We stayed one night before a week in Jost and we LOVED Sebastian’s! We were in room #2. It was spacious, the bed was super comfy, the bathroom was a decent size and the water pressure was good. We spent the evening at the restaurant/bar and met the most lovely locals. |Doc, the bartender, made us some great drinks and I had some awesome ceviche. |We have already decided that we will return for more than just a layover next time. The staff really made us feel welcomed!!

It was a shame because we stayed for four days, first time around and accepted it as average and nothing to write home about. We then went off for a couple weeks visiting and staying at different islands including Puerto Rico and in the last minute before heading back home, to book a few more days at Sebastians as it was ok (we were limited on availability to stay) but we were reminded once again just how rude the staff at Sebastian on the Beach can be, particularly in the restaurant (we actually tolerated it the first time around knowing we were soon to be off) after our consequential stays in various places, being reminded of great service and hospitality , but once back at the SOB we experienced yet again just plain rudeness and a laziness from people to serve in the restaurant, we waited for 45 minutes in an uncrowded restaurant ! We decided after the first night that we would not eat for the remaining five days at SOB and instead eat at the Sugar Mill Hotel where we were greeted well and enjoyed fine cuisine and service. I think the result of the surly behaviour has cost their business dearly, probably about £1500+ from lost revenue. We will not be visiting this hotel again.

We found this place on a one day layover after a sailing trip. We had stayed in road town on our way in and we wanted something near the beach. It is absolutely worth the cab ride from road town. The Vibe is awesome, laid back, good live music the day we came, an unbeatable view over the waves. The food was amazing, the rooms were very nice and clean and the prices were the best we had in the Virgin Islands for drinks and food. They gave a free sample of the Sebastian's rum with brunch and it is very good! Don't miss this place.

We spent 2 nights at Sebastian's after a week on charter. I cannot say enough great things about this little hotel! Everyone that worked there was so warm and welcoming. The beach bar was delicious with great views and Catanya our server was so fun, and has an amazing voice we got to hear at karaoke! We were also checked on by Dahlia and enjoyed our drive with Malcolm to the beach. Our cliffside room was great and we enjoyed watching the surfers and listening to the waves crash. The room was clean and spacious. You do have to walk up a short hill to get to the room from the restaurant but it is an easy walk. My only small critique is that the bed was not the most comfortable. And be prepared for island time! We were never in a hurry but it did take some time to get food once ordered so enjoy the views and sip on a drink while you wait! We will definitely be back to enjoy Sebastian's again in the future.

Just back after 2 weeks in Sebastians in Tortola. We had a wonderful time. The hotel was excellent. The staff were amazing from reception, housekeeping, bar staff and waitresses. The food in the restaurant was great and we had some fun evenings enjoying the bingo/karaoke. The location of the hotel is excellent with gorgeous beaches nearby (long bay & smugglers cove). We also enjoyed the beach in front of the hotel watching the surfers. A special shout out to Antoinette who looked after our room. We will be back next year. Sue & John.

We absolutely LOVED our stay at Sebastian’s. The rooms/facilities were clean, well maintained and the views are gorgeous. The food is great, and the staff is so friendly. If you’ve already booked this property and have an opportunity to cancel, I strongly recommend doing so, and if you’re considering booking, don’t. Nothing is as advertised. I'm an easy and flexible traveler, so for me to be disappointed, it really took a lot. We were a group of 6 with 3 different rooms booked - all of us had entirely different but equally disappointing experiences. I personally booked a Standard Room with a Queen Bed and Garden View for 7 days. The booking photos showed a bright, spacious, and tropical-inspired room with beautiful furnishings (see photos as per my booking confirmation). However, upon arrival, the room bore absolutely no resemblance to the photos advertised. The room I was given was shockingly bad—far worse than anything I could have anticipated. It was so tiny and poorly designed that two people could barely move without bumping into each other. The space felt claustrophobic, outdated, and completely lacking the vibrant and inviting charm portrayed in the photos. The furniture was shabby, the decor was uninspired and tired, the room smelled like a moldy, stuffy cottage, and the overall atmosphere was old and depressing (see real photos). While the bed and basic amenities like the refrigerator and coffee maker looked technically functional, they did nothing to compensate for the suffocatingly small size, the dreary ambiance, and the blatant misrepresentation of the room. After spending way too much time arguing with the front desk and explaining the stark difference between what I booked and what I received, they finally admitted that they only have one room on the property that actually looks like the photos online. They even told me that the room I was initially given is better suited for a quick one-night stay—so why on earth would they assign it to someone staying for a full week? Reluctantly, they moved us into another room, which was marginally better but still nowhere near what I had booked. After an extremely lengthy conversation, the manager agreed to compensate me a few days stay, but despite my ongoing efforts, no refund had been issued and only after another month of follow ups once I got home did I finally get compensated as promised. Our vacation was stressful, uncomfortable, and overshadowed by the constant battle for even the smallest form of compensation. This seemed to be a recurring issue at Sebastian’s, as we repeatedly saw other guests leaving early, arguing with the front desk, and voicing similar complaints about their rooms and the property in general. Other things to note: There is no beach despite claims or suggestions to the contrary (see photos), a balcony suite may be a balcony or it may be a patio with zero privacy right next to the restaurant with guests a few feet away (as some of our friends found out), and the overall property is in desperate need of maintenance and attention. In addition, as others have noted in the review, the restaurant staff were annoyed if you had questions about the menu or dietary restrictions and every time we ate there, something in our order was wrong - and when you asked even nicely, the annoyance level just increased. If you’re considering staying or eating here, save yourself the frustration and book elsewhere. You may be lucky and get the one room that is as advertised, but please don't bother, it's not worth it. A few positives: the hotel did offer a free shuttle service to Smugglers Cove which was a beautiful nearby beach; this area and location is a surfing destination right out your door for those interested (there were lots of surfers out regularly).

Sebastian’s On The Beach is truly a gem! The place is spotless, and the attention to cleanliness was immediately noticeable, making the stay incredibly comfortable. The service? Top-notch. The staff are as professional as they are friendly, bringing just the right blend of warmth and efficiency to the table. And then there’s Joey, the owner—a character and a legend all in one. His charm and hospitality were the cherry on top of an already fantastic experience. If you’re looking for a place that combines breathtaking views, exceptional service, and a touch of island magic, Sebastian’s On The Beach is the spot. Highly recommend!
