On arrival, the lady checking me in was very polite, friendly and informative. |Arriving on my level as the lift doors opened I noticed all the room number signage on the floor. I'm sure this wouldn't meet fire code to have them on the floor. When walking to my room, the whole floor smelled like an Asian takeaway. This was around 6pm, so the abundance of Uber eats deliveries arriving while I was checking in would explain the smells. Also taking into consideration the hotel is in the centre of Chinatown. |The room was large with a lounge, kitchenette and bedroom. But the room was in a bad way. Walls that had clearly been damaged in the past were roughly patched up. The sofa looked filthy and I daren't sit on it.|The bathroom door and light switches were dirty as was the side of the washing machine, which you can't help look at when in the shower. |I needed to iron a business shirt for the next day and the ironing board was semi working. The underneath was broken, but I managed to quickly ironing something without it collapsing.|The blinds had some weird flimsy curtain over it, that would probably be found in student accommodation. |I was not looking forward to sleeping in the bed to be honest, but was pleasantly surprised at how comfy the bed and pillows were. I slept very well.|Bathroom was dated and could do with a grout clean, but the shower pressure was good, although it did spray everywhere, which may explain why the bottom of the bathroom door has water damage. |My issue with this hotel are the photos that make it look a lot nicer than it is. The dirtiness can easily be rectified with a deep clean of that room. Cleaning light switches and wiping down doors are not expensive to rectify. Hang the signage and get some fragrance in the communal corridors to hide the cooking/take away smells.|I didn't use the lounge or kitchen, so I can't comment on those facilities apart from the sofa needing a good clean. I didn't realise they had a pool here, but I don't think I would have used it judging on the cleanliness of the room.|The reason I stayed here is due to the location of a work conference. So location wise, it's great. A few shady characters hang around in the street outside, but that's no fault of the hotel, that's Melbourne's drug problem! |All in all, if it's budget and location you're after and you're not too fussy, stay here. |I won't be returning.

Good and consistently friendly service from reception. Location in Chinatown is good for dining or just walking around the CBD. Rooms are a little bit dilapidated but still perfectly serviceable and well cleaned, and more than fine for the price. I’d stay here again.

I stay here every fortnight for 1 or 2 days. The staff are amazing and very accomodating. The beds are comfortable and small things such as dated furniture or the need for a paint really shouldn't stop you staying here. The cooking facilities are great if you like to cook yourself but the abundance of eating places within walking (well stumbling distance) are brilliant. Do yourself a favor and stay here.

Great location but the property needs love I booked a one-week stay but ended up leaving the same night. The location is amazing — right in the heart of the city with fantastic food options all around. However, the building itself feels very tired and neglected. My room wasn’t anything like the photos and had a strong chemical smell throughout. Staff were lovely and understanding, and I was able to get a partial refund. With some proper maintenance and refurbishment, this place could really shine.

To be honest, bloody awful for a professional apartment hotel. Thank god my work paid for it. There are many other apartment hotels like Oaks and Quest that are far superior. Room was worn and tired, fittings and furnishings were damaged and old and not cleaned. No reception after 8 or 9pm. The area was full of people who were drunk or hanging around the TAB, going through bins etc.

After initially reading the reviews, I was worried. Those worries were unfounded. I felt very safe, room was comfortable, and the bed was sooooo nice. Rooms could do with a paint, but that didn't affect my stay at all. Central to so many things, great Chinese food at Shanghai Street, and coffee right across the road. Traveled solo and would recommend to anyone looking for budget stay with all the comforts.

The hotel is nice and it is fairly comfortable but my room felt a little dark and closed in. Hot water doesn't work consistently. Car parking is very tight and difficult to access and automatic roller door was hard to use. Staff directions to car park were confusing and incorrect. Location is right in the middle of Chinatown and there are heaps of places to eat.

Stayed here for 2 nights in a 2 bedroom apartment. Dirtiest place i have ever stayed in. Walls were putrid. Bathroom had thick dust everywhere, black hair in Bathroom. Room wasn't even ready by 3.15pm and it wasn't even clean.

This weary traveller turned up at 1:30am after a delayed flight and discovered at this point that Punthill Lt Bourke does not have a 24-hour reception. Oops. I've gone back to the (third party, but very reputable and has not steered me wrong before) website I made the booking through and confirmed that it does state 24-hour reception as one of the hotel's features. It's something pretty important to this late-night flight-catcher, and had I known otherwise I would have been able to call ahead... instead of seeing the darkened front room as I approached and feeling the palpitations kick off in my chest. There was an intercom I was able to use to dial through to "after hours", which was a very helpful gentleman at one central switchboard for all Punthill locations, who gave me codes to get into the building and then to get my key. That all worked well but at 1:30am it wasn't what I wanted to be going through. Plus I'd already been planning my sweet-talk into a room upgrade in the taxi on the way over, and now I had nobody to deliver it to, only an envelope with my name on it to collect from a safe. The room was fine, the bath/shower fixtures were a nightmare to work out (seriously the number of times I have filled a bath using the shower because I can't work out how to get the taps to switch over properly = NUMEROUS), checkout was easy as my room was prepaid, and Punthill were happy to keep my bag stored in a conference room while I sauntered around all day. But I won't need to stay here again.

This place was advertised online as offering free wifi and a complimentary breakfast and parking. Not one of these things eventuated. In a small lane in china town Melbourne, the front of the building looks clean and modern. Unfortunately of the 4 people who booked in and paid for 2 seperate rooms, only one of us was on the system and as only having booked 1 room with 1 bed. The receptionist -Jodie- looked like a battered soccer mum, with hair dyed burgundy, a downward turned mouth, sarcastic and pointedly rude customer service. From the moment we walked in she behaved as if we were lying about our booking and that we just wanted to scam the establishment. She called head office twice before lecturing us on how she was not wrong about our group booking. When I enquired about why our wifi wasn't working she replied "Not everything is free you know" Wait a sec, have I recieved any freebies from you? The Apartment was not clean, the "balcony" door doesn't lock, the whole area was draughty, the seals on the putside doors had perished long ago, the room did not look like the picture, there is no customer support at all and we were redirected to the most expensive parking spaces available after calling reception twice to find out which one they were affiliated with. We found a much cheaper option a lot closer to the hotel after we were offered a "deal" of $19 per exit. Great location, but service is utterly Abysmal.
