"Comprising just two apartments within Palazzo Ruspoli, this is one of Rome’s most exclusive addresses. It’s named after Napoleon III, who lived here in 1830, and is today owned by Principessa Letizia Ruspoli, who often welcomes guests herself. The two apartments differ widely in style but have their own drawcards: the opulent Napoleon Suite has two ornately brocaded and gilded living rooms in which you can lounge like an aristocrat from yesteryear; while the rooftop suite is a bright and breezy affair with modern appointments and a staggeringly huge private rooftop terrace."

Residenza Napoleone III

"The Residenza Napoleone III is unique—not least because Emperor Napoleon III lived here in 1830. This exquisitely restored suite is in the sixteenth-century Palazzo Ruspoli, at the other end of the Via dei Condotti from the Piazza di Spagna. Coffered wooden ceilings soar, accommodating an immense Gobelin tapestry in the sitting room and six huge landscapes in the bedroom—one the headboard of the sumptuous silk-canopied bed and two others camouflaging doors to a small Siena-marble bath and a walk-in dressing area that leads to a kitchenette. Art, antiques, and the drama of history are as pervasive as the family silver, but the overall effect is remarkably welcoming and unpretentious. The credit goes to owner Princess Letizia Ruspoli, who has stocked it with everything from disposable ear plugs (totally unnecessary) to classical CDs and classic films set in Rome. The unobtrusive butler anticipates every whim, whether lighting a fire in the dining room hearth or providing a delightful surprise at turndown. (Note that the Palazzo Ruspoli also houses a charming modern penthouse flooded with sunlight from windows on three sides and surrounded by terraces amid the Roman rooftops; its mansard roof makes it cozy but cramped.)"

This place was amazing. We had a butler who brought us everything we needed. Everybody involved was so kind and accommodating. The place was so full of history and beauty and the view from the roof rooftop garden was amazing . The only thing I was not prepared for was how many stairs there were if you are someone like me who does not have good knees this is not the place for you, but we did it and it was worth it.

Fantastic three days at the Residenza. Luscious classical style, modern comfort... and magical moments for three days. The giant arcade, the large wooden doors, the oil paintings, the marble bathrooms, the buttler, etc etc We felt like emperors for a few days.|The perfect location in the middle of town, with allowed us to step out into our other planned experiences (wine tasting, private Vatican tour, and a photo shoot ... and a bit of shopping in nearby Via Condotti). Beatrice took care of us from the very beginning with planning and bookings. The private candle-light dinner in the Green Room on Day 2 was surreal. Thank you. We will come back for sure ... ||

My wife and I were in Rome for two days and we stayed in the Roof Garden Suite. The location was incredible and the room was both unique and amazing.||||As other reviewers have said, the roof garden was enormous and the view was something else. I do not think that there is anything like it in the city.||||The best part was the service - this was not a traditional hotel (with a lobby etc.) but Beatrice and the staff look after you so well and it feels like it has all of the benefits of a "normal" hotel but with a far more personal and genuine experience. We really felt like guests rather than customers. Nothing was lacking and we really thought it was perfect and worth the price.||||We plan on coming back to Rome and I do not think that we would stay anywhere else.

Residenza Napoleone III is an elegant, historical, private palazzo and wonderful place to stay for our family vacation to Rome - and it is the best possible location in the heart of Centro that can't be beat. We stayed for five nights in all three suites which are completely different experiences and would recommend all three, but all quite different. We had great sleeps with excellent beds, linens and pillows, and quality air conditioning, fabulous details, modern technology, all in a superb heritage property. However, the greatest difference was the remarkable service, caring and effort in making our stay memorable coming from our favourite Beatrice, her team and Alessandro, all being such lovely, wonderful people - perfect for us Canadians looking for a discreet but fabulous home away from home in Rome!

Heritage, History, Location, Location, Location, superb suites, privacy, and remarkable people made our five night stay in Rome absolutely terrific! Great beds, linens, pillows, air conditioning, hundres of details, sleep-ability, making travel easy, and much more made our family stay a very positive, long lasting memorable experience. We booked all three suites and enjoyed them all, each special in their own ways, even though they are all very different. However, the best part of our stay at the Residenza Napoleone were the people who cared about all the big and small that made our time in Rome very special. To our favourite Beatrice, thank you and your team for being so lovely and truly inspire a culture of excellence with our family, Grazie Mille! To Alessandro, thank you for caring about our stay and family as well, and we wish you and your whole family a terrific summer and a bountiful harvest season at Lilliano. We would highly recommend staying at Residenza Napoleone III for a very special experience in Rome. La Dolce Vita!

We spent the weekend in Rome, in the rooftop suite at the Residenza Napoleone III. The building is the Ruspoli family "palazzo" in Rome. It's very well located opposite the main Fendi salon, and atop a Tod's. The building is historic, elegant and staying there is a far more intimate and unique experience than just getting a room at the Hassler. ||||The rooftop suite has two large interior rooms, a bedroom and a sitting room; a chic, modern bathroom; and an expansive terrace. What makes the terrace extra inviting was that some of it is covered (very nice on a hot, sunny Rome day) while some is exposed. At night, the staff lit up scores of votive candles around the terrace, making the place particularly enchanting. The only downside to the room is that you have to climb stairs....The elevator takes you up to the 2nd floor, then you climb a wooden staircase to the door of the suite. Once inside the door, you have to climb a further circular staircase to reach the rooms. This means the rooftop suite is not for people with mobility issues or a fear of heights!||||Since the "hotel" consists of only two rooms, it doesn't offer the array of services that a more typical hotel would. However, they bring you breakfast in the morning (we had ours on the terrace), a butler moves your bags in and out, and Beatrize (who oversees the rooms) is charming and helpful. She recommended restaurants for us and made our reservations, she booked us a car for our drive to the airport, and when we forgot the combination to the room safe, she was there promptly with a key to open it up.||||If it's your first time in Rome, this might not be the place for you. However, if you want to see a side of Rome that only a fortunate few get to experience, this is a wonderful option.

We booked The Residenza Roof Garden Suite for a 60th birthday celebration and to see Rome from the very centre. As a lover of roof top views and outdoor vistas the roof top accommodation could not have been better, bundles of character , chic furnishing, and near on 360 degrees of views. Cant wait to get back in the summer with some friends and spend all evening chilling. As for the general atmosphere of the building , Grand, historic, and like all of Rome larger than life scale.||Beatrice and her team could not be more accommodating

Don’t know where to behind with this. We stayed for 3 nights back in 2014 in this palace and they were the most memorable nights. The building takes you back to the 16th century due to its antique elements. You get a feeling of how kings felt back in time. Breakfast was amazing, service is Royal, location is amazing everything is a walking distance and nearby.
