nathan took more trips to my selected unit, provided me with the color of the wall/floor along with measurements of each wall. 4. Prior my move-in day, and after I signed the lease, the office crew kindly invited me to an exclusive wine tasting event hosted on the Sky Lounge. 5. Before I moved in, the team worked together with the internet provider to make sure my unit is internet ready as soon as I step into the new unit. 6. Since I have ordered many large items/decors before my move-in day, the team moved those large items into my unit before I took possession of the key. 7. During my move-in day, the team kindly received my Instacart delivery and placed mattress in my unit while I was not around at the moment. 8. The entire team including leasing office team, janitors, maintenance people are always smiling and greeting when meeting residents. I feel warmly welcomed into the community, my move-in would not be that smooth without the help from those wonderful team members. I am very happy about my apartment choice and look forward to my new journey here.

I would give 0 stars if I could! The leasing company is horrible, the units are small and extremely overpriced. I wouldn't recommend this building to anyone. save yourself a headache and look elsewhere

Horrible place to live. Tenants are rude and nosy. Leasing agents are horrible. Just some of the things I've experienced or heard of while living there: they will claim you caused pre-existing damage, threaten to call the police in order to pressure you into breaking your lease early. Force you to pay back rent concession. Eviction for pets. Amenities are all closed and the ones that are open never get cleaned. The trash chute fails regularly. Elevators move incredibly slowly and takes anywhere between 5-10 minutes to come. The installed ac/heating are ineffective and don't circulate the entire unit. All he building doors are heavy and difficult to open. The leasing agents will tell you lies. Truly find somewhere else to live and save yourself the trouble and the stress of living in this building.. They are not trying to help anyone but themselves and they do not care that people are struggling due to the pandemic.

Asked for corporate phone number as I wasn't receiving any responses from them so i called a Portland property in hopes of getting a contact number. The greeting sounded very nice and as soon as I asked for the corporate number she asked sarcastically "so you're calling random properties to try to get this information"? The women that answered the phone was unprofessional, based on our short conversation I wouldn't recommend this place to anyone.

We love the building and the staff has been awesome to us!! Shoutout to the leasing agents for being so chill and friendly. Super easy move in. Don't listen to all the Karens leaving bad reviews for things that are usually their own fault.

I am moving from out state and Jose has been so helpful with this process. He has provided me with the best customer service, honesty and so much information about the building and area. I look forward to finding a home at beautiful Portland Astoria!

Portland Astoria is beautifully done, great attention to detail when it comes to the large closets and ample kitchen/bathroom storage. You can clearly see the waterfront and Mt Hood from the rooftop and from many of the apartment homes as well. Perfect location to jump on the bike path along the waterfront!! Carolyn and Gaby are amazing Property Managers and love the community that they are creating. To top it off... Erik and Forest are by far the best Maintenance team in Portland! :)

I have been patient with their staff while they have made multiple mistakes due to a lack of communication and professionalism since before I moved in. Today was the straw that broke the camels back. Important documents required for my move were not sent to me until days before I moved in, meanwhile I was told I wouldn't be able to move in without them; the freight elevator wasn't working the day I moved in and so we had to carry heavy furniture around the building through the front door (was not given a heads up about this and no assistance was offered); I have sent emails to their front desk staff and received responses several days, sometimes weeks later, and only after I had followed back up; and now their lack of proper communication and professionalism is resulting in me losing money on things ordered for an event I was hosting at the clubhouse. To top it off the leasing agent Nathan was entirely rude about the situation and refused to acknowledge the fact that he didn't see my payment before giving away my reservation. The apartments themselves are fine, but the management here is laughable. Treating tenants with respect and professionalism isn't one of their priorities at Portland Astoria. If that matters to you look elsewhere.
