Royal Mansions Resort

It's been a while since anyone left a review, so here's an updated one. My experience was absolutely horrible. The condos felt extremely small and claustrophobic. The code to access the beach didn't work the entire time, and the pool was down as well. Was charged $400 for bedsheets. If you have a bigger vehicle it is extremely hard to navigate through the gated way. The smell of the hotel was horrible. Do better.

Loved staying here. Very easy to get to from Orlando airport. Nice & quiet. Clean facility.

We rented a one bedroom condo through VRBO. A lovely property, right on the beach. Also has a pool. Gated.

A great rental spot! We had more than enough room for 2 adults and 2 teens, with a large kitchen and family room, and two bathrooms! Walls on the inside were painted so beautifully. Views of the beach from the windows and two balconies (one with a table!) were gorgeous. The pool was a bit crowded at times, and could have been cleaned more often for bugs. There were always chairs to lay out/sit in. The condo even had pool/beach toys in the closet, and family games in the family room! And the kitchen came fully equipped even with pots/pans/dishes, so it was perfect for buying food from the store and making family meals in the condo. Gate to the pool and to the beach (which is right in front of the condo) both had a code, so we felt very safe. You can also see Cape Canaveral from the beach—you can definitely watch rocket launches from here!

Very satisfied me and whole family , very clean nice condo , easy access beautifull view privet entrance to beach , pool straight from door. Very nice vacation definitely we will be back . Host very responsive to text messages . Could not be better .

Perfect location on the beach. Buildings, grounds, pool area are all very well maintained and beautiful! Early evening it is quiet and peaceful. Our rental through VRBO is outstanding, and we already reserved for 2024. Highly recommend Royal Mansions.

I cant say anything bad about the royal mansions facility . We have been coming for six years and love the location right on the ocean . All of the owners of the condos we have stayed in have had super clean rooms and have been very attentive to any needs . With that being said — this year an owner of one of the condos(not the one we stayed in ) was nothing short of a bully . He walked around drunk every night kicking people out of the pool , he followed us around asking what unit we are in , then the next day continued to harass and threaten me and my family . I really hope the issue is taken care of and this guy was kicked out . Also all the “snowbirds” that live here during the winter do not like out of towners and continued to complain about anything and everything .

Clean, large, well appointed rooms. The full kitchen was really nice. Good location right next to the port and close to Cocoa Beach. Nice pool deck & hot tub. Friendly staff & security. Picking nits here but the beds were a little stiff.

fecal matter splattered on the ceiling there are termites, bedbugs, and roaches on the bed and around the room and when we asked for service for the other room, they told us to get out thanks a lot for three bedrooms for $1800 a night the the pool had this floating round thing in it. One of my kids said it was slimy. refused to refund our stay The room smell like feces, the toilet would not flush and kept backing up And their was mold coming out of the air vent I would not recommend this stay

Hello to all of our travelers. Royal Mansion Condominiums are now independently owned, independently rented units. We have spent over 2 million dollars in property renovations. And, the onsite company is no longer here. You rent straight from unit owners on sites such as AirBnB and VRBO. We have many new owners, and many new upgrades. We are now a fenced property and we are working on adding gate access. We have new WiFi service which works great! We have also renovated our pool and hot tub for a fresh, clean appearance. Our entire property looks and is much better, as well as the fact, that we have had many owners renovate their units. Check out our units on the sites above. We are no longer a condo hotel. After reading some other reviews and finding out that the rooms are owned by different people you visit to this Resort may vary. Anyway this is the good stuff. Quiet. Pool. Lots of room. Beach access. Parking in front of your room. Non crowded beach. Can see the NASA building. Can see Carnival Cruise Ships dock. The bad WiFi is horrible we told the service desk lady that we barely have a connection. She said nobody has complained so there should be no problem. This pissed me off. I was able to log into the network and reboot one of the access points and it still didn't work. I have a video to confirm what I have done and the speed test. I'll upload soon. The speed was abysmal. Think 14.4 baud modem speed. You can't work with that. Our room had a washer and dryer which was nice but you had to turn off the wash the turn it on to load it. Seriously, there was a sign that said to do this. No lock or handle on a small safe. Broken lock on storage box. Really. The dryer took extremely long to dry a couple pair of pants and some shirts. I believe the heating element is going out. As we were checking out the place, I noticed that the phone did not work. We told the front desk and they said that a service man would be over to fix it. It never happened. I wasn't going to use the phone anyway but it just the fact that it was not working and I didn't want to get charged for it. The windows were dirty on the outside. I can tolerate a little dust but this was thick. Like they were only washed 1 time a year and that could be a maybe. Sink took a little long to drain. If you turned the water on it will eventually fill up and slow drain out. Ice maker not working. There were ice trays in the freezer. Could have been not hooked up but it was in the on position when I looked. Some of these things can be fixed easily but it becomes a big deal when you pay the amount of money they are asking and things are not working as stated. When I was head to the beach there is a passcode on the lock. When we went to get the code at the office there was a person complaint about a reservation that was paid for weeks ago and they are telling them that they have not rooms available. Things like this need to be looked at because it is devastating to family on vacation. To the owners, please fix the WiFi and at least give people enough bandwidth to load a simple screen for work. This was unacceptable in this day and age!

I am a travel agent (for over 30 years now!) Save yourself the disappointment. I had stayed here off and on since 1999. Many years in a row. It was a wonderful place to be. It is now managed poorly by unaccountable and absent realtors. Several of our group voiced disappointment and were told they don't need our business, as was I. Obviously they did, as July 4th weekend, 2023 many units were empty. They don't want to be bothered. Many of the units are owned by people who live out of country (Canada) and have no idea they are losing money because of the Dictatorship of real estate management. There is very little money turned back into the properties. Many of the units managed have had no updates. Prices are way up and amenities are gone. Property used to have security guard at night walking the property - gone. Breakfast - gone. Hot tub - no jets working. Afternoon Happy Hour gone - yes, I know that was some time ago but it was a nice amenity! On property management - gone - HE (Robert) now runs it from his home and God forbid he be bothered. No manned entrance gate. Same rusty gate to the beach. Some units still have original furniture on balconies. So very sad!!! Prices no longer justified. Someone is making money somewhere! Do yourself a favor and pass this one by. I was going to be charged over $1900 for 5 nights and an additional $85.00 by Robert to use my VISA to book since I was out of town. He said that's what Visa charges him. Not true. This is also after I had already given him $330 in fees to secure the place. I ended up finding a gorgeous home at the last minute for $1200 - absolutely gorgeous 3 bedroom - decorated high end. Thanks, Robert!!! If you had not been such a bad representative of Royal Mansions, I never would have found this one! They are doing the bare minimum and your vacation time suffers. Units are dirty and very little is furnished. With so many able to review now, it is my hopes someone will be held accountable for this once dream come true property. If you own here, you need to investigate your investment. If you are thinking about buying, don't- management is everything or nothing at all!!! If you are considering a vacation here, think again. Check your reviews for the most current. Don't be misled by the name: Royal Mansion Resort - This property represents neither of these words!!!!!

I always stay here on business travel. I really hate hotels. Each condo is independently owned. So if you're a demanding azz, stay somewhere else. If you don't like sand in room, don't stay directly on the beach. If you want isolated white beach and near the cruise ship leaving port, stay here.

I have stayed at this resort three times. I love the location. It is easy to get to the beach and the neighborhood is quiet . The condo's are privately owned and the rental management company on the facility handles rentals for the owners. The last two times I have stayed here the units were so clean and fully equipped. You really don't need to bring anything but your clothes and food. This last time I was very disappointed in the unit. The view was amazing but the furniture was old and smelly, the carpets were dirty and stained. The coffee cups were put in the cupboard dirty, probably because there wasn't any dish soap to wash them with. The bedspreads were old and faded. The hair dryer in the bathroom did not work. For the price I'm paying I expect clean. The owner of this unit has no pride in the unit. The other factor that is not disclosed is that there was 29 steps to get into the unit. That was manageable for us but may not be for some renters. If you are going I would not stay in unit 3202 unless you bring a lot of towels to cover up the disgusting furniture. It looks like through the years that they are not keeping up with repairs and updates. The buildings are starting to look worn and ignored.

Bring your own TP! I'm used to condo rentals to include basics like toilet paper- not happening here. Major renovation happening- were never informed and they start quite early with the noise. The condo we were in had lots of little things that needed to be repaired- for example, you had to mess with the shower control a bit to get it to work correctly. Had water dripping out of light in kitchen- was blown off that it was us not putting the shower curtain inside the shower...wrong. Maintenance did come by quickly but didn't have a thing that they could do. Location could not be better- right on the beach but not impressed with the accommodations!

We love this place... Simple beach access is so amazing. Staff is friendly our condo has always been clean and a great place for a vacation.

Awful on so many scores. The condo positively reeked. It was so awful that I bought baking soda in hopes of absorbing the mildew-y odor. When I asked them to find me another room, they said the only one available smelled just as moldy. The decor was 1970s, which in itself wouldn't have been so bad, save for the fact that the veneer was peeling and the upholstered furniture smelled 40 years old. The towels and bed linens were awful. Both were threadbare with holes. The pillows were as flat as pancakes, and I was NOT willing to put my head on any of the pillows without a layer of protection...I used a towel. The wall clock wasn't working. The battery in the thermostat needed to be replaced. We were supposed to stay two nights but left after only one. Honestly, we wouldn't have stayed even the one night except we were being picked up at the hotel early the next morning. Avoid this place like the plague...or risk contracting it. The black mold was scary.

We had an excellent stay during our vacation. Great location, very clean, tidy and quiet. We would definitely stay here again!

Condo #3702 Pros: Beach access is a short walk and can be seen from the balcony. Stove and refrigerator appeared new, operable, and clean, kitchen utensils and pots were adequate; cleaning supplies were available (you will need them). Information from host regarding stay was sent in timely manner. Cons: Sofa and chair in living room was badly soiled with built-in dirt, rug at entrance and bathroom well-worn and dirty, white bathroom towels were deeply soiled with built-in dirt (well past use time) bed skirt at bottom of bed was stained with dirt. Overall, condo was in need of a thorough cleaning and replacement of overly worn items such as bath towels; current cleaning appeared to be limited to surface/superficial. Had a problem with the dishwasher (it didn't work) and contacted host and received a response, it should it is new; I responded it was still not working and didn't receive further communication from hosts. Needless to say, we had to do cleaning; left after two nights and forfeited the third night; we could not have stayed those nights if we did not have towels, pillows, and other resources with us.

Very nice units with views of the ocean. Each unit is decorated to the owner's taste and interests so they can vary widely. The property is kept very nicely and is very accessible to the beach. The pool area is also very well kept and easy to access. You must have a vehicle if staying (or willing to take other transportation....) since there are not places to walk to. However, it is located close enough to restaurants and other activities that the drive is never long.

"Resort" needs to be removed from the title Royal Mansions Resort. While the cute buildings, roaming peacocks and landscaping is desirable, the rooms are extremely dated and the service sub-par. Our room appeared to be surface cleaned meaning the dishes and towels were washed but it still remained extremely dusty. Walls splashed with unknown remains and a bedroom closet shared with a broken, dripping a/c and rusting water heater filled with rusty water in the water heater pan! We asked them to look at the a/c the next morning and we were assured it would be taken care of but it took them 2 days just to look at it then said it would be another day to get someone to repair it! Popcorn ceilings revealed water stains from upstairs leaks. Construction dirt still lingered in the patio channel. Patio screen door did not work. Verticals would not close. The glass top kitchen table was chipped in several places and mended with tape. The towels seemed to be made of paper and felt like sandpaper. The pool towels were the size of face clothes! No pool or beach service. No cleaning service in rooms. Apparently I was told I have to ask for my room to be cleaned which was not mentioned. Bugs scurry to the kitchen as soon as you bring out any food. And the cherry on the cake.....there was a wine rack, wine glasses but no wine opener!!!! I couldn't even drown my sorrows. Nothing Resort here! But the morning juices were extremely cold. If you're looking for cold cold juice, stay here!

We love Cape Canaveral. At Royal Mansions we see space launches, the Atlantic Ocean beach, Peacocks walking the neighborhood freely and so much more. We just put down a deposit for next winter. That said, RM has its problems. We have stayed in two different one bedroom (atrium) second floor units and both have several drawbacks. One we rented through the office and the other directly from the owner from an on line search. There is little storage space for clothing and food goods, there is a half step between two rooms which we have tripped on and injured ourselves, the ceiling leaked due to hurricane damage and the appliances in the units we had were dated. We don't want to discourage you from vacationing in CC, just a heads up if you consider RM. P.S. the other vacationers, many of whom are owners or annual renters, are very nice, friendly people.

This is the dirtiest place I've ever been to. The sheets were filthy and the counter tops were so gritty from sand. The man that works in the later afternoon is so rude! I asked for fresh towels around 6 pm and I was read the riot act. He told me I needed to do that with the housekeeping staff before 1 pm. The place is dated and lights turn on and off randomly. The ONLY thing going for this filth pit is the beach! I would NEVER recommend this place to anyone.
