I’ve had nothing but an amazing experience at Regents Park from the very beginning! Even before move-in, Max was incredibly helpful and patient, answering all my questions and making the process smooth. Since I moved in, Caitlin has gone above and beyond to assist me—she genuinely cares and it shows. The whole team here is fantastic—Michael, Max, Caitlin, and everyone else work so hard to make residents feel valued. Today’s resident appreciation event has been so much fun with activities all day long! Maintenance is lightning fast and always friendly, the property is super clean, and the atmosphere is peaceful. The neighbors have all been warm and welcoming, and it’s been a great fit for my family—quiet, safe, and very kid-friendly. Highly recommend Regents Park if you’re looking for a place that truly feels like home!

Where do I begin? We moved here from another country and had limited time to find a place. We were shown an apartment for 2400. We applied and were approved. We were then told that apartment was not available but we could rent one for $2700. We love the location so we took it. We can hear everything the neighbor above us does. The mailroom is a joke. Hundreds of people live here and there is not only no security regarding mail, there are not enough boxes. Every time I go the the mail area boxes have been torn open and people have been robbed. Last week my new car was towed because there 10 visitor parking spots for the entire complex. The office closes at 5 on Saturday and opens again on Monday. So I could not get a temporary pass. The office staff are rental agents and offer no kindness or even friendliness. The maintenance guy is the only bright spot. I cannot wait for our lease to be up!

The community is great, love the gym and how safe it feels. But the sound proof isn’t so well. There is a kid (probably, I don’t think any adult would be this inconsiderate) running back and forth on top of my unit and I can feel my whole unit shaking. This happens everyday, and has been stressful to work at home. What is worse is that the kid never stops even at midnight!

We lived here for a year and absolutely loved it. Enann in the leasing office was great from our tour until we turned in our keys. The maintenance team was prompt in responding to service requests and worked around the clock to clear sidewalks and roads in the winter. The convenience to the metro can’t be beat.

Repeated thefts in parking lot/garage, including all four of my wheels and tires. Management’s response was a brief police vehicle patrol with no lasting solutions. This place is marketed as “luxury” but the lack of security says otherwise. The apartment and community is decent, but the sense of safety for myself and my vehicle is a major concern in itself.

The apartments are well kept and the staff is very responsive. We had a minor issue with our apartment when moving in but maintenance was over at our place within 24 hours to fix it. Overall it is a nice place to be with very reasonable walking distance to the metro. There are doggy bags for free around the community and the pools have a life guard whenever they are open. I would recommend it to anyone looking for a nice apartment close to the metro but without any busy traffic.

I lived at this complex for almost 2 years. I originally was thrilled about this place, but the last 6 months of living here completely altered my opinion. I’ll go through the pros and cons below. Pros: *Not one pest control problem, the community is extremely hygienic *The maintenance staff here is phenomenal. The only good part of the staff :-) *There is always parking available, and the visitors parking is great Cons: *Say goodbye to your security deposit in its entirety, and then some. I was asked to pay hundreds of dollars out of pocket for a carpet that was 4 years old, and ended up having to speak to a lawyer. They’ll also nickel and dime you on your move out inspection. *The front office staff is unresponsive constantly and incredibly rude. It once took me over a month to get a response when my items were damaged during maintenance, and when they responded they tried to lie and say I never provided evidence. I moved out in November and this past month only just now settled on my carpet charges because they lost my letter of request. *The price may seem good at first, but your rent will go up hundreds every year. The first time I renewed my lease this didn’t happen, but the second time it went up by a lot, and I’m sure it’s because of the nonstop renovations going on ;) *They like to make up policies and go back on their word. *It is incredibly loud if you’re not on the top floor. Noise is to be expected when living in an apartment but it became unbearable when they would perform maintenance… not to mention if your upstairs neighbours don’t respect quiet hours. It is a shame I’m writing so many cons because the first year or so I lived here I LOVED it. I’m not sure what changed in the leasing office, but the people who got hired are so incredibly rude. I never had a pleasant experience with anyone in the office. Be ready to get treated like a criminal when you walk in there, despite the fact that you’re a customer and TENANT. This place obviously wants to renovate itself to be luxury and is paying for it off of security deposits and BS charges when you move out. It’s really scummy in my opinion. It’s a shame because I probably would’ve lived here for awhile if this office wasn’t so terrible.

My move in day I was running behind schedule due to some heavy traffic, and therefore I was afraid of getting in after the leasing office closed. After calling ahead and talking to Enann he kindly stayed ten minutes after closing to make sure that I was able to get my keys and check in. On top of all that, he did the check in paperwork quickly, and gave me a quick run down on the community.

I wanted to leave a review for my in-person tour with Caitlin because she was incredibly patient and knowledgeable about the community. While I haven't decided whether I'll be moving forward as a resident, the tour was a great experience. Based on everything I saw, I'd definitely recommend this community to friends and family.

I lived at Regent's Park for about two years until I had to say goodbye. I always wanted to review this community but wanted to wait so I can give a more before, during, and after review. I found that when I was searching for apartments I needed a little in-between snapshot versus just the tour and moving out. When I was first apartment hunting, I found probably 20 places, in which I toured 15, and eventually narrowed down to 3 with this place being on the top 3. Making the appointment was a breeze online and having a guide during my tour was great. Michael was my tour guide and answered so many of my questions. I liked how I gave my budget and he assisted in letting me view those within my range. It was roughly a week or two later I narrowed it down to 2 and wanted one last look but since at the time I lived out of state it was hard to go in person. Michael gave sent me over videos of the available units and all information on it via email. I ended up picking a unit from the communication. It was an easy online process and any questions I had they were quick to answer within the 24 hour window. I was nervous once my move-in time came because I never saw the unit in person yet. But luckily once there and doing the walk-through inspection the unit video that was sent was exactly what mine looked like. Move in was a breeze and I liked that you had a 30-day window if the space worked for you. I really liked how they had basics in the apartment like paper towels in the kitchen and hotel sized toiletries in the bathroom. It was a nice welcome. I had a few maintenance requests once I was settled and from time living in the unit. They were always really efficient and always very kind. Towards the end of my first year, I ended up needing a bigger space and the front office was more than happy to assist me and as a current resident they wanted to make sure I was making the best move; whether that would be transferring or letting the lease ride out. When I moved into the second unit, it needed a little more work than my first unit. I think because my first unit had just been recently renovated. Although the second unit was one of the renovated units, it definitely was one that was renovated awhile back. Still, nothing too crazy and definitely live able. When it comes to parking, for guests it could get hard as there was only a few sections that were free for all. But you could request a guest pass during business hours. I liked that for residents there was either the free parking spots or paid in the garage. It helps to have both options because in the winter you may want to be in the garage. Also definitely believe the office staff when they say towing is enforced. I would see the tow truck often, so be sure to always have your sticker or pass. During my time, I ran into only maybe one or two incidents. It was resolved quite quickly. The only thing I would say is, if you have upstairs neighbors I think the walls are thinner between you and them. I'm not sure if my neighbors had flooring versus carpet but at times my furniture would shake. It's not something that can be controlled but definitely keep that in mind. But I will say the walls between your next neighbors were thick because we barely heard each other. Most of the residents are Regent's were really nice. As someone who didn't wander too much due to work, I loved that Regent's would host events to mingle with your neighbors. They got better with their events with timing because when I first moved most of the events were during work hours and towards the end of my stay they incorporated a lot of after work/weekend events. My move out was pretty easy breezy. Make sure you do your due diligence with cleaning and etc. it helped that during my walk through in the beginning I documented anything that existed prior to be living there so it can't be put back on me. You can always request to have your exit walk through with someone if you're ever worried. All and all, I really enjoyed living here and all the staff. Michael, Mary, and Alex helped me a lot while there. There were some interns and newer staff that I am grateful as well. With any apartments, you won't have perfect but the staff here really made my experience extremely enjoyable. You really get what you're paying for. It was so enjoyable that living next to the metro (which was one of my main reason for moving here) became a secondary perk, the first perk was being a resident at Regents.

Staff has been very helpful in the move in process. Ariana has been extremely patient, knowledgeable, and accommodating during our move from Florida. We have been here for 2 weeks and have really enjoyed our new apartment and neighborhood. Great location as it's close to so much! There are only minor changes I would recommend but nothing that can't be fixed.

Horrible experience. Everything seems nice but all are cosmetic finishes. The complex spends all of their time fixing these "bandaids" on the past issues, so that they have no money left to improve the property. Not to mention that they will argue with residents about apartment fixes (my dryer was not working and my floor grout was completely cracked & gone and I had to continuously email the leasing office about my issue before they ever sent a maintenance staff member to look.) Along with that, they charge a crazy service fee for online rent payments, make you go through banking bill pay hassles, so the only option that works if for you to present a physical check to their office every month. None of this is mentioned prior to signing a lease because all they care about is money and not their residents. Do not recommend to anyone, at all, ever.

Regents Park has been a great experience for us. Clean, updated, roomy apartment in a safe neighborhood. Can't beat the location near dining and shopping, and down the block from the Vienna Metro. The staff (Francesca, Alex, Michael) is always eager to help. We had a sensitive smoke detector that went off when we made toast. Maintenance came an hour after notifying them, and replaced it. There is plenty of parking around our building. We appreciate the Package Concierge (like Amazon lockers ). They hold free holiday parties in the community lounge. There's an exercise room, computer room, pool, and free coffee station too. What I like best is the nice, clean apt, quiet neighbors, location, and feeling of safety.

After living here for two years I am sorry that I had to leave, otherwise I would have continued to live at Regent's Park. The apartments were very nice, only maintenance issue that I had was a dryer that didn't work and after attempting to fix it twice they completely replaced it and we never had another problem. It was a pleasure to speak with both Alex and Michael in the leasing office as they were both friendly and incredibly helpful. The community was beautiful, it was a very family friendly complex, and there were never any issues with the neighbors or noise complaints. My only recommendation is I wish that they did community events on the weekends (who's home at 2pm on a Wednesday?).

I lived at Regents Park for two years and really enjoyed my time. The office staff, MaryHayden and Mike, plus the maintenance team, specifically Josh, were very friendly, helpful, and responsive. The proximity to the metro is a big perk of this community as well! I do think that other Bozzuto communities offer better amenities for the price, which is why I'm giving 4 instead of 5 stars.

I don't think I've ever been so irritated in my life! We toured the apartment complex a few weeks ago after driving all the way from Chesapeake. This was our 4th trip and I was pretty upset that I wasn't going to find an apartment comparable to my current one. We toured and loved the area. The apartment however was unavailable to tour so we were shown a similar one. Alia showed us the apartment and told us she would email the link to the apartment. During our touring, other complexes would immediately send the link, quote or app afterwards however we never received one from Regent's. My boyfriend called an hour later to request the app for the apartment to which Alia said she would send it before they closed at 7...... we never received the app! We went online later that night, found our apartment and applied on our own. Alia called me a few days later to let me know our app had been denied but couldn't tell me why or what the criteria was for the denial. At this point I felt like she really wasn't knowledgeable enough to help with my move and I felt like she was overwhelmed possibly. I told her my issues one of which was that I never received the app but she said "the portal must be broken because I sent it" How is it that I received EVERY other form of communication EXCEPT that one? Listen, working full time and searching for a new home 4 hrs away in the DC market isn't ideal. I had less than a month to move. So I requested a new representative. Micheal, our new rep, was knowledgeable. Knew all the criteria for credit checks through third party and what info we needed. He informed me that I could add a co-signer to our app in order to POSSIBLY be approved....BUT our co-signer was out-of-state so that added on a hefty price tag of double the rent. That's right about $4500-4600 just to move in.... and I couldn't do the co-signer app on online, I would have to drive all the way up to NOVA to give Regent's a piece of paper and a $50 app fee. Although ridiculous, I could afford the 4500....but I just got the feeling this property knows exactly who they want to rent to and who they don't!! We turned in our application cancellation notice a few days ago. I feel like I can already guess how the next part is going to go! I understand we were denied... totally get it. I understand properties reserve the right to "pick" their tenants. I understand that the area is transit, people are constantly moving and are flaky all the time but the hassle that was created for us as potential tenants was just ridiculous. Especially when I just read a review that stated all she did the entire process over the phone and online and all she had to do was pick up her keys at move-in. Edit: Julia, thank you for your response. I find it "unfortunate", at best, that you as a manager decide to get involved AFTER the experience. I felt like I was very clear in saying I understood the application process. I'm not upset about the denial; I'm upset at how the entire situation was handled and the lack of education on the part of some of your staff.

I've been a resident at Regent's Park for over a year now and just signed a new lease for an additional 12 months. The management staff is truly incredible, greeting you with a smile each day, and willing to work with you to make sure your living experience in this community is an enjoyable one. I can't say enough about their kindness and good energy. The newly renovated apartments are beautiful and I love my unit's layout which offers a great kitchen with new appliances, spacious deck, an entire wall of windows in the living room that looks directly out onto large calming tree tops, and a large bedroom with plenty of closet space (walk-in). The community grounds itself are always in great shape and the location is convenient to old town Fairfax, the Mosaic District, and only a 5 minute walk to the metro making downtown DC a quick and painless trip as well.

We've been living here for 9 months and just renewed our lease for another year. I love the staff--they're extremely helpful and professional, and every request for maintenance has been handled promptly and thoroughly--even in the middle of a pandemic. Our apartment is roomy, clean, and recently renovated. Less than a ten minute walk to the Metro. A fabulous area--we're basically in the center of Vienna, Old Town Fairfax, and the Mosaic district, and there are tons of great restaurants and stores nearby. Walking distance to groceries, banks, pharmacies, etc. as well. It's a great and diverse neighborhood. Oh, and as for the parking issue, we don't pay for covered parking and haven't had problems to speak of. We've had to park more than a block from our home maybe 2-3 times in 9 months. All in all, we've been very happy and are looking forward to continuing.

Had a friend over for one night, since it is after hours and there is no way to get a guest parking pass (they are day-specific, so it's not like I could keep some at home), told my friend to park where the office staff told me was "guest parking" (at the management office). Turned out that it is not really guest parking since her car got towed the next morning. The staff are just not the best at communicating accurate information. (And guess what, she was gonna tour this place since she's looking for a place close to the metro. The irony!) tl;dr: Is this a great location for metro? Sure. Decent apartment? Yeah. Worth the trouble of dealing with the office? Not really. If you are living here, just make sure that whenever staff (whether they be at the management office/maintenance) tells you ANY info, make sure you keep record of what they told you because often or not they have no idea what they are doing.

Before recently buying my own place, I called Regents Park home for many years. What initially attracted me to Regents Park were the location (a short walk from Metro, which made for a low-stress commute into DC), the complex's attractive buildings and grounds, and the pleasant appearance and convenient layout of the apartment itself. After I'd settled in, a major reason I stayed longer than originally planned is that the people in the leasing office and on the maintenance staff always went out of their way to be courteous, helpful, and prompt; they gave first-class service. On the negative side, parking can get tight in the late evening, and I could sometimes hear sounds from other apartments. However, I could always find a parking space, and noises from elsewhere were never sufficiently loud, persistent, or late at night to be bothersome. The rents are higher than at many apartment complexes, although much lower than at some of the newest ones. Over the years I looked at many apartment complexes within easy commuting distance of Washington and could never find one that, for me, offered a better combination of comfort, convenience, and value for the money than Regents Park.

I am so happy that I decided to move to Regent's Park! From the moment that I first spoke with Alaina, she was professional, friendly, helpful, and knowledgeable. I had some (ok, lots of) questions before I moved in and every person that I spoke with during one of my many phone calls was just as helpful and friendly. My move in was smooth and painless. Alaina even had my welcome packet include coupons for dog grooming and dog walking since she knew I had a dog! I could not be more impressed with the group of professionals they have working here! The unit was in perfect condition and so clean- it looked like brand new! The grounds are beautiful and well taken care of and the maintenance team did a great job with snow removal/salt when it snowed last week. It is a quiet area and I feel very safe and comfortable. I am so happy that I made the decision to move here!

After living at Regent's Park for a year, I turned in my keys today. I absolutely loved my time there. The neighborhood is quiet, convenient, and safe. I lived in a one bedroom (798 sqft...I think), first floor unit. Of course the convenience of the first floor was nice, but I had to deal with the random sightings of dead tiny insects. The fact that they were dead means that the weekly pest control maintenance is effective, so I never complained. It also means I had to deal with random sightings of tiny spiders looking for those tiny insects (please keep in mind this is to be expected living on the first floor). Aside from that, I have zero complaints. The office staff/leasing agents are beyond reproach. I decided on Regent's Park while living in San Diego, CA. Jennifer was of great assistance months before I even moved. By the time I moved to the area, all she had to do was hand me the keys and I was set. She answered all emails, questions, and requests. After a couple of weeks, everyone knew me by face. They never appeared bothered by my constant visits for a visitor's parking pass or to pick up a package. Now for the reason why I moved: The bottom-line is the rent. They're pricey, but you get what you pay for in every sense of the word. Stainless steel appliances, five-burner gas stove, granite countertops (kitchen and bathroom), and walking distance to the metro. You just can't beat that. Personally, after spending over $20,000 on rent for 12 months and an expected rent increase, I made the financial decision that I'd rather spend that much toward a mortgage. That is the only reason I moved. Again, the complex, staff, and neighborhood were amazing. Regent's Park gets my stamp of approval!

I lived in this community for 3 years in 2 different apartments. The floor plan I have is renovated with SS appliances and granite countertops; it has plenty of storage space; and is the perfect size for one person. I left because of a job location change and the rent next year increased too much. Over all, I've enjoyed living here and I don't have too many complaints. The location is great! Walking distance to the metro. The Mosaic District is literally right down the street. Easy access to 66 and 495. I've never had any issues with management. They are always very friendly and helpful; whether I had problems with my bill, losing a parking pass, or trying to find a package. They made the move from one apartment to another, within the complex, go as smooth as possible. However, the reason I moved apartments was because I originally lived on the 3rd floor. The floors are basically paper thin. It also didn't help that my upstairs neighbors would run throughout the apartment and lift weights. It was so bad that my ceiling and lights would shake. Filing a noise complaint didn't help. Once a 4th floor (top floor) unit became available I decided paying the transfer fee was worth it. After moving, the only noise I heard was from people occasionally running up the stairs or dragging something heavy through the breezeway. Parking is usually okay. I only had to park far away when I got home well after midnight or the one time they were repaving the parking lots. There's ample guest parking (without guest permit) however it does seem that people just leave their "junk" cars there for days on in. The landscaping throughout the community is really nice. Like anywhere, you'll get people that don't pick up after their dogs. There is literally once guy that lets his dog pee in the middle of the sidewalk (I've witnessed it several times). The breezeways and stairwells could use some more attention though. I don't know if it's because I lived by maintenance storage areas but our area is usually always dirty (dust, nails, papers, packing tape, etc). I think they power wash everything once a year. Maintenance does come in the units a lot though. More so then any other apartment I've lived in. They check the water heater and replace the air filter every 3 or so months, they clean the dryer vents, check for bugs, and conduct other random "seasonal" checks. Individual maintenance requests are handled in a timely manner. The amenities are okay. Management has done a good job with reining in the unruly and unsupervised children. I've never used the pool but it looks nice. The gym is really small but it's open 24/7 so you just have to strategically time your workouts if you want to be able to use the equipment without waiting. The door to the gym space doesn't always lock so it can feel a little sketchy if you're in the gym by yourself in the middle of the night. The business center isn't 24 hours so that can sometimes be inconvenient if you have a last minute print job or something. The neighborhood is pretty safe. Over the years we've had a couple incidents with break-ins or assaults but I've never felt unsafe or at risk walking around by myself. I did occasionally get solicitors at my door. Over all, if metro access and living in Fairfax are the most important factors to you, I would recommend this community. Just expect significant rent increases each year.

Noise! Noise ! Noise! We can not bear it anymore! We have complained the noise issues many times. The managers should know we have told them this many times. But our upstairs neighbor still makes loud noise. Heavy footstep and some weird knocking sounds and bass ... Every early morning and midnight! LIKE NOW ! Our ceiling is vibrating. The problem is still there since we moved here for 8 months! How should we do? The managers of Regent's park !!!

We have been at regents on and off of around 6 years and I have always felt its a good place to live. I have even referred couple of my friends to live here and they even signed the lease over the years. But all of this has changed in the last few days. We have decided to do a transfer and move to a bigger apartment and to make our move easier we have even signed the lease of our new apartment 5 days earlier to our current lease end as we had planned to invite friends over for dinner on Christmas day. On the day of move (23rd) we have found roaches everywhere in the kitchen so we have sent an email to the leasing office on 23rd with all the pictures and we got an email the next day stating that they will send an exterminator on the 30th, we were unhappy about that and went to talk to the leasing office at which point Michael and Alex from Leasing office assured us that they will find someone to take care of it. At around 2 PM that day I got a call specifying that an exterminator will come on Saturday on the 26th and a maintenance team member will come and do some temporary fix (which basically turned out to the same stuff that I bought from Home depot in the morning) and we found roaches again on the 25th morning. So long story short we had to call our friends on the Christmas morning as they had little kids and tell them not to come over for dinner which was very embarrassing to us. In addition to that, instead of spending Christmas with friends, during these pandemic times when everyone is trying to limit the external contact we had to look for restaurants that are open for take out or dine in as we couldn't use our own kitchen for 4 days (23,24,25,26). I hope they handle this tomorrow but can't help but wonder if the exterminator asks to stay away from the kitchen for a short time! So my question for the leasing office is if we are expected to pay rent on time (which we have been doing so consistently in the last 6 years) can't we expect the same from them. Which is at the least a functioning house. I think this is very unprofessional as if moving itself is not stressful enough now we have to wait for an exterminator to fix the kitchen and then wait for it to end and then unpack. This is something that never should have happened and it feels very weird for me to say this but this will be the last lease I will ever sign with Regents and I will suggest to all my friends and colleagues to stay far from this community. Lastly, I don't usually write long reviews but with roaches and the way the management reacted I think it is important I share this experience for the sake of general hygiene.

you do not want to live on the first floor!!! the walls and ceilings are paper thin and you will hear everything!!! even people peeing!!! do not move here! The people that live upstairs stump and run and bounce basketballs. The office will do nothing to help you! Be aware!

Stay AWAY from this complex. I lived in apartment 303 at 9290 Towerside Drive. In apartment 203, below mine, were the worst neighbors you could ever have. Two men smoked cigarettes, talked loudly, laughed annoyingly for an hour EVERY evening on their balcony. As we all know, smoke rises, and the smoke would get into our living room. The smell was unbearable and seeped into my bedroom as well. No one went into the living room anymore, we COULD'NT. Family time was RUINED. One week my bedroom was being remodeled, so I had a pullout bed I slept on in the living room. BIG mistake, as I woke up coughing one morning uncontrollably. I ended up coughing for weeks and was diagnosed with bronchitis. We contacted the GM MANY times, even before my bronchitis, only to be told we would have to inconveniently relocate, and not the nuisance of neighbors we had below. Talk about incompetent problem solving. If someone is bothersome, KICK THEM OUT! FOR THE MONEY WE SPENT, I'M STILL OUTRAGED. Was about to sue the company, but the lease was up soon. They got lucky. To top it off, they threw frequent parties and we could only hear laughing and loud music for many nights. Walls are PAPER thin by the way, so get used to being awake late at night if your neighbors are awake. As well as going through this horrible experience, the parking was a hassle. You had to PAY MONTHLY for a spot in the mostly empty garages because of more senseless thinking by the company. There were never any spots passed 8pm. If there were, it was far away, and not what I wanted to have to go through after a long shift at work. In a place that was supposedly my "home," it sure didn't feel like it. Gym is VERY VERY small. The minuscule "Gym" has 3 treadmills to accommodate a community of thousands. People would wait in lines, frustratingly pacing, for the treadmills EVERY TIME I went. Also, same situation at the pools. There's always a troop with the same population as North Korea in each pool. A kid threw up in the pool when I had just arrived. Never went back. The ONLY plus to this place is that it's walking distance from the metro. Overall, this place is over crowded, over priced, and not worth it. Don't waste your time. I live in a Condominium right next to the metro and am very much relieved at how great this place is compared to hell, AKA, Regent's Park. The GM Julia can pretend to care, but she didn't when we my family of 5 and I were suffocating from smoke inhalation daily.

Pros: apartments are pretty up to date. Stainless steel appliances, granite counter tops, have option to pick between fireplace or bay window and amenities are decent. Cons: you will not be able to park your car if you come home past 8pm and management doesn't care. They continue to tow cars even after expressing to tenants that parking is an issue. One week they tow, one they don't so it's hit or miss if you'll have a car when you wake up in the morning. Communication in general is lacking from management office. They put a paper on my door they were coming to replace my HVAC the day before. I work from home and had calls when they said they were coming and a dog that barks if someone knocks on the door. I asked them to not come between a certain time because I'd be on a call. The office called me 4 times back to back during the time I said I wasn't available. One, this is quite disrespectful. Two, this should have been a phone call to ensure I was available for this to happen and not a piece of paper on my door the day before. And three, it's like they didn't care about my time and it was either there way or they warned me I'd have to pay for a "rebooking" fee for the HVAC company to come back. Are you kidding me??? Rent is also quite high. You can go a few miles down the road to a same quality apartment for a cheaper price. Even after being here for two years, they continuously have raised the rent 60-70 years per year. Ridiculous! Maintenance is decent. However, my heat was broken in the dead of winter and I put in an emergency request and it took them 5 hours to come fix it. I even went into the clubhouse when it had been a couple hours and they gave me the response "they're busy. They'll be there soon" (3 hours later) Finally, it is a pretty loud complex. We hear stomping above us all the time and at all hours. Could just be our particular neighbor and may not apply to all, but it's quite loud. Overall, if you have other options, choose them. We are moving out this weekend and couldn't be more thrilled.

I have been here 2 years and everything was great. I am however now at the end of my rope with this place. I have been dealing with my Apt flooding about every few months in different rooms. My dining room has flooded multiple times as well as bathrooms and laundry room. You would think they would be a little more eager to rectify this but no they could care less. Blowers and fans running all night to dry it out and what do I find. It is still flooding from upstairs somewhere.

After living here for 7 months, I will not recommend any Bozzuto property to anyone I know who is looking for a new place to live. There has been an issue with noise from an upstairs neighbor since the walls and floors are extremely thin that has not been resolved and has been treated with little urgency by the office. I have reached out many times on trying to correct this issue with very little effort on their part most of the time and there has not been a solution found yet. I even offered to transfer to an apartment rather than the other neighbor moving and that request was denied unless I was to pay a relocation fee! The awful parking situation was also not explained to us when we moved in, and finding a "free" parking spot (more like first come-first serve) anytime after 9pm is almost impossible. Other residents are slamming the building doors and yelling in the halls throughout the day as well, with one woman expressing her discontent for her apartments problems very loudly and cursing about issues. Seems like I'm not the only one that isn't the happiest with this community. tldr; if you want a place that feels like home, this is not the place for you.

There are good and bad to talk about at RP. First the good.. The staff is great. Maintenance is efficient. The apartments are really nice. Gas stove and nice appliances all around. It's super convenient to the Vienna metro. Stores are close by. Easy freeway access. The Bad Over priced for what you get IMO. Parking is horrible. If you come home after 10 at night you might not find a parking spot...seriously. Every three months the maintenance staff tromps through your apartment to do PM's. I can understand changing the filters. I can understand checking the utility closet on the balcony (not really but w/e). I don't understand the "window inspection" BS. I believe this so-called PM is really a thinly veiled quarterly inspection of all the apartments by the maintenance staff. I like my privacy and don't appreciate a stranger in my apartment. I'll be leaving at the end of my lease.

This is an amazing apartment, the first credit is to their management team, they are responsible and always doing great job, second credit is to their maintenance team, even a small problem, they fix problem quickly and always make sure that is fixed. Even you submit request in midnight and last priority, they might knock your door in the early morning. Their apartments are new, and the community is safe, neighbors are friendly, For autumn, it's beautiful, and they clean fallen leaves very fast.

As other people have mentioned, there's no noise isolation between floors. Plus, my upstairs neighbor is very inconsiderate of others. It's a hit or a miss if you have decent neighbors. Some of my other neighbors didn't have that problem. The leasing office was very responsive about maintenance and noise issues. I just wish I had better upstairs neighbors.

Hello, It's hard to believe we are already for 14 years here at Regent's Park since 2003! The place is very nice and family friendly, peaceful, clean and cosy so we can definitely recommend it for everyone working in Reston, VA or DC and looking for apartments to rent. I don't want to repeat what others said about this nice place, I just want to express our huge gratitude to the team that day by day maintains high quality living for Regent's Park residents and that officiently helped us for all these years with tons of routine things like carpet cleaning, floor and blinds replacement, updating kitchen technics, multiple building and parking lot renovations, establishing new Package Concierge system, etc. They are absolutely great and we are very grateful for everything they did and continiue doing for us. If all you care about is location, then these apartments might be a possibility for you But honestly, I'm sure you can find places that cost less. If you care about things like, maintenance requests being addressed in a timely manner, leasing office staff that's polite, cleanliness common areas, gym equipment that work .... then AVOID, AVOID, AVOID! I could write a book on the number of issues I've had ... including the apartment we lived in, the common areas, and the staff. Everything from my rent check being lost and having to debate late fees, to maintenance requests never being addressed. The ironic thing is, when we moved in they told us about their customer service guarantee and that any service requests not addressed within 24 hours would result in rent deductions for that month. As soon as we moved in, we had an issue with our washing machine, which was preventing us from doing any laundry... We went to the office to report this and one of the staff members took it down. 2 days later, we hear nothing... we follow up and they indicated that the maintenance request was never entered into the system. ooookkkkk?! and was rent compensated, - - nope, b/c they say the never received the request, so they won't start the clock until they acknowledge the request. Not mention, they gave us attitude when we asked about their service guarantee policy and looked at us like it was our fault for the service request not being entered. This should have been a sign - we had MANY maintenance requests and it was almost guaranteed that 1) it would not be addressed in a timely manner unless you made a huge fuss or micro managed the situation, and 2) it would not be fixed properly the first time. Every maintenance request required multiple visits, for even for the most basic items. Other examples: - Oh, there was the time where we were locked inside the building and was unable to exit - - The door to exit the building on our floor had a faulty lock, and I was unable to GET OUT of the building (as in trapped from the inside) - - fire hazard anyone? - There was construction on our floor to fix something, and the garbage and extra materials was left in our hallway for about 3 weeks - One time when it rained for several days straight, the ceiling fell through in the apartment entrance way - really bad , cheap construction we came to expect - They changed their visitor parking policy multiple times while we were there - - each time becoming more restrictive. Seems unfair to change the parking policy in the middle of a lease since this was something that was a deciding factor when choosing an apartment to live in... Seriously, I could go on and on, but I don't want to waste any more time on these people. Beware, ... they'll promise you the world and show you a pretty model apartment - - but if you actually decide to move in, it's all down hill from there. It's an awesome location, so they can get away with the terrible service and charging a lot $$ b/c there will also be pple who want easy metro access.

Update: The maintenance staff replaced the dryer with a new Whirlpool dryer that is much nicer than the old Magic Chef one. It seems to be working very nicely as of this morning. I regret many of the things I said in my previous review, but I was frustrated at the time. I still think the quality of construction is questionable, but I understand that the renovated units are quite nice. If you are looking for an apartment, I would recommend insisting on one of those units. Again, the major pluses of this complex are location and the very nice, friendly office staff. Everything else is about average.

The model and the actual apartment are not the same!! The apartment I ordered (reserved) doesn't match the floor plan of the staged model and the floor plan I have seen online. With the actual floor plan of this Chelsea model apartment when I was shown it in person, I could not put the desk as in the model apartment because in the actual apartment there is a pop out cube of wall about 100 cubic feet, so it is obviously not the square feet is not the same After I moved in I complained with the manager about this problem in that the wall was not completely flat like the model where there is a desk placed, nor is this shown in the online floor plan....; I had expected to put a desk there like I saw on the day the model and online, but now I could not, they solved the problem by offer me to move to another model that I never like in the first place or moving or to another community. If I moved out then they would not compensate for me my moving cost. They were aware of this problem before by saying that not only me had this problem so If they could not treat me in different way. They expect me to pay for the cost of their problem of their incorrect presentation. So much hassle thinking of moving out after moving in

My husband and I lived in Regent's Park Apartments for 3 years, while I attended grad school. We absolutely loved our apartment and the community! We were sad to move (for work-related reasons) and would have stayed much longer. The apartment is in a convenient location (about a 7-8 minute walk to the Metro, depending on where your apt is located in the complex, an even shorter walk to a metro bus station stop by Lee Highway, and access to the Cue bus). There is a Safeway (grocery store) and shopping plaza close by. It was so easy to get transportation into DC, which was fantastic as we're young professionals and want to check out what the city has to offer. The leasing agent staff has always been courteous and helpful, answering any questions we had from us signing our lease to the day we moved out. Fran, the manager, was so helpful and kind. We never had any major maintenance issues, though if something small happened, maintenance was on top of it and responded in a prompt time frame. We loved enjoying leisurely time by the pool. In the time we lived here, awesome upgrades were made to the gym and office. Though the gym may seem small (not the size of a gym you'd pay a membership for), it is never overcrowded, it is open 24 hrs, and it meets our needs for cardio and weights. We had lots of fun meeting our neighbors at the resident events (e.g. bbq by the pool). The management company clearly cares about making life comfortable and easy for their residents. We loved our spacious apartment (1 bedroom plus den...the Camden); it was a great option for us to have a one bedroom plus room for an office/guest bed (the "den" was pretty much the size of an extra bedroom). As dog owners, finding an apartment in the DC metro area can be challenging. We were super excited to find a dog friendly place in Fairfax with the Regents Park Apartments! We have 2 dogs, and it was nice that there was plenty of green space to walk around (as well as fantastic landscaping) and other dogs to meet in the community. The complex is also a short drive from 2 great dog parks (one in Vienna and one in Oakton). I felt very safe in this community, especially walking my dogs at night. We definitely think that this apartment complex would be a great home and that you should check it out for a tour to see what it has to offer! The complex itself is lovely, especially in the spring, and the grounds are clean, safe, and well-maintained. The apartments are fine, although the fixtures, appliances, and paint are cheap. The problem is customer service. _Every_ time I've had a maintenance request, I have had to call several times before anyone comes out, even for emergency issues like flooding. The maintenance staff are great, once they get there, which leads me to believe it's the office staff who keep dropping the ball. There is a very high turnover rate for office staff, and it shows. These would be perfectly adequate apartments in a great location, if the staff could be depended on. I've spoken to upper management at Bozzuto about my problems, and they keep assuring me it won't happen again, but it does. The management is very accommodating, but always after the fact.

I lived at Regents park for over a year and a half before moving on; I loved living there. The staff was great, the maintenance was great too. There is two pools on the property available for use which was nice to pick and choose whenever I had the nieces and nephews visiting. I lived in a renovated garden style unit on the first floor and till this date it was probably my favorite apartment layout I've ever lived at.

I lived here with my roommate for several years, and it really was a great place to live. It was safe, well-maintained, and reasonably priced! It is also less than a ten-minute walk to the metro, and my roommate and I both enjoyed free parking for the entire time we lived here. Also, between getting one-day visitor passes and the free visitor parking, we never had a problem having multiple guests over. The annual rent increases were actually reasonable, which shocked us both, since we had lived in a different complex elsewhere, where they had increased our rent by $100 each month. Regent's Park was very fair and reasonable, which we appreciated. The staff and maintenance were very friendly and genuinely helpful, and our maintenance requests were always completed within 24 hours. The apartments are spacious and well-built, and we really never heard neighbors through the walls. I am very picky about where I live, and I really enjoyed my time here. Also, it's conveniently located near 50, 29, and 66, and tons of shopping and grocery stores. Do stop by if you're looking for a nice, safe, spacious, reasonably-priced and well-maintained apartment - and, I do not work for Bozzuto or any affiliate, nor was I compensated for this review. We spent a year at Regent's Park and I would recommend this place to families coming from abroad. We rented a two-bedroom apartment on the key fob side. The surroundings are well maintained and the two pools clean and a real benefit during summer. The proximity to the Vienna Metro is a boon if you have a daily DC commute. The complex is zoned to good schools and the school buses come right into the neighborhood. With a lovely mix of families from all over the world, the school bus stop resembled a meeting of nations! Of course, every place has its downside and the thinness of the floors was a shock to us. We wanted to be considerate of the person living below but it was a hard task to constantly be telling our kids and their friends not to jump or run around the apartment after 5:30pm (the time when our downstairs neighbor returned home). Friends in other apartments had a horrible time with those living above them and the management seemed helpless in these cases. The key fob aspect made us feel the building would be more secure than the garden access apartments; however, for most of the year, the access door on the 2nd floor did not work so anyone could come and go as they pleased, key fob or no key fob. I'm not sure why it took the management so long to change the door. I would suggest to the management that they do not permit people with dogs to live on the fourth floor. Our neighbor's dog never made it down in time to do his business and he also chewed up our doormat. The management simply posted notices in the elevator asking pet owners to clean up their mess--a message that was ignored by people who never cleaned up after their dogs in the first place. But it was a great place to spend a year and when we left the management promptly returned our deposit. I must mention that instead of asking for social security number which someone coming from abroad can obviously not produce, we were asked to pay a double deposit and we were assured that we would get it back when we left. Also, the management were extremely helpful in giving us options when we wanted to extend our lease in such a way that we could leave giving just 30 days' notice. The leasing office organized pizza parties for all the neighborhood kids during Halloween and Easter and dressed up in costume and ensured that there were generous amounts of candy to go round. So, if you're looking for a place to stay for a year or two, Regent's Park is a good option.

_________________________________________________________________________ I have lived at Regent's Park Apartments for 3.5 years. I highly doubt that I will be renewing my lease. The apartment is not bad, the neighborhood is nice and metro is close (although, metro has their own issues). I have had a number of problems while living here, most which have been resolved in a timely manner. The reasons why I will not be renewing my lease: 1. Biggest reason: Regents claims to use market rent when deciding renewal rates. This year, after 3.5 years as a resident, they have raised our rent. Looking at available apartments on their website, our rent is now 200-300 HIGHER than listed rates online. We were told that in order to get the market rate that we would have to move, but would have to pay fees to do so. If I am going to be forced to pack, move and pay moving fees, I might as well move to a new place where I have a better commute and might actually be more valued than I am currently. 2. Our upstairs neighbors are so incredibly loud, with loud banging. I have reported this numerous times, as usually they are noisy after 10:00 PM into the very early morning. I am not sure the action that has been taken, but these hours are actually in the lease as "quiet hours". The last time I emailed the front, I was told to deal with it. 3. My neighbor had been in the habit of leaving trash outside of their apartment, which apparently is a Fairfax County ordinance issue. How do I know this? Because I put trash outside for a brief time (an hour or so) as I was cleaning my apartment and gathering trash to take down at one time. I received an email threatening to make us pay should this happen again. Did my neighbors get the same warning? Of course not - when I pointed it out to the front office, the conveniently didnt know. Also, every week, without fail, giant bags of trash are left at the bottom of the stairs that lead to the first floor of the building. I have been taking photos as proof.

I've lived here for almost 3 years now and it's been going downhill. When I first moved in the staff was wonderful, helpful, and this place seemed like a hidden gem in the area. My bf and I got a great deal on a renovated, 2 bed 1 bath Garden style unit so we couldn't say no. However as the staff and neighbors have changed my feelings for this place have been more negative. Our upstairs neighbors for the first two years were quiet and we never heard from them (great!). But since they moved out and another family moved in (with a kid) there has been constant banging on our ceiling almost every single day. Sometimes this happens for hours... morning, night... it doesn't matter. We've talked to our neighbors about it but of course with a child there isn't much you can do. We didn't bring it up with management because we knew there was nothing they could really do either. Our rent is also going up every year, to the point where it's cheaper or about the same price to live elsewhere and closer to DC. If we can find a better apartment for around the same price we will probably move after our lease ends this year. Things to note: - When we first moved in there was a few issues with our apartment. Which was strange because we had a newly renovated unit. It took about 2 months for both our washer and dryer to be fixed. Both were broken and maintenance eventually just replaced both with new ones. Our sink faucet was also leaking, but maintenance was able to fix that quickly. Our toilet seat cover was broken (and still is) but for some reason maintenance just refused to fix it, even after submitted a few maintenance requests for it. So now we just deal with the broken toilet seat. - If you don't pay for a garage spot, convenient parking spots can be hard to find. Notice I say "convenient". Some people on this thread seem to be a bit lazy and refuse to walk the full 1-2 min to their apartment. I've never had an issue of not finding any parking spots in our complex. - However, guest parking is extremely limited! If you have visitors coming (especially weekends) they might need to park at the metro and walk or at Hermosa drive (street parking). It's frustrating because I know a lot of residents park in these visitors spots, and so they take up space that isn't meant for them. - Management just implemented a new package system where residents go to a storage box area and pick up packages themselves 24/7. While I do like that you can pick up your package whenever you want, I have noticed that their package notifications for the leasing office have been faulty. Multiple times in the past week we have not been notified of packages that were delivered to the leasing office instead. - The gym here is so small. Like 3 treadmills, 2 ellipticals, and 5 weight machines small. I was going frequently for a few months this year but stopped because it was too busy and machines were never available when I went. Luckily my new office building has a complimentary full service gym, so I just use that. But if you are interested in a place with a good gym, this is not the place for you. - If you don't like children or dogs, AVOID! I didn't realize how annoying kids are until I moved here. They are everywhere and extremely loud, running around outside without any parents around. Most people here have dogs - which I don't mind except that people don't pick up after their dogs and one even left a dump outside our door on the walkway! Gross!

Regents Park has been a great place our family as we transition back to the DC area. Walking distance to metro, safe grounds, great neighbors and a very friendly and helpful front office staff. There I is a great on-line neighbor social network which is great for finding boxes, sofas, electronic equipment and services from your neighbors. Very safe area, clean and quiet. I don't hear my neighbors at all. Great spot. Take a look.

THIS PLACE SERIOUSLY EITHER NEEDS TO BE SHUT DOWN OR GET A COMPLETELY NEW OFFICE STAFF. They used to be so good about giving proper/fair notice before a maintenance inspection...but on 6/11, I found a paper notice on my door for an inspection to be done the following day, 6/12. NOT FAIR NOTICE, it was as few as under 24 hours. Plus, they usually send an email as well...I never got an email informing me of this, just the paper notice, and I happened to be going out of town for a few days on 6/11 and HATE people in my "home" when I'm not there and I literally might've come home after the fact to either just that paper notice or, worse in my opinion, just the "wrong" lock locked (I lock one of the 2 locks on my door, they ALWAYS lock the opposite one) and probably no answer as to why my "wrong" lock was locked since I came home to that once before and they didn't ever tell me who was in my apartment and why. Oh, and even worse? The leasing office literally seems to have BLOCKED THE EMAIL ADDRESS I HAVE ON FILE. I've gotten TWO error messages when trying to send them a message from it with the error code "550: Administrative prohibition - envelope blocked" IT'S NOT OK TO BLOCK A CURRENT RESIDENT'S EMAIL ADDRESS. I brushed off the first error message since I was on a train and sent the email from my phone and my phone is a little messed up, so I thought it could be a phone and/or service issue...but when I sent a message from my apartment from a working computer with perfect wifi signal and got that error...it became clear it was blocked, and extra proof for people who don't want to believe me about this? I BCC'd my mom in the email I sent them, clearly same email address. She received my message and even forwarded it back to me when I brought it up. I forwarded the error message to my mom from that same email address. She received that message and forwarded it back to me, too. Does NOT seem like a coincidence. Worst decision EVER (other than moving to the Fairfax area at all) to sign a lease here.

I lived in the apartments for 3 years. The location is the only reason I stayed. I needed to stay within walking distance to the metro. The service is mediocre. I experienced roof leaks in my top floor apartment, they were very apologetic but were not helpful. If I had a maintenance problem I had to constantly stay on top of them to fix the issue. The rates CONSTANTLY went up. Even if the apartments were being offered at lower prices for new renters they still maintained that the "market rate" was extremely high. They wanted to get new renters, they were not interested in keeping renters. ALSO, I paid a one time $400 fee for a pet then $40 a month. After I left they took ALL of my security deposit and stated that there were stains from my pet and they would have to replace the carpet. (I DO believe that was what the $400 was for ANYWAY since you couldn't rent it out to anyone without changing the carpet due to allergies.) My pet also left no stains, they were from the painters and the leak in the roof (that lasted a whole weekend). If you can find anywhere else to stay that actually likes its renters.

LIVE HERE!! I've lived in apartments in the Merrifield area since 2011, and Regents Park has by far the BEST management I've ever experienced. The staff is professional, courteous, and always goes above and beyond what the average apartment complex management "should" do for their residents. The apartments are clean, maintenance responds to requests in a timely manner, parking is easy, etc. I have no complaints. The only reason I'm not re-signing my lease is because I'm moving out of the area.

DONT LIVE HERE IF YOU CAN. here are the pros and cons of living here. Pros) close to the dc metro and that's it !!!! Cons) had a Neighboor live on 9291 who threw parties every night. Smoked weed and the smell would get in our apt. Complained to management multiple times to complain to them nothing happened it got so bad to the point where we had to call the police. Police yelled at them and said they smelled marijuana from outside the door. Said when they get a call again they will arrest them. I don't them smoking marijuana but the fact that they live in an apartment and everyone can smell it and they throw parties??? Ugh it's just too much . Too many party people when you just want your place to be quiet and calming. Moved to the apartments up the street owned by a different company. Best 2 years of ever living in an apartment and cheaper for rent. Where the other place was farther from tee metro by a couple blocks. The management sucks as well at regents and they didn't do crap. Don't move in here. It's loud. It's noisy. It's expensive. And the neighbors suck. Oh and there's no parking spaces if you come home past 5pm expect to walk about 10 minutes to get to your apartment

My major problem is the parking. With how expensive this place is given how far out you are from the city (you're basically paying DC prices. I'm up to over $1800 for a one bedroom with a "den") you expect to at least have visitor parking. WRONG. They have changed the policy with no notice three times since I moved in. Now you have to go and request a visitor permit that's only good for a 24 hour period. Problem is getting to the office when they're there. Case in point, I went by the office once to pay my rent mid-morning (they're supposed to be open from 9am onwards). No one was there and the door was locked with the lights off. So basically, be prepared to be treated like a child when it comes to having guests over and to not being able to trust the business hours given you. Oh, and if your car does get towed (which it will because the tow truck literally goes around the lot with a flood light looking for un-permitted cars), it costs $150 to get back. Seriously. Other minus side, how thin some of the walls/floors/ceilings are. I've heard my neighbors above me *ahem* more times than I cared to (actually, the first time was already more times than I cared to). Plus side: metro accessible and with the Vienna stop, you're actually going to get a seat for your morning commute. Also there's a pretty nice, albeit small, gym, and the maintenance staff is very nice.

I've lived in a 3 bedroom unit in one of the key fob units for 3 years- and I would agree, if you're looking for a good location in Fairfax near a metro, this is a good place. As a result, rent is higher- we pay about $2450- up from $2300 or so that we started with 3 years ago. I think they're charging about $2600 for the new person that takes it. When we moved in, we were extremely pleased, the management was great & accommodating and always handing out treats to our dog whenever we visited to pick up a package. Property maintenance requests were always dealt with timely and efficiently. We were really happy with our decision to rent. After we re-signed for our 3rd year in 2013, that's when we noticed the changes. Management staff in the office started to leave (or get moved) and the quality of service dropped drastically. Here are a few situations from the past 12 months: *On two separate occasions I had packages delivered and I had the notice from USPS, but when I went to pick them up, the packages "weren't there." I was given attitude on both occasions only to find out that management had mislabeled the packages and assigned to a different unit. There was no apology. *The visitor pass situation has changed dramatically in 3 years. In 2011/2012 every unit was given an extra visitor pass to keep in charge of, and extra passes (I believe up to 2) were given through the leasing office for over nights. In the past few years, they got rid of the permanent visitor pass and now only give out 1 pass PER unit. Originally we were told 1 pass per person on the lease. *This past winter we had a major flood inside of our apartment on a weekend. We reported it immediately and 3 HOURS later, a maintenance person showed up to help. In the meantime, it caused all sorts of damage to our apartment and the one underneath. I understand that they don't live on the facility, but while I was waiting I left a few messages with management to see if they would be able to offer any assistance if we weren't able to stay in the apartment, or even heaters- as it was 19 degrees out. I never heard back from anyone. The maintenance personnel were sympathetic and were able to give us space heaters for the bedrooms, but that was the only assistance provided. They dried our carpets for 3 days with huge industrial fans that made it impossible to have any living space and replaced just the padding underneath, but left the damaged carpet exterior down in our apartment which smelled for a month after replacement. I let management know, but only got an apology that it happened. I only heard from them at all on this situation because I went into their office directly and asked to speak to a manager. *When it is time to renew your lease, you're to get a letter in the mail or electronic notice about 60-90 days before your lease expires. In both 2013 and 2014 the management office has FORGOTTEN to send us ours. We've had to go to them directly and in both years got the "we don't know why this hasn't been created" excuse. These are just a few of our issues, and I will say in the past month I've noticed several new faces at the management offices and when I go in there the contact with the staff has been pleasant, so perhaps they're addressing some of the issues like the general impoliteness that's been happening the past year or so. Pros: Near a metro Dog friendly maintenance staff Cons: Rude management staff on several occasions Visitor parking situation I'd actually give it 2 1/2 stars, but that doesn't seem to be an option.

I have recently moved out of this place and I think that it was NOT worth the over-priced rent for the area. If you just look around the apartments it is obvious that they are in the early stages of decay, the entire year I lived there the same exit signs were busted in the hallways and insulation was hanging from the ceilings in the "premium" covered parking. During the spring and summer it is common to see unattended children playing in the parking lots and denting cars with baseballs/soccerballs/footballs, and the management does nothing about it. The walls/floors/ceilings are paper thin so you will hear everything your neighbors are doing. The doors to the apartments are cheap and fit the frames very poorly, which allows for noise to enter (as well as hot/cold air and bugs/insects). The amenities they charge you $300 dollars a year for are a joke, half the time the printer is broke in the computer lab, the coffee machine is out of order just as often, and the gym equipment was impressive 15 years ago. I think the worst part about this place is the maintenance staff. Every morning you will see them hanging out by the back door of the main office smoking. They stand out there blocking foot traffic and the worst part is they are doing NOTHING. What is even worse is the shortcut way they fix everything, they hardly ever do a job right if are not there to reiterate what needs done. Do not be fooled by the "24 hour maintenance turnaround" that the staff tells you about either, they simply send someone to look at whatever is broke and then get to it in their own sweet time. There is no way a serious problem will be fixed in 24 hours by these jokers. The management is equally bad at Regent's Park. If you complain about any problem to them they will do nothing about it. The agents in the office will promise things to you that are not true to get you to sign a lease (at least they did to me anyway). I also feel that a place that charges as much as they do could afford to put security cameras in the parking lot but that will never happen. The apartments are managed by Bozzuto at Regent's Park, I will never rent anything run by them again.

The staff is very nice, but they will raise your rent every opportunity they are given. In 2009 the rent in our apartment was 1,835 and we are now leaving in 2012 because they want to raise the rent again (now up to 2,235) to 2,335 for the same dark, 1st floor apartment. We told them we will not be renewing and I checked online and our apartment is already relisted for 1,835.
