My husband and I stayed here for one night and it was incredible! The outside of the home welcomes you with a beautiful garden. The owners are very nice and accommodating. Our room had a sunroom with windows that opened and a view of the ocean - you could even watch the ships passing by! They had coffee and tea available all day long and served us a delicious breakfast. The location was great - we were able to walk everywhere we wanted to go. Would highly recommend this bed and breakfast to anyone exploring Astoria! (Side note: I saw a previous review mentioning the smell, personally I didn’t notice any sort of smell during my stay).

The house itself was really cute! Beautiful garden. Breakfast was great and the owners were really nice. Unfortunately there was a really bad smell in the entire home. I can only describe it as fermenting smell. I’m hopeful it was not mold but I found it very odd. We kept the windows open all night to air out the smell. Honestly had I known I would’ve cancelled or booked elsewhere.

Wonderful experience here! Very quiet, with beautiful rooms and a lovely view (depending on the room you're in). We had the 3rd floor to ourselves and really enjoyed it. David and Pam are lovely people and the breakfasts were really delicious! Location couldn't get much better as you're within waking distance of the downtown area and Riverwalk. Anything else you'd want to do is a fairly short drive away. Would definitely stay again if we're ever nearby in the future!

David & Pam host a wonderfully warm and welcoming experience at their charming inn, complete with clean, comfortable rooms and a gourmet home-cooked breakfast. The gorgeous flower garden greets you upon arrival and the lovely town of Astoria is 5 mins walking distance to shops, restaurants, Columbia River waterfront and maritime museum. We only regret that we stayed just one night! Highly recommend this bed & breakfast gem!

Rude owners try to bully neighbors over parking on a public street. I would never stay there. Edit: She is still at it, harassing people over parking that she doesn't own. It's only a block or two from the best tap room in the state, so I guess I just found a new parking spot

My wife and I loved our stay (about a year ago) so much that we knew we would be coming back. Since we live in Portland, about 2 hours away from Astoria, it is a quick getaway for us and we plan on making the trip as often as we can. Pam and David are the sweetest and most hospitable hosts, and their B&B truly feels like a cozy home. They collect really fun items, and each room has its own character and its own unique homey decor. The location of the inn is close enough to walk anywhere you would want to go out for dinner, drinks, or shopping. The best part of the inn (besides Pam's breakfasts - which always include the BEST fruit bowls) is most definitely their 13 year old chihuahua, Penny. She often makes an appearance after breakfast and steals the heart of everyone she meets. If you aren't able to use a tub with a shower handle (like the kind popular in Europe) to bathe, then I would suggest getting one of their rooms with a shower/tub combination. I loved having a clawfoot tub to soak in (we stayed in the Rose Room this time) each night while I read and drank a cup of tea. There is usually hot water and teabags or instant coffee available at all hours (freshly brewed coffee is available starting at 7am) on the stairway landing and I took full advantage of that amenity!

Perfect place to stay in Astoria. It is centrally located near Ft George Brewery and other down town areas. The rooms are fantastic. The breakfast was perfect. We had a frittata's and fruit granola. The host happily made a gluten free selection for one of our party.

Wonderful Host Pam and Dave! Breakfast was tasty and plentiful. We stayed in the SUNFLARE ROOM and really enjoyed the sitting room overlooking the Columbia River. My wife loved the decor in the room and house, and Dave and Pam do a wonderful job with their garden and taking care of the FIRST POST OFFICE west of the Rocky Mountains monument in their backyard! The only thing keeping this from 5 stars is we would have liked one more pillow each (I am sure if I had asked, they would have found one) and lack of electric outlets on both sides of the bed so you can recharge devices and have them handy (but the House was built in early 1900's). Wonderful stay, we will be back!

AMAZING BED AND BREAKFAST!! Pam and David are the most gracious hosts ever! The breakfast was delicious, the room was cozy, the house was welcoming, and the front porch was beautiful and full of flowers. The price is unbelievably cheap for the service, great breakfast, location, and comfy beds. This will definitely be worth your money. Pam and David even wore their tie dye shirts with us one day. They are so fun!

Loved this place! We stayed in the Sunflare room and thoroughly our stay...especially the sun porch, Pam's hospitality, and breakfast! Everything was clean and in working order. Plenty of towels, filtered water carafe, glasses, wine glasses and a corkscrew were nice touches in the room. Breakfast was a very generous helping and delicious! (Coffee, tea, fresh fruit, yogurt, granola, chili relleno soufflé, guacamole, chips, and spice cake!) A very welcoming, quiet, and comfortable stay. I look forward to returning.

Charming house, beautiful garden (with the most magnificent Dahlias), very clean with a warm and homey kind of feel, Rose River Inn Bed & Breakfast aims to please. Our room (Othello) was small but quaint. We loved the beautiful views, the decor, and how quiet it was. The breakfast was nice, and Pam, one of the owners, really aims to please in terms of food allergies. She was also quick to notice that I'd accidentally booked the wrong date, and so kind not to charge me! The one downside? We could really feel that she and her husband wanted us out (once it was close to 11:00 a.m. checkout), and that was not a warm fuzzy feeling. That said, I wouldn't hesitate to recommend the Rose River Inn B&B to anyone wanting a lovely place to stay that's also quite affordable in Astoria.

This place was really great. It is a well kept charming old home. Pam and David were very nice and they were accommodating to my food choices and made a delicious vegan breakfast for me. The room was clean and cozy and the bed was comfortable. This place really is in walking distance to most of the fun touristy stuff. Would definitely recommend!

There are only five rooms in this centrally-located Bed and Breakfast. Luckily, we got the last one! Othello, it was called. We had a super cozy stay here. The owners are chatty and knowledgeable, the house cat is named Penny Lane (cute!), our room was comfortable and had a nice view, and I like the options of adding extras (like the romance package. Bow-chicka-bow-wow! If red roses, chocolate covered strawberries and champagne won't get you laid, I don't know what will). Pam, the Innkeeper, was super accommodating with my vegan requests. She usually makes a chili relleno quiche for breakast. For me she provided a bowl of fresh fruit, granola and soy milk, and a bowl of strawberry soy yogurt with fresh strawberries. Pretty impressed. The only part that wasn't my favorite--the decor. It was a teensy bit too.... old persony? There are knick-knacks EVERYWHERE. But you can tell how much work and how much love went into this place, and how much care they put in everyday.

Excellent location and view. We had a sunroom attached to our room with sparkling clean windows which gave us a view of the town and the water. Hearty breakfast. We were there with an almost full house and the guests were all quiet and pleasant. The hosts are friendly and provide recommendations, and make themselves available in case of questions. We had no concerns, but it was nice to know it. There is a claw foot tub which might be hard to navigate for some, there also is a handbar to provide support should someone need it. There was an old house smell we noticed as soon as we stepped Inside, but we are used to that and we purposely chose an older home to stay at. Pam and Dave keep the place very clean. If you want breakfast, Pam makes it clear you have to be there by a set time, and she offers fruit, eggs, and a pastry or a small piece of cake. Filtered water always available for your room. Covid compliant. All of the "house rules" and "room rules" are crystal clear, which we appreciated.

We stayed for two nights, a recommendation from friends who were also in town Fort George's Festival of the Dark Arts (February 2015), in the Inspiration Suite. In total our group occupied three of the five rooms in the house and it was great to be able to have breakfast as a group in the morning. Excellent food and a filling way to start a day of beer drinking. Pam and David are wonderful hosts with the added bonus for us of also being craft beer lovers. In fact, Pam was one of the first in the line the morning of the festival! I look forward to staying with them the next time I need overnight accommodations in Astoria.

Last weekend we made our second trip to the Rise River Inn B&B. The fact that we returned should speak for itself... this is a WONDERFUL place to stay. We love the sun porch, the comfortable beds, the humongous DVD collection for rainy nights, and Pam's delicious breakfasts. Plus, it doesn't hurt that Rose River Inn is within walking... er... staggering... distance of Fort George Brewery. :-) I await our third visit!

This was my first time staying in a bed and breakfast and I had a wonderful experience. We stayed in the Riverview room, which is a suite that overlooks the Columbia River. When we got there we opened the windows and enjoyed the breeze while watching the ships pass by. The room has an en suite bathroom with a claw foot tub. I loved bathing and the water was always got enough for my taste. Everything you want to do in town is walkable within a quarter mile. The breakfast was so delicious, better than I expected. We had a fruit bowl, individual frittatas, and lemon cake. The hosts were very considerate of any food allergies or preferences. I would absolutely stay here again. Astoria is a wonderful town and this is a great place to stay.

Not for Everyone There are a lot of good reviews for this B & B and I can understand why. The house is very nice, the garden is beautiful and location is fabulous. That being said we've stayed at a number of bed and breakfasts/Inns and the Rose River Inn did not meet our expectations. We had the "Inspiration Room" on the top floor. Pros: the bed is very comfy and there is a separate room with two additional double beds. Claw foot tub has a view of the river, upper floor is quiet and private Cons: 1) As has been mentioned in previous reviews there are notes all over the room telling guests what not to do. I understand the owners need to relate some things to the guests, but the postings (at least nine) create a less than welcoming atmosphere, 2) there is almost no place to put your things. The surfaces are all covered with "stuff" including a lot of old "collectible" lunch boxes. And in the two rooms there are a total of two small drawers that are empty, not filled with more "stuff" (Christmas decorations and the like). There is no closet to hang clothes, the two closets are posted off limits. The only places to put any of a guest's things are in the two very small drawers, a shelf in the bathroom and some hanging pegs (most of which are in the stairwell (!)). We had to put all of our stuff on the spare beds. If there was a family renting the room I don't know where things would go, 3) the ceiling is fairly low in some areas, so it you are over six feet tall I would not recommend this room, 4) the room with the two double beds is very cramped as the beds take up almost all of the space, 5) we stayed two nights. When we came back on our second day there, someone had come into the room to retrieve the coffee cups we used, but they did not bother to make the bed or replace the towel or washcloth that were left in the tub. 6) Breakfast was just OK, nothing special. Tasted fine, but both days had almost identical menus, a dish of mixed fruit, an egg dish in a ramekin and a small square of cake that clearly came from a box mix. If you're looking for the gourmet breakfast experience, this isn't it. We did not feel the atmosphere was very welcoming. Rather than a "Make yourself at home" atmosphere it feels like you're staying in your grandmother's attic.

Lovely B&B in a great location. My husband and I found Pam and Dave to be charming innkeepers and fell in love with their sweet little dog. Our room was comfortable and clean! We would have liked a little more room to put our clothes away during our 3 night stay, but we managed. While breakfast everyday was tasty, we would have liked to see some variety. Pam served a bowl of mixed fruit and an egg dish every morning. By the third morning, we really would have liked something different. We also would have liked a timeframe for breakfast. Getting downstairs by 8:30 every morning was not always easy. Being told, "You snooze, you lose" didn't go over too well with me. It would have been nice if breakfast was served maybe between 8:30-930 or 8:00-10:00. It is a beautiful B&B and I would definitely recommend it to anyone visiting Astoria!

Small disclaimer first, (not a complaint just a heads up), we stayed in the othello room, my husband is tall man so the bathtub was small. We have that problem a lot of places so we are used to that. This place was amazing! First of all its in Astoria which is so great in the summer. Pam was amazing and super accommodating. The room was quaint and I personally had no problem with the bath! (I'm 5'3" though haha). We could walk to dinner and other attractions. I loved the nice breeze that came through the upstairs othello room at night. And omg breakfast was perfect! We don't eat sweets and often b&b's serve French toast or waffles, so we were relieved to see a savory healthy delicious breakfast, the portions were a little big for me but just right for my husband (he normally eats his food and half of mine and he was happy with his portion so it was very ample). The yard is breathtaking, I've never seen so many beautiful flowers in one yard! If we are ever lucky enough to venture back to Astoria I hope the rose river inn will still be there, I'd be heart broken if we had to stay somewhere else.

This was my first stay at a B&B. I was a little concerned that it wouldn't be private enough, but it was great. The owners are very helpful and nice, but respect your privacy. There were little notes throughout the room reminding you to be considerate of other guests, which I thought were nice, but I wouldn't recommend staying here if you're loud. The (huge) breakfasts were very tasty and a good way to hear from other guests which attractions are the best to see. The Sunflare room was comfortable with a good view and the bed was comfy. It's within walking distance to most things: downtown shops and restaurants, the river walk, the Astoria Column, the Goonies house... I recommend bringing comfortable walking shoes. Winter rates are great with the second night being half priced.

My husband & I first visited the Rose River Inn B&B shortly after we were married in 2006. We've since been back every year, due to the great rooms, reasonable price, and, most importantly, the fantastic breakfast and even more fantastic innkeepers. Dave & Pam are such great hosts; so welcoming (and such great cooks!). The rooms are great (we've stayed in most of them by now), and the location is fantastic. I can't imagine staying anywhere else in Astoria; there's no way there could be a better experience OR a better price.

My first visit to Astoria and it is, finally, a great example of a common desolated US small town that has been successfully invaded by a hip new young generation. Lots of cool stores, boutiques, good little restaurants, great cafes, microbrews, bookstores, and even the maritime museum is surprisingly enjoyable. The RRB&B is on a quiet residential street, but only a block from a great bakery/cafe, a big microbrew/restaurant, and maybe 2 blocks from the main downtown core, so it is very convenient for exploring. It is impeccably clean, tastefully decorated in a traditional but not a cloying style, hosts were great, parking easy, breakfast was delicious, rooms very comfortable. Nice variety in the DVD collection, and a solid wifi connection. Double thumbs up and would recommend it to anyone visiting.

Delightful rooms in a lovely location. Our square dance group booked the entire building for our mystery trip. All the rooms were comfortable, Pam and David were wonderful hosts, the breakfast was wonderfully fresh and filling. Our room, the River Room, had a sitting room with a great view of the town and the river. The house is filled with marvelous antiques. Recommended.

My boyfriend and I were on a tour of the west coast for my "before I turn 30" birthday. Rose River Inn B&B was definitely a highlight of the trip. It was clean, quiet, close to entertainment and the owners were very personable, gracious and had extensive knowledge of the area. The breakfast that Pam provided was a contender for the best meal we had our entire trip! If we ever return to the area, we will absolutely stay there again.

Stayed here for a night during our Honeymoon trip along the coast. Beautiful town! We were very happy with the Inn - Pam provided a lot of helpful information about the area, including restaurants and directions to the Column. The breakfast was also delicious - after too many mornings of coffee and donuts on the road, her fresh fruit and egg dish were very welcome! The location is also fantastic, it's easy to walk to downtown, which we did for dinner at Baked Alaska. Walking back the sky was clear and stars were out - magnificent. The room was clean, it was fun to relax in their tub, and we enjoyed picking a movie from their DVD collection. Overall a great stay! Oh, and she keeps the windows impeccably clean! It seemed like the window was open at times.

I cannot wait until my next stay at the Rose River Inn! From the moment my boyfriend and I checked in at the bed and breakfast, we felt so welcome and comfortable as the owners Pam and Dave greeted us, showed us around the establishment and our room (the Othello). They also have the sweetest and friendliest little dog; Penny Lane! There are a lot of charming details throughout the historic structure; from the vintage thermos collection in the entryway to a display of Fiesta Dishware in the dining room, and not to mention the beautiful views from the windows. The Rose River Inn is a very clean establishment, quiet, and the best hospitality and service - the breakfast was wonderful and my boyfriend and I enjoyed conversation with the other guests as well as the owners throughout the meal. Overall it was such a pleasant experience, and a sweet and memorable place to get engaged (!). Look forward to staying there to my next trip to Astoria.

Rooms are great, breakfast is fantastic, and Pam and Dave are a dream. When in Astoria, be sure to do lunch at Fort George, dinner at Drina Daisy, and drinks at The Voodoo Room. Visit the Astoria Column, and take a ride on the trolley. What's not to love about this town?!

This was our first trip to astoria and our first time staying at a bed and breakfast so we didn't know what to expect but now I can honestly say that our stay at the rose river inn was by far the highlight of the whole trip! The house (inside and out) was nothing short of idyllic and the garden was to die for! bright and colorful flowers everywhere! We stayed in the Othello room which had a beautiful claw footed soak tub in the bathroom. Pam and David are great hosts along with their adorable little Chihuahua Penny Lane! We felt right at home the moment we walked in. everything was nice and clean and the whole house had a super cozy vibe to it. Don't skip breakfast either! The food is awesome and the view from the dining room is killer! There's tons to do within walking distance so it's easy to park in front and walk around town. it's also about a 5 minute walk to bowpicker fish and chips which is the best fish and chips in town! everything about the rose river inn was my favorite thing about our vacation and I can't wait until we get a chance to go back!

Roomy, comfy, B and B room with a delicious breakfast. What's not to like. The B and B is surrounded by nicely maintained gardens and outside sitting areas. It is centrally located and the hosts Dave and Pam are fully of local knowledge. The house is furnished with a nice collection of antiques. I highly recommend the River room. It includes a nice sun with views of the River. The prices are very comparable to the local hotels.

We stayed in the Sunflare Room during our weekend in Astoria and absolutely loved it. This room has a delightful sun porch with a wall of windows overlooking the river. It's a wonderful place to curl up with a book and a cup of tea! The bed was comfortable, and a faux fireplace in the room helped heat things up when it got a bit chilly. There is also a huge DVD collection downstairs that you are welcome to borrow from. Breakfast consisted of a bowl of coffee, tea, orange juice, fresh fruit, homemade quiche, and some kind of moist yummy lemon cake. All of it was delicious. Our hosts were friendly and gracious. We will definitely stay here again next time we visit Astoria!

When we arrived, Pam greeted us at the door. She was very welcoming, and knew our names (and remembered them) the entire stay. We stayed in the Rose room, which included a fireplace and clawfoot tub. The bed was amazing, and the room was lovely. The room also included a bit of a view (I believe others had a little better view of the river), but it was beautiful nonetheless. In the morning, breakfast was served which included (for us anyway, each stay may be different, I'm not sure...) Beverages (coffee, OJ, tea), a fresh fruit bowl and a quiche sort of thing which consisted of eggs, asparagus, onions, cheese and French bread. The entire breakfast was amazing, and you will not be disappointed. For desert we had coffee cake- Yum! Pam was friendly through our entire stay, and works hard to keep her guests happy. She also has a HUGE DVD collection, in which guests can "check out" a movie at any given time. So, on a rainy Astoria day, you can stay in, take a bath and watch one of about 700 movies. This will be a vacation that we will remember forever. Thanks!

I am somewhat hesitant to write this review, because this place is so great and I sort of want to keep it a secret! We spent one night here, and it was fantastic. The house is really cute and well decorated, but not in that cheesy way that bed and breakfasts are often decorated. Our room was small but had a nice view of the bay, a comfortable bed, and was very clean. They also have a huge collection of DVDs that you can borrow. The innkeepers are incredibly nice, and can tell you all about the history of Astoria. They also made a really incredible breakfast - a bowl of fruit, a chile relleno, and lemon cake. The Rose River Inn is definitely a place I'd like to return to - Astoria is a great little town, and this inn is within easy walking distance to pretty much everything.

I loved this b&b, located in the perfect area of Astoria (i.e., walking distance from the main drag). The hosts were wonderful; they paid attention to my food issues and gave me a meal to remember. The view from our room was AWESOME. We saw out onto the river through large windows. The house has really comfortable seating, plus the dvd collection is literally immense.

Every towel I tried to use smelled old and soured, a lot of people don't smell when a towel needs to be replaced, but I do. Also, the bedding and towels had way too much detergent and softener fragrance. The bed itself was a strange mix of soft but with large indentations where you lay, which results in a big hump between you and your partner. I did not experience Pam as being especially accommodating. I felt she fit the adage that many BnB owners make you feel like you stay at their convenience, not your own. My husband remarked that there were at least 7 different little signs in our room.

The stay itself was very enjoyable; the location is fantastic, the room was very comfortable and cheery, and there was an adorable tiny dog in a sweater. However, neither my boyfriend nor I can stomach quiche again since we both got sick after the breakfast...and this was 3 months ago :(

I just loved this place! The proprietors are so nice and this place managed to be cute and comfortable without being cutesy and overbearing. There were all sorts of folks staying there in all different age brackets, socio-economic groups and with different visions of what a trip to the coast should look like. Breakfast at these places has the potential to be unpleasant and awkward, but socially it was nice and the food was great! Coffee is ready on the landing at 7am, with breakfast at 8:30- so if you're an early riser you don't have to suffer a caffeine headache and if you want to sleep in a little, you won't miss breakfast. The linens were lovely, bed comfortable, everything was well kept and clean. Space heater for extra cold nights, shampoo, hair dryer, wine glasses and corkscrew, books, writing desk, robes, extra towels, extra blankets, extra pillows it just felt like they were trying to anticipate everything a guest could possibly need and to provide it so you wouldn't even have to ask. Location couldn't be better- the first day we just started walking and I felt like we were blocks within everything we wanted to see. Looking for a nice stroll in a residential area? Want to walk along the riverfront? Swing by the bakery or brewery or coffeehouse or odd little gallery or post office or museum? You don't even have to get out your keys- they are all within very easy walking distance, if you don't mind a little uphill-downhill action. Keep in mind that some rooms don't have a shower... I didn't find this problematic as I was in deep need of some relaxation time and the tub was deep, clean and has a shower hose for rinsing, but if you love a hot shower in the morning, make sure to do your research or ask when you call for a reservation. I should also note- wow, the movie selection is pretty amazing! I really didn't think I would care about this-they list this on their website and I thought it was kind of cute that they thought it was worth mentioning... but dang, it really is worth mentioning. If it's crummy out and you find yourself wanting to hole up in your comfy room with a movie and your sweetie, I am sure you will find something that you both want to watch. Overall- love this place, love the food, love the location, love the amenities, love the tiny Chihuahua that shows up after breakfast . Book your trip to Astoria now and stay here!

The Rose River Inn was a very pleasant place to stay! My room was very comfortable, airy, and light, also quiet. And spotlessly clean. It also had a little sitting room off of the bathroom, with a great view of the Columbia River. The breakfast was good, and the owners were helpful and low-key. For a B&B, the price was about average, in my experience.

We loved our stay here and we fell in love with Astoria due in large part to the proprietors of this fantastic B&B. The location was perfect; right up the hill from the "downtown" area (and right up the hill from the Fort George Brew Pub which is great) with a breathtaking view and that great homey, part-of-the-neighborhood feel. The house is clean and has a really cute style; lots of reviews say it's decorated kind of "old person"-ish, but I didn't really find it that way; the decor fit the style and age of the house and had a lot of personal touches that made you feel at home but not like you were invading someone's home. There were so many amenities; things I would never have even thought of but the proprietors seem to have anticipated your every comfort. There was a really wide selection of DVDS, tea, coffee, and hot chocolate available all the time, and a really roomy and cozy sitting area. Nothing could beat our sunporch right off of our room, though; we spent so much time in there because the view was fantastic and it was so cozy. The breakfasts were excellent and the hosts were super helpful with recommending places to eat and things to do and see. They were there when you needed them but didn't hover at all. All of this plus it was really affordable for the quality of service and amenities you receive. This was definitely the highlight of our trip along the Oregon coast and we bemoaned not planning more time to spend here but we will definitely be back and couldn't imagine staying anywhere else in Astoria.

just got back from another trip to Astoria. we stayed here for 3 nights and it was GREAT! very clean and beautiful house/rooms, yummy breakfasts, good location near town (can walk most places), and Pam, David, and Penny were wonderful as always! i highly recommend the top floor, although it was a little warm, we loved it :) be sure to visit Fort George Brewery, the Blue Scorcher, and the Bowpicker!!!!!!

We had such a lovely stay here. Our room looked out to the water and the downtown. We could walk to restaurants and the breweries from there as well. We really enjoyed our breakfast, too- totally delicious!

A beautiful place to stay! Due to traffic we got in quite late, but the owners stayed up to wait for us and make us feel welcome. The room was roomy and comfortable, although the bath-only claw foot tub (no shower) was interesting for my 6'7" husband. :) Breakfast was excellent and well-balanced nutritionally. We would recommend and stay again!
