My family and I stayed at The Georgian Terrace last weekend, and I want to share a detailed and honest overview of our experience. First, I would like to begin with the 10-star staff — whatever the highest rating possible is, they deserve it! Every team member we encountered was kind, patient, and exceptionally professional!!! I would like to personally thank Thembela, Jeremy, Darrah, Jada, Forjan, Trevor, Kendall, and the wonderful housekeeping woman who consistently brought us fresh towels with a smile. Your warmth and hospitality are unmatched — you all went above and beyond to care for me and my family. Thank you! The remainder of this review in no way reflects your service, but rather the condition of the hotel itself. We arrived on Friday, October 10th and checked out on Monday, October 13th. Unfortunately, we had to change rooms three times within just a few hours of checking in. Room 1: The moment we entered, there was an overwhelming odor of mold, mildew, and sewage. The walls had stains and holes, and the shower showed clear signs of mildew and dirt. Room 2: We were moved graciously by staff, but this room had dirty sheets, visible mildew on the shower ceiling, and no comforters — only thin sheets on the beds. The overall cleanliness was unacceptable, and we didn’t feel comfortable showering after our long travel day. Room 3: Although not perfect, we were exhausted and decided to settle in. However, the closet doors were falling off the hinges, the toilet flushed itself repeatedly, and the shower contained long black hairs. When we reached for towels, they smelled of urine and had visible stains. We had to call for fresh blankets and towels around midnight. Throughout our stay, we noticed several troubling maintenance and sanitation issues: The elevators were not clean, the fixtures were dated and the paint was chipping Stained and torn carpets both inside and outside the rooms, carrying a strong, unpleasant odor. Cracks in the ceilings and walls throughout the hotel. Unsecured additional hotel door locks that did not feel safe. Window glass near the elevators appeared shattered, extending down several floors. The washer and dryer units were rusted and outdated. The parking garage was poorly lit, unclean, and contained garbage that remained for multiple days — creating a strong stench and an overall unsafe atmosphere. As we checked out, we were unfortunately greeted by a large cockroach in the lobby, which felt like an unfortunate symbol of our overall experience. Despite these serious concerns, I cannot emphasize enough that the staff was extraordinary and did everything within their power to assist us. The location of the hotel is fantastic and truly one of Atlanta’s best. However, it’s clear that the property itself has not been properly maintained or renovated in decades, and it desperately needs an overhaul to match the excellence of its team. We came for a once-in-a-lifetime family celebration, and while we deeply appreciated the staff’s kindness, the conditions of the hotel were disappointing and unworthy of its reputation or price point. The Georgian Terrace has an exceptional team — but they deserve a property that reflects the same level of excellence they provide daily.

Amazing architecture! The suite wasn't super clean when I arrived. Long wait for the elevators, but it was built in 1911, so I'll give them some grace. Breakfast was fantastic. Coffee at the outside diner took a minute but was efficient.... like Starbucks but maybe even better. The downstairs "speakeasy" bar is phenomenal! Overall, it was a great experience.

Soft product and the staff here are impeccable!! I've stayed in many hotels and this was a standout... Miss Dawson and her staff really did so much and it made for a memorable stay. The location is great adjacent to the Fox theater and a bunch of good restaurants nearby. Olympic Park and the Coca Cola stuff is walkable in 20 minutes and my 71 year old mom had no problem. Hard product of the hotel.. Well it's 115 years old. It's a little banged up in the rooms. Had marks on the walls and some missing trim, but everything was CLEAN. Absolutely spotless. Bedding was on point as well. Can't compliment the staff enough... Absolutely wonderful!!

Not what I expected from a Sotherly Hotel, managed by OTH Hotels Resorts. First impression walking in was amazing. We were celebrating our wedding anniversary, the young lady who checked us in did not recognize that, not what I was expecting. Easy checkin otherwise. Went up to the room, instantly felt the temperature difference between the hallway and our room. Turned the thermostat down and the room temperature remained the same throughout the night. Not unbearable, but warmer than I would like it. We were expecting to see something simple as an acknowledgment that we were celebrating our anniversary, like a simple hand written note. However there was nothing. We requested maintenance the next morning about our room temperature through the text messaging that they asked us to communicate through and all we got was a “sure” and no follow up. Needless to say no one ever came to fix the air. We stayed 3 days 2 nights and we never saw house keeping. You can tell the room needed some TLC. The floor needs to be replaced and the blinds need to be updated. The TV’s in the room had very outdated controllers. All you could do was scroll channels, no easy way to see a TV guide or put the channel in that you wanted because of a delay. The valet staff was super friendly. Much nicer than the front desk. When checking out this morning, there were 2 young ladies talking to one another when we approached. Neither one acknowledged us until I pulled out my hotel key card and said I was ready to check out. Neither one asked how are stay was. All they asked was for the room number and is an email for the receipt okay. In conclusion we have stayed at numerous hotels to celebrate anniversaries and birthdays, this hotel failed to do the simplest things. Poor communication through the text messaging they want to use. Staff needs a training in customer service, maybe a reminder that they are in the hospitality business.

The staff at this hotel were genuinely kind, patient, and helpful — they’re the only reason I didn’t rate this stay lower. Unfortunately, the condition of the property itself really brought the experience down.||Cleanliness & Maintenance:|The room and kitchen area were not in guest-ready condition. The refrigerator had leftover food, visible stains, and an unpleasant odor. The oven hadn’t been cleaned properly, with burnt residue and debris still inside. Several walls and doors had holes or cracks, and the door frames showed peeling paint and wear. The floors were warped and lifting in several places, which made the space feel unsafe and poorly maintained.||Public Areas:|The ice machines on every floor were turned off, which was inconvenient. The parking deck definitely needs more security — it doesn’t feel well-monitored, especially at night.||Overall:|While the staff were friendly and did their best to make things right, the property itself needs serious cleaning, repairs, and better upkeep. It has potential, but right now, it’s not worth the cost until management invests in improving the condition of the rooms and amenities. I informed the staff of the issue and they tried to rectify the situation in a timely manner. I wasn’t going to say anything but some many rooms that my family and friends stay in was the same way.

Beautiful historic hotel. We had no issues with our stay as far as the rooms. They were beautiful. Some stuff seemed dated and could use an update, but its a historical hotel, so I expected that. The Speakeasy in the hotel was awful. It didn't feel prohibition style and the drinks plus service was just terrible. Then they hooked up a speaker and started playing party music for some of the guests. Overall, the location was great and I would definitely stay there again.

If I could give this place a Zero Star rating I would. My fiancé booked this hotel to celebrate my birthday because she had previously stayed there years ago and she liked it. We booked our reservation months ago for $800 for three nights. When we checked in after an arduous six hour drive, we were charged almost $1200. I thought there must be a mistake. No they are just able to charge hidden fees for whatever they please nowadays. I think many things have just started to suck more and more post 2020. We almost wanted to just turn right back around and head home. Other than the extortion, our room had multiple problems. The light and fan in the bathroom didn't work at all. No microwave or refrigerator. I didnt even want to drink the water bottles that they leave out because i didnt want to be charged $10 a pop. The parking garage is dirty. I called the front desk to ask where the fitness room was at and I was hung up on. The room we got was some lame corner room. This whole experience made us just want to cry and head home. Almost ruined our mini holiday in Atlanta. 0/1000000.

My wife and I stayed one night in room 600, a spacious suite with a king bed, and we had a marvelous time relaxing prior to a John Fogerty concert at the Fox theater next door. The hotel staff was courteous and friendly, the room immaculate. We had great fun, food and drink. This was our third such overnight stay, and we can't wait to return.

I stayed here last month for a work conference and had a pretty enjoyable experience. There were some minor snags. First, the elevators move VERY slowly. With so many floors, sometimes I had to wait for an elevator for 5-10 minutes it seemed like. If you're in a huge group, that could be a nightmare. Second, my bathroom door wouldn't close (probably expanded due to moisture?). Third, parts of the building and the appliances in my unit seemed a bit outdated. This place could use a re-vamp. On a positive note, the architecture and design of the building is very cool. The unit I stayed in was clean and tidy. The location is amazing. I enjoyed going to Edgar's Proof and Provisions downstairs with my coworkers. And lastly, the front desk staff and valet workers were very courteous. Overall I was happy with the stay.

I came to this hotel to attend an event for the Atlanta women's magazine where my job was receiving an award. It was a beautiful venue. I loved the holiday decorations. The food that was served was nice and the staff were fast. I paid close $30 in valley parking. I didn't expect anything less for this neighborhood though.

My wife decided to make it a romantic Valentine's Day weekend in midtown Atlanta GA. She booked a room at historic, The Georgian Terrace, directly across from the legendary Fox Theater where we could walk directly over for Alex Ailey Dance Theater performance on Saturday. Knowing the property was built in 1911, I didn't expect very much in terms of modernization or a spacious room that we'd because accustomed to. So it was a "go with the flow" type of weekend. Let's enjoy the historic property, close proximity of The Fox Theater, and all the other perks of staying in midtown Atlanta. Our evening began Friday evening with 7:30 dinner reservations at Livingston Restaurant. The menu was limited but tasty. We both ordered the Sea Bass. It was cooked to perfection. Our server was a native of Pittsburg PA and did an amazing job. Unfortunately, the rest of our stay didn't quite go as smoothly. Let's start with a few minor things. First, there is very little space for toiletries, so be prepared to maneuver around luggage if you're not traveling solo. Second, the sink does not drain properly so expect standing water. Lastly, the room is not equipped with a refrigerator. Moving on to major issues. The shower door was off the hinge, nearly falling inside the shower. And, the body soap dispenser was empty so had to call the front desk for a replacement. The most shocking and critical issue started Sunday morning around 4am. I was awakened by my wife as she was startled by what sounded like a rodent walking behind the drapes. As the sound increased we turned on the light and noticed the drapes moving. It was then when we realized it was strong winds. As the sound increasingly got louder, so did movement of the drapes. We pulled backed the drapes and realized the windows were opened and bolted down. It was like a scene from Wizard of Oz except this was Room 1614 from Hell.

This is a long overdue review. It was my first visit to Atlanta. I was visiting a friend who lived down in McDonough. So if I was going to stay here, I wanted an experience. The chain hotels are just that. But The Georgian Terrace? It is part of the history of Atlanta. So I booked a one-bedroom residence for three days. They have self-park and valet, so when I called, Yani was so friendly and told me where the structure was. When I arrived, Jada took great care of me. She was excited that it was my first time to Atlanta and that I was staying at the Georgian. I was given a quiet room away from the elevators, which I requested, on the 18th floor. It was perfect! Large living room and dining area. Hidden kitchen with full size fridge, stove, and microwave. The only thing missing was a coffee maker and kitchenware to cook, but like I was going to do any of that while on my mini vacation! Great bathroom! The view was beautiful and the king sized bed was comfortable! When my friend came up for my last night, Jada arranged a room for her on the same floor. I really appreciated this! I didn't get a chance to visit Livingston's or P&P. They will have to wait until next time since The Georgian Terrace is the only place I will stay. I also loved how the valet would say "good morning, afternoon, or evening" whenever I walked up. They were very helpful when Peachtree was closed down to cars for the day. When I returned, they were helpful to get me back into the structure. Housekeeping was great as well! Again, I can't say enough, I mean I can, but I really enjoyed my stay and the staff was a big part of it! I cannot wait to return!

Came for a concert at Fox Theater ( Tedeski Trucks-awesome). It's right across the street from the venue. We had a super nice room. Comfy bed, living area and kitchen (that we didn't use!) gorgeous view of the city from our 18th floor. Everyone exceptionally friendly and helpful. Highly recommend.

I had the privilege of staying in the Georgian Terrace for a university sponsored trip to the IFPA Global Produce and Floral Show. My hotel view from the 7th floor was amazing, along with the promptness of room service. The hotel staff texts daily to check-in and ensure everything is up to standard. I'm not sure if this is the hotel in general or simply my room, but I was very surprised to not have a mini fridge! However, I still had a great time at a beautiful hotel.

Stayed here recently on a Spring Break trip. There is a lot history with this building and was located conveniently to the attractions we wanted to see. The staff is friendly but upon arrival the front desk had no one working. A man in front of us said he'd been there for almost ten minutes. Eventually someone arrived and we got checked in. Lots of energy from the employee greeting us. Made sure we weren't smokers as Hemp is readily available nearby as evident from the smell on the street. We were in one of the three bedrooms with kitchen. The room was pretty clean but there were dirty pots and pans in the dishwasher and some of lamp shades were dinged up. There were no utensils or kitchen essentials provided. We ordered take-out and I had to run downstairs for napkins. The tv in the middle guest room was not hooked up and the sound was terrible on the front room. The ice machines on multiple floors were not working. After a crazy rain, the master bath ceiling leaked all over floor in the middle of the night. Not a bad place for one night but had wished the kitchen was a little more equipped.

My first time ever in Atlanta and I must say this hotel is absolutely amazing. The rooms are so spacious. I have an entire kitchen in my room with a full fridge and stove separate bedroom in separate dining area. The hotel is extremely clean with a great vibe there's a little speakeasy pub down below, which I just had the best pretzel I've ever had in my life, so nice. This hotel is located downtown.

I had to book this hotel last minute (literally minutes before arriving) because my Airbnb ended up not existing. :( They took great care of us - Tatiana at the front desk was always so helpful and friendly and was able to help me decide on the perfect room. Yanni and Brooke are also so kind and helpful. They really helped us feel at home and welcomed. The hotel itself is gorgeous and in the PERFECT location - you can easily walk to many stores/restaurants and rent a bike to get to places a little farther like Ponce Market. Loved eating breakfast everyday at the hotel restaurant Livingston's and there's even a cool little underground pub in the hotel too! Seriously amazing experience and they have a military discount for all us vets!

This is a beautiful building from 1911. The lobby is very impressive, especially this kind of round tower for 18 stories building from the floor to the ceiling. Location is very convenient between Midtown and Downtown, the area is historic, safe and nice. But it is a bit noisy in the night - street racers, street drummers, drinkers... The hotel itself is not renovated for a while, old furniture and smells like an old hotel. Not super clean, but the rooms are spacious. No hair dryer in the room, you can request it, no ironing board, but they do have an iron. Nice rooftop, however, I would love to have a drink there and observe the city panorama. Also, both elevators were broken for the last day before the checkout. I would recommend it because of that historic vibe, but you should accept that it is old.

My Christmas experience at the Georgia Terrace was absolutely amazing. We had a minor accommodation challenge but Nessa and Thembla were exceptional with a resolution. Their kindness and desire to make our stay memorable was greatly appreciated. It was evident that everyone from the Bellman, front desk and housekeeping were trained to provide quality unparalleled service to each guest. From the Shrimp &Grits at Livingston's to the cocktails at P&P, The Georgian Terrace will continue to be my hotel of choice when visiting Atlanta.

Don't waste your money on this hotel, the rooms are not maintained. Our room had burned out light bulbs, broken TV, old beat up furniture, no extra blankets, no microwave. Maid service did not turn room despite hanging request on the door. Room service took over 1 & 1/2 hours and then the grapes on our charcuterie tray were moldy. Managers have not responded since I wrote to them 3 days ago. Definitely NOT a 4 star hotel!

It sounds like Lamonte really stands out at the Livingston Restaurant and Bar! His professionalism and friendly demeanor, combined with his skill as a master mixologist, makes every visit a memorable experience. The women at the front desk (Jada -Thelmena and another lady with longer braids and worked Wed evening june 28th. They were all so nice and helpful and the person I didn't get a name (dang it) was awesome about letting us know places to eat and venture out to. The valet was super fast and everyone nice and helpful. The hotel is older but it has a great feel. I love the covered area in the front. It faces Peachtree so you can people watch and enjoy the Fox Theater. The pool and gym could use some upgrades but other than that, we loved it. (The women at the front desk made the stay great/ just saying.

Had dinner and 2 drinks each and bartender friends to uncharted me 4 dollars on each glass of wine and charged $18 for 2 well Cosmos saying the well Vodka was Ketel One, when I clearly saw he used another Vodka. The barman called the manager who instantly copped an attitude and said my wife "disrespected" her, which was untrue because I was sitting 3 ft away listening to the conversation. I asked her about the discrepancy and she said she was the General Manager and could do nothing other than a free cocktail. I said, we were leaving so that was not an option. I asked to speak to her boss but she said he was "off premises". Again, she said, "I won't be disrespected!" and walked away. I tipped the barman because he was at least pleasant but offered no solution either and I said, you can call the police but I am not paying the bill while being blatantly cheated. I hope her horrible attitude is noticed by the real Manager and she is fired for her incompetence and attitude. Check your bill carefully here and watch what the bartender pours. There's a scam here somewhere and Management needs to clean house. I bartender for 20+ years and always had the power to adjust bills and I never cheated anyone.

Fabulous! This is where the "Gone With The Wind" world premiere and gala party was in 1939!! Clark Gable and Vivien Leigh stayed at the hotel, and naturally they attended the world premiere and the gala. I came here for a party too. A Diwali party in the same grand ballroom downstairs. Lots of dancing and fun! Although it was a segregated party in 1939, Vivien Leigh was born in India and had Indian ancestry. She may have been a British citizen but she wasn't all white. There was plenty of Indian in her (her curly hair and features look very Indian to me). 70 years later, I partied in the same ballroom that she partied in.

The Georgian Terrace is my go-to hotel to stay when I visit Atlanta for work. I am a bit taken aback by some of these negative reviews, as I have always had great stays here. The Georgian Terrace is super affordable as hotels go these days, and both times I have stayed the rooms have been super spacious. The building itself has a bit of charm, and doesn't look like your standard cookie cutter hotel. The lobby has a bar / restaurant, and there is another bar / restaurant downstairs. If you are driving, you can leave your car in their garage and the hotel also offers valet. This hotel is centrally located, clean, with very pleasant staff. As someone who travels alone for work, I find safety to be my #1 thing when it comes to hotels. This hotel feels super safe, even if you are arriving back a bit late post an event in the city.

no one cleaned the room, can't get anyone to answer the call to get it cleaned, rude when I finally got a manager on the phone, telling me I have to be on a list to get cleaned. Finally got someone after trying for quite a while. once the cleaner came, it was a bit better, as she was very nice. however, this isn't a cheap hotel, bills itself as 4 star, so stalking every phone number extension for 15 min straight shouldn't have to happen. rooms also very small. parking 50

The only positive I can say about our stay this past weekend is that it is conveniently located if attending a show at the Fox. When we arrived 40 min after check in time our room was not ready. The person working the front desk simply said, "Your room isn't ready. We will text you when it is." No suggestions for things to do, did not offer to keep our bags. When we did get into our room (after waiting 10 min for the only working elevator) we found that the flooring in the kitchen was torn and missing in places, lighting was dingy fluorescent light. The walls had been patched and covered with paint that didn't match. The bathroom fan was incredibly loud, no dishes or utensils in the kitchen. THEN we went to the pub/ speakeasy downstairs. We ordered our first drinks and they came right away. Then we ordered second drinks and dinner. Over an hour later the wrong drinks came. Then we kept noticing all of the tables that arrived after us were getting food, eating, and leaving while we still waited for a salad and hummus. Finally waiter came back and asked us what we ordered because he forgot. We sat in that dark place waiting for 2 plus hours. The worst part is that no one was even slightly apologetic or concerned when we explained our negative experiences. We will not be back.

We had two wedding blocks set up for our wedding. One was terrible. The other was FABULOUS. Five stars to the Georgia Terrace and specifically Michael Cooper for just being fantastic. All communication was five stars, we were made to feel welcome, all of the details were handled, confirmed, and verified. Absolutely amazing service by Michael and the GT team- I will recommend this hotel for anyone in the future. Beautiful job and give Michael a raise. He truly, above and beyond, earned our loyalty. He did such an amazing job my mother is baking him cookies. That good. Truly impressive.

Return guests here, maybe fourth visit over recent years? WE revel in the ambiance and character these "Grand Old Ladys" of the hotel industry! If you can overlook some of the wornness, sad old paint and well-worn carpeting, you'll soak up the character of these old inns! Our suite #412 was comfy, AC cold and hot water hot! Well-stocked with paper goods, towels and two bottles water. Valet parking is pricey but one can opt for self-park. Atlanta/Fulton County fees getting nosebleed, affect all Inns here. Check-in was a snap ay 5:30 pm on a Friday. A late glass of wine in the lounge facing Peachtree Street and an easy stroll to GaTech campus on Saturday for breakfast! Location is midtown, across from the Fox theatre, much info in other reviews here.

First off love love love the staff. I stayed here for a month and became very familiar with the front desk as I was constantly losing my keys. Marta was the queen of the maids and always came through when I need her. My qualms see more about the amenities. No gym. Like how am I supposed to have a hot girl winter when I can't lift weights and stair master? My room was also falling apart...literally. I had a two bedroom suite and never used the 2nd room but mysteriously one night the headboard came completely off the wall- IN THE MIDDLE OF THE NIGHT. Look, I don't know why the hotel ghost was pissed but it freaked me out! My fridge was always leaking and the water gave odd a moldy stench. The water was cold so they had to come up and adjust it. It was just all a bit much.

pros.... place is beautiful, it's right across from the Fox, the front and lobby are beautiful, helpful friendly staff, the black out curtains really work, the bed was nice and it was quiet cons, the rooms a filthy and falling apart. room service is nothing but breakfast, even with a room parking is like $40, no fridge in the room. if you're no too discerning and you're going to the fox for a night out this would be your place. but frankly not worth the price when all you're getting Marriott room in ritz Carlton wrapping paper

This hotel has its pros and cons. On one side the hotel is very continently located, rooms are nice and room service is on point, beautiful lobby, good price. Only bad things about this hotel is it is not in the safest location, 6/8 machines in fitness center not working, and the pool is dirty. Other than that this Hotel is a good option.

This place is massively in need of renovation. Rooms as documented below are falling apart. Paints chipped furniture. Everything is made of plastic, scuffed up, there's blood on my wall, no refrigerator, the elevators are so slow, the stairwells are straight out of a horror film. The bathroom was worse than a public high school bathroom in cleanliness. Misleading to interiors. My room was the "suite." One small cup of coffee from the coffee shop is $7. I commented harmlessly that this pricey, I was met with anger from the barista. I think he was tired of hearing the same thing from everyone. Pretty external building. Additionally after I wrote this review, i found that my blank had brown stains, blanket cover had kids paints, the walls were really scuffed up. Took an hour to get someone on the phone. I explained my situation thoroughly. One hour later someone from in room dining changed my bedding but the rest was left filthy. When we went through my room and similar images online the staff looked down, smiled sheepishly , and said "they knew." This morning kept receiving 4 am wake up call which were not requested. Something wrong with this place.

I was warmly welcomed upon arrival and given a free room upgrade at check in. Unfortunately, things went downhill quickly. The room was okay but after the second night I noticed the very distinct look of bed bug bites. Ugh. Got a new one each night I was there. Then one day after a long day of sightseeing, I was looking forward to chilling in my hotel room. I got on the elevator with several people who had just checked in and it made a noise and then silence. The elevator broke down with all of us in it. We tried to contact the front desk and no one answered the phone. We had to call the fire department and after about 30 harrowing minutes we were rescued. Now you would think that management would be right there to not only ensure we were okay but to compensate us for what we had just gone through. But nope, nothing. In fact when one person did get upset with one employee (not sure if it was the manager), the guy actually became angry with the guest for yelling at him. I honestly thought that we were being punked. Who yells at a guest who was just stuck in an elevator?

This hotel may be historic and beautifully built on the outside but the rooms are sadly very outdated. Our room was a "King suite" - the doors & furniture were all creaking. The mirror in the hallway was falling down, the entrance light didn't work, the bathroom sink was severely clogged. Even the WiFi was extremely slow! Perhaps some of the more expensive suites are more upto date but for a 2 night stay & $600, this was a pure rip off. I did let managing know all the issues with the room so hopefully it's better for the next person.

I made reservations to this place 1 months in advance. I tried to check in at 6:00 pm and they told me that rooms are not ready. I come back at 11:30 pm to find out that they are overbooked and my only option is to get moved over to their sister location 20 minutes away. By the time I get a room it will be 1:00 am.

I spent 54 days at The Georgian Terrace during medical treatment. The staff is cordial and polite. The lobby and public areas are historic and elegant. I booked a 2 bedroom suite with full kitchen. These suites were originally apartments back in 1992. The first suite we occupied had the original appliances from 1992. The microwave still had the date of manufacture tag inside. The refrigerator failed on the second day of our stay causing medication to spoil. We had to have new meds shipped next day. After a week, we moved to another suite which had new appliances. The kitchen sink leaked - leaving water on the floor. It took 2 weeks for this to be repaired. There were large roaches in the kitchen and bathroom. Before checking out, I emailed hotel manager Donel Fernandes to request a final bill. The hotel manager did not respond to emails or phone messages. Despite all the issues, I was actually charged for an extra night. GREAT STAFF - POOR MANAGEMENT. I DO NOT RECOMMEND THIS HOTEL.

We have come here before and really enjoyed our time for a staycation. However this time we came to a room with no shampoo or body wash. No big deal, stuff happens. So we called the front desk and they said they would send someone up. This was around 4:30pm. We left for an event at 6pm and came back at 12:00am to no shampoo or body wash. Again, we figured we would just call the front desk. They then said we had to come down to get it ourselves. My husband did. However, there is no reason a room should have no body wash or shampoo to begin with and if that IS the case, it shouldn't be the responsibility of the guest to go get it at midnight. There were also roaches in the pool towel pile, rust in the pool, and our room smelled like it has been a smoking room at some point. Unfortunately we will not be spending our money here again. To note, Hotels.com said check in was 4pm, even though the website still says 3pm (see photo). We also were told it would cost an extra $100 to check in early. This was without the person at the front desk even checking if there was an empty room. This is not something we EVER have to do (pay an excessive amount) in other hotels nor is information on the website. Good memories, but others will be made elsewhere moving forward.

I hate being put in a position to speak negatively about any individual or business but I can't allow someone else to spend the money I spent and experience the awfulness I experienced. First and foremost, impossible to get ahold of an employee. Impossible. The day I was set to check in my flight to Atlanta was not landing until almost 11pm. I called and called and called to try and ensure that my reservation would be waiting for me. After about 10 minutes of trying and failing to speak with someone, a very unenthusiastic employee answered. I was told that it "should" be fine and to call back if I was going to be later. Okay? Not sure why you can't just make a note, "should" is not a very comforting word to hear after a full day of travel but fine. I repeated this process on a layover because I was feeling anxious. Got the same canned response. No, I don't want to call back anymore because A) nobody will answer and B) just make a note!! Moving on. We arrived relatively unscathed. Check in was smooth enough but the poor front desk employee was so overworked and overwhelmed (massive wedding party in the lobby on top of prom and an event across the street and one (1) young lady working the front desk) that she accidentally had me sign the wrong contract. This is not a reflection on her or her abilities, but a commentary on the piss poor way this establishment treats its staff. Rooms. Dated, filthy. The kitchen that was listed in the advertisement may have been in one of the suites but it certainly wasn't in ours. This situation has clearly not been remodeled since the early 80s. Whatever, having a kitchen was handy and I'm not a snob, but please be a little more honest in your advertisements. Amenities were sorely lacking. Towels for 2 people in a 2 bedroom suite? An extravagance apparently. Freezing cold and the heat didn't work, the standard bedding was just a thin layer of sheets. No extra blankets or bedding anywhere. No water bottles, and I was informed after yet another frustrating attempt to get an actual person to answer the phone that they were out of water. They didn't have a single water bottle in the entire hotel. I was told I could help myself to the complimentary water jug in the lobby. Alright, tap it is. The TV couldn't find signal about half the time and eventually the one in my bedroom stopped turning on all together. Also bears mentioning that there is a small dog park on the back end of the building so have fun being woken up by yapping at 7am. Now on to the true atrociousness. There was what appeared to be blood spatter on my bedroom wall (see picture) and a previous guest's used soap left in the shower. I discovered this upon waking the next morning as I was too exhausted to thoroughly inspect the night before. At this point I was past caring if I seemed difficult and tried to call down again. Front desk? Nobody. Concierge? Nobody. Housekeeping, bell desk, every other extension, nobody. Nobody works here. Well long story short after taking several breaks and trying again I finally got ahold of front desk. They said they would send housekeeping up. I should mention that the staff themselves were lovely when you could get one. I assume they came by when we were at lunch because the rooms looked freshly made up, but unfortunately the blood spatter was still on the wall. I threw my hands up, walked over to the corner market to buy some bleach and cleaned it my damn self. I spent over $1200 to clean blood off my hotel room wall. For veracity's sake this was Saturday of our stay. On Sunday I declined housekeeping altogether. Wanted to be clear on the timeline. To say I'm appalled would be an understatement. I'm shocked at the dishonesty in the advertisement and the clearly unsustainable position they've put their employees in. If this review should hurt anybody it should be upper management, but of course this will trickle down to some overworked housekeeper or receptionist. Shame on y'all.

We love it here. Drinks and people watching on the terrace, drinks and relaxation on the rooftop pool. Wrap around outdoor seating, across the street from The Fox. Expensive but very safe parking. Great staff. Suites are big. Historical property shows some age which is expected. Safe walk at night to Marta Station.

The hotel is ok! Room was decent except for the kitchen. Old appliances and didnt look like the picture on the website. The wood floor boards were not put together property, as one easily came out. The staff was nice! They did have free water in the lobby. It was walking distance to good amount of places

So disappointed. I've stayed here before and everything was nice and in proper order. This trip, it appears the hotel has gone down quite a bit. Privacy shade on one window is broken, shampoo bottle empty, three sets of towels/washcloths for four people. I requested more and have yet to receive any eight hours later. The sink in the bathroom leaks and the in-room safe does not work. There is also a leak in the ceiling above the shower. The young night valet is more interested in flirting with young girls than doing his job. Very unprofessional. Definitely not what I remember nor expect. For this price point, I'll be looking at other hotels nearby for my next stay.

This beautifully restored National Landmark (built in 1911) has a storied history, including serving as an apartment building at one time. These days, the building is the lovely and gracious Georgian Terrace. Stayed here for a week for a conference. Service was great, staff was extremely friendly and really went out of their way to take care of you (although I do think the manager got annoyed with us because we were not good at staying on schedule for breaks, etc so we apparently messed up their food schedule a bit). The hotel is also directly across from the Fox Theater. Someone told me this hotel is the Atlanta hotel most booked for weddings. I believe it - there are so many gorgeous places in this hotel to hold weddings or an elegant event.

I'm giving it 2 stars because the room it self was actually nice, the staff Brian & Chante were friendly and proficient in there jobs. But no ice on 2 floors is unacceptable. And here's we're things go down hill. There was a COCKROACH in our room on day 2. Alive and all, how disgusting is that. I realize the hotel is very old and was probably remodeled but bugs are a no no.

The atmosphere and staff were pleasant. The ambiance of the lobby was clean and welcoming. However, the suite that I reserved was not all that. The inside of the bathroom door had spill stains on it like red juice splattered on the floor and got on the door. Other people hair in the shower and strands were on the dispensers in the shower. The hand bars for the sink were dried up to where they were hard and crunchy-just horrible. One of the rooms in the suite had red stains on fitted linen. I called for new linen, after waiting 20 mins, I went down to front desk and retrieved new linen.. there were no dishes/utensils in the kitchen. The overall up keep needs more attention. Paying action to small details matter to guests.

Where to start.. initially upon arrival Saturday morning we were impressed with the hotel and the lobby.. it is beautiful! We had tickets to the SEC Championship game, so we did not have time to check in prior, but we did valet the car and leave our bags in the vehicle. When we returned to the hotel after the game, we noticed several other people holding drinks. This was at 9 pm, so we decided to get a drink while waiting for the valet to pull the car around so we could fetch our bags. This is when things started downhill. We were informed the bar and the restaurant were both closed (remind you this is at 9 pm and the website reads they don't close the bar until 12 am). There was no event going on that any employee could explain to be the cause of the early closure. There wasn't even coffee in the lobby as an option, only lemon water. We waited 45 minutes for our car to be pulled around to the front. Valet was clearly overwhelmed and they were more than apologetic--so hats off to them for that. Once we got up to the room, we realized this hotel was certainly not worth the almost $500/night that we paid to stay here. The attached photos reveal the condition of the room. Also there's no mini fridge in the room, and vending machines are VERY conspicuously located on the 2nd floor.. so you're probably gonna want to bring a cooler. There were no extra blankets or pillows, the light switches did not work, and one of the lamps (the only source of light in the living/bedroom) in the living area did not work. Early Sunday morning I called every number on the phone in the room attempting to get someone to tell me where I could find something to drink, but no one even answered the phone. I went to the front desk and no one was even in the lobby.. Anyone could've walked through the front door.. Needless to say.. save your money. Stay at a Hampton Inn.

NEVER AGAIN!! TERRIBLE. I stayed at this hotel for 4 nights. They did not inform me I would have to pay $45 per night for parking. The side doors did not work after 10pm. My room was hot as the AC did not work very well. My room door had been forced open with a crow bar recently and was very rickety. The room did not have a refrigerator or microwave. The bathroom sink would not drain properly and would stay full for over 5 minutes after shutting off the water before draining. When checking out they informed me of the $45 parking fee per night. When I checked out they were unable to give me a checkout receipt because they had charged 3 of 4 nights to another large party. They could not figure out how to fix my bill but they still charged the parking fee for every night. I tried for over two weeks to get a receipt but they would not answer the phones or return messages. I WILL NEVER STAY HERE AGAIN!!

I stood in this hotel for a week and some days for work, I loved every minute of it all, the view, the southern hospitality the super friendly staff!!!! I would definitely return back and stay here!!! The area where this hotel is located; just walking distance to lots of restaurants specially the restaurant inside hotel and coffee shop. i give it 5 stars!!!!! highly recommended!!!

This place is not only historic, It's also beautiful and exactly where you want to be, and the staff is so friendly and so helpful. While I was there, I had to extend my stay for many days because my partner had been in an accident. They were so nice to me and so accommodating, I recommend this place 100%

We didn't even stay in this hotel we just paid 50$ to park in the parking deck to go see a show at The Fox. Got back to car and it had been broken into. I'm convinced this hotel is running a theft ring bc one of the employees had to let someone in the parking deck. The amount of goods stolen out of the car told us the person had to be in a vehicle. The parking attendant was acting super weird as we waited on the police who NEVER showed. Prostitutes waiting in the lobby and worked the corner at the valet. People were smoking homemade Bongs INSIDE the lobby. The workers and this hotel are very shady. We waited 4 hours for the police who never showed them we were like things are getting really weird and decided to drive the 2 hours home.

Beautiful hotel in Midtown directly across from The Fox Theatre. I reserved through Booking.com and even though I think their descriptions can be as misleading as dating website information, I am still impressed with this lovely place. I'm not thrilled with the service as much as I am the location, and overall aesthetics. The pool area is nice and I really believe could be played up more, maybe with a small bar, and yes, better lighting.
