Awesome place, would recommend it to anyone any time of the year (if open). My fiancee and I got the Little Bear cabin for Labor Day weekend (fri-mon) and a a perfect! Super nice spot easy to walk for night life in Weirs Beach area and other activities. Close drive to everything else. Highly recommend! We would stay again for sure. Owner met on last day was wicked nice! And he a as very accommodating and helpful before.the stay as well. Had parking, little kitchen, swimming area, beach, tables etc.

Great place, bigger rooms than I thought, super clean, kitchen is nice to have and it's in walking distance of several places to eat. The private beach is awesome, you can sit in the shade or sun & watch boats go by in no wake zone.

Our family of 4 visited New Hampshire for the first time in Aug. 2020. We didn’t know what to expect. We were pleasantly surprised with our stay! Patrick, the innkeeper was more than just a host! Prior to our visit he was incredibly helpful with booking our visit. He helped us with all of our questions and he was there to greet us upon arrival. He is super friendly and welcoming, and made us feel like regulars! The lake access was great for small children and big kids alike! The town is within walking distance and there’s tons of fun to be had there, restaurants, arcades, sight seeing options etc. Highly recommend renting a boat to see all of Lake Winnipesaukee. ||Thank you Patrick for offering such a great place to step away and just enjoy some much needed time with family! ||Stay well and See you in 2021!☺️||The Light family~|Lauren, Travis and the girls

This is my 3rd time staying at Proctors and every time we have gone has been great! It’s only right that I give this place some credit with a review! || The first year we stayed here was by mistake. We were up the street and booked another place and we hated it, so I looked online and called Proctors last minute. They ended up having space for us in one of their suites called “Welch” and we left where we were at went to Proctors. We immediately loved it! After that we always book the suites because we love the large deck in the back overlooking the cottages and beach. It’s really beautiful and so nice to sit out there at night and relax. Since we went for 4th of July for this visit, we could watch the fireworks on our deck and it was so nice! | My kids love the beach, and watching the boats go by. We love that it’s truly a family atmosphere and that the owners have a strict “no visitors” policy. I feel like the beach never gets over crowded with extra people who aren’t staying there, and it’s great!| The beach is really clean, I would see the staff combing the beach every morning and picking up any left over trash from the day before. There’s also a ton of chairs to sit on the beach so you don’t even have to bring your own. The owner, Patrick, really takes care of this place and you can tell. We will be back next year, hopefully for a longer stay! |

Great place to spend with family and friends. The cottages and common areas are clean and well maintained. Located right at Paugus Bay channel was great for watching the boats ride by. The beach area was great for kids and adults. Sand castles,fishing, swimming,grilling, chilling and view of fireworks every Friday from the private beach. The owner Patrick was extremely welcoming and runs a great vacation spot for families. Definitely coming back!

My family decided to take a last minute weekend trip and booked based on reviews, we were not disappointed. I called and spoke with Patrick to book the cottage and he was extremely nice and helpful. We stayed in suite 20 (Welch) and were so amazed at how clean and well maintained it was. The beach was perfect for my 2 boys and my 4yr old loved to watch the constant boat parade! Everyone we spoke with had been returning to Proctors for years and now I know why. We are planning to make a trip to Proctor's Lakehouse Cottages a new family tradition every year!!! Can't wait until our next visit!

Had a great week here on the lake! Great host. Patrick helped us out when we were in a tight spot. Thank you again Patrick! Such a relaxing place to hang out on the beach to swim an watch all the boats go by. Amazing views from every room!! Our kids (ages 12 an 16) had an amazing time everyday an slept like rocks every night!! Husband an I enjoyed going to sleep with the lake breeze an hearing the water. See you next summer Patrick!!

This is our second time here. Family friendly place. Owner Patrick is a great guy. Helpful, knowledgeable and very pleasant. We love coming here at the end of summer to relax in a quiet calm lake are before the hustle of the school year begins. It's perfect here. Cabins are not large, 4 people is okay though. Our kids are teens, so it can get tight. Overall great place. Great location.

Perfect family vaca! Been going 12 yrs! Clean rustic cabins w great accommodating owners! Perfect for families w lots to do or just fish or relax on beach or float on a tube! Can't wait to go back!!

Clean and functional, right on the lake. Would stay here again. The rooms in the main house are quite retro and stayed cool when it was very hot outside. There's a small kids playground, a gift shop with some nice little nick nacky gifts - some of the reproductions of paintings from the rooms & various New Hampshire paraphernalia - coffee is free and there's also a phone you can use free too. Which was a god send as it was out of AT&Ts coverage zone.

Well - first I have to say the owners, Fred and Maureen, are great. The cottages are kept spotless, along with the grounds. Stayed in two different cottages in July and both were clean and had no odors. The floors were spotless and beds too. Fred is very helpful and you can tell he truly cares about his establishment and wants his guests to be happy. and comfortable. The location is great and the cottages are right on the lake. His restaurant recommendations were great. TVs worked great and WiFi connections were solid. Highly recommend this place.

Patrick was very accommodating and a great host! The cabins were so cute - we stayed in the Sleeper cabin and had a huge deck to enjoy! The beach was well groomed and really big! Unfortunately the weather didn't cooperate for us but we still had a great time playing ping pong and grilling on the beach. Overall we had a great weekend- wish we had more time there!

Just wanted to say thank you soooo much to Patrick and his family for making our vacation as amazing as possible. The cottage was perfect and we got to have our boat within footsteps of our accomadations. We are definitely coming back next year to the same spot at the same time. It was so great to have this time with my family and get to be so close to so many great adventures!!

Stayed in S17 for a girl's weekend just a few days ago The owners, Fred and Maureen were really a delight to deal with from the initial booking of the cottage (they provided plenty of options, honest and up front about the condition of the unit, never rushed me through the decision even knowing I had 1 other facility I was looking at, friendly, knew my whole groups names after 1 intro, ...the list goes on). We checked in on Friday afternoon in the midst of a torrential downpour! The room was made up and ready for us,and we were given an extra parking spot and umbrellas to help keep us dry while we unloaded the cars.. The room itself was cozy, functional and clean, exactly as promised. Two queen beds- decent quality, certainly not anything to scream at were in the bedroom along with a chest of drawers and a closet housing blankets/sheets for the pull out. The AC in the bedroom worked very, very well (almost too well!). There was also a door leading to the deck from the bedroom. The living room was again, neat and basic- decent sized couch pulled out into a somewhat comfy queen mattress. TV on the wall between the living room and kitchen made it easy for all of us to watch even if we were spread out. Kitchen was well equipped (minus the oven) with 2 burners, toaster, microwave, full fridge/freezer, ice trays, plates, utensils, etc. We were able to easily make a full breakfast, and pasta dinner with no issues. The small breakfast bar was also a nice treat . The bathroom, off of the kitchen was the most spartan part of the cottage, but it was clean minus the shower could've used one more scrub. The only cons I see with the interior were the carpets could use a nice steam clean (the black marks on our feet from walking around barefoot in the living room tracked into the bathroom!), the shower floor could've used one more scrub (floor had some dingy spots that showed it was wiped down, but not scrubbed). For the exterior, the deck was just beautiful. Much larger than I expected (spans the length of the cottage) and was clean, with plenty of seating and a great view of the lake. I was worried this rainy weather would ruin the whole weekend, but we were able to sneak outside during the dry spells and splash around in the lake, use the paddle boat, and of course visit the downtown Weirs Beach boardwalk. The kids enjoyed it as well. All in all, this was a wonderful venue for a fairly inexpensive girls weekend and I will absolutely be staying here again!
