At first, I was confused by the reviews being so low. It took a second for me to understand why the rating was at a 4.0. This place is ok when you first arrive, but quickly goes downhill very fast. Front desk is extremely unhelpful, AC is very old and doesn't work the way it should. I now understand why the rating is at this standard. The hallways smell of cigarettes, and the rooms aren't as clean as a "hotel" should be. Yes, it's cheap, but in my experience the overall attentiveness reflects on why it is so cheap. To summ it up, it's cheap and it shows.

Big and spacious room. Very convenient location. Near to 7-11 and laundry shop. Near to wua lai walking street. And near to the morning and evening road stalls. Price for the room also includes breakfast which is very good compared to others nearby. Friendly staffs too.

The hotel is quite run down and the rooms are already shabby. I spent only 1 night here, it was ok for the purpose and for the Agoda-price, but i wouldnt pay more here than 23-25 EUR. - the biggest problem is the noise, because the hotel is very close to the main road around the old town, so you can hear literally everything! They gave me another room, which had the windows at another side, but it was still quite loud. - the sockets are very bad next to the bed, I had to be creative to be able to charge my phone... they should fix it! - positive: big room (but hard bed). - positive: they allowed me to check out half hour later. - breakfast is okay, nothing special. This hotel is ok for a quick stay for the purpose, but absolutely not for a nice stay with a good comfort.

We extended our stay here because it’s very convenient. Near to hospital which we require to visit everyday. It’s also quiet at night and good to sleep. Love how it is just located opposite the night market with lots of good food.

Excellent location close to Chiangmai gate with all the markets and eating places. Rooms a good size and very good for the price except that the bed was the most uncomfortable of the trip. That rules it out for me.

The daytime desk clerk could use training in hospitality ( smiling, speaking without harshness) and proper business practices. When asked for a receipt after giving cash payment for the rooms and incidentals, she would not provide a receipt. :( Upon coming home from our trip, i see extra credit card charge from the hotel for my incidentals. It’s small so won’t dispute but it feels shady like she is pocketing the extra money. Also she asks for 300 baht deposit just for an extra card key.— also no receipt given. Nighttime desk clerk was nice and let us get our thai baht the next day since we arrived late from our flight. ||Location very good for catching songtheau truck transport, Wulai Road night market, nightly food stands across the road, hospital, pharmacy, 7-11, drink stand next to pharmacy. Breakfast was ok. Room 401 was large with 1 queen, table and chairs, armoir, and lots of counter space, outlets, nightstands.

Location is great near restaurants and night market. Like this hotel a lot and will stay here again. Services and breakfast was great.

I really enjoyed my stay here, the staff are very attentive and so proud of their work and so willing to help in anyway they can, the hotel is spotlessly clean, the room has everything I needed. The hotel is situated near Chiang Mai gate, which has an amazing food market just 50metres from the hotel, markets are nearby, but it remains a nice and relaxed area. I really enjoyed my stay here, they made it a 10/10 rating for me.
