Great Location and Stylish Concept – Would Return We stayed at this hotel for one week on our return to Tbilisi, having stayed in a different property the previous year. The location is perfect for exploring the city, with many attractions within easy reach. The rooms are decently sized and the staff are friendly. We booked only the room, without breakfast, so we can’t comment much on the food. The gym is functional but small, with fairly minimal equipment. There’s also a nice bar/restaurant with an outdoor terrace, which is a great spot to relax. Unfortunately, we did have to change rooms once, as the sound insulation is not ideal. One night, a dog barking a few rooms away kept us awake. The hotel was accommodating and promptly gave us another room, which we appreciated. This property is part of the Rooms category of hotels, which we’ve experienced before in the mountains of Kazbegi. We like their concept – fairly hip, minimalistic hotels with a distinctive style. If we come back to Tbilisi, we will certainly return to this hotel.

Absolutely beautifully designed hotel. Have Marriott Bonvoy status and was grateful to be upgraded to a King Garden room. But there was construction on that floor so they kindly moved me to a queen garden on a higher floor. The beds were splendid. Location is outside of old town which meant travel needs to be taken into consideration but it also meant less crowds.

Very nice looking hotel with an excellent restaurant. However, the aircon does not work. After multiple complaints we were told that this is the best they can do and any colder is bad for the skin and beyond their permissions. This was at 25 degrees inside the room! Go in winter, don’t venture there in summer

The good: Great Design language, every piece of furniture is clearly hand picked, every texture rich and loved. The furniture feels comfy and portrays beautiful patinas, craftsmanship, class and taste. The hot chocolate is muah. Catering is great, "service = 1 star for me refers to the room service. The bad: Firstly, the lighting is atrocious. The designers seem to enjoy using real Edison lightbulbs, likely for their romantic connotations and good looks. These however do not produce adequate amounts of light in any sense. It doesn't help that they are set to light ceilings, corners and paintings, seemingly everywhere except where you need them to, let's say, read a book or talk to someone. It's so dark in fact that sitting 1 meter away from someone obscures their face so that you have to guess their expression. The attached photo is actually brighter than it actually appears. Secondly, we put a "privacy please" sign on our door and still our beds were made. This is a clear violation. Not okay! Finally, the breakfast menu is so-so but next door is a recommended cafe named Lolita which has a great breakfast menu. Will come again. Although I wish I will be able to read a book while sitting next to a window or moving a lamp.

Exceptional Service by Saba – A True Professional! I had the pleasure of being served by Saba during my recent visit to the Rooms, and I must say—he made the entire experience unforgettable. From the moment we were seated, Saba was welcoming, professional, and incredibly attentive without ever being overbearing. He knew the menu inside and out, offering great recommendations and making sure we felt comfortable and taken care of throughout the meal. Every request was met with a smile, and he managed everything with a calm confidence that instantly put us at ease. What really impressed me was Saba’s genuine kindness and his ability to make every guest feel like a VIP. It’s rare to come across someone who takes such pride in their work and delivers service with such sincerity and warmth. Saba is a true asset to the restaurant—his excellent service turned a good meal into a great one. If you’re dining here, ask for Saba. You won’t be disappointed!

This review is meant purely as a warning to others.|The décor of the hotel is really nice, and the staff are actually friendly – this review is in no way their fault.||But if you want to sleep, be warned:|Rooms facing the street are like sleeping in the street – the noise is constant.|Rooms on the other side? You’ll enjoy techno music blasting from other rooms until 4 a.m.|The open courtyard bar has guests sitting outside and talking loudly all night.||The internet barely works. Instagram struggles to load, and YouTube? Forget it.|The TV isn’t working either – you might hear sound, but the picture is patchy at best.|The water pressure on the 4th floor (where I’m staying) is very low – feels like being back at summer camp as a kid.||I’m still here, unfortunately, as I apparently can’t leave without paying for all 7 nights booked.|A shame, really – I would have moved hotels otherwise.

Nice hotel. I'd classify it as "budget trendy". The physicality is great, good atmosphere. But the staff ... although they're nice enough, there is a sort of tiredness about them. I'm currently sitting in the garden bar, only 8 customers in here, and about 8 staff, all clustered together at the bar, chatting to each other, looking everwhere except at the customers. I've been eaiting for 15 minutes to attract an eye to pay the bill ( or fill up my empty glass - they wouldn't know which) but I feel like I am imposing to ask them. It's not welcoming. It probably needs to change.

Have to admit this is the best location and nice (bit not user friendly) design. Half of the staff are willing to show hospitality. But that’s it, unfortunately. As the other half of the personnel are just not bothered to respond to “hello/thank you/good bye”. Couple of waiters almost rolled their eyes when reminded of my order. Seems the Hotel is going through tough times… Old and barely working blow dryers in the room - better not to have any. But what hits more is breakfast 🥲 wilted cucumbers, cherry (?) tomatoes, nearly semisweet watermelon… all this should not exist in Georgia. I don’t care if u decided to make it a knocking shop with all that mirrors next to bed and etc, but having in the kitchen someone who dose not care about the food - that’s unforgivable.
