This place is worth the money location is perfect literally 5 min walk from the train station due follow the instruction on their website in the FAQ, Google will sent you the wrong way. I arrived earlier and one of the owners was there I could leave my bags there without a problem while exploring the area. The cream tea recommendation was perfect the place was clean the breakfast is made to order and delicious. When I arrived later on for the check-in my bags where already in the room. Next day after checkout I could leave my luggage there while exploring the town a bit more before catching the train back to London. I highly recommend this place for staying everyone working there is friendly and makes you immediately feel at home.

We had a great stay at Primrose House. The location is second to none, right on the beach and less than 10 min walk into central St Ives. The staff were attentive and friendly, breakfast is delicious with lots of options, and the baked goods in the afternoon were a lovely treat! I’m missing the coffee already! The room was spacious, bright, and beautifully decorated. I would definitely recommend others to stay there.

My wife and I stayed at the Primrose House and must say what a great find!!Firstly the location is phenomenal, right next to Portminster beach and has parking!! The room was extremely spacious, well lit and well decorated. The owners were fantastic and extremely helpful in giving some tips of places to go and where to eat! And also make a fantastic breakfast that was included alongside some delicious coffee. I look very forward to returning and would heartily recommend it to anyone.

This was our second stay at Primrose House St Ives, and once again, it was absolutely perfect. Natasha and Mihaka are exceptional hosts — warm, welcoming, and truly dedicated to creating a special experience for their guests. The house was spotlessly clean, with every detail thoughtfully considered. The atmosphere is so calm and relaxing, making it the perfect place to unwind. Breakfast each morning was absolutely amazing — fresh, delicious, and beautifully prepared. You can really taste the care and quality in every bite. The service was superb from start to finish, and the location simply can't be beaten — there's a gorgeous sandy beach right on the doorstep, which makes everything even more magical. After two wonderful stays, we can confidently say this is one of our favourite places to escape to. We’ll definitely be back again soon — highly, highly recommended! Emily & Steve

Absolutely superb all round. Handy for St Ives with parking or 2 mins from the station. Staff brilliant, breakfast brilliant, room lovely with great views onto St Ives. Highly recommend.

Wonderful boutique hotel. Really close to the beach and train station. Lovely room with unique decor. The breakfast was amazing with so much choice and included in the price. Very friendly and relaxed atmosphere. View was incredible. A bit tricky to find so follow the advice they give about location instructions.

We have been staying here for over 10 years as this is just such a comfortable, relaxing place to stay in an excellent location for the beach, restaurants and shops and the train. Our room had a lovely relaxed but comfortable vibe, was a good size and had a small balcony overlooking the sea and at night the sound of the waves is just the perfect way to fall asleep. Breakfasts are amazing, loved the deep rich cappuccino and avocado toast, and service is friendly and efficient. Wished we had known about the cookery school popup that ran one day in the breakfast area as the food looked great and everyone was clearly having a great time learning to cook local produce. ||Access is via a steep single track road but once you have arrived and parked its so easy to just leave the car and explore St Ives, its glorious beaches and restaurants and walk along the coastal path or take the shuttle train. To eat we recommend Porthminster Cafe (expensive but great food and location), Razer Clam (perfectly cooked fish) and Reef and Beef (superb food and service).

Excellent small hotel near the beach in St Ives. Great welcome and staff couldn’t do enough to help you explore the area and make recommendations for dining etc.|Breakfast was very good and freshly cooked to order. We stayed four nights and the hotel didn’t disappoint in anyway. Free parking at the hotel was a welcomed bonus.|We had room 12 which was large, very nicely decorated with a large smart TV and great shower room. Perhaps a few more shelves would have enhanced storage but I’m being picky.|We stayed over the the food festival weekend and there was an excellent buzz around the area and the weather was fantastic.||We hope to return sometime soon and on this occasion would spend the extra for a sea view room.|Overall an excellent hotel which we would thoroughly recommend.
