"The latest addition to San Juan’s preeminent boutique hotel mini-chain is the brand’s first beachfront stay, designed with the same keen eye for the trademark sustainable luxury that denotes “the O:live experience.” Quiet luxury goes to the beach at this new addition to Isla Verde, set on one of San Juan’s loveliest stretches of sand. The sustainably-driven high design embraces earthen elements—wood, stone, cotton, rattan—with the Atlantic Ocean as a dramatic backdrop. Set apart from the city’s hustle-and-bustle, this is one of Puerto Rico’s most laid-back and transporting stays, drawing a stylish crowd that looks as if they usually vacation in Ibiza. All 80 rooms exude an instantly calming spa-like aesthetic. The Agua de O:live suites, complete with heated plunge pool and Zen garden, right inside the room are the most coveted. Ocean views from the balcony suites are downright artful." - Kathleen Squires

I don't understand these negative reviews. Our stay was absolutely perfect. Room was great, shower had amazing water pressure, bed was super comfortable, cleaners were excellent. Customer service was an A+. The front desk staff was super helpful and the beach service was all we needed and wanted from this trip. The food was also wonderful. Do yourself a favor and order the lobster rolls. The pool was heated and has beautiful views. All around a perfect stay!

Marvelous! And we keep coming back! Right on the best beach. Tucked into a quiet corner with no traffic. Rooms are beautiful, with great views, very comfortable beds, and very quiet. 2 amazing restaurants. 2 pools, one heated. The on site hair and nails salon, Ash, is not to be missed! All the staff is happy, long term, most helpful, really the best! At the restaurant we love Ricardo, Gigi, and Sasha. The room cleaning staff is long term so you get to know them over the years. We love Nancy and Natividad. Front desk is so helpful. Thank you Natalie and Amber. So many others we did not mention are also super helpful. Thank you all - we will be back!

Beautiful hotel, but disappointing customer service My partner and I were excited about our stay on our anniversary after a long day of traveling. However, upon arriving late in the evening, we encountered a significant issue. After taking a shower, the room flooded, with water even spilling into the hallway, leaving my belongings soaked. We quickly called the front desk staff, who came up to our room to take a look and then they called maintenance, who confirmed the issue was a faulty shower door seal. They assured us someone would be sent to clean and fix it. We asked about moving to another room, but to our surprise, were told none were available. As a result, we had to wait over an hour for the cleaning to be done and the temporary repair to be made, all while drying our belongings. While the hotel itself is beautiful, the lack of assistance and proper room availability left us feeling frustrated after such a long day.

We just returned from staying here and had an awesome experience : ) I will address things in other reviews to hopefully help people decide! This was recently renovated from the San Juan Beach and Water Club. Some people say the renovations don’t look nice but I think they do, there’s just a few little things they haven’t finished yet (vent covers mostly). They don’t feel cheap or cut corners to me. The one thing they could improve is adding more hooks to the walls in the rooms for towels/swimsuits and the wardrobe doors couldn’t be opened all the way in our room, but these are such small things we weren’t really bothered at all. The TV works well, there are outlets by the bed, the water pressure/shower was always good during our stay. The beds are firmer but super comfy we loved them. The shower does leak a little bit but so did another hotel we stayed in, is pretty common. Just put a towel down and it’s fine. The staff is all AMAZING, just super nice, competent people in our experience. The food at Kumo is delicious and AWWA is good, too! The service at the 2nd floor pool from AWWA bar is super nice to just relax in the (heated) pool and be served drinks. The location is second to none, you cannot get any closer to the most perfect beach. Servers also come out to the beach to take food and drink orders. The internet in Puerto Rico can be a little spotty, along with power outages. We did not experience any power outages and the WiFi worked well in our room about 70% of the time. If you go down to the lobby it was always good. Also you probably don’t come to the beach hotel for the WiFi lol. We stayed on the 2nd floor and didn’t have any noise problems, I would think this would only be an issue on the 10th floor below the rooftop bar, so if you know you don’t stay up late/go out, just call ahead and make sure you don’t get 10th floor. Overall, this was the most relaxing, peaceful, beautiful place we have ever stayed and we are super grateful to aire de olive and Puerto Rico for hosting us!

I am sharing this review to warn others about booking the Aire Beach Lounge experience at this hotel. It is advertised as luxury and exclusive, two things it is not. You will pay almost $300 for the same exact experience as those who purchased the $30 beach pass. The only difference between the Aire Beach Lounge and the Beach pass is that you are sitting in weird bean bag chairs instead of chaise loungers. Really would not recommend, do not waste your money.

During a trip to Puerto Rico with my wife, we decided to spend our last night at this hotel. At first, everything seemed fine, and we found this place through amex travel. Unfortunately, what started as a pleasant stay quickly turned into a nightmare. While we were taking a shower, our room flooded with water. Another guest noticed the issue when the water spread into the hallway. When we called the front desk, the manager on duty was friendly and apologetic. However, she told us they couldn’t move us to a different room due to full occupancy, which I find to be poor management and not attention to details at all. She assured us that they would reimburse us and make it right. In the meantime, they spent several hours cleaning and drying the room, working until around 1-2 AM, and we couldn’t sleep at all due to the ongoing issue. The next morning, we went downstairs to follow up, but no one seemed to know anything about the incident. The hotel staff mentioned they would adjust the charges on our credit card, but they needed approval from accounting. After we checked out, we called 2-3 more times, but no one ever provided a formal response or resolution. I’m extremely disappointed by how this situation was handled, and based on our experience, I cannot recommend this hotel to anyone.

We recently spent 3 nights here - after the first 2, I was prepared to give this place 3-4 stars... right on the beach, nice views, nice rooms (if a bit style-over-functionality), though there arent many nice local restaurants in walking distance and the area is solely about the beach. But on our 3rd/final night, the restaurant 2 stories above us was apparently having an employee party. We called at 1030p to ask what was going on/when it might be over, and were told there was nothing they could do and they had no idea when it would end. At almost midnight we called and asked for another room, as there was no way we could sleep through the thumping base. So we threw our stuff in our suitcases and moved to another smaller room to get some sleep, with assurances that we could talk to the manager about compensation in the morning. When we check out, there is no manager on duty - I'm told I will get a phone call. No call. When we got home I made a half dozen calls, and a manager was never available/promised return calls were never received. So after a couple weeks I filed a complaint with Capital One Travel; the hotel denies there was any issue because *we didnt leave the hotel at midnight*, and will not offer any compensation. At least Capital One gave us some credits. But if I had paid with my Amex, I would have disputed the charge. Skip this place. I hear Ocean Park has really nice places to stay.

Across from the beach near tons of food spots. Walking distance to foxwoods at the Fairmount. Every staff member was friendly and courteous helpful with suggestions and just all around real nice. Beach service was great. The food and drinks we great too. Would have preferred an iron in the room rather than a steamer but we made it work. Highly recommend this hidden gem!

Tabitha D.

Yelp
Went a little luxurious on this trip. Hotel name has changed to O:live Hotel but has the same lovely vibe. Valet is the only parking option but it's only $20 a day. The attendants and staff are so kind and welcoming. We are right on the beach also. Highly recommended!

Yelp
When I came into the lobby, I loved the smell instantly-- looked trendy and beachy. Vanessa was very helpful who works on the front desk. We were able to leave our bags at the desk and we could chill on the roof with the pool and/or at the beach before our room was ready. You'll get a text or a call when it's ready. We didn't try the rooftop restaurant, but it looked pretty trendy like the lobby. However when we got to our room-- it was like a college dorm room-- with the bare basics. 2 beds, a tv, coffee maker, iron board and hair dryer. No phone no mini fridge, dresser or any sort of artwork. Later, we learned that they are under renovation due to the WiFi being listed under a different name than the hotel. It will later be part of O:LIV. Would have been nice to know prior to booking at this price point. Just beware this place has bare basics in the rooms.

Yelp
Front desk did not welcome with a smile And was more focused on getting the process done than welcoming us at all. Accidentally gave my last name at checkin instead of my boyfriend & said I'm so sorry. No answer, no comment- just didn't even look at me and proceeded to ask my boyfriend for his last name. Construction was going on during stay. Paid $927 for two nights. Construction was directly under our oceanfront balcony. Front desk said construction started at 8am but construction trucks started at 5am... on Valentines. We got very little sleep. Communicated with front desk. I asked if they could move us to a room further from construction. No rooms available. Refunds are never allowed. Out of the $927 (for 2 nights)- they gave me back taxes and fees (~$120). I would say I really appreciate it but it's very sneaky to not let people know about the extremely loud construction. Also - could they make a 1 day exception for everyone staying for valentines? Everyone we spoke to was extremely upset about the noisy construction. I feel the least they could've done is given us a restaurant voucher or a voucher to use for a stay another time. Disappointed and ruined my stay on valentines.

Yelp
Worst experience staying here. First of all, the safe to our room was broken (ran out of battery) so we had to wait to have that replaced which made us late to our excursion the next morning. Daily cleaning service should be checking that everything is funcionable in the room on a daily basis. Secondly, the construction right below our room started every day at 7:30am! The front desk even agreed that it shouldn't be starting until 8am. Don't waste your time and money. Third, the shower water is very inconsistent. Hot and cold water comes and goes every few minutes which made our showers very uncomfortable. To top it off, the front desk staff is very unhelpful and un professional. 0/5 stars. We stayed here from 1/9/24 - 1/11/24

Kelly B.

Yelp
Noisy construction, rude staff except for Vanessa and the valet drivers. Save your money and go to any other place around here. Walls are thin, if you stay on the top floor you can hear the lounge and chairs being dragged all day and night. They overcharged me $166 for no reason but thankfully Vanessa caught it and refunded me at checkout.

Yelp
So what you know about me booking this hotel because of 2 things. 1. It is right on the beach 2. The rooftop bar & restaurant What you know about me arriving to check in just for them to say, "We're renovating the rooftop so it's closed this weekend". Ummmmm excuse me? Lmaooooo I almost got back on the plane and went home At least it's still on the beach so we're good. Check in was fast, the room had 2 waters for me which actually saved me because I was HELLA drunk one night so waking up to waters already in the room was CLUTCH! The view from my room was nice as well. Staff was extremely helpful with anything that I needed during my stay. The room was cool, nothing spectacular or anything since the hotel is pretty old but the air condition had my room freezing the entire length of my stay which is all I ask for. Well that, hot water, & a ridiculously clean room, & a nice view which luckily they had . Checkout at noon instead of the usual 11am was great as well. Really nice hotel, I'll be back whenever the damn rooftop bar is back

Mary D.

Yelp
It's a very cute place but they seem understaffed and the floors and sheets were sandy when we checked into our room (I haven't stayed in too many beach side hotels so this might be more common than I realize). Other than that it was a very nice little hotel and the rooftop bar is super cool! It definitely had a lot of larger groups of people bachelorette parties, birthday trips , so a very high energy place!

Yelp
We enjoyed our time at this hotel. The staff was pleasant and helpful and the ambiance of the hotel felt like if we were at a spa. The room was clean and neat but it lacked the refrigerator and microwave that I'm used to having when I stay in a hotel. However, when I asked the front desk, they were able to accommodate us with the refrigerator. Having the access to the beach was the best part for us. They provided chairs and umbrellas and had waiters come out to us if we wanted drinks and food. The rooftop was beautiful and the pool area was cute but the pool itself felt like a trap. It needed a better stairs to get in and out of the pool. Our other favorite area was the Komu breakfast. It was super delicious. Overall, for the time frame and location(near the airport, and family) and purpose(the beach access) we were satisfied with this hotel.

Jennifer N.

Yelp
Very underwhelming hotel. The photos online seemed photoshopped to make it look nicer. Room is smaller than expected. Elevator lobby area was not well lit at all. The bathroom sink drainage on the 5th floor ran extremely slow. Parking and breakfast not included. Most of the staff were friendly. The view of the beach from the room was nice. The location of the hotel had an easy access 30 second walk to the beach. Beach chairs and umbrella were included with the hotel.

Jesika B.

Yelp
My partner and I went here to relax after being burnt out from work and personal life. Unfortunately, it was a little hard. They're doing construction which started as early as 7am. Sleeping was impossible at this point.

Becky K.

Yelp
Location, location, location. I give five stars for this beach front hotel which is literally ten steps from the beach. The lobby is small and not much to look at. The elevator going up to the rooms is pretty cool, they have a waterfall behind the glass. Walking into my room was interesting. You can tell the building is very dated. But blue lights? Strange. The blue light perfectly highlighted stains from previous guests on the comforter. The room also had ceramic floors which were absolutely filthy. The bathroom was renovated but not very clean.

Kia S.

Yelp
The resort looked beautiful when we arrived Christmas night 2021. At check in we were told there was a resort fee of 16% of the daily rate which was about $485. The resort fee allowed us access to the rooftop bar/lounge, MIST now known as KUMO, the rooftop pool, the hotel restaurant downstairs, the gym in the basement, and the beach amenities; lounge chairs, umbrellas, and beach towels. KUMO was closed until December 30th, the pool was freezing cold and closed at 8pm, the restaurant downstairs never opened, and the gym was inaccessible due to construction on the property. We did utilize the beach chairs, towels and umbrellas. In my opinion the amount of the resort fee should have been reduced due to the lack of access to the resort amenities. First the elevator, there was a ceiling tile missing the floor was dirty and there was a camera cord hanging. We purchased a city view room and was given room 409. Arriving to the room the floors were unswept, there was sand all around and the phone did not work. The light entering the room flickered on and off all night. Two of the outlets did not work, the bed legs were uneven and the mattress was uncomfortable. The shower did not drain and the shower head leaked. The bathroom window was broken and did not close which allowed the humidity to enter into the room. The "city view" we paid for was a view of the wall of the building next door. Inside the AC unit there was a scent block to make the room smell better but it had mold growing on it. The mold spores were blowing into the room and at that point I had enough. I requested a new room. After 24hours, the housekeeper walking into our room while we were in bed and three visits to the front desk we were given a new room on the 7th floor. It was the same layout but we had a better view. Some of the problems in the first room were present in the second room; sandy floors, uncomfortable bed and non-working outlets and phone. The AC unit in the second room did not have any mold but it also did not work as well as the first room. Upon checking out I was over charged $50 dollars for valet parking. I had a one day rental car, the valet rate was $16 per day. The hotel corrected it but only after my card was charged for the full amount. Last but not least there was ongoing construction happening on the 10th floor which begun around 10am everyday. Overall I would rate my experience at the San Juan water beach club very very poor.

Yelp
Keys were backwards. Put the blue side in, not the arrow ‍ Roof top restaurant food was soooooo good. roof top pool was very quiet with comfy bean bags.

LeAnne H.

Yelp
Cool place. Nice boutique type of place. Rooms kinda old but clean. Blue lighting in elevator and room threw me off but kinda cool. Staff was nice. LOVED that the beach is right there - 30 seconds walk out the front door and Walla you are in the beach. If you are a guest of the hotel you get an umbrella and beach chairs. Front seat for towels. Ordered the quesadilla for breakfast and WOW plenty of food and delicious!

Yelp
I should have spent the extra 50 and stayed at Condado. The pictures on website and what the hotel truly is, are two totally different things. Credit to them on the marketing. Let's start w arrival... Valet clueless.... I arrive and they honestly seemed lost. They make you check in then come back out to give them room number. I gave the room number to one guy and other guy comes by asking why didn't I give room number. I'm like I gave it to him. Wrong number on wrong ticket. I check in and girl goes great room w great view, she actually upgraded us which was nice. then open shades and the filth and dirt on these windows was alarming. We decide to try restaurant inside the hotel located on the terrace over looking the ocean. We order the food and after 25 min comes back to say they are out of what we ordered and suggested something else. We said sure no problem, by this time we were starving. Wait another 30 minutes and comes back again !!! Says omg I'm so sorry and embarrassed we ran out of that too !!! Needless to say lunch started 20 min before we got there. Never ever again. Look at the pics of outside canopy by pool. Filthy hotel. P.S... if a customer complains about the quality of the room, you don't say well we upgraded you to an ocean room.

Anyela Mariam D.

Yelp
This Hotel does not look like the pictures they have on their website or Bookings.com. They are promoting the hotel with pictures from where it was brand new and it does not look like that at all !! Everything is smaller than in the pictures. The elevators are super old and look horrible. The shower was dirty when we arrived to the room. Also the AC is broken on the outside and you can see how dirty is on the inside . Very dissatisfied!!!

Diamond A.

Yelp
DO NOT STAY HERE. 1.The hotel room was okay but I've seen way nicer ones in the area for the same price. Bathroom was eh alright; it just wasn't that clean and the whole room felt outdated and bland. 2.Upon leaving we saw a ROACH in our room and no we did not have food all over the place. I've never seen a roach in a hotel until now. 3.The valet misplaced our rental car key the day we were suppose to check out. 4.I feel like the PICTURES WERE COMPLETELY DECEIVING. That lobby area was small and so dark every day all day. I wish I was exaggerating! Even the elevator was dark and a mess. This place was not worth the money at all. 5. and I've never stayed at a hotel so unprofessional. The massage people kept texting me nonstop 10+ times to ask if i still wanted a massage after I already said no. 6.And do not expect too much of the rooftop; there's barely space up there to lounge and swim. The only thing that was nice was the receptionists and valet. 7. By the way parking was not included or breakfast... and there was no ice machine on the floor. I felt nickel and dimed for a 2 star hotel experience.

T O.

Yelp
Staff was friendly. Room was okay. It was clearly old and worn but overall it was clean. The shower head would not stay upright and would spray water from one of the elbows when moved. Both my girlfriend and I were bit by some bug many times while sleeping. Staff was informed about the bugs biting us but didn't seem concerned. Several of the bugs were seen on the bed.

James L.

Yelp
Worst hotel I have ever stayed in !!! The rooftop is not open fully !! This was the Main reason we booked it . Rooms are outdated but that's ok I can deal with that !! But construction noises ohh hell no !! They have construction going on I mean noisy just like if I was back in New York at a construction site!!! Terrible People take vacation to relax and get away from this kinda noise !! Guys this is really bad I'm on the 8th floor and it's like the construction is literally at my door or wall !!! This hotel is a scam not what I was promised or what's I paid for !! I do not recommend please read all reviews from google ,Yelp or whatever this is not the place to spend your money!!!!

Art H.

Yelp
The best thing about this hotel is the staff, super accommodating, the door guys very helpful with anything as far as tours and very polite. The room is dated and I give that a two star. I did not try the restaurants. On the way to the beach they give you extra towels and water bottles. They gave me a 1pm check out time. Again I cannot rave enough about the staff.

April A.

Yelp
My husband planned a long weekend getaway for my birthday. We had previously stayed at the Royal Sonesta (fantastic) . However, due to finances, we chose a less expensive hotel. The San Juan Water Beach Club. The only good thing about it was being at the beach. 1. Elevators were slow and look worn out. 2. Hotel Restaurant was ridiculously overpriced and not worth the money. 3. Hotel rooms are seriously OUTDATED. 4. Some towels had stains. Sheets didn't feel clean. No sweeping apparently. Cushioned bench was stained. 5. Partial view means you can see some ocean through your window. Windows can't be open. 6. Asked to upgrade room to Oceanview and were told no available. Every day we saw those same rooms unoccupied. Bed in room: substandard 7. No ice machine. You take your bucket to the front desk and they put the ice in. 8. Air conditioning unit ran all the time, very noisy. We tried adjusting the temp and fan to no avail. We were freezing. Floors are all tiles, no carpet anywhere. 9. Room had a fridge but no microwave. 10. One uncomfortable chair and a "desk" chair . Used to white, not anymore. 11. The noise was constant! Worst hotel experience ever! We tried to find an alternative on the day we arrived. Not a quality hotel for the $$. Mr. & Mrs. Anderson. Stayed in room 406.

Marcela B.

Yelp
This hotel was pretty underwhelming. The pictures made it seem cool and boutique. Truth is, that while it has a great location in front of the beach the rest of the amenities are not great. Our room in the third floor was cold, plain and the bathroom was dirty. The Lobby area is strangely dark. The pool was fine but small and the glass needed to be cleaned. Also- the ac made such loud noises it was hard to sleep. This was the last leg of our trip so we tried to focus on the good things like the beach.

jennifer c.

Yelp
We only spent a night here- overall it was okay for a one night stay prior to our cruise. Would not stay here again, however. I would not say this is a 4 star hotel and am not sure how they are allowed to market it that way. Pros- *Friendly front desk staff and concierge *servers on the beach and at the upstairs lounge were top notch *View of the beach from the room was beautiful, windows opened to hear the waves Cons- *Outdated room- popcorn ceiling and walls, cold/hot water issues in shower, TV was terrible quality *Dirty room- sand on floor and in sheets on arrival *I would have skipped the free breakfast. They do include a few items from their full breakfast menu but the options weren't great, they include american coffee but not Puerto Rican coffee. Sandwich was cold/bread stale and the service was slow. It seems they overwork the staff in this restaurant by giving too many tables at once *Sand fleas- not the hotel's fault but sand fleas bit my ankles and arms and made me quite uncomfortable during the beginning of my cruise. It was brutal

Evan G.

Yelp
The San Juan Water and Beach Club Hotel on Calle Jose Tartak in Carolina is a great place to stay that is close to the beach and in the middle of everything. I like everything that this hotel has to offer and the views that they have. The staff here is very helpful and makes sure that you have the best possible stay.

Elliott S.

Yelp
Okay this is my first day here so Ill give you my first day, first visit to Puerto Rico impression. Decor - decent Cleanliness - adequate Location to beach - excellent Customer Service - non existant. From the moment I arrived I had an open mind not expecting a red carpet welcome but I do expect a simple amount of customer service standards. The front desk greeter just asked for my id and gave me a key no smile, no tidbits of the area. The hotel does not have room service but does have a nice rooftop lounges and restaurant. The views are amazing and there is a nice large bar. The service however is better at Dave and Busters. Seriously. I purposely came during the week to miss the weekend spring breakers. There was a full staff and no customers so service should have been relatively quick. Nope. The servers just walked past me as if I werent there. No eye contact no greetings. So I sat at the bar ordered a drink and food. The drinks are watered down and the food is cheap frozen food quality. This place would receive 1-2 stars if not for the proximity to the beach

Mario D.

Yelp
First time in San Juan as well as in this property. 5 minutes in my room and after flushing the toilet the water started to rise nonstop and I called the front desk to report what was going on. By the time the maintenance guy showed up I had water all over the floor in the bathroom and bedroom. I requested to get another room at the front desk and the agent told she would just get me another room once I move my belongings from the flooded room. I was pissed since the whole event made me late for dinner with my friends and the room I got was a smaller and handicapped room. I talked to a manager this morning, but no compensation was provided for the inconvenience.

Dawn P.

Yelp
Pros: * friendly and helpful staff * direct access to the beach with free umbrellas and chairs * this part of the beach has relatively little seaweed as compared to just east near the Intercontinental * almost everyone at the hotel speaks English * they allowed an early check-in with 0 hassle * the location has access to numerous restaurants, pharmacies, and souvenir shops both east and west Cons: * for a "water and beach club", the beach chairs and umbrellas were removed between 5 and 5:30pm each day, and the (very small) pool closed at 8pm * only 1 beach towel was provided to each guest each day * they have updated *some* areas, but covered dilapidated areas of walls with curtains (which are everywhere) * there's no AC in the hallways on the floors or in the elevators * the elevators are extremely slow - forget trying to get on one at noon, which is checkout * there's a "chill" closet on each floor, but ice is only located on 3 and 7 * our AC was leaking (presumably from condensation as were there for 5 nights and kept it at a low temp) and it sounded like housekeeper went on a tirade in Spanish. When we returned to our room that night, the cover had been removed and placed at the foot of the bed where it stayed for a day or two. Ultimately this is our 3rd trip to PR. We stayed at a different hotel the first 2 times, but was unhappy with the housekeeping on the 2nd trip, so I thought this hotel would be a better option as we go there specifically for the beach experience. We might just return to the other hotel next time if only for the late hour pool access and ability to keep our beach chairs and umbrellas past 5:30.

Chinyere E.

Yelp
I love this place. Such good value, and always a vibe. The hotel is a perfect stay for couples, though their day pass is terrific for all. For a San Juan/Carolina stay, it's a no brainer.

Liz R.

Yelp
Where do I even begin? I am a legit hotel SNOB and am very selective when it comes to where I stay while traveling. This hotel seemed AMAZING from what I viewed online and from reviews so I booked it for my impromptu trip to PR. The location was great as it is close to the airport and directly on the beach. Everything looked just as it did in the pictures and from the site UNTIL you get up to the rooms. I immediately knew they put lipstick on a PIG upon walking into my room. There was a bad paint job done to the walls and ceilings and patchy construction throughout. I ALWAYS do a thorough bedbug inspection wherever I stay and upon inspection I saw what appeared to be markings / traces of bedbugs at the head of the bed on the mattress. I immediately called the front desk and they arrived with the head of housekeeping who told me that the markings weren't from bedbugs but rather from when they re-stained the headboards. I wasn't buying it and demanded to be moved. They obliged and upon inspecting the new room's bed, the same marking were found in the same area of the bed...I again called them to show them and the manager said "we don't have bedbugs here" to which I replied "there are bedbugs EVERYWHERE and all it takes is ONE person to bring them". Yet after seeing that the markings were literally in the same spots and inspecting the headboard and seeing that it was in fact painted over / stained, I said OK I will give this one night because if there are bedbugs I would be bitten and immediately have a reaction (I am quite the expert because I've been bitten before at a really nice Sheraton and became an expert on them soon after). Day 2 I had no bite marks or reactions so I felt a little better, however, there were other issues in the room such as overall poor housekeeping standards (hair in shower and rooms not cleaned after housekeeping serviced them), overall poor lighting with the only option being BLUE lights so opening up the shades to let in natural light was the only option or going in the bathroom. The rooftop pool was GROSS and was misrepresented on the site. It is literally the world's smallest pool ever and even the glass surrounding it was dirty and in need of a deep cleaning. Everything about this hotel screamed CHEAP REMODEL POOR UPKEEP! The only reason this isn't a 1 Star review is because of the location / proximity to the beach. Most hotels in this area don't have direct access. Oh, and now that I'm home, guess who is itching from mysterious bites??????? I'm throwing out my entire wardrobe, suitcase and any and everything I brought with me because I'm now fearful there may be bedbugs in them

Yelp
Made a reservation for our honeymoon in April. Wedding was in July. We had stayed there when is was under construction and was told they would accommodate us when we were honeymooning there. Had a medical emergency in May and had to postpone the wedding which also postponed the honeymoon. I called the hotel several times, trying to get ahold of the manager. I was told he would call me back, but he never did. I finally got him on the phone and he would not give me any type of credit or a different date so I lost almost $700. I have been an Expedian gold member for over five years and have never been treated by a business like this before. It is appalling and frankly WRONG to keep someone's money and not give them any type of credit. We couldn't even let a family member use the room for those days. This is suppose to be a top notch hotel...NOT CLASSY!!

Yelp
The location is a 5/5 and the best thing about this hotel. (Directly across from beach) Now lets talk about the FLOOD in my room: Stayed her from Friday to Monday. On Monday the day I am leaving I wake up around 8:00 am and step into water. I then walk all the way to the door in water and there is water coming from the door. So now there is water from the door, all the way to the beds, and to the TV area. I open the door and there is a "wet floor/piso mojado" sign in front of my door. The door to the room directly across from me is open & I see a maid in there with a mop. So I ask her what happened in Spanish and she tells me the person in that room left the water on and the water got into my room. I then see my daughter has her nintendo DS gaming system that was charged in the wall on the floor completely SOAKED in water. I call the front desk, they send a security guy up who was nice but I show him the DS and he tells me go to front desk. Get to the front desk & show them the DS. They say they will reimburse me the $300 it cost, I fill out a form that they claim will be sent to insurance. I didnt get any other compensation. No free breakfest, no late check out, vouchers, nothing. They didnt even offer a later checkout to hold my luggage since my flight was around 3PM. I understand things happen but my problem is they KNEW there was WATER FLOODING into my room and didnt even KNOCK on my door to tell me. And They obviously knew because they put the wet floor signs. So I was just suppose to walk around in water when I woke up and not care? Ridiculous and SO unprofessional. Also it is August 1 and I still havent gotten the $300 check I was told I would get by managers. Said it was suppose to be sent to their insurance company, they took my address and still nothing. 4 months later and no money. Really upsetting that they can work this way. I honestly wouldnt have been that mad if they wouldve knocked on my door to TELL me about the water , because I get it things happen. But dont put the sign out my door and NOT even tell me. Ive been out the country where Ive had water leaks, lights going out etc, but staff is accommodating and helpful about it. This staff did nothing to help and then tried to act like they were going to help but 4 months later, nothing. (And please note the pictures are from when most of the water was cleaned up by myself with towels and the security guy they sent up!) ALSO wanted to add. One night the guest next to us were screaming at the top of their lungs and banging on the door that her friend wasnt letting her into the room. (Screaming & banging on the door for at least 1/2 an hour) Just so ghetto and took way too long for security to come up & deal with it. Pros: location Cons: elevator is slow, pool is tiny with only 2 chairs to sit around it, rooms are small, bathrooms tiny, basically its a small rundown boutique hotels. I will say the security guard, the maid and the guys in front of the hotel that do valet and scan your temperature were very nice! But thats it .

Yelp
The San Juan Water and Beach Club Hotel is in a nice location directly across from the beach. The hotel itself has a nice restaurant and bar on the roof. The food and menu are decent. Prices are a little expensive, but what do you expect from a beach resort. The hotel and rooms are a bit dated, and very dark inside with blue lights. Feels very much like you are in a night club! Rooms are small and very basic. Hotel staff is friendly and rooms are clean.

Yelp
Let me start with the pros. We had a great ocean front room with a small, standing only deck. We were steps from the beach. We got free beach towels, chairs, and umbrellas as hotel guests. Those are huge pros. However, the cons, you should know this hotel is rated as a 2 star hotel. The furniture and lighting in the room extremely outdated. The shower water inconsistent, the sink splashed water everywhere. The room feels soggy and damp due to the weird placement of the bed and air conditioner. You cannot call the front desk because they never answer the phone, so you have to go all the down downstairs to ask for anything including ice. The front desk staff is nice but clearly not of too much help. The TV in the room is outdated and inconsistent (sometimes it works other times it loses service). The keys to the room are disabled every day at 12pm so everyday you have to have your room keys reactivated. The mattress on our king bed was creaky and clearly in awful shape. It was sunken in the middle and you could feel the springs and hear them every time you moved. Also I paid $938 for 3 nights and $106 for a "resort fee" when we arrived. So $1040 for 3 nights! The rooftop bar has awful service. The wait is forever and the food isn't great. To be fair, the wait for food in Puerto Rico takes forever, but I'm from NY so I'm just used to faster, better service everywhere.

Yelp
Spent a 5 day vacation here that I got my girl for Christmas. The Staff is exceptional, the rooms were good, the rooftop was awesome. Pool, check. Bar, check. Beach across the street (dead end I might add) Check. Location, Check. They remember your name, have 2 places to eat within the hotel, and if you're lucky enough to visit this beautiful place (Puerto Rico) like we were, try to plan it around the Saborea, a giant food festival with all the best chefs of the island. I was lucky enough to make friends with a celebrity chef from Master Chef who was sitting next to me on the rooftop bar and ended up with free VIP passes and Car Service he sent for us, but even without that, this place was amazing....

Yelp
Let's cut to the chase: You come to this place for the view. Before you get through the front door, you will have to meet a guy I will name "Joe". He will greet you in English (Spanish speakers are not welcome) and will will put you on the "list". At that point, You will ask Joe how long more or less it will take. And it is not the answer he will give you but rather the tone that is going to tell you all you need to know about the place. Think of it as "Studio 54" in New York City in the 70s and 80s. You would dress up and stand in line for the chance that you may be selected to come in. Most people would not make it in... My review should be taken this way: if you are a local, stay out. If you are the average American; stay away. If you are the type that will do anything to be selected by Joe to come in, by all means come to this place. You are most certainly the type of customer they go out of their way to welcome...

Yelp
I enjoyed staying here; however, they should inform guests that they do experience frequent cable TV outages and black and brown outs from time to time. Restaurants- There is a rooftop bar and restaurant called Mist that is incredibly beautiful and offers stellar food. The 14 oz. ribeye steak and whipped mashed potatoes with fresh chives was divine (I would eat this every day if I could). The steak was so huge I ate half one night for dinner and the other half for breakfast. The rooftop is covered and you can peer out over Isla Verde Beach and hear the coqui frogs singing at night which is peaceful. FYI-See Mist Yelp Page https://www.yelp.com/biz/mist-rooftop-bar-kitchen-carolina Zest is the Restaurant on the ground floor and offers breakfast in the mornings and dinner....I cannot review it as I have did not eat here. FYI-See Zest Grill Room Reviews and Pictures on Yelp https://www.yelp.com/biz/zest-grill-room-carolina?osq=Zest Rooftop Pool and Lounge- There is a beautiful rooftop pool that overlooks Isla Verde Beach. The only downfall is that there is only room enough for 5 beach lounge chairs-so if you do not get there early (8am) in the morning-good luck finding one. There is a beautifully cushioned couch area (lounge) that also overlooks Isla Verde Beach which is nice. Food and drink service is available here as well via a waitress. Hotel Ambiance- Very Zen-like ambiance with cool blue lights in the hallway, a stone stripped tile in the hallways, and white walls with simple, but modern art. The Staff- Is friendly and helpful and it is easy to get a taxi to explore the city or to get to the airport. The Resort- The resort fee which is NOT optional-but paid after arrival to the hotel is $22.00 a night and includes lounge chairs and umbrellas at Isla Verde Beach just steps away from the hotel. This section of Isla Verde Beach seems very clean, white silky sand, and dotted with real palm trees with growing coconuts! Towels are also provided-but are very small so I purchased a towel at the CVS pharmacy a few blocks away. Also included in the resort fee is two bottles of water in your hotel room. Local Restaurants- There are several local restaurants both on the beach and within a block or two of the hotel and range from local, inexpensive island fare, to smoothies, Burger King, and other places including more upscale fare. FYI-Buy some cool Puerto Rico Flipflops at the CVS around the corner!

Yelp
We have visited PR several times, a few times on a cruise and another time we stayed at a resort for a week, so we've seen many beaches. Of all, this is one of my favs. While we only purchased a day pass, it was one of our best ever choices. The service, the food and the view from the beach is phenomenal. Clean, uncrowded beach and attentive staff are just two reasons we will return!!

Yelp
My husband and I stayed 07/04/22-07/07/22. The overall experience here was OK. Valet attendant Savi (not sure if I spelled it correctly) was very welcoming, friendly and attentive. He always offered and suggested locations/ restaurants to visit while on our stay. Concierge was nice and friendly. I do feel the pictures online throw off the reality of how the bedrooms are. The bedroom we were accommodated into had no mini fridge which I feel would've been necessary for any refreshments we may of wanted to keep cold. There are no night tables/ chest to put away clothes or undergarments the room only offered a closet to hang minimal clothing. The roof top view was nice and had a nice small lounge/ pool area. If I had to choose again I wouldn't stay unless these necessary minor details where upgraded. We did enjoy the touch of the blue lighting in our room and cleanliness.

Yelp
Before you even consider staying at this hotel read the reviews, I sorely wish I had read them beforehand, I would have never booked a room. I was quoted a price of around $400 for a 2-night stay in a King room with a balcony. The final bill was over $600, plus 35 for parking. We didn't buy or use anything at the hotel, this is the price for just the room. The room was so small it was a joke, the balcony didn't have enough room for a chair, standing room only. Most of the cheap hotels or hostels I've stayed at least provided a so-called "continental" breakfast (coffee and a roll. For $600 you get zip, nothing. Didn't even have cups for the cheap ass coffee maker in the room, when I call the desk, they said if I wanted coffee I'd have to go to a coffee shop. Do yourself a favor and stay at a better place and read the reviews. I suspect there are some fake reviews toss in the mix in an effort to cast a more positive side against all the true negative reviews.

Yelp
Terrible, not a good experience the room was Dirty stains, bottom of curtains, parts of the bedspread also, plus unfriendly rigid staff at the desk, secret amenity fee not clearly disclosed during the JetBlue vacation package, no refrigeration in the room, constant need for towels to be delivered, no room service, no ice machine on floor, very filthy dirty exterior windows blocking the ocean view, threat of $25 fee per beach towel loaned to us for the beach. The pool rooftop although nice was smaller than the photos and cold not heated. There's more many times the front desk doesn't even answer the phone. I would not recommend it and wouldn't stay there again even if it was free.

Yelp
The absolute worst hotel I ever stayed in. The entire hotel is in need of an upgrade. The shower head was more like a faucet that is unable to adjust or move. The room had poor lighting just like the lobby and the elevators. One night we had called to get assistance with transportation back because we were having difficulties with uber, the receptionist Glorimar just gave the telephone number for a taxi. She showed very little compassion about the safety of the guests who stayed in the hotel. We had attempted to call the hotel several times to no avail. She stated it was not hotel policy to assist guests in that manner, even though someone assisted us earlier that day. With all the other hotels in the area, you would think they would want to keep their guests happy and return. Glorimar was rude and lack professionalism and customer service skills and etiquette. The photos online are definitely not current and seemed photoshopped to make it look nicer. The rooftop lounge chairs where dirty and the pool was extremely small. Do yourself a favor and go elsewhere.

Yelp
The view from this place amazes me every time! The food, drink and services are good too!

Yelp
We booked this hotel last minute, without much research as our Air B&B was unsafe due to hurricane Irma. This hotels management of the guests during the storm was amazing! They took in to account the safety of the guests and not their pocket books. The day of the storm they relocated us to a more inland hotel, paid for our room and had a breakfast buffet waiting for us upon return the next next morning. This hotel really went above and beyond with every little detail they could to make sure our stay was enjoyed. Juan the manager, all the front desk employees, the restaurant staff (especially the nighttime bar tender, dangit I forgot his name) were so friendly and amazing. This hotel really has it all. The beach access with free use of towels, chairs and umbrellas. The wait staff who bring you drinks on the beach, rooftop pool and bar (which we missed due to the storm), on site bar and restaurant which had some great food (breakfast could use some improvement however...). We plan to come back and stay here again for sure! If you're in San Juan, stay here. And make sure to visit the bar down the street on the corner for a meal also.

Yelp
My husband and I found this hip little boutique hotel on a Group On deal, and it met our needs for a quick (3 night getaway) Pros: Location- this hotel is steps away from the beach . They provide you with towels, umbrella and chairs , which make for a very convenient , no fuss experience. This hotel is also conveniently located just 5m from the airport , and right in the heart of shops , restaurants, even 24 hr car rentals if you want a quick getaway. The roof top bar is a must see. The breeze alone is worth the trip . This is a boutique hotel , so lots of cool little touches , including the blue/see through elevator, blue hallway, and blue rooms . The staff is very friendly, and will try to accommodate you as best they can. Breakfast was included and super yummy . Cons: This hotel is for a younger crowd or for couples . I do see some families here, but this is more of an adult experience. The walls, for example, are paper thin. We did have loud neighbors partying the first night , but we called downstairs and it was immediately addressed. Also, anyone talking in the hallway will be heard, loud and clear. Rooms do need a major upgrade. I'm a room snob, however I found these rooms to be acceptable, especially for the price and location. I came knowing this wouldn't be an AC Marriott, so the room was what I expected based on the reviews I read prior to booking . The room is cramped( and we upgraded to the ocean view w balcony!) You can't really stand on the balcony, but it was nice to open the door from time to time . The AC units are super old and hard to get the temp right. Bathroom is cramped as well. The rooms could really use a major upgrade, especially removing the popcorn ceiling! Tips: Bring lots of ones for tips. It helps to tip the guy who brings out your chairs for the beach , as well as housekeeping. Drinks and food are cheaper if you walk just a few steps away from the hotel and head to one of the numerous small eateries available. You can bring your drinks back with you to the beach. We went to the CVS and got some beers and snacks for beach . This is not a private beach, something my husband and I seek out when vacationing because we love to interact with the people. Get breakfast package if possible, they have decent selection and it saves $$on food . Overall , I say for the price and number of nights we stayed , this hotel fit our needs . It's not the fanciest and could use some upgrading , but we got along just fine , and spent most of our time outside the room on the beach or exploring San Juan!

Yelp
For my first time in PR I can't say enough about this hotel. Upon arriving you are greeted by amazing, friendly staff. We arrived an hour before our check-in time but the staff said our room was ready and allowed us to check in early which was really convenient. Our room was on the 4th floor and from our window we could partially see the ocean which was nice. The room does have a blue light option but it is not the only light source in the room. The bed was comfortable and there was a closet in the room as well as luggage racks. No fridge but you can request one for a small charge if needed. Walking outside the hotel you are steps away from the most beautiful beach. The hotel provided chairs and towels starting at 9am until 5pm every day. The hotel also offers a number of opportunities for tours and recreational activities. The concierge was extremely helpful when we were booking our rainforest tour. The two restaurants in the hotel are amazing as well. Zest is the restaurant downstairs, we mainly ate breakfast here. The menu is small but the meals were consistently tasty. Mist is the rooftop restaurant and bar. They had cheap, daily happy hour specials (meal with a beer or cocktail) which we frequented as well. Not to mention the breath taking view from the balcony. The rooftop also has a pool, while small, we were able to enjoy it to ourselves multiple times. Mist also serves you food there if you want to relax by the pool and have a bite to eat. We were so sad to leave, from beginning to end we were pleased with this hotel. They provided us a spectacular week for our first time in PR. We will definitely be back!

Yelp
I would give this place 5 stars based on the amazing staff alone! My partner and I had the most five day amazing stay. I came across this hotel while on group and I am really happy I did. We had Daily breakfast, literally walking distance to the beach. We stayed in an ocean view - king room and it was not the biggest room but it was comfortable. The rooftop was soo nice and the drinks and service were amazing!

Yelp
In mid-November, made reservation for Xmas break. They took the reservation and the deposit. Confirmation number issue and credit card charged. Month and a half later, days before check-in date, they call and say our room is not available. It's under renovation they say. Then no, it's not renovation, the room is out of order. Huh? They say they'll call back with other options. They say speak with reservation manager Stephanie. Nobody calls me. I call several times and of course Stephanie never in the office. Thanks for cancelling our family vacation.

Yelp
Me and my boyfriend stayed here this past weekend and wow! We've stayed at the intercontinental and the Condado Vanderbilt but the water beach club is by far my favorite! The staff is so friendly, right across the street from the beach. The spicy crab Benedict on their breakfast menu is to die for. Will be thinking of that meal for a while! Had a really great time there this weekend, thanks!!

Yelp
Great hospitality, very friendly service. Smaller hotel so everyone will remember your face. These 2 were amazing as well as everyone else on staff. A lot of fun. Nice roof top pool and bar! Rooms are nice but who comes to hangout in the room, your only a few steps from the beach, and water sports are only a 1 min walk down the beach. It's a great location
