Location wise I'll say near to perfect. Major site seeings r nearby except for the malls and night markets. Rooms and overall ambience is beautiful. Breakfast is a tad too expensive if you miss on the complimentary option. No lunch or dinner option at the hotel. Room services can be better.

Pros: Helpful front desk staff. Possibility to book tours & transport at the front desk. Breakfast was good in terms of quality and quantity. Location close to Khaosan road and other landmarks. Cons: The room and bathroom had a very bad smell. Almost no ventilation. No room service at the start of new day. Too much noise coming from nearby rooms. Difficult to sleep since even someone walking outside created a lot of noise.

The rooms are very clean, and basic. Perfect for the backpacker/traveller. Breakfast was great, with a selection of fruit and eggs. Located very close to the Royal palace. Location for most hotels is similar, everything seems to be about a 30 minute taxi ride.

I found the owner very kind and helpful, The room was clean and well appointed. It has an old style charm that I personally loved. Great location. A short walk to the ferry dock, which is a great way to get around. I'll be back.

Very nice quiete place in a perfect spot in town. The standard room is a perfect size with good functioning AC. Everything was clean and the shower was warm. All in all a nice place to go!

My stay at the hotel was a very disappointing experience. From the moment I arrived, I was met with an unpleasant and unfriendly reception from the staff, who seemed disinterested and impatient. Instead of feeling welcomed, I felt like I was viewed solely as a source of income. The staff's attitude was cold and unaccommodating, and they completely ignored my request for an early check-in. Additionally, the hotel did not look anything like the photos online. The walls were peeling, and the overall condition of the place was neglected and run-down. If you’re looking for a place that values and respects its guests while providing a pleasant experience, I strongly recommend avoiding this hotel."

Location is good, the staff is helpful. BUT, the room we stayed in was too small and the windows are secured with a screw and you cannot open it. So, if you want to breathe, you either have to open the aircon or the door. Since you cannot sleep with the aircon open, we had to sleep with the door open to breathe haha. And my girlfriend got sick because we tried to sleep with the aircon on. Also there was too many mosquitos in the room we have been bitten like tens of times. Moreover, the walls of the room was so thin that you can hear ANYTHING. Snoring, talking, sneezing, walking. Everythink that your neighbours do. Is it over? No, our curtain was broken and we couldn’t be able to cover the window which overlooks the lobby. It is not private, it is not sleepable, too much noise, too many mosquitos.

Nice clean old style building with great hosts in quiet location so long as your neighbours are quiet as walls are wood only. My neighbour was playing his phone without headphones til gone 1am. Needs a house rule to respect those sleeping early.
