Location is very uphill. Tough with luggages. A small tip for people coming from the shinagawa station is to come in from the main road on the right after the big crossing outside of the station. The slope is much more even. Service was very good! Staff was friendly, cleaning was good, they gave us good amenities in the toilet, there was pyjamas (which I've never seen before). They replaced pyjamas, toothbrushes, etc on the same day after they were replaced. Rooms were also a little small. However, for the price and for the location's rent, etc (this was the cheapest place we could find when we booked it!) this did not really factor into my final four stars. Also, we were 3 people into a little room meant foor 2. The toilet was also small. For average sized asian guys, the toilet seat was already cramped and required sitting in a different angle.)

Hotel location is great in the sense that it is at Shinagawa, but this hotel is way up a long slope, so it was really a workout dragging our luggage all the way up. There are many hotels in between that don’t require such a long walk, which can be a struggle if you are carrying heavy luggages. Our biggest complain with this hotel is the scarcity of washing machines. We booked the hotel because it provides coin laundry service. But we realised there were only 2 washing machines (the kind with combined dryer function) in a super small laundry room. Which means each wash + dry run will take at least 2-3 hours, and you are essentially fighting with everyone in the hotel for the machines. We had quite some clothes accumulated and it took us close to 5 hours to wash and get everything dry. There is a huge lounging area right outside the laundry room which is ridiculously big and could’ve been changed into the laundry room to accommodate more machines. Breakfast is not great. It’s the same everyday and not many things are available. If you were to purchase the breakfast adhoc it costs 2200 yen. Parking was okay. There are a few lots in front of the hotel that you can park with a fee of 1800yen per day (payment at hotel counter). But the staff said they can’t book a lot for you. If all lots are filled you will have to park at a nearby public parking lot. I’m not sure how that works because we were lucky enough to get parking lots for the two days we needed it. All in all, if doing laundry is a big deal to you, this hotel is a no. Also try looking at other hotels along the slope nearer to Shinagawa station to save your arms and legs if you are walking with heavy luggage.

Location was uphill but there is a way to go around so you do not have to go up the hill. However, staff was very nice and welcoming. Rooms were also really clean

Convenient downhill walk to train station. Stopped at 711 in the hotel across the street and ate breakfast at a nice park on the way. Had the absolute best ramen steps from here the night before. One night stay after arriving to the haneda airport. Got a taxi there and left for osaka by foot to station. Rooms were small but needed 3 beds. Had a smoking room in lobby. Pajamas provided free- in Tokyo now and pjs cost extra.

The hotel is a bit of an uphill walk from Shinagawa station so those with knee problems may have difficulty. The same may be true for people arriving from Shinjuku early in the morning after a late night of partying and just want to get to bed. Otherwise, it's a convenient location. Compared to a Holiday Inn, the hotel doesn't have heated toilet seats and a public bath. I love the free coffee from the lounge though.

Really good location next to Shinagawa station. There are lots of 7/11 in the area and there was one crossing the road👍The rooms were bigger compared to other hotels in Tokyo and very clean and tidy. The staff were very welcoming and kind. Overall a very good experience and would definitely recommend!

It's hard to walk up the hill to the hotel with luggage. The hotel is also located a bit far from Shinagawa station. No safety box in the room, dirty and stained carpets and a lot of old dust under the beds. It was also very noisy between the rooms.

Recently stayed here for 3 nights since it was close to the Shinagawa Station for an easy commute to and from the Haneda Airport and also along the Yamanote Line for getting to other central areas in Tokyo. I was aware of the reviews mentioning the location being located at the top of a hill, so I didn't mind that. The hotel is dated as others have mentioned, but I found the room to be clean and enjoyed my stay. I did have to dock one star because there is no sound proofing, and you can hear others talking and walking in the hallway, and can hear people talking in their rooms when in the hallways. Tip: If you are arriving by the Keikyu Express Train, please make sure to follow the signs to exit at the Keikyu exit and don't accidentally transfer over to the JR area, as it won't let you exit there. I learned this the hard way and had to speak to the ticket booth workers to resolve the issue.
