Staff were friendly. Apartment was clean and spacious. King size bed was super comfortable with awesome pillows. We had everything we needed for a 4 day stay. ||Great location. Close to the train station and easy walk to everyone we wanted to see and do. Hop on Hop off stops right out front. Views from the rooftop were amazing! I would definitely recommend a stay at the Princes Street Suites.

This hotel is perfect for us - we were traveling with friends, so 2 couples. We booked a 2 bedroom suite that was roomy, modern decor, comfortable beds, comfortable seating to lounge between outings. Location was excellent, short walk up to the Royal Mile near the middle, so easy to get to the castle or Holyrood. Just across the street from observatory hill which is a lovely walk and great views. The Society Bar and Kitchen is across the street, do yourself a favor and make a reservation for breakfast, brunch or dinner there, and just around the corner is Mor coffee/bakery/deli with great coffee and traditional pasties and sausage rolls. I really like that the hotel has staff at the front desk 24/7 to answer any questions, and a lounge/bar to watch people go by. Highly recommended.

Top floor for 5 adults and 3 children. I took the room with the graveyard view because I think that's cool. My parents took the balcony room, and my brother and sister-in-law took the largest room. Beds were super comfortable. If you want AC you have to pop the bedroom doors open (fire door?).. Windows are not soundproof so you can hear the trains and the announcements up until 12:00 a.m. your staff can't give directions. Do not tell a family with three young kids to take Jacob's ladder somewhere.. yes, it's technically the shortest distance but they had a stroller. And I hate this shower. That design is so cheap. It's like something in a caravan.

PROS|Very nice accommodation. Central location. Fresh, clean and tidy with quality furnishings. The sofa was comfortable and was flanked on either side by reading lamps which were very useful. The kitchen is very well appointed. A pleasant surprise to find fresh semi-skimmed milk in the fridge. The heating is via a wall mounted thermostat and a very new looking combi-boiler in the kitchen cupboard which operated the many radiators perfectly. Plenty of plug sockets and charging points. The reception staff were friendly and helpful. If you decide to go on any of the hop on / hop off bus tours it is worth noting that one of the stopping points is just outside the accommodation which was super handy as the spacing between stops is significant.||CONS|Small areas of damage on the lighting above the bathroom mirror and to the tiling just above the foot end of the bath - This was not significant but as a damage waiver payment was taken it does focus the mind on damage that you wouldn't wish to be blamed for. ||I would certainly recommend Princes Street Suites to others AND we would also stay there again.||PS All other members of staff including the housekeeping teams were friendly, cheerful and smiley which was also complimented the overall experience.

I feel very misled about the quality of the rooms. The pictures that they show on their website, make them look clean and pristine. These are a far cry from being clean and pristine. I recently stayed at another hotel for almost the same price, this is nothing in comparison. Maybe if these rooms were economy priced that would be one thing. But the price for the gross dormitory is astounding, my parents room smelled like a toilet. Here are some pics for reference attached. Incredibly disappointed to end my trip at this stay.

We stayed here twice during our trip and we enjoyed it very much. Our room, on the third floor faced the cemetery, and was peaceful with a view of Arthur's Seat. We had booked 2 bedroom apartment, and beds were super comfortable that my wife wants one at home. The kitchen area was enough to make few food and had a kettle.||The staff were friendly and we had zero issues throughout the stay. The hop-on/hop-off buses stop right outside, so if you're taking those, it is a plus.||The rowdy kids might get loud at the cemetery during the night, but they're kids, they'll go home eventually.||Overall, lovely place at a good location with a great staff.

We stayed in Edinburgh a couple of times and had very pleasant experiences before this place . The Princes Street Suites is our least favourite place to stay. Starting with positives, it was warm and dry. |Now negatives, Not enough running hot water for the bath, shower changed temperature . The room was grubby, with damaged furniture, scuff marks on the walls and a huge window facing the rear of waverly station with announcements being made over loudspeaker 24/7. Inadequate glazing for a city hotel. |The door to the suite beside us had its door located other side of the paper thin walls right at the head of the bed. The was shoved into an alcove with very little space each side to get in and out.|Staff were dismissive and quite rude when I raised awareness to issues we had. I wouldn't recommend.

Best place to stay when visiting the amazing Edinburgh. Clean, very comfortable beds. Really i cannot find any fault about anything.|| Very central . walking distance to many attractions. Tours buses stop outside the building. Highly recommend also||Close to many great cafes, bars, restaurants and shops.
