Absolutely love this place! They have amazing food spots and there’s numerous options. My girlfriends & I LOVE to come here for a good photo op, yummy food, and a really nice—open space to hangout. I eat vegetarian mostly, and they had great options for both vegan & vegetarian! Would definitely recommend checking this spot out if you’re in the area.

Great indoor outdoor space with lots of good restaurants. Good to hangout with friends and family. Kid friendly, Stroller or wheelchair accessible. The small outdoor lawn areas are perfect for active kids. After having brunch, lunch or dinner you can go walk around to see the neighborhood or do some shopping. If you want to see some animals the petting zoo is right behind it. Good place to spend an entire day :)

My friend and I had the best time checking out a new spot in the charming historic district of San Juan Capistrano! I absolutely adore this little town. There are so many delightful places to grab a bite to eat, and it's a great place to hang out with family and friends.

UPDATE: Its mostly open now and its amazing. So many families and kids playing around. The shops are beautiful and restaurants and bars are very nice. Just a beautiful place to hang out anytime during the week. The only small negative is parking once again was not considered like many places in OC and theres not enough spaces for people to just drive in and enjoy. Cars are circling around waiting to get a place to park, that is frustrating. However get here early and you wont have an issue. Photos added. Original: I cant wait for this place to open!!! They did a modern barn retail design. It has large glass windows and a very sleek look. Its going to be a mixed-use area where people can hangout, shop, enjoy, chill and kids can play. Its long overdue and we are happy its coming to fruition. The San Juan Capistrano, Dana Point and San Clemente communities dont have much stuff to do other than the beach (which is of course nice!) but people would love to enjoy multiple types of outdoor enjoyment and activities so we are thankful to the city and all the builders that made this happen! 😀 🙏🙌

The complex is so beautiful with a wide assortment of shops, restaurants and common space. It's a great place to bring the family for a day out, or a romantic date. It's ideally located in Historic Los Rios, so you can combine a stroll through this charming neighbourhood with a lovely meal or quick bite to eat. We were thrilled with our visit here. You don't want to miss it!!!

+ They have a large pleasant lawn in the center of the shopping area for families to hang out. Many kids were playing together in the evening. + Various restaurants to order from and you can bring your food to the center plaza where you can eat and watch people frolick about. . I think this setting is perfect for some live music. I didn't see any band playing when I visited on a Friday evening. + Just a 5min walk from the nearby petting zoo.

What a beautiful place to meet for brunch, lunch, and hang out with friends and family. This place is definitely kid friendly -- a must for me now.They have everything here... something for anyone! Fun in the sun, so bring a hat or find some shade. Think of this place as a gathering place filled with so many options. There's food dining hall and even individual restaurants that surround the courtyard. It's so interesting as it melds a cowboy surfer kinda feel. Hudson cookies. Boba shops. Tacos. Italian. Mendocino farms. McConnells.Heritage BBQ just up across the tracks. I mean there is everything. Free people for shopping ... Yes it was that typa vibe. And I mean everything for the crunchy mom's, ( I'm one of them ) there is Fermentation Farms. They sell kombucha on tap. Bone broth made in house and sourdough as well. I felt at home. Pricey but I felt seen. I just wish it wasn't so expensive lol. And for the cold brew coffee lovers, they have it on tap! My husband who is a cold brew connoisseur, says that it is very good! Try their dragon apple slushie- it's delicious! Parking: they have their own lot. I'm not sure if it's free but we parked in the structure across the tracks and walked over... mostly because we didn't even know this place existed lol. But there was plenty of parking $2/ hour. And I'm pretty sure they check cuz there were workers in a golf cart going around and checking.... Baby/ kids: bring 'em! Put a hat on them if it's sunny. They have an open courtyard where there can play and run around. Babies, there is shade for them, and also in the courtyard it has a togetherness feel that is sweet. Just be careful with the dust and if there is wind... I can imagine it being annoying for them lol. Stroller friendly. Bathrooms,: public and clean. They maintain them well! And yes the main big bathroom has a changing table. Next door to a petting zoo with pony rides and tractor rides! So yes, bring the kids!

Super busy location. You have to pay super cool spot to hang out, eat and shop. So may cool shops and eateries. They have it down options as well as fast food style options as well. Pretty much there is something for everyone. Items and entertainment are very where. So much to choose to buy and do! The kids will love it as well. It's a great way to spend a day in the area.

Located in the quaint Los Rios Discrict in SJC, this place is the perfect spot to catch up with friends/family, relax, unwind, eat, drink, and shop! They have a private paid parking lot ($2/hr, pay at the kiosk as you leave), or you can try and find free parking (hit or miss) in and around the area and just walk back over. There is a great read about River Street (if you enter via the train station side). Enjoyed reading its history, and then seeing this place revive in this beautiful town! Come check it out if you're in SJC, there's something for everyone to enjoy! Cheers and happy eating till next time...

We were strolling in the rustic Los Rios area behind the train station, walking by the great children's petting zoo and playground that used to be called ZooMars and there on our left...like a mirage in the desert arose a sparking new playground for the all: the River Street Marketplace. Admittedly, we normally only visit SJC once or twice a year, so my reaction was: "Where did this come from?!" Walking through the delicious offerings of the newest Rodeo food hall (we are regulars at Rodeo 39) we were in a massive courtyard surrounded by enticing restaurants, two surf shops and, most amazing...three Western stores. Sadly, we'd had lunch already because we could have easily enjoyed one of more of the 17 restaurants or food stands, plus the legendary McConnell's Ice Cream. We'll be back soon...very soon!!

I am LOVING the River Street Marketplace here in the beautiful and historic, San Juan Capistrano. It's a fun area with shops, restaurants and areas to sit and hangout. The shops are all very eclectic and most of them had a country theme - great place to find cowboy boots! There was one shop that even has a custom cowboy hat bar, where you can pick out various brands and they custom brand your hat. Pretty cool concept. There's also shops like Free People too! It's a great mix of price points. They have some awesome restaurants, as well as a food hall with some more grab and go items. I also love the flower shop too. They have a little something for everyone. The only downside is that you do have to pay for parking, but some of the restaurants will validate!

River Street Market is the new thing in San Juan Capistrano so I had to check it out! It's an outdoor shopping center next to historic Los Rios and its petting zoo. It was pretty crowded when we stopped by during the early afternoon. New restaurants (Capo, Mendocino Farms) with lots of outdoor seating, new stores (Free People), snacks, treats, with the obvious line outside of McConnell's among others. Hard to find seating at some, prices are high for most of these eateries. The decor has too much metal for me, a tad too trendy design wise, they are going for an upscale vibe. Can't say the place won me over, but it's worth checking it out while in the area!

An enjoyable place to visit in San Juan Capistrano. Free nearby parking (if you know where to go) and many restaurants and stores for interesting shopping . The Marketplace even has a high quality ice cream shop. It is near other activates such as historic Los Rios and River street Ranch. It's easy to spend at lest a couple of hours here and is fun for both adults and children.

So I don't hate this place but there's something about the vibes I get here that makes me feel out of place, mind you I live in freaking mission viejo I guess you could say the demographic every single time I come here lacks diversity I'll continue to come for the free people and Mendocino farms but you won't catch me buying raw milk

First time visit and it did not disappoint. It's not a very big place, but there are a lot of food, drink and shopping options. It's beautifully designed with a lot of free communal seating in the center of the complex. This gives visitors the ability to buy food and drinks from some of the establishments and eat and drink them in the courtyard area. There's a fun mix of western/cowboy and sun & surf shops. There's also a petting zoo right next door. Fun for the whole family.

One more thing is there was a horse farm or stables nearby I'm not sure, but I felt there was a smell of horse manure blowing in the wind around when I was there. The San Juan Capistrano, Dana Point and San Clemente communities dont have much stuff to do other than the beach which is of course nice! but people would love to enjoy multiple types of outdoor enjoyment and activities , so we are thankful to the city and all the builders that made this happen for all of us have more nice places to hangout!

This is a nice place to visit while in SJC. They have several shops and restaurants. They even have a food court. If you bring the kids take them to the petting zoo. They will love it. There's plenty of nearby parking or you can come by train like me. Its right across the tracks from the SJC station.

First time checking this place out and its such a great place with lots of food spots, coffee and shops. Our kids wanted ice cream so we grabbed a scoop from one of the spots and service was great. They had a great variety of flavors to choose from. We walked around and the weather was perfect. Cute chill place to hang with family and they have spot for kids with rides. They have a little park for the kiddos too. Next time when we're in town, we'll have to plan to eat at one of the restaurants/food place here! If you're in the area and need a place to walk around, eat and hang out... definitely recommend this place.

My husband and I finally made it over to see what the fuss was all about! We rode our bikes over and were able to snag seating near a dead grass area filled to the brim w rambunctious kids. Very cute setup, although I've seen different variations of this in San Diego and Los Angeles. We went on a warm day and there definitely weren't enough patio umbrellas to shield us from the sun. Prices are high but again on par with prices in larger cities. Bought a couple of cocktails from Capo leisure house. Bought the Mission Margarita and the La Burro. Both were $16 bucks. La Burro was fkn delicious. Prices for beer are right at $9 and cocktails are anywhere from $16-$18 bucks a drink. They aren't chintzy on the alcohol pours. Service was non existent. We ordered from the food hall at Capas taco. Both got brisket burritos. They were good but pretty greasy. All in all, was a fun place. We felt a little out of place since there were so many kids. We aren't parents but are a married couple. Wish there was more of a separation of the families vs the folks that don't have kids wanting to chill and enjoy themselves. I had the most adorable kids coming up to talk, interrupting us, etc. We love kids but wanted to unwind. We weren't really able to do that where we were sitting. Will definitely be back to try more food, have another La Burro and perhaps sit inside to be around more adults.

Came in today was really excited to eat there. The restaurant looked great. The meat lockers looked delicious. The host was very polite. Unfortunately we sat for nearly 15 minutes and nobody served us. Nobody came to the table and so we walked out left without ordering or eating anything highly disappointed in the execution of service after it read on the menu that they strive for service and expect a 20% tip and hospitality starts there. It was a bust.

I am always happy to see and try out a new foodhall in the area. It is located in a great area where you can even take the Metrolink to get here. They have a few good variety of food places to try like Nom or Bred Fried Chicken. If you want to dine in at a restaurant, that works too as they have a few along with a grocery store and a petting zoo for kids!

I've heard so many great things about the New River Street marketplace that just opened up near downtown San Juan, and I'm glad I was able to check it out for myself! Stepping into River Street, it has an authentic ranch feel, but everything is clean and new. There's ample seating outdoors, and everything is so tastefully decorated, making it the perfect backdrop for a family outing. The food court has about six to eight vendors, offering different things like desserts, Hawaiian, Italian, etc. There are a few restaurants, and some high-end stores (a surf shop, glasses, and several western wear boutiques). It's also a short distance to walk to downtown San Juan (if you wanted more restaurant options). Parking is $2 an hour at any of the lots nearby.

Before we made our way to Anaheim, my friends wanted to drop by River Street Marketplace. I had no idea what to expect, but when I saw it I was so surprised at such a fancy shopping center, I think they've only been open for a couple of weeks, there are a couple of restaurants, a little food market and some stores to shop. This Marketplace is really family friendly, they have a little park where kids get to play and then they have a more extended family section where there are some animals, like pigs and an emu, super random but really cute. We did check out the food stalls, there were a couple that were opening my favorite sushi place in San Diego The Sushi Stand looks like they're opening a stall there too, they're gonna do great I think. Seriously, this place is so clean and well organized there are a lot of options to shop and eat and I would definitely recommend this coming here, just be weary of the limited parking.

Fun new place in San Juan Capistrano to hang out at. Some shops, restaurants, and bars to check out. The waits for all the restaurants were about an hour and a half on a Saturday night. I suggest you make a reservation before you go if you're expecting to dine there. All the food and drinks were quite pricey. That is what is expected of a hip new place. Drinks were around $16 and food were about $30-$50 depending on what you order. They also had a good selection of non-alcoholic IPAs and kombucha. All the servers were really nice at each location that we visited. Must check out at least once. HAPPY HANGING OUTING!

This is a welcome addition to South County in an already busy touristy destination. It's great to try to new foods and spend some time at an outdoors mall. There's a grassy area where little kids run freely. The 3-stars is for the parking situation. What was the city or developer thinking? This is an already highly densely visited place. I spoke to an employee at one of the stores and they said they use the free parking nearby. Parking should have been fully thought out for this place. I tried to visit on a Friday noonish. It's usually not busy at So County attractions on a weekday around lunch. Nope. I guess nobody works around here? There was no free parking at the lots near the parks. They even cut a section off. I gave up and went for the paid parking. Thank goodness it's $2/hour, but honestly it should be raised to deter loiterers and free up spots. They should have built a large garage across the street or something to deter cars from circling around a dead end. You cannot get any free parking nearby unless you are very lucky and catch someone leaving. I can't imagine what the paid parking situation is on the weekend but I would be too afraid to even try. I hate metered parking but think the city needs to start putting it in busy places to increase the flow.

We went to River Street Market Place with an open mind, and hoping to enjoy lunch and shopping to get in the Christmas spirit after a busy start to holiday season in our daily life. Driving into a dirt/gravel parking lot which sabotaged our clean car and to add insult to injury we had to pay for parking!! Upon entering into the marketplace shopping area, there was not one Christmas/holiday decoration in the whole area, except for a few individual shops/restaurants. No lights, Santa, Christmas tree, absolutely nothing to make you feel like it's a festive season. We ate at FINCA and almost left due to unbelievably high prices for burgers ($31) at lunch. Slow service, had to remind the server I ordered a beer! Finally got my burger after way too long and it came to me raw (they never asked how I wanted it cooked) So disappointed in the shops too! Needless to say we won't be back!

Kudos to the city of San Juan Capistrano and whoever it was that decided to invest and open up this shopping, dining, kids play area space. Well laid out with everything from clothing stores to sunglasses shops to excellent food choices this is a nice new addition to the area. One unique feature is the pony ride/ playground area for the kids.. don't see creative ideas like this very often but it's great. In full disclosure, this is my updated review which is due to the resolution of an issue that frustrated me. Issues will always come up when working on such a large scale with the public... it's how you deal with these issues that matters. Happy to say they dealt with the issue professionally and quickly... can't ask for more than that.

New destination to add to your San Juan Capistrano visit. This is still so new, not everything is opened yet, but that's ok. The property is nice and open with a few different eating options available with more to come! And shops too! There's seating and picnic benches around. You can get to it from the train station or River St. I think it's going to be a popular spot!

River Street Marketplace in San Juan Capistrano is an absolute gem! Such a cute shopping center with a fantastic mix of boutiques, restaurants and specialty markets. The atmosphere is amazing - there was live outdoor music when I visited (on a weekday too!), beautiful open spaces, and a great selection of shops, including Seagers and Free People. Loved seeing so many high-quality, healthy, organic and grass-fed options at the markets. At each and every store & restaurant, every individual I interacted with was beyond friendly, making the experience all-around amazing and filled with great vibes! Whether you're shopping, grabbing a bite, or just soaking in the great vibes, this spot is a must-visit! P.S. - You do have to pay for parking, which I don't love, but on the bright side it is only $2/hour - so not too bad and I would recommend just parking in the main lot if there's space available (since all the lots seem to be the same price for parking).

This place is brand new! I heard there are more of these types of spots popping up. Tons of people. There are a lot of shops and stores here. A grassy area and a petting zoo/fun zone for kids. Parking can be a bit tricky. There's another section of stores and eateries on the other side. Has potential for sure!

What a nice addition to SJC. For families, this place is perfect: tons of food options, enclosed area for kids, large tables with plenty of space, and of course an ice cream place for dessert! I love the concept of mixed space. I have no idea why the reviews are mixed. We went on a Friday night and there were lots of people but it didn't at all feel crowded. We're excited this place was added, and can't wait to try out more of the food options (including the sushi place that is about to open).

This is such a cute spot in south oc! I haven't tried any of the restaurants yet, except for some of the vendors in the rodeo food hall. I especially loved the empanadas especially the mushroom one - it's so flavorful and delicious. The service was excellent and all the vendors were nice and welcoming. I also thought the value was fair. I also had some fruit tea from the bubble tea place which was perfect with the empanadas. We enjoyed walked around and checking out the different shops. The grass area is perfect as well to sit on the grass and enjoy the snacks. Will definitely go back soon!

It's not bad. The layout is nice and good for families. The honky tonk vibes and smell of farm animals make me feel like I'm in Texas. Let's just say the country music appeals to a certain type of demographic.

And I love this place! This whole new area in San Juan Capistrano is amazing my wife and I love it. We bring our little girl here all the time. She runs around in the grass right in the middle of the entire area and some of our favorite restaurants are now here

Omg I promise to post pics of this amazing place ... I honestly got caught up in having so much fun meeting so many people I forgot to take pics. I great social place where indoors and outdoor are combined into one large area with fire pits heaters tables abunce of seating outside with large bar inside that is visible from outside and best of all the vibe is all ranges from young family's in day to all ages at night the mix just works well .. the happy hour has Mexican lager that is brewed onsight (similar to light lager) and Chardonnay and Pinot HH price $6 3 until 6 . Nachos and tacos all great and within reason of price point. I can see this is going to be the summer go to spot ... I'm just afraid it will take away from a lot of businesses surrounding the area ... u can park by Hennessy:movie theatre in San Juan and 3 min walk across railroad tracks turn right and your there. I already am making a point to arrange another HH gathering . Love Love this place and the surrounding shops and restaurants all work in sinc with each other!

San Juan Capistrano is arguably the best little town in Orange County and the addition of the River Street Marketplace only adds to its charm. It's Extremely family friendly. Great food and great shops. Easy to walk around. Lots of history and beauty. Something for everyone! Excellent way to spend an afternoon. The owners did an amazing job at curating such a gem for OC locals!

came to san juan capistrano from san diego for a day trip to visit the mission. after a couple hours at the mission walk around the area and found the marketplace on the other side of the railroad track. awesome place to hangout before we head back home. lots of places to eat and shop and plenty of tables to hang out. would go back again next time we visit... highyl recommended.

Visited for the first time and I am deeply disappointed with the lack of accommodation for mothers with kids and babies. No nursing space for mothers and the changing tables are in plain view of the door of the restroom with no privacy. I usually opt for the changing table inside the handicap stall, but you won't find that here! Hard to believe that this new build didn't think to accommodate mothers with babies. :(

Parking is horrible! Poor planning. Architecture is ok. I liked a couple of shops Haven't tried restaurants yet.
