The location is very good as it is situated in old San Juan and walking distance to main attractions. The room is clean and we had a window that you could see the top of the rooftops but it had plenty of sunlight. There is NO safe. The furniture and carpet is old and dated, but the AC works well. The elevator had 1 incident because the power was cut and the elevator was not running one day. Finally there is no breakfast and no one came to ask if we wanted our room cleaned. Maybe we had to ask for fresh towels and have our bed made. Around the corner is a good restaurant for breakfast and lunch and it is called Manolin. Opens 7am and closes around 4pm.

The location is great to experience Old San Juan without a car. There is plenty to do and see. For a night or two it's very comfortable. It was cool and clean and the front desk is very friendly. I would stay there again if I'm in the area.

Great location in the center of it all, close to where you want to be: bars, restaurants, clubs, shops, entertainment. Clean and comfortable rooms, although our room had no windows! The cruisers were very noisy Saturday night; things were much more quiet Sunday night. Coffee provided in the lobby. Mini fridge in the room, microwave in the lobby.

I stay in hotels every week on business. This stay was last night of holiday. I suggest you stay outside the old city and walk/uber/drive in instead. City is out of water today, at least this hotel is. Musty/mild mold smell in room. When people walk on 5th floor our 4th floor roof creaks and pops. The adjacent room thin wood veneer door did little to stop the loud sex sighs and cheek clapping for the couple hours that lasted on and off. Then neighbors across the hall broke out into some domestic dispute that lasted a solid hour, doors slamming voices blasting. The truth is, this hotel is low end for the area, so you get low end clientele to go with it. Not to complain but in short the amenities are down right depressing. 2 stars = "disliked it"

Update 8/8/25 - I’ve noticed that management responded to my review trying to act as if they weren’t blatantly medically prejudice and racist. Marijuana is commonly prescribed by DOCTORS for chronically ill patients which my spouse is. SHE HAS CANCER! She smoked outside in the streets while we explored which is perfectly legal and not in violation of the terms of our stay in the hotel. I find the whole response off putting and I hope my review stands to warm others of the scheme you’re ATTEMPTING to run. 🙄 I didn’t have the best experience here. The owner tried to accuse my partner of smoking weed in the room. My partner is in cancer treatment and will smoke to relieve pain. They only smoked outside on the day that we checked out. The owner smelled it on her clothes and accused us of smoking inside the room. Mind you I don’t even smoke at all! I felt like in that moment he tried to typecast us and scam me out of money. On to the room. The majority of rooms do not have windows so beware if you’re claustrophobic. The bed isn’t the most comfy but it’s to be expected in a budget hotel. The carpets need to be changed as they do reek of mildew. The toiletries could be better so walk with your own. This is good for an overnight stay but I definitely would not stay longer than that. The best thing about this hotel is the location. It’s in the middle of everything so very walkable to restaurants and shops.

Great stay at SJ Suites! Rooms and bathroom were clean. The location is excellent to explore Old San Juan. You are at a 2 minutes walk for places to have breakfast (Cafe Manolin and Chocobar) and many other places to have lunch and dinner. The personnel is very welcoming and friendly. Will stay again!

Horrible experience. Got to the hotel and nobody was in the reception; we got told to wait there by a cleaning lady, because the man who should be there working was out to get food. After 50 minutes a man finally shows up. The same afternoon the man randomly opens the door of our room by mistake while we were there with no warning or reason. As for the room, it is ice cold since the AC is constantly turned on, thin walls also mean that you can hear noises from outside the room. Overall very bad.

If you want a "home base" in Old San Juan, where you plan to not stay in the room all day, and want to pay a decent price, stay here. The rooms are clean, it's quiet, it's air conditioned, and the service is great. It's literally in the middle of Old San Juan. We arrived at t 10:30m, checked in. Walked Old San Juan the next day, checked out. For the price and what we prefer, I would recommend this place.

Date: 3/24/2023 & 4/1/2023-4/3/2023 Service: 5 Room: 303 (4), 401 (3) 3/24/2023 Stayed here for a night before a cruise to make sure we made it. At street level, the entrance has a keypad and doorbell with a sign for new guests to call which gets the door opened from inside. You'll be given the code along with your room code and WiFi password. Ride the elevator to the 2nd floor opens to the lobby and a very friendly and helpful lady at the reception counter checks you in very efficiently. The lobby has some seating along with a TV and an eating area with microwave, hot water pot and some condiments and plastic utensils. Ice is upon request and is retrieved by the front desk from a refrigerator in a room off from the eating area. Room 303 was clean with a king bed, TV, chair, fridge and no window. Plenty of electrical outlets on the walls and USB charging ports built-in to the bedside lamp. It was a bit chilly and the only way to adjust was to close the vent above the bed which made it still cool but comfortable. Shower was hot and soap and shampoo provided along with a hair dryer. Two towels and one hand towel included but no washcloth. A 2-drawer cabinet with small storage underneath is inside the closet behind the closet's mirrored sliding doors along with a few hangers. WiFi was very strong, stable and reliable. Very nice and quiet. 4/1/2023-4/3/2023 Stayed here after the cruise to look around the area and try the local cuisine. Each person encountered at the front desk was helpful and informative when asking for information. Room 401 had a refrigerator and small tv along with a couch to fill the extra large space. It was double the size of room 303 and was on the outer wall of the building so it was a larger room with window but smaller bathroom. Windows are single pane so all the noise outside on a Saturday night can be heard. Thankfully the street was blocked due to construction so no traffic noise. If muffled street noises bother you, avoid the x01 rooms (301, 401, etc) as they are all on the exterior wall facing the street while the interior rooms are quiet. Overall, I would recommend them due to the location and service. Request an interior room as they seem to be the size of a typical hotel room but are shielded from the street noise. Also, it's in Old San Juan so all the buildings are just that... old.... so keep your expectations with that in mind. There's only so much you can do with a very old building. However, I will say that furniture could have used some upgrading, but everything worked and the service is great!

This hotel advertises itself as walking distance to the Port of San Juan, which is very misleading , so DO NOT STAY HERE if your ship is deporting from Port of San Juan, this is not close to where any ships actually depart from for the begging of your voyage, that location is the opposite side of town. This is only close to where ships come in for port day trips, in which you would not have any use for this hotel. It has a NO REFUND policy even though we tried to cancell it 2 weeks prior to our trip. I recommend the Hyatt which is much nicer, a better price, has a free shuttle that runs to all the beaches and old town, and is actually located at the Port. This hotel is a money grab scam, desperately advertising itself as something it is clearly not.

The price is really good. Quite. And the desk greeter is kind. Respectful and really nice. CHEAP. But NO PARKING SPOT "!!!! And parking is AROUND $40. AT THE END NOT A GOOD DEAL. It cost the same for a night at a different formal Hotel. With parkings Im the own building. TRAFFIC IS BAD.

This hotel makes Motel 6 look like the Waldorf Astoria. First off they're repaving the street in front of the hotel so we had to drag our luggage two blocks first. It would have been nice if the manage who I spoke with a week earlier told me about this. He gave me and my wife a "cool" room with no windows. He told us the A/C was controlled automatically and could not be set in the room. The A/C vent was directly over the bed and blew straight down on us all night. We covered ourselves with pillows to keep warm because the blanket was so thin. Talking about "thin" we had two bath towels the size of a big hand towel which you could read the newspaper through and one hand towel. There was no glass or cup in the bathroom or in the room period. In the morning I went down for a cup of "free" coffee to discover a Mr. Coffee pot one quarter full and coffee cups so small one would only have to swallow twice to empty it. The free wifi was slower than dial up and one had to wait five minutes for an email to show. Camping in a tent in the jungle would be more comfortable. All in all this was the worst hotel we ever stayed in.

I had a terrible experience with an #airbnb and I needed a room at the last minute!!! I booked this through #expedia because I was in a hurry and on a budget. I know that as a "baller" you "pay what you weigh", so I just had to chalk this one. On a normal I would not stay at a hotel that is not a recognized chain, but due to unforeseen circumstances I did. I would have been happier if the cost was more in the $65-80 range for the night but it was a Saturday and last minute, so I get it!!! I'm not giving the hotel the 5 stars as the room was basic and the AC was not individually controlled (I was freezing!!!) but the service was EXCEPTIONAL!!! Like waaaaaaay beyond above and beyond!!! RAQUEL is a gem!!! She knew me by my name because she is the one that took my reservation!!! And her smile!!! Wow!!! Such a sweetheart!!! Then Raymond was soooo helpful with helping me find a great place for breakfast and extended my check out with no hesitation!!! I was traveling by myself but I didn't feel alone because, Raquel was like my favorite niece and Raymond is that uncle that every one loves!!! I felt so safe and welcome!!! They gave new meaning to southern hospitality!!! I am so grateful!!! And to add this place is just 3 blocks from the place I have only seen in tour books and vacation guides was an added plus!!! So in closing if you want that warm welcome and close knit feeling with SUPERIOR customer service that is close to places like Raices and the Viejo (my spellings may be odd but you know what I mean) this is it

Im giving it 5 stars because it met all my needs. In a great location. I was able to find local restaurants at night and explore throughout the day. The service was helpful. The concierge was knowledgeable about Puerto Rico's attractions. Went to Raices for lunch, authentic food is the best. The room is modern but the bed was fine, room temperature was cool and everything was clean. Being out all day the room was worth the price.

DO NOT STAY AT THIS HOTEL!!!!! This hotel is a filthy dump! We prepaid for our room on Expedia & when we arrived the entire hotel did not have running water nor would any of the toilets flush. We waited for 2 hours for them to resolve the problem. Once it became apparent that they would not be fixing the issue that day we asked to check out & get our money back so we could go to a hotel that had running water & toilets. The front desk worker told us that he was not authorized to refund our room since we pre-paid & that the manager would be in the next day. I contacted Expedia immediately of the situation & they called the hotel to try & get us out of the reservation. The front desk worker then LIED to Expedia & said that there was no issue with the water or toilets & that no one had been to the desk to complain. That's a bold lie because there were about 8 other guests lined up at the desk with me complaining. So I handed the worker our keys & said we were going elsewhere that was safe to stay. I asked him why he lied to Expedia & he then lied to me about lying to them. After 8 days on attempting to contact the hotel Expedia has finally received a response from the hotel management saying that they would NOT be giving any refunds. They actually expect their guests who booked with them to stay overnight in their hotel with water dripping from the ceilings, no running water & backed up sewage. What kind of dishonest, unprofessional management is this that they would actually expect people to stay in this situation? 99.9% of hotels out there would have apologized to their guests & granted their request to be let out of their reservation. Aside from the lack of running water, backed up sewage & leaking ceilings, this hotel is a filthy dump anyways. The photos they show online are NOT would you will find when you actually check in. You've been warned. If you do decide to stay at this filthy dump keep in mind that no matter what happens or how horribly you are treated, the management of this hotel will NOT refund your money. You will be expected to sleep on dirty sheets, have backed up sewage in your rooms & in the public restrooms as well, and to pay full price for it. I cannot believe that this place hasn't been shut down & why Expedia offers them on their website to their customers.

This is now my go-to hotel when I return to Old San Juan but... please let this hidden gem on Calle Fortaleza stays hidden and not eventually overrun with visitors! Located in just the perfect area in Old San Juan, S.J. Suites is within walking distance of several must-see spots, including Plaza Colon, Plaza de Armas, and Castillo de San Cristóbal. If you're expecting a lavish hotel like the Hilton, look elsewhere. If you're looking for a simple, safe, and comfortable place to rest your head, this is it. You ring the bell or use your key to get into the building, and take the stairs or elevator to the lobby or your room. Also, the employees were extremely friendly and helpful, even before we got to PR. My friend called the hotel numerous times and chatted with them online through their website with tons of questions before our trip and never once did they sound fed up or frustrated; it was quite the opposite: Stephen (or Steven) told us about a great tour company that showed us the time of our lives (Natural Wonders, which I also highly recommend and even wrote a review about- go check it out!) and Raymond gave us all kinds of helpful information.... and even called a taxi for us to bring us back to the hotel when we were stranded near Ocean Park beach! (No taxis after dark... lesson learned!). I felt so relaxed and at home- my new home away from home, in Old San Juan!

This was our first stay at the SJ Suites but my third trip to Old San Juan. The location of this hotel was ideal, and since we took a $23 taxi from the airport we had no worries about where to park a car (there's really no need for one in OSJ). This quiet and safe hotel is 4 stories with an elevator and stairs. Strong musty / moldy odor but we got used to it & smelled that in other buildings too. Said they were "renovating" so future visitors will hopefully have less musty rooms. "Junior Suite" just means an American-sized regular room. Bed was clean and comfortable, A/C was a bit cold and controlled from elsewhere. Shower was clean with hot water and ample pressure. Staff at desk was nice and helpful ( no one there at night though). No soda machines, though you can buy one from a fridge behind the desk clerk. No restaurant or cafe inside, but plenty of cafes and stores nearby. 24 hour access with your key. Located a few blocks from the fort, cruise port and a Marshalls (if you forgot anything). We would stay here again because it was quiet and right in the midst of where we wanted to be.

Worst hotel in the entire world. I've seen crack hotels better than this. Here I am trying to check out right now at 6:30am and no one is to be found so I can get my 250 dollar deposit back. For the prices you can stay somewhere 20Xs better. Screw this place.

This hotel is a sh**hole and probably a firetrap. Stay here only if you can stand a room without windows, without a phone, without a front-desk clerk (I'm not kidding) -- without even cups for water. Oh, and bring s parka or heavy sweater because the AC blasts all day and all night so the temperature in the rooms is about 55 degrees F. My prayer is that we didn't get bedbugs from this place.

Stay away, this is a terrible hotel. I would give zero stars if I could. Let's star with the pros: the location is convenient, in old San Juan. Now for the cons: The hotel gave us a room without windows because we did not explicitly request a window. (They said we did not request it, so they default to windowless rooms... which is absurd--should I have specified that I needed a bed, too?). So we got stuck with a windowless room--it was like a musty tomb. The hotel's advertising is extremely misleading--they show rooms with windows but they give you windowless rooms (at an exorbitant rate, given the unpleasantness of a stuffy indoor room), and did not agree to change us to a room with a window. To add insult to injury, the manager was extremely hostile when we tried to voice our complaints in a calm and measured manner. As for the other significant negatives: The mattress was covered in awful plastic and very uncomfortable. You can't stop the AC, so we were freezing the whole night. And even though the rooms are supposed to have wifi, it seems that that's incorrect--our room was unable to connect. We had to hover in some parts of the hall to even try to get any kind of connection... In addition, you only get two tiny towels (this is in the king-size bed room) of the cheapest possible material, and our bottles of shampoo had clearly been opened already. Overall, I would not advise anyone to stay here unless they're absolutely desperate--it's terrible value for your money.

A little hotel on Fortaleza St (one of the best streets to be on in my opinion) that provides suites for every guest who stays there (by the way its in the heart of Old San Juan). Sounds expensive but honestly SJ Suites is the cheapest hotel with the best service. The front desk guy (Ramon) was awesome and told us all of the places we should go to. Our suite was clean, quaint, and exactly what we needed. The only negative was that the AC was controlled by floor and not by suite so sometimes it was really cold, but you can just ask them to change it. The last thing I want to mention is that our check-out time was noon but our flight was at 6pm so Ramon stored our luggage while we did some last minute roaming. Bring some friends and stay here - you can't beat it!.

Price is cheap, bed is comfy, walls are less than paper thin...oh, and front desk staff was VERY VERY RUDE. I was traveling solo as a young female, and he made me feel very uncomfortable. There were points when I thought he was jokingly being sarcastic, but it was just down right awkward. I left the next morning and found a hostel with much friendlier staff.

Exactly what I expected. A quaint hotel room to rest your head. Staff is friendly, AC can be a little cold, but I'm always cold in hotel rooms so I brought a sweatshirt and was fine. Clean windowless room. No cafe/soda machine inside, but you're within walking distance to a cvs, and many restaurants/stores. Would definitely stay here again for a night.

BED BUG or Mite hotel. On our first trip to Puerto Rico, I and my husband decided to stay at this hotel for last 2 days. First morning we woke up with so many bug bites. I got at least 12 bites and my husband got no less than 20 bites. These are so itchy, drive us insane. We asked a front desk guy to switch our room and he prepared the room right next where we stayed last night. I wonder if he didn't think those bugs don't travel next door?? Also first room was sooo cold like a freezer we had to wear so many clothes to sleep. Off course, I asked them to turn down AC but they said they can't. Good thing we flew from NY, I had to wear my winter jacket all the time. Second night, I couldn't sleep well because I was so scared that we were gonna get more bug bites. This hotel ruined our trip.

Totally bizarre decor, and check in person, strangely appointed room. Smelled funny. There was a fake window, covered up by curtains - we accidentally slept till 12 because we kept waking up and thought it was still dark out!

We will stay here again! The location was great - we were able to walk to everything we were interested in seeing, including tons of restaurants. It is also convenient to a grocery store and pharmacy. The concierge was friendly and extremely helpful. I would say he was one of the most polite and kind front desk staff I've encountered worldwide. We had no trouble at all with hot water (and I take long showers!) - perhaps people were confused because it was not instantly hot? Our room temp was comfortable, though after coming in from the hot mid-day of the city, it did seem cool in comparison. Coffee is available in the lobby as well. I cannot say enough about the location - we were able to see sites, eat meals and enjoy evening walks on the paseo while periodically stopping back to change clothes or take afternoon naps. Having the refrigerator was a great help, as we used it for leftovers as well as snacks and drinks we purchased at the nearby SuperMax. Yes, we had to plug it in when we got there, but I took this as a sign of efficiency and environmental friendliness. As far as the windows - book a room with a window if desired! And, realize that many hotels in old town have rooms without windows - these are generally buildings from the 1600-1800s, built very tightly together - with 2-3 sides touching another building, there is only one side which could have windows. If you want modern - stay in the characterless chains by the docks or in the beach area. If you want historic flavor and a great cultural experience - stay at SJ in the heart of old town. . Overall a great place to stay in Viejo San Juan! Such a better neighborhood atmosphere than down by the cruise ship docks.
