Great place and beautiful atmosphere with running water and vegetation. Rooms are quite small but still great. AC in the bedroom, no TV and common bathrooms. Everything was really clean ! However, there is a lot of noises during the night and the rooms aren't well isolated. You hear the cars, the people talking (sometimes shouting) until very late. The staff is friendly and welcoming, but is not really "proactive" in proposing things to do or places to go. Bottles of water are available for free in the room (don't know if you can ask for more). The neighbourhood is great. Lots of local Thai stores/food close by. The center is close too.

So many great memories of this place. It's under new management as Awara House. but can still book through the old namem The newer rooms are fabulous, the old rooms need some renovation but are still very sweet and traditional buildings. Tip..go for the honeymoon suite if looking for double room. Super and quiet at read of location.

A very lovely and cosy place with a great atmosphere, a very kind team that takes good care of you, and an excellent neighborhood. The breakfast area is home to some impressive fish and good coffee. In the surrounding streets, you'll find plenty of original Thai street food. The city centre is close by. The rooms are very nice and charming. Definitely a recommendation, unless you prefer a posh place.

An oasis! In convent location. Clean, very friendly helpful staff. Beautiful rooms, and garden, nicely decorated in Thai style with lots of attention to detail. I have been coming to Chiang Mai for nearly 30 years and I have to say that this is nicest place overall I have found. Very relaxing and comfortable. The beds and the bathrooms are the best!

The pictures from previous guests make it look better than it is. The house we stayed in was messy, the sheets had black mold and stains in several places, the bathrooms were not clean and the trash from the previous guests was still there. The urinal leaked on me, and half the lights were broken.. We stayed in rooms 102 and 103 which is closer to the street, so it was pretty noisy. Maybe it was just our rooms, but in general the place needs some renovations and deep cleaning.

Very nice and calm guesthouse in good location in Chiang Mai. the ups - Very nice and helpfull staff, manage to keep a calm atmosphere in a little crowded location, the rooms are clean and cozy. downs - water flush is too weak in the upper bathroom, so it's hard to clean yourself after going to toilet, I hope that issue will be fixed.

Really have enjoyed my stay here ..arrived 2 days ago got a single room with shared bath. Lovely and clean little balcony fantastic area out the back in the garden. Bit of noise but it is in the city. I have rebooked to come back as a base for a week. Double rooms out the back on the garden are quieter with private bathrooms. The Manager Mit is very helpful staff are welcoming. Santitham is a locals area you don't see a lot of tourists which is why I booked here. It's about a $5 AUD ride to the Old City and Night Bazaar in a tuk tuk cheaper in a red truck. If you want to step away from the main tourist area visit the beautiful Santitham Guest House..

Super friendly Bar and the evening house watchman. Stayed in the main house with shared bathroom as I did in 2006. Pretty clean and strong aircon. Since the house is made of teak wood that means there's no insulation so noise travels easily whether it's your other travelers coming in late or motorbikes going by all night long. Heard it through my high quality ear plugs but too jetlagged to care the first two nights.
