[This review was previously published to another account opened in error]||This property was an outstanding choice for family. The location is a short walk from the train station (we took the LINR up from London) which made that transition easy. It is also walking distance to some great restaurants, a shopping mall and local attractions. There is a Bus stop and tour pick-up steps from the entrance.||Our room was more like renting an apartment, two good size bedrooms, ample sized living room with dining table and full kitchen. Everything was modern and in good working order. It was very quiet and we all slept well each night.||Housekeeping was consistence and thorough. We had no issues and never ran short on any supplies. ||There is In-room coffee/tea/hot chocolate which included a quality instant coffee and a small bottle of fresh milk (which was so much better than commercial milk in the US)..a small touch but it was a nice elevation to the coffee.||Front desk was very helpful, especially when we needed taxis. Uber service was a bit unreliable and tended to get addresses wrong. The taxi services responded better when businesses contacted them.||The front lobby has good coffee selections, snack, drinks and and area to enjoy an adult beverage.||There is free use of a washer/dryer (some units have it in room) which allowed us to pack far less and avoid checking baggage. This was another reason we chose this property.

Very convenient location for our family Christmas visit. Frontdesk was very helpful for the couple of interactions we had (check-in & check-out related only). 2 bed suite was good for our needs and pretty quiet. Unfortunately we didn't get the view of the graveyard that others complained about - I would have liked that! 👍

We had a wonderful stay! The accommodation was excellent, and the location was great too; just a short 5 minute walk from the Scott Monument, making it very easy to explore the city.||The room was clean, comfortable, and well maintained, with a furnished kitchen as well. Everything felt fresh, inviting, and the personnel was very friendly and helpful too. It was a fantastic experience overall, and we would happily stay here again!

We have stayed at the princess street hotel for the last five years and this will be the last. A member of our party requires a walk in shower due to mobility problems. We always contact in advance to make staff aware of this, I do understand that they can not always guarantee that disability requirements can be met which happened on this occasion. Which meant our friend was unable to shower. The staff and managers attitude was very dismissive and clearly did not care. We were told that if we were not happy they would refund us our money, fair enough but where were we going to find accommodation at 2:45pm for 4 people for two nights! We felt we had no option but to stay. If you have any mobility issues I would really reconsider and book else where as this establishment does not cater for people with mobility disabilities. It should be noted that once a guest had checked out my friend was able to go into the the room for a shower as a one off, whilst we were greatfull that she was able to get a shower it was very inconvenient having to take your towel, toiletries and clothes to a completely different floor level. The room that we stayed in was tired looking and the window in the bedroom was broken and did not shut. When reporting this I was told that it did not create a security issue and would not blow open in the wind.! This accommodation boasts that the apartments are stylish & luxurious having a window that doesn’t close and looks like it hasn’t closed in a long time is not luxurious. My friend not being able to shower is not luxurious and the unfriendly staff who couldn’t care less is not luxurious. I have previously thought it wasn’t really worth the money but after this weekend I will definitely not be booking or recommending this accommodation again.

I stayed here with a group of friends, and we honestly couldn’t have had a better experience. The staff were incredibly kind and helpful the whole time, and the suites were beautiful, spacious, clean, and perfect for all of us. The views were stunning too.|We felt completely looked after from start to finish.

If a room with a view of a Gothic Graveyard 5 metres away is something you’d find appealing then this hotel is definitely for you. But if the thought of Zombies as your neighbouring bedfellows would keep you awake all night it is definitely not for you. So why the 1 star rating? Because none of this appears on their website – even the photos and videos somehow manage to avoid the tombs and statues. And having booked in for a £505/night vacation this was not what we bargained for. When we decided to move hotels we were told they could not give a refund because that was their policy and we were left scrambling around Edinburgh for another room (found at several of the Five Star hotels at the same price). I wanted to give the hotel the opportunity to make this right but their General Manager just claimed this had never been an issue for previous guests (not borne out by reviews). He did offer a 50% discount if we ever visited again but no refund, apparently because we had used the toilet in the room when we first arrived. All in all, we would not recommend this hotel since its policies seem focused on extracting cash from customers rather than doing the right thing. Also, it has only very basic general facilities (small bar that doubles as a reception and as a breakfast area). The room was clean but institutional – reminded me of an old people’s home. Certainly not the Four Star rating as a “Hotel” they seem to have on TripAdvisor and Booking.com which I consider misleading. Do your due diligence with this one and take their comments about being ‘chic’ etc with a pinch of salt – good luck!

I enjoyed staying at Princes Street Suites. The location was what I originally booked for but the studio apartment that I had was perfect for my needs. It was nice to have a small fridge, freezer, cook top, and oven in the kitchen. I liked having a washer so that I could take care of my clothes before flying back home. I would highly recommend staying there and will be staying there again when I come back to Edinburgh.

These amazing suites are located centrally in Edinburgh. I stayed here with a group of friends. The in-suite facilities are perfect for short or long stays. The staff was extremely friendly and helpful and quickly solved any minor issues when they were brought to their attention.

Nice, spacious apartment to stay at. It's perfect for a big family to stay at. Although, with how huge the space is and it was just 3 of us, it was quite scary sometimes. Or maybe it was just me and my imagination. I didn't like one painting on the hallway in our room though. It was creepy and bloody red. I didn't like that they don't clean properly too. Also, the bathroom is so far away from the main bedroom. The staffs at the reception were nice though. And, the location of the hotel was good and near the train station. Also, the rooftop is a much visit to see a 360 view of the city.

Tucked at the western end of Princes Street, where Princes Street becomes Waterloo Place, Princes Street Suites offers an excellent alternative to pricey hotels while still in the heart of Edinburgh, but away from the touristy racket. The Suites are gorgeous - clean and modern and efficient. Our 3-bedroom suite had a spacious living room, dining area overlooking North Bridge, and a small but perfectly serviceable kitchen. The bedrooms are spacious yet cozy, with nice linens & plenty of space for your gear. For 3 people (one couple and one single), the price was right - less than 2 hotel rooms would have cost, and we got so much more. We ate a variety of meals in: breakfast, some lunches, one dinner. Shopped for groceries at the nearby Sainsbury or only slightly farther away Tesco. So nice not to have to run to a restaurant anytime we were hungry. Reception staff is helpful and will guide you to where you need to go. Highly recommended for a stay in Edinburgh if you want the flexibility and comforts of home, while still being centrally located (just 2 blocks from Waverly Street Bridge and the train station). Esp. good for families, as there's way more space than a hotel room or two. Another plus: it's located about 1 minute walk from Calton Hill, a lovely little hillside park well worth a visit for a pleasant walk, interesting monuments, and outstanding views of Edinburgh. Howie's just up the street is a good restaurant for dinner, btw. And head up North Bridge for a wide selection of cheap eats (which we didn't discover until our last day).

Although the building dates back to the 1800s, the rooms are very modern and have contemporary decor. Spa on -1 floor has all the basic services you'd expect to relax after touring the city. Ask the front desk to visit the roof on a clear day to get 360° pictures of the city.

Overall decent for the price especially if you want a suite and the kitchen but you will likely deal with noise at night. Great location a block away from Waverley train station. We were in a one bedroom suite facing the street on the floor above reception. The suite on floor 1 was huge, modern decor and very nicely furnished! No claustrophobia here! But there was enough noise at night on the street from cars, buses and people talking and sometimes yelling that made it tough to get to sleep until well after 2am. A couple of nearly sleepless nights later we asked and were moved down to floor "-3" which had better soundproofing on the windows so we could get to sleep at a reasonable hour even with the train noise from the station. Housekeeping moved our bags for us but unfortunately tossed our food from the fridge after we asked and were assured that it would also be transferred. The bed was decent but I wished the bed pillows were like the overstuffed down you get in nice hotels instead of fiber fill. Bathroom was adequate once I figured out the shower controls but the exhaust fan wasn't working and the towel warmer apparently doesn't work unless you turn on the heat for the suite. TV was a bit small but adequate in the floor 1 suite but really tiny in the -3 floor suite. Kitchen is a decent size with fridge, stove, oven, microwave, electric kettle, dish washer. Pots and pans were provided but kitchen utensils were lacking - had to make do cooking eggs with a silverware spoon and a knife. We had forgotten to bring a converter for USA plugs and asked down at the front desk but they had none "anymore" and couldn't offer a solution. Sainsbury's supermarket a few blocks away has them and cheaper than the newsstand across the street. Washing machine / dryer combo worked well. No soap was provided so we had to get a box and waste a bunch of it. Be sure to ask in advance as not all units apparently have a washer. No safe is provided in the room so we had to take all our valuables with us every time we went out.

A really nice hotel in very convenient location. We booked a 2 bedroom suite & they upgraded us to a 3 bedroom. We didn't need so many bedrooms but it was nice having the extra bathroom for 3 of us sharing the suite. The 3 Bd/2 Ba had a large living room, dining room & kitchen with washer & dryer. The living room as well as every room had a tv but none of the TV's in the bedrooms were working. Not a big deal since we were out & about most of the time. The kitchen was fully stocked with dishes and had coffee, tea, hot chocolate & some cookies which was nice. The decor was simple & elegant. Not much of a view from any of the rooms. Some overlooked a pretty cemetery, but if that sort of thing creeps you out you may want to book else where. They allow pets for an extra $35 pounds. We were only booked for one night but because we could not get a train out the next day we had to come back & see if we could book another night. They were pretty full but were able to find us a 2 Bedroom suite unfortunately since it was a Friday night we had to pay a lot more for the 2 Bd than what we paid for the 3 Bd the night before. Totally bummed out by our change of circumstances but hey nothing we could do about it. The 2 bedroom suite is nice but lacking some of the amenities of the 3 Bd. The guy at front desk (sorry can't remember his name, i think Daniel from Poland) was very nice and did his best to be accommodating. If you are coming with a group of friends I would definitely recommend this place. It is a very short walk to the train station and all the sights. Be sure to visit Calton Hill across the street.

Privacy & Safety Problems, Disrespectful Staff We felt violated, unsafe, and disrespected--we had to leave. When we got to the room there were perverts peering in the window from just a few feet away, and a crowd of homeless vagrants fighting and shouting late into the night, past 2:00 a.m.--they had taken over a cemetery adjacent to the hotel. They kept coming up to the window and looking in, posing a serious privacy and safety concern. We notified the night staff but they were unhelpful and dismissive of our concerns, telling us that "it's not a big deal" and that we should "just close the blinds." We called three times to express concern, and each time we were dismissed out of hand. The night staff claimed that they had never received such complaints, though we have since found recent reviews with similar safety and noise concerns. We requested a different room but none was available, so we found last-minute accommodations elsewhere (in the middle of the night), moved out, and notified the staff that we would require a refund, also sending an email to the management. The general manager was likewise disrespectful and dismissive--she did not respond to us for several days, and she then made multiple, wishy-washy false claims as rationale for denying the refund. We then contacted the owners of the hotel, who ultimately directed the general manager to issue a partial refund, only for one night, still charging us for two unused nights. Disrespectful staff, unsafe rooms. Would not recommend.

I paid a large sum of money to enjoy this experience and was shocked how they couldn't even get the simplest of things right. 1. One soup for both the shower and washing hands, seriously? 2. No towels, am I suppose to freeze and dry out? It took the room service up to 10 hours to finally come and do something about that. While in other places it would take a maximum of 1 hour. 3. Poor reception, they weren't making things any better either The location is great but overall I am very upset, the place is overrated and overpriced. It was nowhere near as luxurious as I had in mind, very disappointed and won't be booking there again.
