The location is really close to downtown (everything is as around 5 to 15min walk) and the host were really nice and helpful. Breakfast is near the hotel and they proposing a good menu. Love the hotel, very clean, calm and comfy! And the cherry on the top, the beautiful rooftop. I highly recommend this place, you won’t regret it :)

My wife and I stayed here for three nights in June 2025. Good sized room and quiet. Hotel is so handy to major Rome attractions such as the Colosseum. Apart from our trip to the Vatican, we were able to walk everywhere.|I can't say enough good things about the hotel staff. We were so well looked after and given great advice about nearby cafes, restaurants etc.|The rooftop provided spectacular views.|On our last day, we were able to leave our bags at the hotel while we did some final exploring.|This hotel definitely represents an authentic Rome hotel experience and that's just what we were after.

We had a brilliant stay here. Our room had a fantastic view of the Forum and the roof top bar is fabulous. Most of all, the staff were exceptional. They handled an issue with our booking prior to arrival with great professionalism and once we were in Rome, nothing was too much trouble for them. We would highly recommend staying here.

We only had one night’s stay here after our cruise but it was amazing. They had our room ready for us when we arrived at 11:00 am! The room was nice and spacious and had a view overlooking the forum! We were right in the heart of everything and a 5 minutes (if that) walk to the Colloseum! There were many restaurants close by to choose from.They had a breakfast room two doors down with lovely ancient decorations, so beautiful! The selection of food was great with all sorts of cakes, pastries, fruit, cereals, yogurt, eggs, coffee, tea, juices, etc. The check in staff Barbara and Jean-Luka were wonderful! We would definitely stay here again and recommend this hotel to everyone!

Loved our stay! We initially debated between this property and another one near Roma Termini but decided to stay at Residenza instead. So happy we did!! The building retains its charm but with all modern amenities. The host was very responsive to all our needs and inquiries. The breakfast was delicious. Pastries were fresh. Bedding was comfortable. Location was close to everything. The recommendations for dining were super helpful. Have book marked this property should we ever return to Rome!!

My husband and I had the pleasure of finding this gem online. It was our first trip to Rome and we had no idea where to stay, but we couldn't have been more happy with this hotel and its location. We initially had reservations near the termini station, but after looking at several maps and determining what we wanted to see on our three-day visit, we decided on this hotel. We couldn't have been more happy with our decision. We received so much help prior to our arrival with regard to transportation arrangements from FCO airport to hotel, transportation from hotel to the cruise terminal in Civitavecchia port, restaurant recommendations, arranging taxi's, etc. We stayed in the contemporary suite (4th floor) and had amazing views. Super clean, spacious, and comfortable room. And at the end of the day with lots of walking, we'd enjoy bringing our own wine to the rooftop patio for amazing views and sunset (with views of the colosseum). We also enjoyed the use of the small, shared kitchen on our floor. We were able to make fresh ice and enjoy use of the refrigerator and microwave. We loved the fact we could walk everywhere. It was a short walk to the colosseum. The only taxi we took was to Vatican City. We could have walked there (roughly an hour's walk), but we had scheduled a long tour and wanted to save our energy, so arranged a taxi there. Lastly, every single person working there was incredibly kind and helpful. Would without hesitation stay there again. Thank you to everyone at the Residenza Maritti for being so welcoming and helping us our first time in Rome. We'll be back!

Very nice old boutique b&b. Owner greeted us and explained the history of the hotel and was extremely helpful. Location was the best and the view from the rooftop|was excellent. Our room was quiet and comfortable and had pieces from the past.

My family of 4 stayed here in December for 3 nights. Prior to arriving, Alessandra & Barbara helped us with some restaurant recommendations for Christmas and arranging a van from the airport. Upon arrival, Gianluca graciously welcomed us. We had 2 rooms on the first floor (Elena & Bianca). We loved the cozy feel of this floor with the antique furnishings. Both rooms had ensuite bathrooms. There was a common area and a small kitchen, that was nice for making a cup of tea. Gianluca also arranged for a quick breakfast of pastries and fruit to be delivered to the kitchen on a morning that we had an early tour booked. The location was outstanding for walking to major sites. The Colosseum and The Forum are very close. Lots of restaurants within walking distance, too. The included breakfast was right next door, and offerings included pastries, meats and cheese, yogurt, fruit, and more. This property definitely is more like a bed and breakfast (not a giant chain hotel), with lovely owners and staff. I would stay here again!
