Thank you for a lovely night in your beautiful hotel room with stunning views of the sea and river, and a powerful shower & :free parking— it was a great stay! The only downside was the £15 charge per dog per night, which I hadn’t encountered before. It’s something to consider if you're staying more than one night. The staff were friendly, and the area is perfect for couples. I didn’t eat at the hotel, but the meals I saw being served looked delicious. I highly recommend the fish and chips by the seafront — they were fantastic!

After treatment at the sister hotel, the Rising Sun. We had reservations for 745 tonight. Stood in the entry to the restaurant for 10 mins. Several staff passed by, no one even acknowledged we were there. Turned around and walked out.||Update on the room. The very best WiFi signal I have gotten is 1 bar. M|Stay here at your own peril. Almost the worst hotel we have ever stayed in and we travel 30-60 days annually with many hotel stays. ||The scenery around the town is absolutely stunning, But speaking with some locals the town is going downhill quickly. We have found service to be extremely lacking and no one seems to care. Turning in to a severe tourist trap

First off, this is no where near the AA rating of four stars. I debated one star, but gave an extra star due to its location on the water. First off, we arrived about 530 PM. Door was locked with a sign to check in at the rising Sun Hotel. Walked over and no one was at the reception. Waited about 10 mins and someone finally came by and checked us in. He said no one at reception after 500. Walked back over to Rock House and to the room. Window wouldn’t open and it must have been close to 33c or 90F. Couldn’t get the window to even unlock to slide open.||Wife went back to Rising Sun to ask politely for help. Barkeeper said the building is old and things happen, then told her she was rude. Unacceptable. He said “ he would try to get a maintenance”, which he did and window finally opened but had to a drawer from the nightstand to hold the window open. Room finally cooled off enough for sleeping.||Let me insert here that this 4* hotel was supposed to have a bar and dining. We were advised about one week earlier that if wanted a bar and dining( breakfast) that we would have to use the Rising Sun. Menu offerings were dismal and there was little to no service other than taking the few hot choices and delivering it to the table. The breakfast was just ok, not nearly the variety of hot choices nor the continental choices we had at our 4* hotel in Chagford ( and this one costs more).||At least there is free parking here. However someone parked a delivery van in one spot blocking access. I believe the person worked for the hotel.||We had housekeeping but all they did was put the comforter and pillows back neatly. No linens changed, no glasses replaced.||Cannot recommend staying here.

The publicity is deceptive and dishonest. It is No boutique hotel, but an unmanned,downmarket annexe. Our friend and us had booked 2 rooms. We arrive to find the place in virtual darkness, with vans parked outside in the inadequate parking, giving the air of a neglected council building. A peremptory note on the glass doors tells us to collect keys from across the bridge and to repeat the exercise for breakfast.when we finally obtain the keys having paid in full we enter the building, passing a high counter. We inspect the unwelcoming lounge which on this occasion was unlocked littered with empty bottles and paper napkins and through an open door see the kitchen piled higher with with dirty plates. , glasses etc.|Our ground floor room me t to the toilets was along a dingy ,scruffy corridor with a badly stained carpet. Three room is small and tired, with chipped paintwork no wardrobe of chest of drawers and a tiny. Decrepit dressing table. The bed is comfortable, the shower room well fitted and the cleaners have done a good job considering. We try to ignore the 2 square metres of render that has fallen off the wall outside our window. the fact that at the time of booking we erected not old that we must make a five minute regardless of the weather, is deceitful and unpardonable.For this privilege we pay £156.00 per night bed and breakfast!|However the crowning glory of this dysfunctional absentee management. Is to be their much vaunted Exclusive Supper New Years Eve Event !!! At £100 per head we are to be indulged, sadly we were again taken in. On the evening the food appears. A few items in the train of bland, Ill matched offerings , stick in the mind. The liver parfait canapé is good, the turbot well cooked , the cheese croquettes very tasty, the rest of the badly conceived , poorly executed dishes can at best be classed as mediocre. A palate cleanser sorbet tasted vile and ruined another diners wine tasting. Two tables however were not even served with the rest of us and eventually had to ask if this delay was deliberate.; possible it was as the same wait was repeated from then on. |The whole experience over 6 days,was a ghastly mistake and there was no acknowledgment far less an apology from the absentee management, for the obvious failings.

We booked way back in September 2024 for a 3 night stay from 8th until 11th March 2025, through booking.com. We looked at the website on January 28th and realised that a yoga retreat was advertised from 7th till 10th March 2025, so called up to ask if that would affect our booking and was VERY rudely told that, yes, we would no longer be able to stay at Rock House, but would be offered accommodation at their sister hotel The Rising Sun, still in Lynmouth, but not where we wanted to be! We stayed at Rock House previously about 20 years ago and loved the location. We had also made sure we could have the disabled accommodation at Rock House, as I have mobility issues. So with just 5 weeks to go, we hadn't been informed and I was told by the VERY rude lady that they would have told us on arrival!!! So potentially, a long drive from Hampshire could have been for nothing! Needless to say, we will not book with them again. How can you book a room 6 months in advance, with confirmation, and then be turfed out for a yoga retreat, with no consultation at all?? Very poor service!!!

I stayed one Saturday night in this hotel with my mum and my little dog. The room is spacious and clean and the view is very good. We had dinner at the hotel, the food is very very good. The breakfast is free and everything cooked just right. I love their beer garden with live music. After a long coastal walk, drinking in their garden is soooo enjoyable. All staff are very friendly. Parking at the hotel is free first come first serve for residents. And there are on the road parking just 2 minutes walk to the hotel. The parking fee is very reasonable. And last but not least, the location of the hotel is just perfect. Beautiful and perfect. We had a great time there. Thank you!

Stayed 2 nights in early September 2024. No one at reception you have to follow the instructions on the door. The room was OK. Nice bed and shower. Somethings showing a bit of wear and tear. Like others we had to walk to the pub for breakfast which was not ideal. The breakfast was good though. It is a very steep climb up to the town or you can take the very expensive water powered lift and they know that you don't have much choice in that! 2 nights was enough here for us. By the 2nd day we were starting to get bored. Weather wasn't good do that didn't help.

Stayed a Saturday night while in the Lynmouth area and the Rock House Hotel is a great place to stay. We had room 1 which had a sea view and the constant running water from the estuary behind it, which sent us both to sleep in very quick time, helped by the soft bedding and mattress; a very warm shower, fluffy towels, and complementary toiletries. The check in process was easy, breakfast the following morning, was hot and plentiful, with plenty of choice of food and drinks, for adults and children alike. ||My one watch out is the free parking, yes there is free parking, but when the hotel is full, the parking cannot accommodate all the cars if all rooms have one and some of the spaces are very tight, if there are larger vehicles parked. However, a 5 minute walk away is a large car park, where you can park overnight and into the next day, so no need to get up early to move your car or feed the meter. But don't let this minor point put you off staying here, it really is a lovely place to stay and run by people who care about you and your stay.
