Lovely place to stay in Soca area. The staff is very kind and always responded to our questions and requests. The houses are simple but very clean and cozy and the beautiful nature around is just breathtaking. Only notice - the food offered at the restaurant is very tasty but we found prices a bit too high compared to standard in the surroundings for similar quality.

The website says it has a spa. It does, but it’s dirty and run down and you have to pay 50+ EUR to use one of the facilities (a separate charge for the sauna and jacuzzi, for example). |The website says they have horse riding but they told us on arrival that this was not available. |The website says they have karaoke - when we asked about this, they informed us that it might be broken and if it worked, it would cost us EUR 50 per hour. |The website says they have a big indoor playroom but this was closed.|They make much of the food being made/grown on site or from local producers but much of what we received was industrial ultra-processed rubbish - eg the ‘fresh’ juice, ham, sausages, chips, bread, chicken nuggets etc. |The overall place is run down and poorly maintained. The skeleton staff gave the clear impression that they couldn’t be bothered to respond to our simple requests.|Avoid.

It does feel very special to stay there. The place feels magical with the tiny cosy and cute cabins in the "village atmosphere". There are a lot of activities to do around but also at the hotel! The restaurant is maybe where there can be improvement, I found it a bit too expensive for the type of food offered.

What a place!!!! Hotel with vintage touch. The person who organised this place did a great job. Everything is fully working condition, but this old style is absolutely adore by us. The staff is super friendly, working hard to make your stay as much pleasure as possible. They make us feel extremely relaxed. The restaurant and lounge bar serving great drinks and freshly prepared dishes. The pool is mind-blowing scenery, big rocks, trees around it are unreal. Generally, the whole place and it location are magical. And what is around is simple astonishing. Everything just a few minutes walk. Soča river is wonderful, very shallow and pristine condition. We love it!!!! Mountains and the valley around give you thousands of possibilities of hiking, bike or horse riding. So........if you are considering taking who love mostly and spend time at the Pristava Lepena? I've can promise, that you will not regret this decision, so don't hesitate and go ahead with booking 😊

My family and I stayed in Pristava Lepena for 5 nights in the middle of July. We loved the area of Bovec/Soca Valley however the hotel was well below our expectations.||One of the main problems was that our boiler was broken for the first 4 nights of our stay. This applied to both our rooms and the room above us as well. We were offered showers in the spa which were very dirty. The receptionist was very apologetic about the issue and we were offered a small amount of money off but it was very substandard for accommodation at this price.||We also found that the activities on site were either severely overpriced, or in the case of the 'tennis court', non-existent. The spa facilities (jacuzzi, sauna etc.) were priced upwards of €60-100 for one hour!||The restaurant was a mixed bag: we ate two nights there for dinner and found the food tasty and, although on the expensive side, reasonably priced. However breakfast was a different story. There were very limited options, and the service was frankly awful. The eggs and bacon were poorly cooked, and the waitress + chef were very rude and reluctant to replenish any of the items on offer. Again, under-par for the price that we paid.||The main positive point of the site is the location and I would highly recommend the Bovec region for hiking and water sport activities, as well as to enjoy the scenery. Unfortunately the high potential of this hotel was ruined by poor management and organisation.

We stayed 1 week during summer and this place is magical! We highly recommend it. Rooms are clean, some are new and others in the original farmers houses. Breakfast and food in the restaurant are very nice, a bit more expensive then places around the area. The resort is very well taken care of and very nice! Pool was also heated.

Pros: - Beautiful location in the middle of nature - Very friendly service staff in the evening at the restaurant - Tasty food in the evening at the restaurant - We could charge our electric car (at a regular plug) - They are producing their own electricity with PV panels - You can borrow things for kids to play (ball, bow and arrow) Cons: - Misleading claims about breakfast eggs: Staff claimed they serve eggs from their own chickens, which seemed unrealistic given they only have 8 chickens for dozens of guests. When questioned, the cook showed us eggs with a 3-IT stamp, indicating cage eggs from Italy. This contradicts their claims of serving eco-friendly, local food. - Low quality breakfast products: We had to drive to Spar Supermarket in Bovec to buy our own organic cheese, fruit juice, and eggs (which the cook kindly prepared for us). - Questionable sourcing of breakfast meats: The origin and production methods of their ham and sausages are unclear and concerning. - Outdated accommodations: While we knew the houses were old, they urgently need maintenance (e.g., doors hard to close). - Tiny bathroom Overall, this place has huge potential but falls short of its claims and we really expected something totally different taking the price into account. It appears to be exploiting the beautiful natural surroundings rather than truly embracing sustainable practices. The contrast between their claims and reality is deeply disappointing for guests seeking an eco-friendly experience. Apparently the hotel was purchased by a Russian a couple of years ago who seems to be prioritising short-term profits over everything else.

We stayed in the hotel and had a very nice experience. We dined in the restaurant, and the food was excellent and the service was very nice and caring. We would love to come again. It was a bit overpriced. The atmosephere was very charming and we enjoyed it very much.
