"A refined “adult summer camp” built around Scandinavian minimalism, outdoor wellness, and sustainable design, this lakeside retreat emphasizes a ritual of sauna-to-cold-plunge, with wood-scented saunas, kayaks, paddleboards, single-person sailboats, and multiple fire pits overlooking the water. Owned by Jade-Snow Carroll and Ian Rasch, the property was revitalized from a former 19th-century picnic ground and 1950s RV park with restorative landscaping (they removed an artificial beach that was harming the lake) and longevity-focused materials such as sustainably harvested cedar; nearly every one-room cabin faces the lake and features minimalist, rustic touches (a platform bed, window nook, blond cedar interiors, biodegradable toiletries). Cars are restricted past a point to encourage walking the leafy paths, check-in and reservations are handled by text, and the site offers a heated pool converted from a tennis court plus a second court for tennis and pickleball. Practical notes: it’s about a three-hour drive from both New York City and Boston and serves as a convenient base for Berkshires cultural outings; two of the 49 cabins are ADA-compliant (grab bars, roll-in showers) though gravel trails limit wheelchair access; future plans include more fire pits, a possible floating sauna, a pool-area bar, and solar installations." - Danielle Hallock

This is a great location. We had a family reunion and it was the perfect place for it. The lake, the pool, the sauna, and the staff were all 5 star. The cabins were comfortable and clean. The pool was beautiful and the perfect temperature. If we had an issue or needed a ride to the car we sent a text to the front desk and they answered immediately-even on 4th of July weekend at maximum capacity. Highly recommend for couples, groups of friends or families. We had dinner at The cliff house -which was convenient and delicious! We feel lucky to have stayed at the prospect.

Staying at Prospect is for when you want to go camping, but still want to sleep in a pillow-soft king bed at night! This spot really feels like a summer camp - golf carts can take you to and from the parking lot but we opted to enjoy the opportunity and walk when we needed to get somewhere. The quiet and calm of the whole property is such a nice break from everything. The rooms/cabins are stunning, so comfortable and I can imagine each one has just as beautiful of a view. The pool is a nice retreat if you are lucky to have good weather and the multitude of saunas is charming. Prospect is still brand new so some kinks are still getting worked out but nothing major and the extra friendly staff makes up for anything.

Prospect is a cozy, nature-filled retreat, perfect for couples looking to get away. We had a rainy weekend, so we did not have an opportunity to make use of the outdoor amenities, but we took advantage of the excuse to stay snuggled up in bed. With a plush, king-sized bed and floor-to-ceiling windows providing a panoramic view of the lake, we really couldn’t complain. We were fortunate to have a lake-front cabin, which I would definitely recommend going for. Our stay was before the resort fully opened, so they were still working out some kinks. I have no doubt that this soft opening will be used to improve the overall experience. The staff were very keen to hear any feedback and it’s obvious that the entire team wants to make the stay as relaxing and enjoyable as possible. If you are looking to disconnect for a weekend, Prospect is a great option. With plenty of access to nature and limited access to TV, it’s a great place to escape and unwind.

We just had a wonderful overnight stay in PROSPECT'S lakeside cabins after a delicious family dinner at CLIFF. Took a long swim with my son and then a paddle board. This place is a complete dream, like a little trip to Scandinavia. The cabins are divine with every detail perfect thanks to Jade-Snow, wife to builder and mastermind. The landscaping is utterly serene-- you feel like you are surrounded by water. It was truly a wonderful escape celebrating my husband's birthday with three generations. What a perfect venue for a wedding or a big family reunion. They have done a remarkable job on all counts, and it is a huge benefit to our community. Thank You!! Laura Chester

Dear Prospect team, Appreciation note from a young woman from a little german town that moved to bushwick around 8 months ago - I woke up in peace and stillness surrounded by the birds and the water when I stayed at your property and it made me feel like home. I haven’t slept that deep since months and I had super adventurous dreams. Waking up I was able to feel inspired and focused. jumping in the lake after the sauna, paddling on the water, making a fire,sitting at the waterfront learning my lines. Being with nature. It is brand new and the perfect weekend getaway for my husband - (left kids with the grandparents). Quiet, relaxing, had enough activities and a great restaurant. Highly recommend.
