I ended up going with the Regent when we stayed in Rotorua for a night because it seemed relatively central and, given that the town is pretty spread out, it seemed like we could see most of town and the lake without having to drive to it. Although we did show up a few hours before official check-in time, our room was available...that said, given that there are only 30 rooms at the entire motel, it is definitely on the smaller side and may not always be the case. Although it looks more like a roadside motel that might be tiny and have minimal amenities, the main building does have a bar and dining area where one can enjoy food, while the rooms themselves are a bit more on the modern side and remind me of some a trendier SPG property. Although it is a bit of a snug fit, we were able to bring most of our luggage into the room, and the AC over the back window provided plenty of ventilation and kept the room cooled off. Wi-Fi was complimentary as well, which was much appreciated. As for location, it was plenty easy to hop down to Eat Streat, which seems to be the trendy eatery section of town, and just beyond that is the southwestern shore of Lake Rotorua. A couple blocks over is Fenton Street (the main road through town), with plenty of souvenir shops and jewelry stores to catch your attention as well. Breakfast was not included, but we did have a small bite before we were on our way, and the food was very solid, if not mind-blowing. I had porridge - pretty solid and not overly soggy, while my wife's eggs over toast with a side of sliced avocados was also capably done.
The price of staying at Regent is very reasonable, and I would definitely recommend it for anyone looking for a bit cozier confines that won't be jam-packed with the plentiful tourist groups coming through town during the summer. It's close enough to walk to some of the attractions in town, but if you are just looking to relax, you can step outside and sit on the 'lawn' between the main building and the rooms or take a dip in the small swimming pool (not really meant for swimming but more for soaking) for refreshment. The sulfur smell permeating through town likely means I won't spend too much time in Rotorua in the future, but if I did, I would probably stay at Regent again.
