The hotel is located perfectly, just opposite the train station. Something that becomes extra valuable if you get in around 11pm...Staff and services are good, and the room was ok. A bit sad that it didn't have a window, but on the other hand, the soundproofing was super good, so you don't really hear the busy roads. You do, however, risk hearing - not to mention constantly running into - large groups of Chinese tourists. Nothing against the Chinese, but based on the experience in Myanmar they do seem to treat travel (including hotel breakfast) in a way that seems inspired by Mongol raids of yesteryear....
